According to "The regulations regarding the residential construction standards", residents' common spaces are restricted by the standards on building facilities. In a typical apartment complex, residents' communal facilities are represented by a children's playground, a elderly social station, and a management office. However, these residents' communal facilities do not reflect residents' composition characteristics. Multidisciplinary research and experimentation to enable the community of housing complex are being actively conducted. In these situation, we observed institutional improvement about installing standard of community space, and analysed the tendency. The purpose of this study is to propose practical institutions to review the institutional improvement. We conducted a case study where was renovated the community space according to the new standard. As a results, the installing standard of the community space has changed in the direction to increase the autonomy of resident. These results raise the practical performance of the community space, and it has the effect of increasing the satisfaction of the residential environment. The results of this study suggest an alternative to the institutional aspects and planning aspects for community activation in housing complex.
The purposes of the study were to try configuring categorization of floor plans of elderly centers located in apartment complexes and to find out the spatial transfigurations regarding floor plan types. The data for the analysis of the study were collected from 56 elderly centers of apartment complexes in Ulsan by observations and interviews from July 3 through 13, 2012. The results are as follows. Firstly, the floor plans of the elderly centers were categorized into six types, which were 2R+L+K, 2R+LK, 1R+L+K/1R+LK, 1RL+K, 1RLK, and 2R+K/1R+K(no living room). Secondly, there were no salient differences among the plan types for the characteristics of physical environment of the centers. The types of 2R+L+K were relatively big in size and two thirds of the centers had gender-segregated rooms. Lastly, spatial transfigurations was found in sixty-percent of the centers, which included change of spatial arrangement, functional change, and functional addition. Interestingly, the more the spaces were segregated, the more the spatial transfigurations were performed in the way for the integration of functions of the rooms.
This study examined the awareness of the middle aged about the digital home system and well-being apartment design elements in order to suggest the design guidelines for planning of the elderly housing environment. By literature review, the concept and characteristics of the digital home system and well-being Apartment design elements were summarized the degree of satisfaction and preference of middle aged for these characteristics were investigated and analyzed. For this study, a questionnaire survey of 156 housewives living in apartment complex of Busan was carried out. The results of this study are as follows: The middle aged were generally short of recognition for digital skill and service, and also they showed positive evaluations to a few useful items of digital home system. These items belong under safety security system and interior environment control system and provided for convenient & comfortable life. Accordingly, satisfied digital home system can apply basic design element for housing for elderly. Whereas, the middle-aged were not satisfied with housework help system and cultural life system because items of these systems were not various and complicate to us. So, for the improvement of not satisfied digital home system, we needed development of digital contents and marketing & management for high accessibility and easy useability. The middle aged will concern about health & environment friendly continuously and become to stay long in their housing as the characteristics of elderly. So, It is necessary to be considered well-being apartment design elements of health & environment friendly very actively and lastingly in elderly housing environment design. Also, the awareness of middle aged for digital home system and well-being apartment design elements varied according to the background characteristics. This suggests housing environment for elderly life is considered differently as various background characteristics of middle aged.
Elderly population has increased rapidly and adjusting the environment is in demand to support their health. To improve the living environment of elderly, an appropriate plan for customized home modification is needed upon the personal contexts. The purpose of this study is to explain the sequence and to build an insight on customized home modification for vulnerable single elderly. It is a case study based on single target that includes 6 months of execution period deeply seeking the appropriate plan for implementation. The target is a male elderly aged 74 living in a single story detached house. The various research methods are applied in this study including exploratory, participatory, action and trade-off preference researches. The result shows that plan for home modification is complex outcome of interlocking uniqueness between residence environment and resident situation. If customized modification is targeted for residentially vulnerable social group, more sensitive approach aiming for the highest result is required due to financial constraint. To conclude, comprehensive understanding of overall circumstances of a dwelling, a resident and various stakeholder is essential throughout the process. Since the aging-in-place of elderly cannot be achieved without self-sustaining living environment, customized home modification should be a tool to meet housing suitability. It is important to strengthen the experts and future workforce with networks of local residents to share opinions and appropriate plans.
Purpose: The purpose of this study was to analyze the space planning of the Senior Center which was supplied recently in apartment complex, to activate the spaces suitable for the changes and needs of the elderly and to explore the complex functions as a community space where intergenerational exchanges are possible. In other words, we sought implications for the physical plan of the district as a community base space and searched for improvement plan. Methods: The survey was conducted by five large private sectors of construction, and 10 of them were built after 2010 in an urban area(Seoul). Literature review, data analysis, field survey and interview were used for the research method. Results: As a result, it was difficult to meet the demands of various elderly people in the space planning, program and operation mode at the current level. In particular, the Baby Boomer generation as an active silver generation will not use the Senior Center. Therefore, based on the results of the survey, we propose some of the following about the Senior Center in apartment complex. First, it is necessary to change the term "the Senior Center" as defined in Article 55-2 of the "Regulations on Housing Construction Standards, etc.". Second, the criteria for setting up the elderly complex space should be presented specifically. Third, it is necessary to secure financial resources in operation and management. Finally, it is necessary to support the residents' organization for community revitalization. Implication: Through the amendment of the laws, it will be possible for various generations to have opportunities to interact by activating the existing community spaces for seniors. It will also contribute to improving the community of apartment complexes.
