In this study, we examine whether there are prospect theory investment patterns for individual investors in the real estate market. We use the maximum potential profit rate and the maximum potential loss rate of individual investors as a research method and additionally analyze it using the Jeong and Park(2015) model. As a result of the analysis, it was found that the investment pattern according to the prospect theory and disposition effect for individual investors. And we find the difference between zoning areas. This difference in investment behavior is believed to be due to the purpose of the real estate and the existence of rent fee, which creates a difference in investment behavior depending on the purpose. The limitations of this study are the analysis measurement of potential profit and potential loss using the land price index like the study of jeong and Park(2015). This implies that a new property price index needs to be developed or a benchmark for real estate assets is needed for deeper study of real estate investment sentiment.
In order to supply the residential land for the promotion of public welfare, it must take a land of city suburb. That land have the difference in thinking is large for the determination of land prices to a variety of development pressure and land use regulations. In the process of executing a public project, the difference of these ideas has become a cause of conflict. Therefore, through objective study for the determination of land prices, to reduce the difference of ideas is going to be a clue of conflict resolution. This study selected the case area that is typical public district of many conflict, and then fix a compensation unit price like fair price as dependent variable. The selected variables through previous studies and expert consultation was an independent variable. To analyze the impact factors of land prices in the hedonic price model. The results were analyzed by distinguishing the group on the basis of the zoning and using, whether or not the site of the building in part that there is influence variable, the aspects of accessibility and regulation in part degree of influence variable came out different results for each group. It is analyzed that it reasonable results. The environmental conservation-targeted zoning in urban planning process has been functioned as securing a ecological core in urban green spaces management. Hence, the designation of conservation zones in land use planning is considered as a key task to achieve the sustainability of urban planning. The recently introduced pre-environmental review system for the proposed urban plan, by which the conservative measures for urban ecosystem and landscape are suggested in aspect of environmental impact mitigation, has played an active role in enhancing the environmental performance degraded by wide range of development pressure. This study is aimed at drawing out of objective criteria for designation of environmental conservation zones, which can be applied to urban planning establishment and also to environmental assessment process. To achieve this goal, the study adopted the following methods; pre-study review, analysis of existing official opinion statements released by the Ministry of Environment, contents analysis of related laws, and experts' panel discussions on the finally arranged criteria. The results of this research can be summarized as follows: First, the total criteria of 48 are drown out with categorizing into environment-ecological and socio-cultural sectosr. Second, the environment-ecological part is composed of 33 criteria such as vegetation, animal, geomorphology, watershed, environmental land suitability, and etc. Here, the Degree of Ecological Function, Degree of Environmental Land Suitability, and Vegetation Map are mainly utilized. Third, the 15 socio-cultural criteria relating to the history, social ecology and landscape have such components as forest around relics, Seo-won(school), castle, tomb, landmark, skyline, natural landscape, and etc. Forth, these individual criteria can be applied to designation of each conservation zones among total of 11 conservation areas(or districts).

Baekdu-daegan is the greatest mountain chain as well as the major ecological axis of the Korean Peninsula. In recent year, however, this area is faced with the various kinds of developmental urge. To cope adequately with these problems, this study was executed to prepare synthetic and systematic management with conservation-oriented strategy for Baekdu-daegan and to suggest spatially definite zoning for the managerial area. This study is to take into consideration the traditional concepts of stream and watershed as well as the actual disturbance on Baekdu-daegan area. The study area is selected with semi-mountainous type, from Namdeokyusan to Sosagogae. To propose the process for reasonably establishing the managerial boundary adjacent to the Ridges, the analysis was carried out that ArcGIS was mainly used for its analysis with digital maps, Landsat TM image and ArcGIS Hydro Model. Landsat TM image was classified by 5 land use types such as cultivated land, urban area, barren area, water body and forest. Based on these analyses results, the managerial boundaries as alternatives from the Ridges were produced by watershed expansion process, and used for tracing the changes of areal ratio of various land use types to the relevant watersheds to search out the adequate managerial boundary. The results show that watershed expansion process could be effective tool for establishing the managerial boundary, and eighth expanded watershed toward Muju-Gun(west) and fifth expanded watershed toward Geochang-Gun(east) might be included for the adequate managerial boundary of the case site.
The objective of the study is to analyze the impact of zone adjustment by comparing the changes from 2011 to 2018 of social and environmental factors such as the special-purpose area, actual construction activities including building development, land use environment, and officially assessed individual land price in the areas released from the National Park Zone during the second National Park Zone adjustment during 2010 to 2011 with the social and environmental factors in the areas that remained in the National Park Zone during the same period. We intended to investigate the problems of the second National Park Zone adjustment and explore alternative implications for the third National Park Zone adjustment. As for the special-purpose area, 80.4% of the released areas were converted to planned, production, and conservation area while 15.6% changed to the agricultural area, and 4.0% remained as the natural environmental conservation area. Regarding the change in building development scale, the average size of construction in the released area since 2011 was $106m^2$ while that in the retained areas was $91m^2$. For the land use environment, the rate of change from the natural area to developed area was 1.9% in the released area and 0.7% in the retained area. The officially assessed individual land price increased by 11,911 won in the released area and 4,413 won in the retained area. Although both areas showed an increase in the land price, the difference of officially assessed individual land prices was about 2.5 times. The problem concerning the private property rights of local residents in the national parks is still a challenge, but the second National Park Zone adjustment has resolved the problem significantly. Accordingly, it is necessary to offer the benefits for the residents in the national park area by analyzing the park zoning and park facility planning to present the rational alternative. It is also necessary to establish a support system that encourages the collaborative cooperation between the park authority and residents and assures that the residents to have pride in the national park.

