Trust to Share: Investigating the Key Factors to Influence Tenants' Participation in Online Short-Term Rent

  • The concept of sharing economy has received rich attention in recent years. As a typical type of business model in the sharing economy, online short rent has been paid attention by both industry and academia. In this study, we find trust to be a critical determinant to the success of online short rent platforms. Based on three dimensions of trust theory, i.e., ability, benevolence and integrity, we investigate the factors influencing tenant' willingness to participate in online short rent. We further examine the extent to which trust can influence the number of sales and comments of rooms listed at online short-term rent platforms, which can represent tenant' willingness to participate in the sharing economy. The results show that the trust dimensions represented by a landlord's personal characteristics have significant positive correlations with the number of sales and comments. For example, the real name authentication and the sesame score can represent the trust integrity; online replay ratio and the average confirmation time representing the trust sincerity, and the order acceptance ratio representing the trust ability. On this basis, we proposed some recommendations for both platforms and landlords. For example, the landlords can improve the tenants' trust by authenticating his/her real name, replying actively and timely. For platforms, when they make housing list ranking rules, they can take the landlord's personal attributes that may affect trust into consideration. Moreover, platforms can also allow landlords to supply value-added services to improve service quality and ultimately promote the virtuous circle of the platform ecosphere. Through conducting the empirical research on a particular application of the sharing economy, we aim to fill the research gap of this field in China and provide theoretical and practical contributions to the future development of online short rent.

  • 본 연구의 목적은 창조경제의 중심 산업인 IT 업계에서 정보기술의 활용이 고용 창출에 어떠한 영향을 미치고 있는가, 기업의 전략 및 정보기술의 활용과의 연계성은 어떠한가, 그리고 기업의 전략이 정보기술의 활용과 고용 창출에 어떠한 영향을 미치는가를 실증적으로 검증하려는데 있다. 187개의 기업을 대상으로 수집된 자료를 분석한 결과 창조경제 산업계에서 정보기술은 효율, 위협, 기능, 공격, 그리고 통합 모든 차원에서 경쟁력을 제공하여 고용 창출에 기여하고 있는 것으로 밝혀졌다. 기업의 전략이 정보기술의 활용과 고용 창출간의 관계에 미치는 조절 효과는 각 전략에 따라 그 효과가 서로 다른 것으로 판명되어, 경영 전략 수립 과정에서 정보기술의 활용 특성을 신중하게 고려하여야 한다는 점을 시사하고 있다.

Token's function and role for securing ecosystem

  • The purpose of this study is to investigate the role and function of tokens to form a healthy blockchain-based ecosystem. Tokens must be constructed in a way that enhances their desired behavior to grow into a healthy token economy. The actions required of ecosystem participants in designing tokens should enable each individual to receive appropriate incentives (rewards) and encourage voluntary participation in taking this action. Also, all ecosystem participants must design to make the token ecosystem self-sustainable by generating profits. For example, in Bitcoin's proof-of-work method, mining is designed as a desirable behavior. Token-based services should be designed to induce multiple engagements, to design penalties for undesirable behavior, and to take into account evolutionary development potentials. Besides, the economic value of the entire token ecosystem will increase if the value that is designed and designed to take into account the revolutionary Innovation Possibility is greater than the reward amount paid to tokens. This study will contribute to presenting relevant service model by presenting how to design tokens and criteria when establishing blockchain-based service model. Future research is needed to discover new facts through a detailed comparative analysis between Tokennomics models.

  • 자본주의 생산방식은 상품경제, 이윤 극대화, 독점을 특징으로 하기 때문에, 재벌과 같은 괴물을 낳고 그 반대편에는 중소자본, 영세사업자가 대립하는 양극화 사회를 만든다. 이 때문에 불평등은 통제 불능상태에 빠진다. 그런데도 정부나 국회는 불평등 문제를 그다지 심각하게 생각하지 않는 것 같다. 여기서 의문이 생긴다. 누군가 불평등을 정당화함으로써 시민들의 비판과 저항을 차단하는 것이 아닐까? 그래서 필자는 불평등과 미디어의 관계를 파악해보고자 하였다. 필자는 경제적 국가적 이념적 불평등이 사회 성격을 좌우하며, 이것들이 미디어 불평등의 근원임을 설명하였다. 미디어 정치경제학을 분석 도구로 삼아 자본주의 불평등은 미디어와 정보의 불평등을 초래하며, 미디어는 불평등을 재생산함으로써 자본주의를 정당화한다.

위탁영농회사의 사업실태 및 경영성과 분석 (An Analysis of Business Management in the Farming Service Company)

  • This study was carried out to find out the possibility of continuity of the Farming Service Company (FSC), which has been founding since 1991 by the public administration to obtain the scale economy in the rice production, through the only financial analysis of the FSC. The results obtained were as follows. 1. The FSC's business is forward to the off-farm business rather than farm business. Based on the profit ratio, the profit ratio of off-farm business is more than that of farm business. It may cause the difficulty of policy to obtain the scale economy in the farming through the FSC. 2. Without subsidies the average net profit of the FSC was negative, which may provide the motives to the FSC to seek out the way to survive through the off-farm business, unless the FSC's could break up. 3. After all, the possibility of continuity of the FSC through the only financial analysis seems to be very little. Therefore the public administration should reconsider the present policy which is to found the more FSC continuously. If government wants to support the FSC continuously, government should focus on the conglomeration of farm land to increase the productivity of farming and on the subsidy of off-farm business to increase the profit ratio of the FSC.

