A Multi-Level Analysis of Influential Factors of Residents' Housing Instability in Korean Metropolitan Environments (대도시 거주자들의 주거불안정 영향요인에 관한 다층분석)

  • This study aims to analyze influential factors of residents' housing instability in Korean large cities. The previous studies deal with low-income households' experiences with housing instability. However, this study empirically analyzed the impact of regional characteristics such as spatial openness and community characteristics on residents' housing instability. For this purpose, I analyzed various experiences as symptoms of residents' housing instability using data from the Ministry of Land, Infrastructure, and Transport's (MOLIT) Korean Housing survey through a multi-level logistic regression model. The study finds that regional factors as well as household characteristics influence their housing instability. This result implies that promoting spatial inclusivity alleviate residents' housing instability in metropolitan environments. In addition, this study calls for policy efforts such as a continuous supply of public rental housing and a greater variety of housing types to mitigate housing instability.

Relationship between Housing Environment and Elementary School Children's Personality (주거환경과 학령기 아동 인성간의 상관성 연구)

  • The purpose of this research is to find out the relationship between housing environment and elementary school children's personality. The samples of this research are 459 children from elementary schools in their fourth or higher year grades. The results were analyzed using frequency, percentage, and t-test, F-test and multi regression. The findings indicated that housing type does not have effect on environmental characteristics of children's room, while housing ownership type, housing size and children's room size have significant effects on them. Housing size and children's room size have significant effects on children's satisfaction. The larger children room provides higher satisfaction with children room environment. The finding showed that environmental characteristics of children's room have relationship with children's personality. The order of environmental characteristics of children's room has the highest relationship with children's personality.

A Typological Approach to Structural Characteristics in Open Housing (오픈하우징의 구조적 유형화에 관한 연구)

  • The purpose of this research was to identify the structural characteristics of open housing typologically and systematically. The main method of this study was content analysis and literature review on open housing. This study found that the typological analysis on terminology and the details of the constituents concerning structural patterns in open housing indicated that the main approaches were classified into three criteria such as 'Organization Element', 'Construction Element', and 'Equipment Element'. Organization Element was classified into 'Main Dwelling Unit Area and its Form', 'Room Organization Method', 'Relationship with the Main Dwelling Unit's External Constituents', and 'Combination Method of Support and Infill'. Construction Element was classified into 'Method of Structure' and 'Structural Element Technology'. Equipment Element was classified into 'Method of Using Duct' and 'Wet Zone Method'. The attributes were determined based on these classifications. The results of this study can be used to construct an evaluation tool and further to develop a framework in understanding open housing. Technical research should be conducted on the variables that affect the flexibility of space.

The Types and Characteristics of Temporary Small-Sized Housing Units for Single-Person Households (일시적 거주개념을 적용한 1인용 소형주거공간의 유형 및 특성)

  • The purpose of this study was to analyze the types and characteristics of temporary small-sized housing units for single-person households. A document research method and case studies were used to analyze and classified the spatial characteristics and types of the temporary dwelling spaces since 2000. Findings of this study were as follows: temporary and simplified dwelling spaces were developed by the concept of impermanence for single-person households in modern society. In order to conform the concept of temporary dwelling for small-sized housing units of single-person households, the characteristics were divided into three aspects. 'Transporting' by wheel and rotation and vehicles, 'Transforming' by adapting, assembling disassembling, and folding unfolding, and 'Wearing Carrying' by inflatable and tented types. It attempted to resolve the concept of temporarity through the experiment so that they might apply to the space of contemporary city.

A Study on the Spatial Characteristics of 'Gwan-gajung' by Analysis of Boundary (觀稼亭'의 경계구조분석을 통한 공간적 특성)

  • The purpose of this study is to make clear the identity of Korean traditional housing. And I'm trying to search characteristics of boundary in Korean traditional housing. In this study, I have analyzed boundary of ‘Gwan-gajung’. It is constructed on a square shaped plan, there is an elegant middle court, and a counter-roofed shrine house in the rear of the inner building. In this study, the definition of boundary is made based on what has been perceived as the proper structure, whose characteristics can be described in terms of openness, inside and outside parts and orientation. As a critical factor to spatial qualities, boundary is closely related with the connection and disconnection, background and atmosphere, and inferior and superior relations and hierarchical order from the view of space. The result of study is like followings. The characteristics of boundary in Korean traditional housing is 1. one way direction of penetrability, 2. having the face and the back 3. orientation 4. duplication.

  • Since 1939, Bupeyong was rapidly urbanized and industrialized for the purpose of constructing military logistics base of the empire of Japan. Based on Kyungin urban planning of 1940 and industrial land development plan of Kyeonggido, many military factories and arsenal were constructed, and great amount of housing were also built for their workers from 1939 to 1944. Although the initial urban planning was unfinished, urban change from rural area to military industrial city in the late Japanese colonial era, made identity of city of Bupyeong. Workers houses which built during five years vary in different size and type, and somewhat reflects discussions about housing attempts to solve the housing shortage. This study aims to analyze architectural characteristics of workers housing related with discussions of housing, and to evaluate its value as an industrial heritage which constitute the urban landscape of the industrial city of Bupyeong. Workers houses in Bupyeong were constructed by military factories, construction company, and Chosun housing administration, with land readjustment planning. As the war became serious, workers housing became smaller and simpler. Construction of workers housing was essential part of modern military industrial city, bupyeong, and many of workers housing are still remained whereas most of factories were demolished, thus workers housing of bupyeong has significant meaning as industrial heritage of Bupyeong.

