Analysis of Architectural Characteristics to Utilize Senior Centers as an Community Anchor Space in Apartment Complex (공동주택 경로당의 건축적 특성과 커뮤니티 거점공간으로서의 활용방안 연구)

  • Purpose: The purpose of this study was to analyze the space planning of the Senior Center which was supplied recently in apartment complex, to activate the spaces suitable for the changes and needs of the elderly and to explore the complex functions as a community space where intergenerational exchanges are possible. In other words, we sought implications for the physical plan of the district as a community base space and searched for improvement plan. Methods: The survey was conducted by five large private sectors of construction, and 10 of them were built after 2010 in an urban area(Seoul). Literature review, data analysis, field survey and interview were used for the research method. Results: As a result, it was difficult to meet the demands of various elderly people in the space planning, program and operation mode at the current level. In particular, the Baby Boomer generation as an active silver generation will not use the Senior Center. Therefore, based on the results of the survey, we propose some of the following about the Senior Center in apartment complex. First, it is necessary to change the term "the Senior Center" as defined in Article 55-2 of the "Regulations on Housing Construction Standards, etc.". Second, the criteria for setting up the elderly complex space should be presented specifically. Third, it is necessary to secure financial resources in operation and management. Finally, it is necessary to support the residents' organization for community revitalization. Implication: Through the amendment of the laws, it will be possible for various generations to have opportunities to interact by activating the existing community spaces for seniors. It will also contribute to improving the community of apartment complexes.

  • The income level of people in South Korea has risen as the gross national income per capita reached the milestone of 30,000 dollars. More and more consumers try to change their houses according to their tastes just like they express themselves through clothes, bags, and other fashion items, thus pursuing value-based consumption. The changes to the housing culture including the greater percentage of one- or two-person households and the growing trend of lease and monthly rent have made consumers increase their demands for products to express their lifestyles. As a result, global lifestyle shops with characteristic and diverse concepts entered the South Korean market and were joined by South Korean fashion brands, large-sized stores, department stores, and fancy stationery manufacturers, which launched their own brands, in the expansion of lifestyle shops across the nation. Lifestyle shops have a couple of unique attributes including the relatively clear selection of target consumers and a clear set of VMD strategies accordingly. Based on a judgment that there was cost differentiation among brands, the investigator categorized the comparison and analysis criteria into high, middle, and low prices to apply case analysis. This study set out to analyze VMD strategies for spatial composition through cost differentiation among lifestyle shops, take the results into total consideration, and propose an effective and competitive VMD strategy for lifestyle shops through spatial composition elements.

Study on Flow Characteristics in an Augmentation Channel of a Direct Drive Turbine for Wave Power Generation Using CFD

  • Recent developments such as concern over global warming, depletion of fossil fuels and increase in energy demands by the increasing world population has eventually lead to mass production of electricity using renewable sources. Apart from wind and solar, ocean holds tremendous amount of untapped energy in forms such as geothermal vents, tides and waves. The current study looks at generating power using waves and the focus is on the primary energy conversion (first stage conversion) of incoming waves for two different models. Observation of flow characteristics, pressure and the velocity in the augmentation channel as well as the front guide nozzle are presented in the paper. A numerical wave tank was utilized to generate waves of desired properties and later the turbine section was integrated. The augmentation channel consisted of a front nozzle, rear nozzle and an internal fluid region representing the turbine housing. The analysis was performed using the commercial CFD code.

Developing Living and Managing Guidelines for the Sustainability of Back-to-Farm Community Village (귀촌형 공동체마을 지속성을 위한 생활 및 관리 가이드라인 개발)

  • The purpose of this study was to develop guidelines for sustainability of back-to-farm community village in 4 aspects; social environment, maintenance and management, regional environment, and economic environment. These 4 aspects, which count for sustainability, based on the comprehensive comparative analysis about items that field survey and literature suggested. Conclusions of guideline are of the following. The guidelines on social environment are developed by 3 items; resident participation and activity, village leader, decision making in village and person in charge of operation. The guidelines on maintenance and management are developed by 5 items; village operation system, village regulation, transparency of management, village operation expenses, and management type. The guidelines on regional environment are developed by 2 items; support by central and local government, and area projects and connection to regional resources. The guideline on economic environment is not developed due to low demands of based production facilities and income increase facilities.

