Planning for the Outdoor Space of Senior Housing Complex in Kimje (김제 노인주거단지 외부공간 계획에 관한 연구)

  • The purpose of this study is to present a design proposal of the senior housing in the city of Kimje and design guidelines for making outdoor spaces for Korean elderly. To do this, this study examined previous research papers and scholastic writings, related to elderly housing, and analyzed study cases of elderly housing. As a result, design guidelines of outdoor spaces for elderly were classified 5 types. Entrance area of housing complex is subdivided into the condition of location, the entrance of housing complex, an access road, and a direction mark. Building entrance area is subdivided into an access and waiting area, a canopy facility, and the pattern and color of boundary. In & outdoor neutral area is subdivided into a spatial standard, a patio, and a terrace. Parking lots is subdivided into a spatial standard and an entrance access. Outdoor living area is subdivided into a spatial and social standard, the usage of movable chairs, a garden, a pocket park, a lawn area, a sports area, an active and passive sports area, a promenade, a lookout area and so on. In these study cases, outdoor living area is commonly located into a community space, a nature friendly space, a health & sports space, and an outlook space and it plays positive role to the elderly. However, versatile outdoor spaces such as horticultural therapy garden is needed, which can be able to stimulate the physical senses of the elderly. This proposal is meant to create new outdoor spaces of a senior housing and to enhance the way of life of elderly.

A Study on the Effectiveness of Floor Area Ratio Incentive System for Long-Life Housing Certification System (사례 분석을 통한 장수명주택의 용적률 인센티브 실효성 검토)

  • The purpose of this study is to investigate the effect of floor area ratio incentive system for Long-life housing certification system by simulation of five recently built apartment complexes. Apartments that are certified as superior in Long-life housing can receive 10% of the floor are incentive in Seoul. However, the difference between base and permitted floor area ratio are in general residential area of class 2 and 3 is not more than 20%. limit of feasible allowance incentive is limited. Even if there is an unrealized permitted floor area ratio, there is no reason to apply the Long-life housing certification system preferentially. Because the items of the floor area ratio incentive provided by the District Unit Plan are various, it shows that the floor space ratio incentive for Long-life housing certification system has little effectiveness. To enhance the feasibility of incentives for the Long-life housing certification system, improvement in the urban planning level, including district unit planning, including the design criteria for apartments in Seoul, is needed.

A Study on the Housing Environment of Detached Housing Area and Resident's Consciousness as the Space for Children's Outdoor Activities in Daegu (I. 아동의 외부활동을 위한 공간으로서 대구시 단독주택지 주거환경과 거주자 의식에 관한 연구)

  • The purpose of this study is to provide the information about improvement method of the detached housing area for children's outdoor activities. This study was accomplished by two research methods; the evaluation of physical environment of two detached housing areas, and the analyzation of satisfaction & consciousness of 190 residents. Outdoor spaces of detached housing area were divided into 6 areas (play space, education facility, commercial facility, green space, street space, and empty space & parking lot). And then, 6 outdoor spaces were evaluated about the physical characters such as accessibility, network, safety, variety, functional, natural elements. Also, the survey for resident's satisfaction and consciousness was used the Likert scale. According to the result of this study, many parts of the detached housing area were not good for children's outdoor activities, and the resident's satisfaction was low. In the sample detached housing areas, negative factors were car and motorcycle. And many residents pointed out the lack of natural elements, variety, and safety of outdoor space in dwelling area. Finally, this study suggested the several constitution method for the children's activities based on the results of evaluation and survey.

Preference for Urban Residence of People working in the CBD Area (도심 근무자의 도심주거 선호성향)

  • The purpose of this study is to analyze the preferences for urban residence. Data was collected from the people who are working in the CBD area. The results of this study are as following; 1) The 40.3% of people working in CBD area prefer living in the CBD area. It contains 5.6% of people who are working in the CBD area. It can be interpreted that there are some potential residential preference in the CBA area. 2) People who prefer living in the CBD area are shown that they have been working in the CBD area for a long time with their living status of the middle class and their ages over 50. 3) The favorable area for CBD workers is located within 10 minutes by bus or within working distance. 4) Their favorable housing types are respectively apartments, mixed, and single housing. It means that they prefer the mixed functioning type of housing to the apartment. It tells that it is necessary to develop the new types of housing.

