A Study on Cause-and-Effect Analysis between the Environmental Factors of Residential Area at the University Dormitory and the User Satisfaction (대학 기숙사 주거기능영역의 환경인자와 사용자 만족도의 인과분석 연구)

  • This study aims to understand functional spaces within university dormitory, examine the influences of residential environment factors and personal characteristics on users' satisfaction through what parameters and probability among these parameters and seek improvement methods for dormitory users to live at dormitory as the best residential space through causal analysis of residential space uses at university dormitory based on such a probability. Research methods include theoretical research of architectural space characteristics of university dormitory facilities through literature survey, analysis of satisfaction with spaces and their uses through questionnaire and causal analysis of each residential environment factor after making route model using data obtained from the results of analysis. The results of this study are as follows. Factors affecting residents' satisfaction with cultural activities of residential environment factors are safety, territoriality, interior finishing and complexity and those affecting residents' educational activities are safety and amenity of space. Residential function space of university dormitory must have spatial planning that social activities including individual and small group culture and educational activities from the view of spatial territoriality and flexibility based on safety and amenity and facilities related to continuity and connection of common space and unit residential space should be decentralized rather than centralized.

  • As an empirical study on Daegu Downtown showing decentralization phenomenon, the purpose of this study is, based on the residential satisfaction research targeting the Downtown residents, to analyze the residential environment satisfaction and residential preference. Considering the parameters of measurement, we used the Ordered Logit Model and Logistic Regression. The results are as follows: First, the comprehensive residential environment satisfaction is relatively lower than that in 2008 and the residential preference in Downtown is similar to that of the past. Second, among the 7 factors that constitute the Downtown residential environment, the house, the landscape, and the security have a relatively large influence on the comprehensive residential environment satisfaction. Third, the residential environment factors which affect those who are hoping continuous Downtown residence are the safety, the house and the complex.

  • The purpose of this study is to evaluate the residential environment by indicators of internal and external conditions of Purchased Rental Housings (PRH). In this study, we conducted a field survey on 200 units of PRH to evaluate the residental environment located in Seoul, Incehon, Kyounggi, Daejeon, Busan and Daegu. As a result, the residential environment of PRH is managed as above average at most indicators. Partly parking areas and fire-fighting facilities are need to be improved for safety and health. It is considered that the political goal of PRH, such as housing safety and stability for low-income class, is achieved by decent housings and appropriate maintenance. However, it is still necessary to improve its management system for sustainable and safe residential environments.

  • Domestic and international laws and regulations on design of residential environment are adopted, revised and supplemented to solve the problems such as access, safety and privacy in the residential space of the elderly and the disabled. This study is an comparative analysis of Korea and Japan, USA, UK laws and regulations on environment design by literature review. The purpose of this study is to present the basic materials required for development of the standard that would supports the undiscriminatory physical environment for the socially weak who are experiencing aging and disability, due to the restricted scope of entrance, bathroom and kitchen spaces with high frequency of safety accident. The results of this study are as follows. (1) Design guidelines on residential environment were compared under five residential factors for aging in place: safety, accessibility, amenity, usability and privacy. (2) The guidelines of each country applied to the entrance, bathroom and kitchen space were compared. (3) The results showed present guidelines should be completed with 'safety', 'accessibility', 'amenity', 'usability' and 'privacy' for Aging in place.

A Study on Relationships Between Residential Environments and the Social Maturity of Middle School Students (중학생의 주거 환경과 사회적 성숙도와의 관계 연구)

  • This study had the purpose of presenting a residential environment solution as a desirable educational environment for middle school students to grow soundly and to achieve proper self-realization while providing basic materials to build up a suitable residential environment by comparing and analyzing what relationships exist between different home backgrounds, residential environments and middle school students' social maturity. This research was conducted from Feb. 11, 2008 to Feb. 13, 2008. The subject of this research was 601 students in 3 middle schools located in Gyunggi-do. The data analyzed used the SPSS 11.5 version. The summary of this study's results is as follows. First, in terms of home background, the higher the parents' educational background and social and economic position, the greater the students' social maturity. Second, in terms of home environment, the more spacious the living space, the better the water and sewage system and rest room, the more convenient the air conditioner and kitchen system, the better the lighting, ventilation, soundproofness, insulation, the less the danger in relation to fire, crime, traffic accidents, disaster, the greater the students' social maturity. Third, in terms of the home environment related to the correlation between the residential environment and social maturity, all areas such as housing facilities, housing structural environment and housing safety showed static correlations and proved that the residential environment has an important influence on social maturity. Accordingly, in order to build up an ideal residential environment, we should make efforts to expand and improve better facilities at home considering privacy, lighting, ventilation, soundproofness, heating etc. and remove unsound factors that obstruct students social maturity and build up clean and safe residential environment with good relations with their neighbors.

