The purpose of this study was to investigate the policies related to residential remodeling for elderly households of Korea and Japan. Documentary research methodology was used in this study. The major results of this study are as follows: 1) It is not enough that the housing policy of elderly households prepare institutions and standards for aging society in Korea. 2) Residential remodeling projects by this time were not to improve residential environment of elder]y households but to support only a few low income elderly households in Korea. 3) Housing policy of elderly households consisted of design and remodeling standards for barrierfree of new housing and housing stock, housing financing, human resource network, and educational program of housing remodeling in Japan. 4) Central government and local self-governing body have support system which is systematic and that is helpful to those elderly households who needs housing remodeling in Japan. 5) It is needed that local self-governing body frame a policy of residential remodeling for elderly households. And central government and local self-governing body prepare the policy of financial support and contents of residential remodeling for elderly households according to the level of housing quality and residents circumstances. And they have the education system for specialist of residential remodeling for elderly households and clarify the standards of residential remodeling for elderly households. 6) In-depth analysis study is need to find a suggestion in many cases of advanced nations.
The purpose of this study is to analyze the relationship between the personality type and the residential evaluation & remodeling preference. The subjects of this investigation were collected through questionnaire from two hundred and twelve adult residents who live in Seoul, Korea. The collected cases are analyzed by using statistics software spss-win. The personality is classified eight types; E(extraversion), I(introversion), S(sensing), N(intuition), T(thinking), F(feeling), J(judging) and P(perceiving) in MBTI (Myers Briggs Type Indicator). By using the rotated component matrix of varimax method, the satisfaction of the actual residential conditions is classified into seven grouping factors. The preference of interior image is classified into thirteen factors. The important living patterns - activity, interest, and opinion - are classified into ten factors. And the important needs of residential remodeling are classified into twelve factors. By using the one way anova method, between these forty two grouping factors and personality type MBTI, there are analyzed several significances that will be useful in residential design and remodeling design & planning
The purpose of this study is to understand the residential needs of family types and to suggest the basic documents for the apartments remodeling, which can be through the actual survey of residential living of old apartments. Generally, they have the residential living pattern according to the family types and the residential space types and it has an effect on the confrontation structure of residential living and residential space. Finally, through the analysis on the confrontation structure of residential living and residential space according to the family types and residential space, we found the residential needs and the family types and the applicable family types and there is some difference the residential needs according to the family types, but no difference according to the entrance types.
Aging in place strategies such as residential remodeling have potential to enable older persons to remain in their own homes satisfactorily in terms of quality of life. The purpose of this study is to investigate the types of residential remodeling, needs, and opinions of elderly households living in Seoul and to suggest the housing policy and system for improving independent living of elderly households. Using face to face interview with structured questionnaire, 115 elderly households were interviewed during April $25{\sim}June$ 25, 2005. Most of respondents wanted to stay in their own homes as long as they can and some of them remodeled their houses to adapt their physical and financial conditions and housing needs. Various factors such as financial problem and lack of knowledge about remodeling process, however, restricted their actions to realize their needs. Based on the results, some suggestions to activate 'aging in place' were proposed as future guidelines of housing policy related to residential remodeling for housing welfare of the elderly.
The amount of multi-aged housing more than 15 years since the completion has increased, and the real estate market caused by apartment remodeling has also increased. The domestic mortgage loan regulation on relocation expense caused by remodeling apply to same limit as that for mortgage loan newly-built apartment. The excessive government housing regulation could be an obstacle for the occupants residential stability of remodeling apartment. To suggest methods for government housing regulation of residential mortgage loan related to remodeling, examples for mortgage loan regulation and mortgage products were studied and compared. It is pointed out that regulation on occupants relocation expense caused by remodeling has to be relaxed and mortgage product development are needed to boost remodeling project.