In previous studies on LPG siting in Korea, the scope have not included the probability of the secondary events of adjacent LPG tanks or structures from an explosion source. Therefore, it is essential to first identify the phenomenon which can be caused by BLEVE and then, properly assess their effects to each target including secondary event. In this study, we calculated the effects from a potential BLEVE of 15 ton LPG tank causing damages of storage tanks (LPG), structures and human using Phast ver. 6.7 and then suggested three risk zones (Zone I, II, III) assuming the consequences such as overpressure, heat radiation and missile effect by fragments. Zone I and II are divided at the line of 50% occurrence of the secondary event. Zone II and III are divided by Individual Risk(IR). The zone approach in this study can be used for more effective and safer Land Use Planning (LUP) for the future.
Landslides are one of the natural disasters that cause a lot of financial and human losses every year It will be all over the world. China, especially. The Mainland China can be divided into 12 zones, including 4 high susceptibility zones, 7 medium susceptibility zones and 1 low susceptibility zone, according to landslide proneness. Climate and physiography are always at risk of landslides. The purpose of this research is to prepare a landslide hazard map using the Hierarchical Analysis Process method. In the GIS environment, it is in a part of China watershed. In order to prepare a landslide hazard map, first with Field studies, a distribution map of landslides in the area and then a map of factors affecting landslides were prepared. In the next stage, the factors are prioritized using expert opinion and hierarchical analysis process and nine factors including height, slope, slope direction, geological units, land use, distance from Waterway, distance from the road, distance from the fault and rainfall map were selected as effective factors. Then Landslide risk zoning in the region was done using the hierarchical analysis process model. The results showed that the three factors of geological units, distance from the road and slope are the most important have had an effect on the occurrence of landslides in the region, while the two factors of fault and rainfall have the least effect The landslide occurred in the region.

The results show that watershed expansion process could be effective tool for establishing the managerial boundary, and the fourth expanded watershed would be included for the adequate managerial boundary of the case site.

The purpose of this study is to set the direction of development of the design guideline of the New-Hanok-Style public building in apartment complex and to use it as basic data for future architecture plans. The existing Hanok architecture standards and guidelines were analyzed and the characteristics of New-Hanok-Style Public Building in apartment complex were applied. The planning direction of the design guideline was derived. First, although the criteria and guidelines related to the Hanok produced and distributed were classified differently according to the purpose of production, the details and contents were similar. Second, the general planning criteria items were divided into layout, external space plan, building plan, and performance plan. Third, the elements of 'creative inheritance of traditional architecture' and 'modern building technology', which are the characteristics of New-Hanok-Style Public Building, were applied. In addition, we analyzed elementary welfare facility guidelines and applied elements such as layout type and zoning setting. Fourth, a special planning standard for applying the building system required for the New-Hanok-Style Public Building in apartment complex was added. In the future, it is expected to revitalize New-Hanok-Style Public Building containing the unique identity(genetic factor; DNA) of the nation by developing and disseminating relevant building standards, design guidelines, and maintenance manuals.

The purpose of this study are to develop a SDSS (Spatial Decision Support System) that can incorporate diverse opinions of stakeholders related the designation of protected areas (PA), and to employ the model for the readjustment of the boundary line of the Jirisan National Park of Korea. The SDSS would lead to more rational and less controversial decision-making during the expansion or removal of PA in Korea. Research methods are as follows. Firstly, to select evaluation criteria for SDSS for PA designation by using expert interview and literature survey. Secondly, to measure their preferences on the designation of additional PA or the removal of a part of PA based on the opinions of various stakeholders such as local residents, environmental groups, or public officials. Thirdly, to produce conservation priority maps based on a multi-criteria decision making technique. The SDSS would be used to rational decision making for the expansion of PA or the release of a certain part of PA by reflecting diverse preferences on biodiversity conservation and economic interest of residents. The visualization of conservation priority maps would also increase the efficiency of such decision making processes. The evaluation criteria for the expansion of PA for biodiversity conservation includes vegetation conservation value, wildlife conservation value, and the habitats of key species. The evaluation criteria for the removal of PA includes the proximity to roads and the boundary of PA, land use types, and conservation zoning of the PA. Preference weights are based on data collected from the Jirisan National Park. Both the conservation priority and removal priority maps are based on land parcels so that property rights of all parcels would be correctly represented.
