A Study on the Residents' Opinion to the Management of Apartment (공동주택의 관리활동에 대한 거주자 의식 연구 - 에너지절약 의식 및 태도를 중심으로 -)

  • Managing apartments is critical not only to handling the physical deterioration over time, but also to the quality of community life, social environment and ultimately residents' satisfaction with the housing environment. Therefore, this study aims at understanding residents' awareness of apartment management, and finding the relationship between management activities and residents' satisfaction and participation by comparing an apartment with active management and an apartment without it. This study examines 1) management activities of two subject apartment complexes, and 2) how management activities affect residents' participation and satisfaction. Surveys were conducted of the residents, and SPSS statistics package was utilized to analyze the survey data. This study found that management activities of apartment complex have positive influence on residents' participation and satisfaction with their housing environment. The results of this study can be utilized as basic materials to develop effective guidelines and manual from the perspective of environmental management of apartment houses, in order to improve the participation of the residents in the apartment management.

Residents' Perception and Participation Satisfaction on Rural Landscape Improvement Projects - Focused on the Rural Revitalization Project in Geumsan - (농촌경관 개선사업에 대한 주민인식 및 참여만족도 연구 - 금산읍 농촌중심지 활성화사업을 대상으로 -)

  • This purpose of this study was to investigate the perception and participation satisfaction of residents who participated in the rural landscape improvement project in Geumsan. The projects were conducted in three villages of Geumsan in 2018 and total 96 residents had participated. The results of the questionnaire survey on the participants showed that they usually have interests in community activities and actively participated. As a result of analyzing factors related to the change of residents' perceptions and satisfaction. It was found that there was significant difference in perception and satisfaction according to frequency of participation, not demographic factors. It is interesting that active interaction among residents during the projects and satisfaction on process are important factor for overall project satisfaction. For successful rural landscape improvement projects, it is necessary to encourage and support interaction and communication among residents. In addition, more various programs need to be developed to foster residents' attachment and sense of community.

Residents' Behavior and Satisfaction for Outdoor Rest Space in Apartment Complex (아파트단지 옥외휴게공간의 이용행태와 만족도)

  • This study aims to analyze the actual state, the satisfaction index, and the satisfaction factor of the residents in the apartment adopting thematic outdoor rest space design. This study also proposes the basic data for the standard of resident-centered rest space design, not designer-centered or fashion-followed design. The results are as follows : First, most residents use near by rest space, and more use occur during the evenings; 17 hr. ∼ 21 hr. Most of residents use the rest space with their children, partner, or family. Residents usually take walks and take a rests in the rest space. Most residents use the rest space quietly. Of the rest facilities in the outdoor rest space, benches are most used, walks and pergolas are more frequently used. But waterscape facilities are not particularly used. The satisfaction index of the outdoor rest space is generally low. However, the satisfaction index of the rest space and facilities type shows that the evaluation of rest facilities(e.g. benches) is high. The satisfaction index of the decoration shows that the evaluation for the color and design of facilities is high. In the satisfaction index of the physical environment, the item about the size of rest space is highly appreciated. In the mental satisfaction index of the rest space, the item about whole atmosphere is highly appreciated. Of the factors affecting the general satisfaction index with outdoor rest space, the factor of physical environment is the most important independent-variable. Physical environment and facilities are more important influential factors than the atmosphere of outdoor rest space. In the future, the practical study searching for the preferences of the residents and the activation of use should be preceded.

  • This study is a case study focusing on the residents' participation and satisfaction in the promotion of rural development projects under the Block Grants System in Buyeo. Along with changes in the way to support rural development projects, it requires the autonomy, responsibility, creative planning etc. in the municipal governments and the active participation of local residents for the effective development in rural areas. The purpose of this study is to suggest some policy implications by analyzing the relationship between the level of participation of local residents and residents' satisfaction in rural development projects. This study explained the background and characteristics of rural development projects under the Block Grants System, and also reviewed the theoretical literature on the residents' participation and satisfaction, including the survey of the local residents. For this study, we selected some variables, and then divided into the participating groups such as the resident representatives, the development committee and the local residents. Finally, using statistical method we analyzed the level of participation and satisfaction of the local residents in rural areas.

Relationship between Satisfaction Degree on Management for Residents, Common Spaces and Sense of Community in High Rise Mixed-use Residential Building (초고층 주상복합 건물의 입주자관리, 공유공간 만족도와 지역공동체의식의 관계)

  • The purpose of this study was to identify the relations among management for residents, sense of community and common space for residents which provided in high rise mixed-use residential building constructed at the end of 1990s. Research method was social survey with questionnaire from 178 subjects collected by the snow ball sampling. Statistical analysis was done by the SPSS 10 for Windows program using frequency, percentage, t-test, one-way ANOVA. Research results showed high degree of residents' management satisfaction in the area of fitness space and business service. And they also showed high degree of residents' satisfaction in common space which include swimming pool, shower and sauna facilities. Satisfaction degree of management for residents became high with the support of residents' common space, so the management of residents' common space might be important in the management of high rise mixed-use residential building. Finally, residents' management and residents' common spaces have an important role to enhance the sense of community.

