주거지 내 버스차고지의 복합화 필요성과 개발방향 제안 (The Necessity and Feasibility for the Mixed-use Development of Bus Depots in Urban Residential Area)

  • Recently, the interest in the mixed-use development of various urban planning facilities has been increased, but the interest in the Mixed-use development of bus depots that is closely related to our daily life is insufficient circumstance so far. Accordingly, this study aims to realize the necessity for the mixed-use development of bus depots as methods to improve the living environment and use efficiently the land, and to suggest reasonable development directions by analyzing their physical character after classifying bus depots according to their position in the residential area. As the results of study, bus depots have different properties according to their position in residential area and have the problem of space shortage. Also, many things such as location of entrances, the finish method of edge of bus depot's area are affected by the surrounding environment. So development plan to consider the each condition is required.

  • The mixed-use building is certainly one of the significant alternatives for urban dwelling based on the over-crowded urban condition as well as the ever-changing contemporary life patterns. It is clear that residential and other programs somehow are becoming more separated in most high quality mixed-use buildings in Seoul. Thus making the space between residential and other programs where diverse multi activities can be inserted is extremely important in terms of bridging the different urban programs. This research aims to briefly analyze the mixed-use programs in contemporary cities and case projects to see how they respond to unique characteristics of each projects by creating different mixed zones and spaces.

복합단지영 u-서비스 모델 개발 방법론 (A Development Methodology of the Ubiquitous Service Model for a Mixed-Use Complex in u-City)

  • 유비쿼터스 기술의 보급이 본격화됨에 따라 민간 주도적 u-서비스 개발이 활발히 추진되고 있다. 특히 다양한 생활공간으로 구성되어 상호 시너지효과를 목표로 개발되는 복합단지는 차별적인 서비스 제공을 목적으로 유비쿼터스 기술을 적극적으로 활용하고 있다. 본 논문에서는 복합단지에 적용 가능한 u-서비스 개발 방법론을 제시하고자 한다. 복합단지의 u-서비스는 궁극적으로 수익성을 목적으로 하기 때문에 서비스 사용자가 유비쿼터스 기술로 제공되는 서비스로 인해 보다 많은 상거래 행위를 할 수 있도록 해야 한다. 본 논문에서 제시하는 복합단지 u-서비스 모델 개발 방법론은 우선적으로 u-서비스 개발을 위한 다양한 관점을 정의하고 이와 같은 관점들의 교차점에서 구체적인 u-서비스 요소를 도출하는 방법을 사용하고 있다. 다음으로 도출된 u-서비스 요소를 구성하여 u-서비스 풀(pool)을 설계하고 평가를 통해 최종적으로 도입할 u-서비스를 선정하는 과정으로 u-서비스 모델을 개발하고 있다. 제시된 u-서비스 개발 방법론은 복합단지의 u-서비스 풀을 체계적으로 발굴할 수 있는 기반을 제시함으로써 성공적인 복합단지형 u-서비스 구현에 기여할 것으로 기대된다.

학교시설 복합화를 위한 지역주민의 요구에 관한 연구 (A Study on the Local Residents' Needs for Mixed-use School Facilities)

  • As the educational environment is qualitatively improved by revision of the school curriculum, local residents become increasingly interested in sharing the educational environment through the mixed-use of school facilities. The purpose of this study was to obtain a better understanding of the use and need for school facilities. This study involved a literature review and a survey of local residents who have used school facilities. The results are as follows: (1) sports and learning facilities were the most used of five different types of school facilities, (2) school facilities were mainly used in the evenings (18:00~22:00 hrs), but the respondents differed in terms of time of use according to gender, age and work hours, (3) the result showed high needs for all types of facility and needs for sports facilities among them were the highest, and (4) preferred time of use was varied according to the type of facility and the residents' characteristics. In conclusion, this study explored various directions for the mixed-use of school facilities by analyzing local residents' current use and their needs for further use of these facilities, taking into account the different characteristics of the users.

복합용도지역의 건축물 규모의 운용방안에 관한 연구 (A Study on the Application building Scope for the Mixed-Use Districts)

  • This study has been given careful consideration to an induction of the mixed-use districts for the efficiency of Land Use, the rational plot planning and the mixture/complex among the functions in order to complement the zoning plan with the primary purpose to purify the usage of landscape. Furthermore, it is aimed to indicate the implementations through the medium of the in-depth analysis about the cardinal factors such as the standards on the regional location, building size and building uses in the case of designating the Mixed-use districts.Abstract This study has been examined by the aspect of scope for securing the adequacy of Site Division Restriction, Floor Area Ratio, Building Coverage Ratio and Outdoor Area Ratio in the "Mixed-Use Districts" and especially, by the medium of the in-depth analysis about the actual condition of building and outdoor space scales. It has been deduced the scale standards by using the simulation and correlation analysis among the factors of those buildings and outdoor spaces. Moreover, it has been applied the analysis method of using the building scale, especially, the latter has analyzed the total 1,656 different types classified by 3 patterns of Plottage and Building Coverage Ratio, 9 patterns of the factor change on Outdoor Area Ratio and 8 different patterns of road width.