The bathroom is a space where humans fulfil certain daily needs, but for the disabled, it can be the most difficult space to use and may even be a cause of accidents and a source of danger. Previous studies on the bathroom have mostly proposed an ideal model of bathroom, but the majority of disabled people live in small homes of about $50m^2$ in size. As their bathrooms are usually very small, and existing houses have various structural limitations, more research should be conducted on the remodeling of residential bathrooms. This study analyzed a number of remodeling items in bathrooms, all of which were listed in previous studies. Based on 17 cases of residential bathroom remodeling in the homes of disabled people residing in Incheon in 2009, this study analyzed several remodeling items required according to the subject's characteristics, such as a lifestyle, gender, and family composition; and proposed the following remodeling requirements and improvement measures for ambulatory-disabled persons and sedentary-disabled people. First, as ambulatory-disabled people have lower-limb impairments, they required bathroom remodeling designed to improve their mobility in the bathroom. These subjects desired the installation of grab bars, as well as the elimination of floor level differences, the installation of non-slip flooring, a counter-top, a sink stand, and a shower holder whose height can be adjusted. Second, sedentary-disabled people move around in a sitting or crawling position, so many of them asked to eliminate floor level differences and vertically-installed bathroom furnishings. Basically, both people with ambulatory disabilities and people with non-ambulatory impairments requested the elimination of floor level differences and the installation of non-slip flooring and grab bars for the toilet and bathtub. They also asked for the heights of sinks, faucets, mirrors, shower holders, and cabinets to be adjusted to suit their needs.
The purpose of this study is to provide necessary information for the establishment of remodeling range needed first to support the future remodeling of rural housing. For this, this study examined landscape characteristics of rural housing such as an outer wall, a roof, a fence, and a gate which are main elements of forming the landscape of a rural village and rural residents' perception for remodeling. The results were as follows. The subject rural housing mostly had a timber structure and a masonry structure. Common roof types were a hip-and-gable roof and a gable roof. Frequent materials were a panel, a tile, and slate and common colors were primary colors such as reddish brown, black, and gray. A fence made of cement blocks and finished by a white paint was often found. A closed gate with iron frames was common. A standup kitchen and a flush toilet inside the house were common. The family members of rural residents were mostly two including a farmer husband and his wife. Elderly people of sixty and over were the most common. For residential environment satisfaction, a half of respondents were not unsatisfied with residential environment mostly due to an old house. Most respondents who were not satisfied with residential environment had high perception for the need of remodeling. The most commonly asked remodeling part was a roof, followed by a toilet, and an outer wall, indicating that the need of exterior remodeling was higher than that of interior remodeling. For a remodeling method, a total improvement was preferred. Although some rural village housing was improved by support of the government, local governments, or social groups, there are still many old houses. As this co-existence of improved houses and old houses hinders the landscape of rural village, it is necessary to give a support. But rural residents' requests should be first actively reflected to establish a guideline of supporting rural house remodeling.
This study focuses on the regeneration of multi-dwelling residential estates located already in built-up areas. This study focuses on policy measures and surveys of remodeling and analyses the likelihood of remodeling and prospect of it. These major findings were diseased: First, people have changed their propensity about renewing their residences from reconstruction to remodeling. This would account for the likelihood of remodeling and its popularity. Second, unlike the stronger demand for remodeling, over half of people respond express that they are reluctant to pay the costs involved in renewing the public spaces of their apartment complexes. This argues that it would be necessary to review policy measures in other countries. The objective of this research is not only making the planning guides regarding a small-scale residential remodeling but also examining closely the social roles of the interior design for the poor and the underprivileged class by analyzing the residential remodeling cases. The scope of research includes 40 remodeling houses free of charge which are broadcasted in the TV program 'Love House'. Taking in consideration the characteristics of users like parentless or single-parent families and families with disabled persons, this study uses the spatial approach, user's convenience approach and psychological problem solving approach, in terms of the methodology. In result of the analysis of their interior design, first of all, it is essential solving the problem of limited house space by comparison with the family number. Second, the universal design concept for the family with disabled persons(72.5%), old persons or children is strengthened guaranteeing privacy in small and old interior space. Third, the interior design is focused in increasing communication among family members, because mental and physical obstacle would obstruct accessibility among them. This research shows the importance of the interior design which makes wide social roles contributing to create "welfare society".

This study shows that actual floor plans, remodeling preference plans & interior finishes materials of each personality type was analyzed several significances by Chi-Square. As results, during consulting the client in the residential projects, personality test may take precedence over everything else, and then designer can consider it for hidden client needs in the residential interiors & remodelings. Designers might understand the nature of personality in order to design wisely for clients. This method will allow the designer & consultant to more fully understand clients' preference.