  • The purpose of this study is to find out the connection between the safety awareness of elder who lives alone and the residential environment, and to find and derive improvement measures to enhance safety awareness through the frequency and type of accidents of the elderly living alone between them. This study surveyed a total of 67 senior citizens living alone in Sujeong-gu, Seongnam-si with the help of 22 life-care workers. A survey was completed using a safety awareness diagnostic tool. As a result of analyzing the accident experiences of the elderly living alone according to the residential environment, there were significant differences in the type of accident and the location of the accident. In addition, through a survey on the safety consciousness of the elderly living alone, we newly found out that there is a significant relationship between the time out and safety consciousness.

A Study on the Planning Direction for Social Communication in a High-density Residential Environment (고밀 주거환경에서의 사회적 소통을 위한 계획 방향 연구)

  • The purpose of this study is to present the direction of the plan to transform the residential complex into a space that can provide an open residential environment that can lead to social communication and exchange without being closed to the urban residential environment, especially in the apartment complex environment, which is becoming more dense. As a result of the Openness analysis of the 'Codan Shinonome Canal Court', the overall accessibility was good in terms of space utilization, and the openness was low in terms of the spatial composition, which is a physical environment due to the dense block type. When looking at the overall openness of the Codan Sinonome complex in terms of analysis by block, the corrected openness index (C.O.I) for all six blocks was 0.245, the corrected accessibility index (C.A.I) was 1.447 and the openness composite index (O.C.I) was assessed at 1.692. This was due to the formation of high-density block-type urban dwellings and the introduction of S-shaped streets and the layout of low-rise urban support facilities and commercial facilities. The Codan Sinonome Canal Court, which is considered an "open city residence," quantitatively confirmed that it embodies macro-space structure and human-scale space environment even in high-precision environments.

Comparison of factors affecting residential and residential environment satisfaction by region using the CART algorithm (CART 알고리즘을 이용한 지역별 주택 및 주거환경 만족도 영향 요인의 비교)

  • This study utilized CART algorithm, a decision tree analysis method, to comparatively analyze factors affecting housing and residential environment satisfaction by region using data from Ministry of Land, Infrastructure and Transport's housing survey in 2020. First, in terms of residential environment satisfaction, accessibility to medical facilities and school district showed higher importance in metropolitan cities and areas compared to other regions, whereas safety from accident showed the opposite trait, showing difference between region. Second, housing characteristics were important in housing satisfaction, indoor environment level satisfaction and indoor safety and hygiene being important in almost all regions, while residential environment characteristics were more important in residential environment satisfaction and influencing factors were relatively evenly distributed. In order to generalize these regional characteristics, research using time series data needs to be conducted later.

  • Most existing residential environment of disabled people has made them exposed to the risk of safety accidents, and therefore hinders their independent living. In this regard, the importance of desirable residential environment has emerged. Some preceding studies have addressed the characteristics of disabled people's residential environment plan; however, the information on what environmental benefits are offered through such characteristics is insufficient. This study aims to analyze the housing design guidelines for disabled people in respect of the benefit of disabled people who are actual users. In this study, essential design guidelines for disabled people verified through expert workshop panel was analyzed based on user benefit theory. According to the study results, the total guidelines have the most characteristics supporting behavioral facilitation, and mainly consist of physiological maintenance characteristics related to disabled people's health and safety. Also, it is founded that environmental affordance essentially required depending on each spatial function was different. The ratio of physiological maintenance item is high in access route, unlike living room, kitchen and bed room where behavioral facilitation is especially emphasized. These findings can be utilized as basic data for customized residential environment plan to realize residential welfare for disabled people.

  • A residential space where a person lives in may change following the flow of time and it has evolved in various shapes through the development process of a city. In particular, after the 1900s when the modern urban planning was first applied in full-scale, the urban environment and residential environment have formed cities through systematic planning. Under the assumption that the level of satisfactory life for urban residents residing in such an urban environment would be influenced mutually with the residential environment and urban environment to carry out this study, and as for the methodology of this study, the questionnaire was implemented with the subject of residents in Seoul City and analysis was implemented for regression analysis through SPSS 20.0 program. The results of the study are shown as follows. First, the relationship of the residential environment and urban environment is classified for convenience, safety and pleasance to have the important implication, and the level of satisfaction for the residential environment is analyzed to show implications with influence on the level of satisfaction for settlement consciousness. Second, the relationship of influence of residential environment on the settlement consciousness with the characteristics of urban environment is statistically noticeable and the stability and pleasance would have the statistically noticeable influence on satisfactory residential environment and the convenience would not render noticeable influence. And, third, under the characteristics of urban environment, convenience does not have direct influence on the settlement consciousness and it is confirmed to influence on the settlement consciousness indirectly only through the satisfaction of variation in the residential environment.