Environmental-Friendly Amendment of the Non-Resident Supervision Systems for the Private Small Buildings

  • Current supervision systems have been changed by the demands of social, physical and institutional environment, and have a role of preventing safety accident and in improving the construct ability through the analysis of issues in quality, time, construction, safety, and environmental management. The public sector "Construction Technology Management Act", a general and private sector "Building Act" and "Certified Architects Act", the residential building "Housing Act" are dealt with supervision systems, respectively, but private small building construction is excluded from the discussion of the main targets because of their relatively small scale and the lack of social interests, Thus, this study focused on the small buildings for improving the non-resident supervision systems. Survey results revealed that the non-resident supervisor needs to be selected not by clients but by officers in order to obtain its publicity. Based on the proper selection and execution of the supervision system suggested in this study, the potential effects can be summarized as 1) recovering of publicity, 2) correcting abnormal practice, and 3) realizing design intention for increasing the public value of buildings. In addition, findings in this study will be effective to amend current non-resident supervision systems for improving the quality of buildings and communities as well as for adopting the environmental-friendly energy-efficient smart building technologies.

  • Current improvements on the standard of living reduced working hours and increased leisure time. Therefore, people's ideas on life style changed and different demands on residential environment are being made. Residents of apartment want a community facility that enables constant exchange with other residents and supports living. Ideas on how to use physical space to strengthen a community is becoming an issue these days. Community facility plays a crucial role in giving a certain characteristic to the whole apartment and improving the image as a community. It also provides a physical environment and induces active participation of community life from apartment residents. The community facility in an important environment for children, which helps them develop in growth and in society as well. Community facility is a space where children fulfill their curiosity and amusement. Since children are greatly influenced by the physical surroundings, community facility for children should not remain as a space for fun but should change into a space for interaction. This study chose six apartments at Dongtan New Town, located in Hwaseong, Kyunggido. This study focuses on the characteristics of design for children's community facility and would like to make a proposal about future space planning for children's community facility.

Management Plan of Relationship between Land Development and Forest Fragmentation in Metropolitan Area (수도권 내 개발계획관련 요소와 산림파편화 관계분석을 통한 관리방안)

  • Recently, reckless exploitation of land resources without much consideration for the environmental value of the land has been witnessed to accommodate the ever-increasing demands for regional development. Fragmentation due to land development is a major reason for the declining biodiversity in forest ecosystems. The purposes of this study were (1) to investigate the relationship between the factors of land development and forest fragmentation in 13 watersheds of a metropolitan area and (2) to suggest a forest management plan through the relationship. We carried out a factor analysis to determine explanatory axes of forest fragmentation, and then conducted a correlation analysis between the factor scores and the factor of land development, such as the rate of built-up areas, road density, number of built-up patches, and area of housing developments. The first explanatory axis represented stability of landscape highly related with the rate of the built-up area and road density. The second axis represented the level of fragment highly related with a number of built-up patches. Forest fragmentation patterns of the 13 watersheds were classified for the similarity in forest fragmentation. This study presents the forest management plans including distribution and level of land development and forest conservation.

The waves in the numerical wave tank were generated by a piston type wave maker which was located at the wave tank inlet. The inlet which was modeled as a plate wall moved sinusoidally with the general function, x=asin$\omega$t The augmentation channel consisted of a front nozzle, rear nozzle and an internal fluid region representing the turbine housing. The analysis was performed using the commercial CFD code ANSYS-CFX.

  • The oh purpose of this study is to provide a basic study for a desirable bathroom planning of the 30s pyung apartments. This study explores the change of the bathroom planning and analyzes the bathroom plans of the existing apartments. The data are 2053 case of the bathroom plan of the 30s pyung apartments constructed in Seoul and the new town between 1971-2004. In this stud, a settlement process and trend of the two bathroom plan in the 30s pyung apartments are examined. The findings were as follows: 1) The introduction of the two bathroom from 1970 to 1980. 2) The introduction of the two bathroom from 1990 to 2000. For the better planning of the bathroom, factors like family size, life cycle, and manner of bathroom use should be analyzed in the future studies. The analysis of the dweller's consciousness, satisfaction, and the demands on the bathroom in 30s pyung apartments, and to give useful information on the bathroom of 30s pyung apartments.

지방정부 노인복지서비스의 수요·공급간 격차분석

  • The entry of aging society and the coming of (super) aged society need overall the elderly welfare policy and budget for quantitative expansion and qualitative increase to the elderly welfare services. However, financial limit to the elderly welfare and increase to elderly welfare services in local government rely on central government or private sector. This study is discussed the gap between demands and supplies of the elderly welfare services in Busan Metropolitan City and policy implications suggested by these results. The major findings of the study are summarized as follows. First, the rate of the poor elderly under minimum living standard and the elderly housing facilities in demand of the elderly welfare services is reduced, but other measuring indicators are generally increased. Second, a per 10,000 elderly welfare service officials and a per 10,000 elderly medical welfare facilities in supply of the elderly welfare services are generally increased, but other measuring indicators are reduced. The policy implications of the study is to reduce the poor elderly under minimum living standard, to expend the elderly welfare budget, and adequately to supply a variety of the elderly welfare facilities for reduce demand of the elderly welfare services.