  • This study is based on the need to reform mixed use plan of school facilities considering the characteristics of depressed downtown area. It started with the object to make a plan by deducting function of place required and corresponded to the characteristics of depressed downtown area in Pohang city. As the result of researching present status and the characteristics of six elementary schools in Pohang which the number of student has decreased, it is found that they are required to have change in the region of depressed downtown area which have fallen behind and obsolete school facilities which idle classrooms have increased and to have reformations of a city are characterized by 5 types as poor life environment, lack of cultural facilities as community institution, poor open-space and ecological environment, non-activation of conventional market and contraction of commerce industry by outflow of industry, transfer of administration operation function and etc. and the region of school under researching shows these characteristics. I planed the mixed use program with factors of local community facility, status of school facility use and depressed area's characteristics. Finally, I propose the mixed use plan of school facilities as the strong point of sustainable development which influences on and be influenced by regional characteristics and structure of city.

대구시 주상복합건축물의 개발방향을 위한 의식 조사 연구 (A Study on the Survey for Directions of Development of the Mixed-Use Apartments in Daegu)

  • The purpose of this research is to analyze the survey of the residential and commercial user consciousness of 4 cases(DB, YM, TP, HG) to propose directions of development of the mixed-use apartments in Daegu. The results of the survey are as follows; 1) The residential users of DG, YM, TP and the commercial users of DG, TP, HG were not satisfied with generally present situation. 2) It showed that the development factors of the satisfaction, the reason of the move, the difficulty to operate the business, the possible use of Mixed-Use Development, the using system of the main entrance, and the reasonable residential size were the statistical significance level(p<0.05). Finally, this study proposes that 4 Cases with the diverse physical and social environment must be different with the approach, and that the reasonable residential space program, size planning for commercial unit, and choices of what kind of business should be discussed before Mixed-Use Development regarding needs of region.

  • Soil is potentially suitale alternatives for use in many environments because many of the conventional materials have been encountered to be shortage due to excessive use by human. However soil without any modifications has been found to be unsuitable for building construction materials. Soil with reinforcement are naturally an answer to these alternatives. Through recent studies about fiber mixed soil, it has been shown that. fiber is a good material to be applied to the building wall. In this study, engineering properties of fiber mixed soil are collectively shown and ideas about use of fiber mixed soil are proposed in addition to the use for building wall,.

PSM기반 중소도시 주상복합 아파트의 분양가 추정에 관한 연구 (PSM based Price Estimating for Local Mixed-Use Apartment Development)

  • 주상복합 아파트는 고급화와 다양한 장점으로 꾸준히 수요가 증가하여 수도권을 중심으로 지속적으로 공급되어 왔다. 지방중소도시의 경우에는 선례도 부족하고 성공을 담보할 수 없어 주상복합 아파트의 공급이 거의 이루어지고 있지 않았다. 현재에는 소득수준이 높아진 지방중소도시에 주상복합 수요가 있으며, 수도권 주택 공급이 포화된 현실에서 새로운 사업으로써 지방중소도시 주상복합 아파트의 공급 사업을 고려할 수 있다. 그러나 사업성의 타당성 분석을 위한 지방중소도시 주택 시장의 기본적인 자료나 관련한 연구가 거의 없는 실정이다. 이에 타당성 분석의 기초가 되는 적정 분양가격을 과거 시장가격이 없는 경우에도 적정가격을 추정할 수 있는 PSM 모델을 활용하여 추정하였다. 더불어 이러한 분양가격과, UTP를 통한 가격의 수요 탄력성, 가격결정 요인을 일반 아파트와 주상복합 아파트의 두 경우로 구분하여 각각 도출하고 시사점을 제공하고자 하였다. 분석결과 OPP 기준으로 봤을 때 주상복합 아파트의 분양가가 일반 아파트의 분양가에 비해 10.8% 높게 추정되었다. UTP도 주상복합 아파트가 높은 것으로 나타났으며 일반아파트 보다 주상복합 아파트의 가격민감도가 낮은 것으로 나타났다. 가격결정 요인 분석 결과는 일반 아파트와 주상복합 아파트 모두 응답자 연령, 교육수준이 유의한 것으로 나타났으며 주상복합 아파트의 경우 가족 수도 유의한 것으로 나타났다. 연구의 결과를 통해 실무적으로 활용이 가능한 분양가 추정 방법의 제시 뿐만 아니라, 지방중소도시에 주상복합 아파트를 공급할 경우 기존의 일반 아파트에 비해 높은 가격으로 분양가를 산정할 수 있다는 사실을 확인하였다. 더불어 수요탄력성이나 가격결정 요인 등의 결과를 주택 상품 기획을 위한 마케팅 분야에도 활용을 기대할 수 있다.
