A spatial housing domand analysis with the use of residential choice probabilities (주거지 선택확률을 이용한 지역적 주택수요의 분석)

  • The purpose of this study was to predict the spatial housing demand of households in Seoul with the use of residential choice probabilitics. An multinomial legit model is developed using socio-demographic and housing characteristics. SAS package was utilized to estimate this model. This study used the data obtained by the Korea Rosearch Institute for Human Settlemente in 1989. The sample size was 3941 households in Seoul.The residential choice probability varicd depending upon the residential area, head age, head age, tenure and work place. The households with students were more likely to choose kangnam are. The households without young children had higher probability to choose new town near Seoul. Prime reason of this two results were considered the chi Id education and their better housing, Kangnam area was known to be the first consideration for residential choice regardless of work place. Low level of choice probability of kangman area for future residences however, was evidenced. Prime reason of such seemingly contradicting phenomenon is suspected for higher housing prices and limited affordability of people surveyed.

  • This study examines and analyzes residential environment and factors with partial region of Chungjang-dong, Dong-gu, Gwangju based on land register and questionnaire. Consequently, most of residents are in their forties or over and working at downtown or place near it. It is found that rate of their own house is high and they live in the current house over 10 years. Residential factors at downtown area include its convenience, distance to workplace, convenient transportation and easy use of cultural and commercial facilities, but their consciousness of residence shows a low satisfaction with children education, air pollution, noise, parking facilities, green zone for making community, resting place, sunshine, view and privacy.

Evaluation of Volatile Organic Compounds Levels in Industrial Complex and Nearby Residential Areas of Daegu (대구지역 공단과 인근 주거지역의 휘발성유기화합물질 오염도 평가)

  • Air pollution from the Daegu industrial complex (Die) in Korea has been a common nuisance and cause of complaints for nearby residents. The current study measured the indoor and outdoor levels of six VOC (benzene, toluene, ethylbenzene, and three isomeric xylenes) at two residential areas with a different proximity to the ODIC, plus the ambient levels at two industrial areas within the boundary of the DDIC. The QA/QC program included the range of correlation coefficient (0.94-0.99) for calibration curves, within the permissible range. Toluene was the most abundant VOC in the ambient air both in residential and industrial areas. Both indoor and outdoor air concentrations of all target VOC except benzene were higher in residential area near the DIC compared to that further away from the DIC. Moreover, the ambient air concentrations of all target VOC except benzene for two industrial sites (A and B) were significantly higher than the outdoor or indoor air concentrations in the two residential areas. The findings further suggested that VOC ambient levels measured in a residential area near the DIC be used as a potential indicator of odor-causing unidentified air pollutants transported from the DIC. Moreover, it was found that the elevated ambient toluene levels outweighed the indoor sources with respect to the environmental exposure of residents nearby the DIC. However, in the residential area further away from the DIC, the toluene indoor sources outweighed the outdoor sources.

Patterns of the main VOCs concentration in ambient air around Shiwha Area (시화공단 지역의 주요 휘발성물질 농도 분포 특성)

  • In this study, we investigated the concentrations of volatile organic compounds (VOCs) in Shiwha area and compared the characteristics of both industrial area and residential area. The passive samplers were set 6 times each for a month in 21 locations at industrial and residential area to obtain 6 VOCs including benzene, trichlorobenzene, toluene, ethyl benzene, xylene and stylene. Above all, toluene was the most abundant VOCs in the ambient air both in industrial and residential area. Average TVOC concentration of industrial area was 1.86 times higher than that of residential area, and it was greatly reduced in winter compared with summer. Furthermore, the average BTEX concentrations showed that all concentrations of industrial area were 1.94~5.39 times higher than those of residential area except benzene which were similar to each other. In winter, the concentration of ethyl benzene and xylene were significantly decreased by comparing with summer: but benzene concentrations were increased. Also, BTEX relative ratio was as follows: toluene>benzene>ethylbenzene>xylene. Correlation coefficients among VOCs were confirmed that VOCs in ambient air of industrial area were generally more related to each other than that of residential area. On the whole, the concentrations of VOCs in industrial area were higher, and it seems to be potential that industrial area affects the distribution of VOCs to residential area.

A Study on Residential Satisfaction and Preferences of Urban Core Residents (도심 주거지에서의 주거환경 만족도와 선호성향에 관한 연구)

  • This study intends to analyze residential satisfaction and preference of residents of urban core area. The main findings of this study are follows: First, the residents show high satisfaction levels for accessibility and availability of various facilities. However, they express relatively low levels of satisfaction for safety and amenities. Second, the satisfaction levels of female, housewives, and higher income earners are higher than the rest of residents. Third, more than half of core residents still want to live in the core area. This result implies the possibilities of residential development in the core area.