An Analysis of the Relationship Between Resettlement and Housing Redevelopment Characteristics (주택재개발사업 특성이 재입주에 미치는 영향)

  • The reason that compulsory removals of a low-quality housing redevelopment such as involuntary or unintentional migration present a problem for urban communities is that whether involuntary movers adapt themselves to their new home has an influence on the urban communities that surround them. Moreover, involuntary emigrants have higher probability of choosing faulty residential areas than voluntary emigrants do. This gives rise to a problem of another residential migration for involuntary movers. In order to solve these problems, there is a need for a new housing policy that enables original residents to come back to their old community. However studies for resettlement had not conducted subjects about housing redevelopment characteristics which influences the involuntary movers directly. Instead personal microscopic characteristics such as statistics of resettlement, the moving distance, the reason of moving, improvement of living environment, had been main subjects of farmer studies. So the purpose of this study is to analyze an analysis of the relationship between resettlement and housing redevelopment characteristics. The data used in this study was obtained at 47 areas designated by Seoul (metropolis) since 1990 for redevelopment. Cluster Analysis Is used for dividing high rate of resettlement with low rate of resettlement and Regression Analysis is used for the analysis of the relationship between resettlement and housing redevelopment characteristics. The results of examining the effects of a redeveloped housing complex on returning residents at 47 areas designated by Seoul (metropolis) since 1990 fur redevelopment are as follows: First, A housing complex with a high returning rate (remove-in rate?) has no state/public land, unauthorized building owners who are in the low-income brackets, and few interested parties such as union members. This is the characteristic of a redeveloped housing complex with a short-period project span. On the contrary, a housing complex that has a low returning rate is crowded by state/public land, and numerous unauthorized building owners, and interested parties. Second, According to the linear regression analysis, among the factors that affect returning residents, 'physical properties(characteristics) of a region', 'population properties within a region', and 'properties of a project span' indicate a negative(-)influence whereas 'properties of a complex density' shows a positive(+) influence. In a nutshell, the more the physical properties, population properties, projectspan properties, the lower the returning rate and the more the complex density properties, the higher the returning rate. In detail, an area with many small land and new/large buildings, a high population, and a long project duration has a low returning rate of original residents while an area holding large capacity and buildings with many number of floors (multiple-storied building) has a high returning rate.

A Study on the Planning Characteristics of Sustainable Housing Area (지속가능성의 함의를 고려한 주거지 계획특성 연구)

  • The purpose of this study was to provide basic information about the study of model development of sustainable housing area. So, this study identified the concept of sustainable development and condition after investigation Habitat Agenda II, and the 10 items of agenda were used to constitute the case study framework. This study found the development characteristics through the case study of 6 sustainable housing areas in the world(US, UK and Australia), and searched the missing point in the sustainable development concept. The major findings are summarized as follows: First, the attempt of environmental sustainability was restrictive such as minimal environment pollution and waste, water resource protection and conservation of nature ecosystem. Second, in social-culture sustainability, the effort of right to housing, solution of urban squatter and housing welfare eliminated. Third, in economic sustainability, the attempt of prevent natural disaster, technological and industrial disaster excluded.

Differences in Family Characteristics and Housing Plans between public Supporting Households and General Rental Households in the Public Rental Housing (영구임대주택에 거주하는 일반청약가구와 생활보호 가구의 가족특성 및 주거계획 비교)

  • The purpose of this research is to find out the differences in family chareteristics and housing plans between public supporting households and general rental households in the public rental housing. One hundred eighty nine residents in chonju were analyzed. There were some differences between the two groups in family characteristics such as family size.age.a job.sex of the household head existence of mate.etc. The most desired facility was a public health center. The desiring macro environment and plan to move were similar between two groups. There were differences in the opinions on housing policies for the public rental housing between two groups.

  • Nowadays great changes arises from the digital environment and technology. And Also, our living environment are changes very rapidly. The purpose of this study was to analyze the characteristics and trends of future housing reference to ubiquitous housing cases in U.S.A, Japan and Korea. From these cases, reorganized ubiquitous-apartment elements are suitable to our housing environment. To search them, it is investigated to 4 ubiquitous housing examples, such as Aware Home, Toyota's PAPI, samsung raemian's housing gallery and GS E&C's apartment. In this study, we could get types and characteristics and planning elements of ubiquitous housings. The findings showed that many kinds of common network systems were suggested and were acted in limited spaces. In conclusion, it was considered as the one of the most suitable future housing type that had a special feature of the demands of residence and life with free accessibility of information and data. Especially, it is necessary to prepare for coming aging society.