The purpose of this study was to investigate the attitude of the middle and old age about the elderly housing and the planning elements according to the types of silver town. For this study, a pre-interview and a survey method were used for data collection. A questionnaire survey of 372 women over 45 years old was carried out. Among the data, 321 cases were analyzed by SPSS for Windows V12.0. The major findings were as follows: 1) Regarding the elderly housing, While the couple cohabitation type preferred the existing housing and the general housing, the single habitation type preferred the apartment and silver town. Some people wanted silver town occupancy due to the decrease of children support burden, the other did not want it due to economical burden and the absence of homelike affection. When they move into silver town, they wanted to take money, clothes, and photo album. 2) In silver town development, while the couple cohabitation type preferred the apartment, independent house, the single type preferred the apartment, housing complex and group-home. The unit housing sizes of them were around 82.6 and 49.6 square meters respectively. In the space composition of unit housing, while the couple cohabitation type preferred bath room, kitchen, living room and two of bed room, the single type preferred one of bed room and bath room at least. On the other hand, this study found out that it was possible to plan the space for eating and washing as the common space. 3) According to single or couple, and ages, there were significant differences in preferred spatial planning elements, which needs to be reflected in the silver town development. These results can provide improvement guidelines for the development of the silver town with the differentiation of design factors for the silver town planners.
Urban agriculture is drawing people's attention along with environmental problems and recent changes in population and society such as the expansion of the aged, and various related discussions are going on for expanding the base. The purpose of this study was to suggest the application of urban agriculture in the permanently rental apartment complex to build a social welfare. Aiming at the introduction of urban agriculture in permanently rental apartment complexes, this study presented the roles and necessities of urban agriculture in response to environmental changes at home and overseas, explained the current state of permanently leased apartment complexes, estimated the land area usable for urban agriculture in existing complexes, and proposed strategies for the introduction of urban agriculture.
Purpose: In this study consumers' preference for housing for elderly people was analyzed as well as the recognition by elders of silver town facilities, and their preference for service provided by silver town. The study was done to provide basic data for the development of silver town facilities that are low in cost and high in efficiency. Methods: A sample research was used in this study to analyze the understanding of old age, silver town, and service preference. Results: First, interest and intention to live in silver town was very positive, however low cost was also preferred and that is quite different to current silver towns of Korea. Second, women have more understanding of, requests for, and intention to move into silver town facilities than men. Women's demands for silver town facilities must be reflected in the development strategy of silver towns. Third, the most important part of activating silver town facilities is price strategy. Government political support is required in order to keep silver town move-in costs affordable. Fourth, silver towns must function as total service complex towns. Conclusion: This study is meaningful as efficient operation of silver town is suggested rather than facility degradation to achieve price reduction. This result is important to the development of silver towns based on consumer preference, as it suggests a development direction that is focused on securing differentiated services and programs.
The purpose of this study is to collect baseline data about the demands for housing regeneration of the permanent rental apartment dwellers. Self-administered questionnaires and interviews were provided to 144 dwellers in Incheon Man-soo 7 complex from 2008 December 29th to 31 st. The collected data was used to conduct comparative and descriptive statistical analysis: frequency, t-test, and $\chi^2$-test. The main findings are as follows: 1. House repairing and papering is most common used service by respondents. They also have much need for economic support. 2. Residents were satisfied with general environment of house. This survey shows that the highest satisfaction was about using food waste disposal sites, and the lowest satisfaction was about soundproof facilities on the other hand, among the questions. 3. Dwellers wanted to remodeling such as bathroom, restroom, a flower garden, space of landscape architecture. More than half dwellers preferred to leave among themselves living at permanent rental apartment as it is. 4. There is important difference in the demands of housing regeneration as the family trait, and variables of those were nuclear family or elderly, handicapped-family.
The purpose of this study is to explore social supports for elderly housing and their residential lives in small cities along rural counties of the United States and Canada, and suggest future implications for age-concentrated rural villages in Korea. In this study, five small and medium cities in non-metropolitan counties of California and Ontario province were visited and elderly residents and service experts were interviewed about their perceptions of community integrated social support networks for senior residences. The senior housing complexes were built due to influx of both metropolitan and rural residents seeking warm localities, traffic connections, business purposes in active production areas. and leisure attractions. There are five main social support networks for senior housing issues in these areas. First, the areas are claimed for senior zones and accordingly health industries are encouraged by local authorities. Second, the community is homogeneously constructed as a senior friendly environment and include features such as an RV park and mobile cottages. Third, senior-helping seniors are offered active work through golf-cluster active retirement communities. Fourth, traditional theme production camps are mobilized by the elderly workers. Lastly, an information system is maintained for screening volunteers and for senior abuse prevention. On the other hand, residential lives are occasionally negatively influenced by unbalanced concentrations of elderly facilities such as nursing stations and funeral homes. For the future of Korean rural elderly policies, suggestions are made as follows: first, an integrated urban and rural township that contains attractive places for early retiring people who seek a warm atmosphere in later life needs to be constructed. Second, an integrated model retirement village of urban and rural retirement life needs to be initiated as a measure of evaluating the adaptation process of movers in senior concentrated zones. Third, a cooperation system among governmental ministries needs to be formed with the long- term goal of establishing a traditional rural town of independent housing districts and medical facilities in rural areas. Fourth, productive and active lifestyles need to be maintained as the local community and government develop successful retirement rural villages, by limiting the expansion of nursing related facilities. Finally, generation integrated visiting welfare programs and services need to be further developed for the housing areas especially in the winter, when social integration and activity are relatively low.