  • Introduced was a new anti-corrosive method with improved ease of construction, economy, and durability that could be applicable for steel-composite drilled shaft. The feasibility and economy of sea-water-resistant steel was evaluated under the assumption that it was to substitute carbon steel for steel casing of drilled shaft foundation as a load carrying structural member not just as a sacrifice casing, and that anti-corrosive protection measures as required by the domestic standards was applied. Sea-water-resistant steel was found to cost 30% to 55% more, depending on pile diameter and the type of applied anti-corrosive measures, than carbon steel for the service life time of 70 years: 50% to 90% more for 100 years of service life.

  • The purpose of this study was to investigate purchasing variables in the organic food consumption level in Busan. To achieve this purpose, 240 residential women who are organic food consumers were chosen. Among them, 149 women took part in the study. The questionnaire was composed of three parts: 8 demographic characteristics, 9 organic food purchasing conditions, and 22 purchasing variables. The research was continued from August 20th until September 10th, 2007. To derive the results, descriptive analysis, factor analysis, and ANOVA were used by spss 14.0. To sum up the results, three organic food consumption groups were classified into high, middle, and low consumption levels depending on buying condition for organic material. For the factor analysis, 5 factors were named as confidence, quality, safety, appearance, and economy. On the high consumption level, economy factor was highly important than other groups. In general, price would be a more sensitive factor, so they answered the adjusted price range; 52 participants said under 10%, 22 between 11% and 20%, and 17 over 40%.

  • The Port treat 99.7% of freight for imports & exports in our country. So The Port is much accounted of the economy. Then the government and economy study about rasing port efficiency and productivity. But most of the studies are related with container terminal. Container is easy to treat. Because container is standardized. And it also is easy to implement to a system. But general terminal which treats bulk-cargo or general cargo is not. In this study, Stevedoring System applying PDA is developed by analyzing current system and business process. It is based on Web Service. So It is easy of access.

Impact of Economic Value in the O2O Distribution Channel on Brand Attractiveness and Performance

  • Purpose: With the unique feature of O2O, consumers are now able to check the profile of the services and products online and then consume them in offline venues or vice versa. This study provides motivation and practical implications about online-to-offline (O2O) distribution channels and investigates the relationship between economic values, service consistency and brand identity attractiveness in the O2O distribution channel. Then identify the impact of brand identity attractiveness on the performance (reputation and reuse intention). Research design, data, and methodology: Structural equation modeling (SEM) has been used to investigate the relationship between economic value and brand identity attractiveness, which affects the reputation and reuse intention of services in O2O. Results: Empirical results show the positive and significant impact of economic value and service consistency on brand identity attractiveness which results the positive and significant impact on performance (reputation and reuse intention) in O2O. Conclusion: In the O2O distribution channel, economic value is an important aspect for the attractive image and brand identity. On the other side, brand identity attractiveness is important for the bright future of O2O services, continuous growth, achieving the distinct goal, keeping good promises with customers, and a better reputation of O2O services in distribution channels.

외식사업 신규창업을 위한 사업계획서 작성방법 사례와 투자경제성 분석에 관한 연구 (Case Studies on Preparing a Business Plan for the Foundation of Food Service Business and Analysis of Investing Economy.)

  • This study was performed as placing stress on business plan preparation and investing economy analysis centered to cases upon presenting the premises of study for new foundation of food service business. The summarized results are as follows: 1. In the aspect of carrying out process of practical project, establishing the promotion strategy, the facility project program, the menu program, the facility and furniture program, organization & manning schedule, the business operation schedule, review of all laws & provisions and the allout promotion schedule in order were deployed. 2. Analysis of investing economy for review of profitability 1) In case of investment, excluding 600million for the real setate lease among the total investment of 1billion, it was required by 161, 235, 000 for interior project, 161, 110, 000 for facility & equipment, 19, 235, 000 for fittings, 27, 600, 000 for menu plate & uniform, 27, 600, 000 for furniture, 13, 800, 000 for sign article. 2) In case of loss & profit presumed the annual turnover is to be 1, 115, 856, 000 the contigent profit(before tax) is to be 148, 966, 000 which is 13.3% in comparson to the sales amount and the net profit(after tax) for this term s to be 104, 276, 000 which is 9.3% against the sales and the profitable ratio to the equity investment( 500 million) is 20.9% and it satisfies 20% of the premises of study. 3) In case of the payback period will be approximately two(2) years which indicated within three(3) years that is standard of new project evaluation term of ordinary enterprise. 4) In case of internal rate of return it will be 21.5% which is favorable profitability as taking into account of 15% that is standard of new project evaluation by ordinary enterprise based on general downtown money interest. That the investing value of Happy Day profitability is hinted as it is sufficient enough as the case under this study based upon such results and considered that securing supremacy is competitive power in case of commitment will be possible.