An Empirical Study on Urban Land Use Changing Patterns with the Rapid Urban Expansion (급속한 도시팽창과정에서 도시토지이용변동의 실증적 연구)

  • The aim of this paper is to define major factors influencing land development of each of major uses (residential, commercial, industrial) in the process of rapid urban expansion. The main hypothesis of this study is that land use changing patterns are directed by supply side of land managed to public policies rather than demand side. The graphic analysis is applied to relationships between urban growth and land development process of each use and between land development project managed to public policies and land development process. Public and land development projects and zonning protection seem to be major roles of land supply and main determinants of urban spatial structure. Location factors for land development of each uses are selected in 23 variables. Factor analysis is applied to test correlation between variables in 1971 and 1981. Factor structure between two years is similar, but progressive processing of functional separation is derived such as intensive land use is grouped, different location between residential and industrial use is deep. Dependent variables are standardized to logarithm of land development of each use per unit vacant land in two periods, between 1971 and 1980 year and between 1981 year. Correlation analysis between 6 dependent variables and 23 location factors in each years are applied. Major factors of each use are selected in criteria such as high correlation with dependent variables, low correlation between independent variables and common application in two periods. As the result, major factors for residential land development are Land Readjustment Project (LRP), percent of total zoned area in residential zone, residential floor space density per available area, percent of total area in industrial use; for commercial development is distance to CBD, percent of total area in commercial use, residential floor space density per available area in each year, and volumn rate of industrial use; for industrial use is percent of total area of industrial use is percent of total area of industrial use, Industrial Estate Project (IES), LRP, and distance from CBD. Land development pattern of each use between two periods are slightly different. So 6 equation is derived from appling backward method of regession. Adjusted multiple R squares of all is more than 0.5 and those equation is statistically significant and valuable to assist urban land use forecasting.

  • This study aims to understand functional spaces within university dormitory, examine the influences of residential environment factors and personal characteristics on users' satisfaction through what parameters and probability among these parameters and seek improvement methods for dormitory users to live at dormitory as the best residential space through causal analysis of residential space uses at university dormitory based on such a probability. Research methods include theoretical research of architectural space characteristics of university dormitory facilities through literature survey, analysis of satisfaction with spaces and their uses through questionnaire and causal analysis of each residential environment factor after making route model using data obtained from the results of analysis. The results of this study are as follows. Factors affecting residents' satisfaction with cultural activities of residential environment factors are safety, territoriality, interior finishing and complexity and those affecting residents' educational activities are safety and amenity of space. Residential function space of university dormitory must have spatial planning that social activities including individual and small group culture and educational activities from the view of spatial territoriality and flexibility based on safety and amenity and facilities related to continuity and connection of common space and unit residential space should be decentralized rather than centralized.

Sustainable Urban Development and Residential Space Demand in the Untact Era: The Case of South Korea

  • The study analyzes the demand for residential space in the Untact Era. Residential space comprises six categories: the most necessary dedicated space (DS), most preferred south-facing space (SFS), largest space (LS), most necessary shared space (SS), most necessary infra-space (IS), and others. Results indicated the following: 1) All respondents had the highest preference for relaxing spaces except DS. 2) Differences were found between DS, SFS, and LS by age and SS; IS by residential area; and DS, SS, and IS by household size. 3) People aged 60+ preferred a living room while people aged 40-59 preferred a larger kitchen. Seoul citizens preferred gardens or parks in the complex or neighboring forests whereas local citizens preferred shared offices and medical centers. Households of three or more persons preferred a park/forest and two-person households preferred a honbap restaurant. The implications for housing policy are as follows. 1) Nature-friendly spaces are needed to alleviate a sense of isolation. 2) Changing demand for residential space should be reflected in housing policies. 3) The government's housing supply policy with the same residential space and structure must be changed to provide various residential spaces according to age, residential area, and household size.

The Influence of Resident Satisfaction Regarding Buffer Green Space at Meoyng-ji Multi-family Housing in Busan Metropolitan City (부산광역시 명지주거단지 완충녹지가 거주생활 만족에 미치는 영향)

  • Buffer green space in the residential area is a mechanism for improving the residential environment and also significant for residential life satisfaction and its various social roles. Accordingly, this study aimed to discover the effect of the buffer green space, which was established to minimize environmental influences of the residential environment, on residential life satisfaction. For this purpose, a survey was conducted on residents in Myeongji Residential Area where the buffer green space was installed, to examine the factors of the buffer green space and to analyze its causal relation with residential life satisfaction. The SPSS(statistical package for social science) 21 program was used for analysis and factorial analysis, correlation analysis and multiple regression analysis were executed. As a result, the roles of the buffer green space in Myeong-ji Residential Area included residential comfort, disaster protection, green space usability and environmental ecological property. In the overall accrued factorial contribution rate, residential comfort was very high with 40.54% out of total 62.48%. In addition, the residential comfort and green area usability had a higher correlation with residential life satisfaction. However, the significant level of disaster protection and environmental ecological property were 0.725 and 0.898, respectively, which were not significant as a preference factor in multiple regression analysis. Accordingly, the buffer green space for improving residential comfort and green space usability was confirmed to enhance residential life satisfaction.

  • The purpose of this paper is to analyze the handicapped facility in residential outside area, to found how to improve the law in analyzing the residential area and to suggest consideration factor in design phase. To concentrate the study, the objects of case study are selected carefully, also case study method is selected as well as objects. After observing the summary of objects, the checklist is made accordance with the improvement law of facility. The checklist has the general and detail factor about outdoor residential area, and the detail factor is based on the improvement law of facility and is used to examine and analyze.
