The remodeling of long-tern public rental housing (LPRH) have been acknowledged followed by the introduction of th Act of the Life Quality Improvement of the Residents in Long-tern Public Housing. Likewise, the feasible direction of LPRH remodeling should be discussed in order to improve the quality of life of the dwellers and housing facilities. Therefore a purpose of this study is to suggest the remodeling types for increasing their quality of life with regard to sustainability of remodeling. To do so this study employs various cases of public housing remodeling from the UK, France and USA and performed quantitative research that was subject to the residents in 9 LPRH in Seoul and Gyeong-gi. The findings of the analysis demonstrate that comprehensive and sustainable remodeling considering both physical and social environment factors are needed, and that the residents have needs of improvement of deteriorated facilities and negative perception of the public on LPRH. With regard to this, seven types of the LPRH remodeling types are drawn on the combination between physical and social environment factors. Thus it is expected that the types will ultimately be able to increase of the quality of the life of the residents and guarantee sustainable remodeling.
The goal of this study is to figure out the remodeling cycle at high-rise apartment housing and to analysis on quantity of $CO_2$ emission about remodeling cycle. The process of research is as follow; 1) Estimate the remodeling cycle through survey targeting residents at high-rise apartment building. 2) Simulate conditions on the high-rise apartment housing. 3) Calculate quantity of energy consumption and $CO_2$ emission 4) Derive elements that are on high level of environmental load evaluation. The main results of this study is as follow; 1) The cycle of finishing such as wallpaper is shorter than the cycle of building equipment such as elements in a toilet. 2) According to result of calculating $CO_2$ emission, fabric wallpaper and mortar are main factors that impact on the environment. The results is important to show reference points on quantitative measuring evaluation for the environmental-friendly extent.
The remodeling of apartment that improves the improves the life level is going to be in the market because of lots of old apartment buildings. Until now, the research of remodeling is mainly restricted to the laws and financial funding, however, the needs in the trend of remodeling. This research, first, through the examples of remodeling in the country, this study draws remodeling factors that can be applied. Secondly, this study targets the study of remodeling to apartments and analyzes the type of housings made by the Korea National Housing Corporation. The purpose of this study was to find out the remodeling contents by the length of residence of remodeling the housing for 472 households living in small and medium-sized apartments in Pusan and Ulsan areas. The subjects of this survey have remodelled their housing 1.58 times during 4.57 years of residence in average. All of them had changes of finishing in living rooms, masters bedrooms, other bedrooms, kitchens and dining rooms and changes of facilities in kitchens, dining rooms, living rooms and bathrooms. The changes of structure and use age have been performed only by the limited numbers of households. Time of remodelling was mostly right after moving in and then about once in two or three years. But it differed according to the room of the housing and the types of remodelling.
The facade design of apartment is getting more important, since residents'needs on raising the quality of housing have increased, and also public interests on urban landscape are higher than before. As a way of improving facade design the necessity of remodeling consequently has been risen. The government also relieves the regulations related to remodeling. A apartment facade design should address how to express both identities and aesthetic tastes of residents, so they want to reflect their own ideas and opinions on the apartment facade design during the remodeling process. It is not always easy, unfortunately, to reflect residents'ideas and opinions due to the public characteristics of apartment facades and absence of tools that support effective design participation. This paper proposes an internet-based collaborative design process that supports residents'active participation in the exterior remodeling process of apartment. We outline three main issues involved in developing the design system: 1) a semantic facade database built upon classification of building facades; 2) an Internet-based facade modeler based on a real-time, rule-based procedural modeling method; and finally 3) the virtual reality(VR) simulation that allows a group of designers and residents to design in a collaborative fashion.
Space extension and the increase of the number of households are helpful to raise business value of the remodeling through the renovation of apartment houses that is required by residents of new cities and large-scaled apartment. However, in the case of accepting this demand, it could have a bad influence on the landscape of a complex in terms of the structure of apartment houses and the safety of construction and urban planning, and a problem occurs in the aspect of fairness for reconstruction. For the study, the current status related to the remodeling system through laws, related articles since 2000 and research data was analyzed. In addition, the individual quantitative analysis was conducted in the four aspects to judge whether households expansion for remodeling is plausible:1) Statistical data to comprehend the changes of population and social structure 2) Survey data of floor space index and the building-to-land ratio of new cities at the intial stage for the review of the effect of architectural planning and urban environment 3) Surveys of experts on structural safety in order to judge whether the demand of expansion is accepted or not. 4) Quantitative analysis of each item to compare fairness with reconstruction. Therefore, this study is intended to understand problems of the remodeling system that is currently operated. Moreover, it will be further reviewed that the expansion of households is feasible through the permission of expansion and it will be discussed that the revitalization of the apartment remodeling has a positive impact on the residential environment.
This study focuses on the university dormitory remodeled toward energy efficiency. The study has its purpose on deriving the aspects to be concerned for later green remodeling and enhancing the effects of green remodeling, by analyzing the changes of physical environment, changes of energy consumption amount, and needs of the residents. For this purpose, the study went through the review of project report from government office for green remodeling, field investigation of remodeling elements, and the occupancy evaluation by Focus Group Interview. FGI means interviewing small group of the residents who lived in the subjected dormitories both before and after the remodeling. As results, the elements of green remodeling in targeted dormitories were inner wall insulation, top-floor ceiling insulation, replacement of windows, installment of automatic entrance door and making transfer space connected the entrance door. As the parts of equipment system, EHP high-efficiency cooler, highly efficient radiator, upgraded LED lightings with covers, and automatic control system (only one building) were installed. Energy consumption was declined, and the satisfaction of residents was increased after the green remodeling. However, the aspects which were not improved or unsatisfying also have been detected. Therefore, the study states the suggestions each for the administrators, designers and planners, and residents to concern for enhancing the effects of green remodeling or construction of new dormitories.
This research analyze the demand of the residents against the public housing remodeling of national housing scale $(85m^2)$, focusing on residents and their tendencies within their dwelling spaces. The analysis determines the most appropriate patterns and spatial connections within the floor plan. The result includes that there are two types of the classification into an urban oriented propensity (45%), 'The center of city, the apartment and the convenience' etc, and a rural oriented propensity (55%), 'The pastoral, the house and the circumstance' etc, based on their lifestyle values. Also there are three interior propensity classifications, those tending to warm and sensitive variable space (42%), western and gorgeous dynamic space (34%) and oriental and popular static space (24%). Restricting reconstruction, demand of remodeling has increased in deteriorated apartment. But remodeling process and steps are not taken, it is difficult to advance smoothly. Therefore, this study indicates improvement plans and understands the problems In advancing remodeling. Currently, reconstruction and remodeling are conducted to improve the performance of aged housing. Recently reconstruction has caused many problems such as wastes generation, wasting resources and real estate speculation, remodeling is drawing attention. Accordingly, remodeling business for aged housings gradually increasing, but the use of scheduling method not considering characteristics of remodeling deters construction in some construction types. Especially, in case of dismantling construction, the dismantling is delayed since the scheduling method not considering characteristics of remodeling is used. In case of remodeling, dismantling construction is ahead of other processes, if the dismantling construction is delayed, whole construction will be delayed and if speedy construction is conducted, the costs for remodeling will increase. Furthermore, existing remodeling for aged housing has been for rahmen(crossbeam and pillar) structure apartments, but since most apartments to be remodeled are wall-slab structure where dismantling takes a lot of weight, it is highly possible the dismantling construction is delayed. Thus, this paper is to establish scheduling method for the dismantling construction reflecting characteristic of remodeling to prevent delay of dismantling construction for remodeling of aged housing with wall-slab structure.
