Since modern times, lack of housing had become more serious in the cities when going through urbanization process. As a countermeasure against the situation, multi-family houses raised its head at the end of 1980s. Regarding multi-family houses, which is mainly targeting low-income group, however, only quantitative supply has been focused with no enough research about space planning. For now that the supply of housing in the cities reached certain level, there is a need of planning multi-family house considering the demands of residents. Therefore, the purpose of this research is to identify and analyze the demands of owners and tenants of multi-family house in an improvement district of housing environment for housing improvement, and to extract house planning components. As a research methodology, small-group workshop panel using drawings and mock-up has been practiced to reach residents' concertized opinion. After dividing the residents group into 2 groups which include owners group(3 participants) and tenants group(3 participants), 3 times of workshops covering 2 days are conducted for each group. Actual-condition investigation of the participants' houses was ran side by side with workshop. As a result, difference in their point of view about the reasons and the direction of housing improvement was identified, on the other hand that there is similarity in their demands such as guaranteeing independency and privacy among households.
The purpose of this paper is to investigate the planning characteristics of certain cases of elderly welfare housing (hitherto EWH), and analyze any problems by comparing this against the actual needs of potential residents. To this end, 38 distinct housing plans from twelve EWH built after 2005 were examined, and a survey on housing needs was taken by 198 people between 48 and 62 years of age. The results are as follows: Firstly, the most common size found among the 10 cases was 42-66 $m^2$, however larger sizes are becoming more frequent. The most popular response on the survey was one favoring smaller housing options. Secondly, the most common floor plan examined consisted of 1 bedroom + LDK and 2 bedroom + LDK. Likewise, the survey reflected that 1 or 2 bedroom housing was preferred. Thirdly, a floor plan composed of a smaller bedroom and LDK is commonly found in smaller floor plans of EWH. The survey reflected potential residents preferred this same style of floor plan, with a smaller bedroom and LDK set up. However, lower-income participants preferred a single, larger bedroom which also can serve as a living space, to go along with a kitchen/dining room (DK). Fourthly, 2 bedroom housing typically included a single bathroom, however the survey indicated that participants preferred a second bathroom to go along with a second bedroom. Consequently, the planning of elderly welfare housing is to a large extent meeting the demands of its potential residents, however house size and the planning of bathrooms have yet to meet these demands, especially with potential lower-income residents when it comes to housing size and space composition.
Hanok with a long tradition in our country, but a significant period of modernization in the process of being cut off did not have continuity. The recent increase in elderly population poses various problems in the field of social infrastructure and the living environments for the aged. Providing enough housing for the elderly has become one of the fundamental goals in social welfare policies. In light of these current condition, it is necessary to understand the demands of the aged in terms of the standards of living conditions in which they would be satisfied in order to better serve them. Therefore, the purpose of this study is to provide basic design data for architects and builders by analysing the demands and characteristics of residents in privately-owned housings for the elderly in Korea and Japav. The method of this research was based on the comparison analysis of polls taken in Korea and Japav. The results of this research are as follows: Because the polls show that the elderly want to continue their current life-style after placed in a elderly-care facility, when designing housing for the elderly, it must not be considered separate from the general society. it must be designed in way so that the residents can fully interact with the general society. Also, in order to achieve above goals, social welfare policies must be reconsidered to meet the needs of the aged populatiov.
본 연구에서는 임대주택에 대한 수요가 많은 서울을 중심으로, 최저소득계층을 대상으로 하는 매입임대주택의 공급 현황과 문제점을 구체적으로 파악함으로써 이에 대한 개선 방안을 제시하고자 한다. 주거비 부담 문제의 심화로 매입임대주택의 공급 확대가 필요함에도 불구하고, LH공사와 SH공사에 의해 서울에 공급되는 신규 매입임대주택 호수는 2009년 이후 감소 추세를 보이고 있다. 매입임대주택은 지역 거주민을 입주 대상으로 하기 때문에, 지역별 공급 규모가 주거복지 수혜의 형평성 문제를 야기하게 되는데, 전반적으로 저소득층이 많이 거주하는 도심에 공급이 적고, 서울 외곽의 특정구에 공급이 편중되어 있다. 이와 같은 신규 공급 정체와 지역 편중 문제의 원인은 정부의 낮은 지원 기준단가로 인해 재원 구조가 취약하기 때문이다. 따라서 실거래가 기준으로 정부 기준단가를 인상하고, 실거래가 변동률과 정부 기준단가를 연계하는 것이 필요하다. 수요에 기반한 공급물량 배분을 위한 종합계획이 수립되어야 하며, 매입임대주택을 비롯한 저렴임대주택 공급이 많은 지역들에서는 차상위계층 및 저소득 청년으로 입주 대상이 확대되어야 한다.
Housing distribution rate in our country has been continuously increased with economic growth, but residential plans satisfying the demands of residents are still not perfect yet. The demands of residents can be predicted by analyzing the housing viewpoint of residents. And also, the housing viewpoint can change according to various environmental changes, so it's important for us to understand the trend of change. Therefore, the housing viewpoints of university students who will be subjective residents of houses in future were analyzed by observing change due to trend of time. Target for this study is female university students in 20s. A portion of previously presented material (Korean Home Economics Association 37,1, 67-78) was used as data for 1998 and a questionnaire with 171 female university students was conducted on December 2008 for data for 2008. The following result was drawn from examination of change in the housing viewpoint due to trend of time by comparing the housing viewpoint of university students between 1998 and 2008. First, importance of was decreased and importance of was increased in functions of residence. Second, Most students thought and regardless of the time passage as their opinions on housing. And also, most students considered a living room as the most important space inside of a house regardless of the time passage and the ratio of considering a living room as the most important space was more increased.
This study was conducted to examine how the types of housing values influence the preference for computerized housing (so called 'Intelligent Housing'). A questionnaire survey was conducted on 347 residents in Seoul metropolitan area. The following findings were obtained: 1) The housing values were classified into 6 types: ostentation, information & technology, tradition preservation, personality, practicality, and privacy pursuit. 2) There were significant differences in housing values by the generation and the level of familiarity with information technology. 3) In general, computerized housing was highly preferred, and the housing value types that affected the preference were 'ostentation' and 'information & technology.' 4) There is a need to develop diverse models of computerized housing systems to respond to consumer demands.

This study aims to expound on the possibility of the utilization of a housing cultural center as a local complex community center by analyzing the spatial organization and the operational program of a housing cultural center appearing since the 90ties. With this aim, the study analyzed the cases of a complex community center and the program and the operational method of a housing cultural center within the case study in order to propose the possibilities for the utilization of a local complex community center. The elevation of the cultural and economic level of citizens and a rapid social change are shown as various demands for welfare, and the subsequent social physical change has led to the expansion of a space as a complex community. A housing cultural center is also directed to grow as a complex community center from the perspective of diverse demands and participations of consumers, and prepares a field for a broad spectrum of communications from the perspective of housing and cities.

Second, they want to be maintenance of life convenience facilities, improvement of traffic, necessity of medical institution.