The Correlation between the Affective Responses and Residents' Satisfaction in Apartment Housing Estates (아파트 주거환경의 감성적 반응과 주거만족도의 상관성 연구)

  • The purpose of this study is to investigate the correlation between the affective responses and residents' satisfaction in apartment housing estates. This study was conducted to empirically identify the effect of physical contents of apartment buildings on the affective response and satisfaction of residents. The area for evaluation was limited to four apartment buildings in Daegu, and the subjects for evaluation were also limited to a group of residents living at the four apartment buildings. The correlation between the satisfaction with the physical elements of each apartment and the affective factors was analyzed. The analysis showed that there was mostly a statistically significant negative correlation. This result also suggests that the satisfaction with the physical elements may vary depending on the affective attitude. SPSSWIN, a statistical program was used for analysis.

Residents′ Attitudes toward Multi-Family Housing Management and their Intention to Participate (거주자의 공동주택관리 업무에 대한 인식과 관리참여 의사)

  • The purpose of this study was to examine the residents' opinions on the degree of importance, and satisfaction with, the managerial service of multi-family housing. Residents' participation in managerial activities was also examined, because residents' opinions should be taken into serious consideration in order to improve the efficiency of housing management. Research methods used in this study were survey, field study, and content analysis of professionals' opinions. Survey data of 520 residents who live in multi-family housing were analyzed by means, frequencies, correlation, chi-square tests, t-tests, one-way ANOVA, post-hoc estimation (Scheffee test), and regression. The major findings of this study were as follows: First, many residents were dissatisfied with the quality of managerial service, but they thought that managerial services were very important. For example, they thought that safety inspection of the playground was very important, yet the current level of service was not satisfactory. Second, the characteristics of residents that determined the degree of residential satisfaction were income the location of the residence, and degree of participation in the community events. Third, the residents generally did not want to participate in the managerial services and community programs through such activities as participation in resident committee. In order to improve the housing management efficiency, residents' participation is critical. Some participants in this study pointed out that the details of management service and future plans need to be made public. New management models need to be developed to promote residents' participation and increase their satisfaction in the management.

A Study on the Effect and Improvement Directions of KGBCC based on the Comparison of Green Residents Satisfaction (친환경 주거단지의 거주자 만족도 비교를 통한 친환경 건축물 인증제도 효과 및 개선방향 연구)

  • The KGBCC(Korean Green Building Certification Criteria), which is the assessment standard of green buildings, is not enough to reflect all the current demands of residents. Therefore, the comparative analysis between the certification score and the residents' satisfaction of a promotional green apartment, a awarded green apartment, and a certified green building apartment was carried out to derive improvements of the KGBCC. The residents of selected three apartments were surveyed through the assessment items of the KGBCC. According to the research, the certified green building apartment shows the highest certification score and residents' satisfaction overall, compared with other two apartments. Finally, the improvements of KGBCC were determined through the reason of the residents' dissatisfaction. The KGBCC that is improved by this study can be used for the new assessment standard of green buildings.

LEED for Homes Rating System and Resident Satisfaction with LEED-Certified Homes - Focusing on the US Cases - (LEED for Homes의 인증제도 특성 및 인증 후 거주자 만족도 조사 - 미국 사례를 중심으로 -)

  • The major purposes of this study were to analyze main features of US Green Building Council's LEED for Homes rating system and examine residents' satisfaction on their LEED-certified homes and neighborhoods. The first part of this article shows the structure and features of the LEED for Homes rating system and the process to obtain credits of this rating system. The investigation to assess residents' satisfaction targeted LEED certified home residents in Midwest in the United State. The satisfaction was assessed in relation to socio-demographic and housing characteristics. To collect data, a quantitative survey was administered to the residents of LEED-certified homes in Midwest in the US. A total of 605 surveys was sent out and 235 were collected, yielding a 38.8% response rate. Findings revealed that LEED-certified home residents were highly satisfied with their homes and neighborhood although neighborhood satisfaction was lower than housing satisfaction. Residents' income and education were the significant socio-demographic factors that show significant relationships with housing satisfaction. Residents' home ownership, length of residence, housing types were significant housing characteristics on their satisfaction while the levels of LEED certifications (i.e., certified, silver, gold, and platinum) were not significantly related to housing satisfaction. The findings of this study suggest the importance of developing effective strategies for those who are less educated, lower income classes, renters, or multi-attached housing residents for more successful development of LEED-certified homes in the future.

Correlation between the Apartment Resident Community and Housing Satisfaction (아파트 거주자의 커뮤니티와 주거만족도 간의 인과관계)

  • This study aims to determine the correlation between the apartment resident community and housing satisfaction and suggest which factors can contribute to improving the local community's housing environment and satisfaction by means of the local inhabitants and apartment residents participating in co-managing the community. The study results are as follows. Firstly, the apartment resident community had a positive effect on housing satisfaction but the effects were insignificant. This revealed that residents' interest in communicating with the resident community was low due to various organizations such as the women's association, election committee, and autonomous society being used as means to pursue personal gain rather than the development of the entire apartment. Secondly, the vitalization of the apartment resident community had a positive effect on housing satisfaction. The analysis results showed that the higher the level of unity and volunteering activities of residents, the more improved the resident vitalization programs are being managed, and the higher the level of resident participation, the higher the housing satisfaction. Lastly, this study suggests the supplementation and upgrading of apartment community facilities into complex community facilities as a means to unify the residents and vitalize the resident community. To vitalize the resident community and strengthen the community spirit, the residents will need to voluntarily create a community hub by forming community-tailored associations and programs through connections with local governments and businesses.