A Co-movement Analysis of Housing Purchase Price of Capital and Non-Capital Area (수도권과 지방 주택매매가격의 동조화 변화 분석)

  • This study examined the dynamic change in the co-movement between the house price rates with the network methods of Mantegna (1999). First, Capital area and non-capital area form independent clusters which have the heterogeneous co-movement pattern. In other words, Capital and non-capital areas have low connectivity in the housing market. Also, if the co-movement between capital areas have been strengthened, the co-movement between non-capital areas have been weakened. The results of the dynamic analysis show that the degree of the co-movement in the housing market is continuously increased. The members of the co-movement group in the capital area are strongly steadied by all periods. However, the members in the non-capital area have been changed according to the period. Accordingly, it is necessary to establish policies based on various information for the housing market of the non-capital area rather than policies targeting the capital area. In addition, Apartments in Korea are more likely to be used as investment or speculative assets than other types of houses. It has been confirmed that this is Gangbuk, which is locatied in the northern part of Seoul, appears to be a region where the Spillover Effects of price fluctuation can be triggered in the housing and apartment market. However, the housing market in Gangnam, which is locatied in the southern part of Seoul, was divided into low systematic risk.

A study on the Urban Design Guidelines Development in Detached Housing Area for Residential Townscape (단독주택지 경관개선을 위한 도시설계지침개발에 관한 연구)

  • The purpose of this study is to develop the urban design guidelines in detached housing areas for the improvement and management of residential townscape. Through a detail examination and analysis of the urban design guidelines and landscape regulations of U.S.A, Japan, and Korea to be applied to detached housing area for residential townscape, the urban design guidelines in detached housing area was derived. Urban design guidelines are composed of building guidelines, landscape guidelines, street guidelines, and sign guidelines. The municipality have to make regulations in detached housing area for the improvement and management of residential townscape based on this urban design guidelines.

A Study on the Housing Choice Behavior of Residents the Plan of Apartment in New Housing Area, Ulsan (울산시 신주거지의 아파트 계획을 위한 거주자 주거선택행동에 관한 연구)

  • The purpose of the study was to identify the level of housing choice behavior by using the factors of residential satisfaction level, mobility motivation, and housing needs of potential purchasers in Bukgu New Housing Area, Ulsan. The survey used questionnaire from 326 households living in Bukgu and nearby area and analyzed using descriptive statistics. The research results showed low degree of residential satisfaction in storage space and neighborhood. The mobility motivations were improvement of physical environment improvement, education environment, walking road, view and lighting. The housing needs for indoor spaces showed to want more functional arrangement than the room size. The housing needs for outdoor spaces showed to want neighborhood environment in connection with the education or hospital facilities, the welfare facilities for pre-kindergarten children and elders and the leisure facilities. And the housing needs for facilities were floor furnishing for health, crime prevention system for safety needs, housekeeping appliance against environmental pollution, additional function for energy saving. The housing needs for common spaces showed that the residents preferred playing facilities by age group, exercise facilities, the community hall and the rest room which can do games or meetings.

A Study on Model Curriculum Development in Housing (주거학 교과과정의 모형개발에 관한 연구)

  • The purpose of this research is twofold : 1) to establish an area of housing study through the analysis of the curriculum of housing within home economics units, and 2) to develop a model of the curriculum based on the area of housing defined. The data used for this research are the curricula of departments which offer housing courses within home economics units in Korea, Japan, and U.S.A: Based on the results of analysis, a field of housing studies is divided into four different areas : a housing-planning, socio-cultural aspects of housing, interior design, and general housing, research, and internships. A model curriculum is proposed based on the four different area of housing studies. The housing programs in Japan and U.S.A. are designed to prepare students for professional careers. In Korea, there is a strong demand for planning, designing, and managing housing and interior design to satisfy social needs. Therefore, our curriculum should be revised to expand graduates' job opportunities.

Space Programing of Community Center in Multi-Family Housing (공동주택 커뮤니티 센터의 공간프로그램 개발)

  • The purpose of this paper is to develop a space program of the new community center in multi-family housing. The community center defined in this study is a communal facility which integrate cultural and welfare facilities and activity programs into a complex. Through the analysis of the community programs and spaces for multi-family housing community, a new community center program is proposed. And basic area guidelines are proposed through the making of the space modelling of the important area of the center. According to the guidelines, more spaces compared to the present standards and conditions are needed for a new community center. However, the adjustment of area regulation is essential, considering the fast changing trend of resident's social needs. A new regulation system that controls the total area of function spaces of a community center, rather than controlling each function and area, is required. This kind of system makes it possible to decide programs freely within the limit of total floor area regulation by neighborhood's characteristics and residents'preference.

Opinions on 'Dagagu' Housing Purchase and Public Rental Housing Program by Public Officials and Professionals in the Area of Welfare (다가구주택 매입임대사업에 대한 공무원 및 전문가 의견 조사)

  • The purpose of this study was to identify the opinions on 'Dagagu' Housing Purchase and Public Rental Program by public officials and professionals in the area of social or housing welfare to suggest ideas for improvement of this program. Data were collected from 146 public officials and 108 professionals in the area of social or housing welfare. Respondents showed that the perception on this program was not high, especially respondents working in Seoul showed lower perception than respondents in other localities in spite of experience of pilot program executed in Seoul. Respondents also thought that this program will take an realistic role to improve housing welfare for urban poor. Other opinions to practice this program were also suggested.
