위계적 모형을 이용한 주거단지특성이 주택가격에 미치는 영향 (The Influences of Apartment Complex Characteristics on Housing Price by Hierarchical Linear Model)

  • The background of this study is to examine the structure of housing price of which characteristics are not equal but hierarchical in the apartment complexes. So, the purpose of this study is to analyze the influences of apartment complex characteristics on the housing price within the same regional boundary by HLM. The data used as dependent variables were the market prices of 938 units from 29 apartment complexes by stratified sampling. The 2nd level independent variables is the Housing complex characteristics which are composed of the housing complex & locational variables and the 1st level independent variables are the unit characteristics. The results are as follows. First, the first model shows that the 2nd level variables explains 68% of the housing prices. Second, the influential variables of the 1st level unit variable are 'dwelling exclusive area', 'floor of dwelling' and 'direction of dwelling'. Third, the influential variables of the housing complex variables in the 2nd level are 'lot area', 'the building-to-land ratio', 'the number of unit', 'the number of parking lots per unit', 'Green space area' and 'open space area per unit'. The last, the influential variables of the housing locational variables in the 2nd level are 'distance to subway and park' and the number of school and park within a radius of 1km.

지역사회 노인의 성별에 따른 낙상 예측모형 (Fall Prediction Model for Community-dwelling Elders based on Gender)

  • Purpose: This study was done to explore factors relating to number of falls among community-dwelling elders, based on gender. Methods: Participants were 403 older community dwellers (male=206, female=197) aged 60 or above. In this study, 8 variables were identified as predictive factors that can result in an elderly person falling and as such, supports previous studies. The 8 variables were categorized as, exogenous variables; perceived health status, somatization, depression, physical performance, and cognitive state, and endogenous variables; fear of falling, ADL & IADL and frequency of falls. Results: For men, ability to perform ADL & IADL (${\beta}_{32}$=1.84, p<.001) accounted for 16% of the variance in the number of falls. For women, fear of falling (${\beta}_{31}$=0.14, p<.05) and ability to perform ADL & IADL (${\beta}_{32}$=1.01, p<.001) significantly contributed to the number of falls, accounting for 15% of the variance in the number of falls. Conclusion: The findings from this study confirm the gender-based fall prediction model as comprehensive in relation to community-dwelling elders. The fall prediction model can effectively contribute to future studies in developing fall prediction and intervention programs.

일시적 거주개념을 적용한 1인용 소형주택의 공간구축유형 및 특성 (The Types and Characteristics of Space Construction in Temporary Small-sized Housing for Single-person Household)

  • The purpose of this study was to analyze the types and characteristics of space construction in temporary small-sized housing for single-person household through the understanding and interpretation of the modern flexible lifestyle. A document research method and case studies were used to analyze and classified the spatial characteristics of temporary dwelling spaces since 2000. Findings of the study were as follows: In order to conform the concept of temporary dwelling for small-sized housing units of single-person households, the types and characteristics of space construction were divided into three aspects: (1) 'Transporting' by wheel, rotation and vehicles, (2) 'Transforming' by adapting, assembling disassembling, and folding unfolding, (3) 'Wearing Carrying' by inflatable and tented type. In conclusion, this study found two types of space construction in temporary small-sized housing. The first was 'formal aspect' which was focused on the simplicity of shape, ease of deformation and lightweight of materials. And the second was 'functional aspect' which was focused on the complex space composition, the rapidity of installation and dismantling, ease of movement and transportation. This study shows that the combination of two types of the temporality will be more ideal in temporary small-sized housing planning rather than relying on just one type.

성인들이 지각하는 운동유익성 및 운동장애성에 관한 연구 (Perceived Benefits and Barriers of Exercise in Community-Dwelling Adults at a Local City in Korea)

  • Purpose: This descriptive study was aimed to assess the perceived benefits/barriers of exercise in community-dwelling adults in K city in Korea, and to provide a basic data for developing an exercise program for them as a nursing intervention. Method: The study subjects were 520 adults who lived in the K city. The data were collected from February 2 to March 5, 2002. The perceived benefits/barriers of exercise were measured by the Exercise Benefits/Barriers Scale (EBBS). The EBBS was developed by Sechrist. Walker, & Pender (1987) and revised by Jang & Shin (1999). Results: The adults reported that the exercise benefits were moderately high and the exercise barriers were moderately low. A significant relationship was found between the reported level of exercise and the perceived benefits/barriers of exercise. Age, gender, marital status, education, residence type were significantly correlated with perceived exercise benefits/barriers (p<.05). Conclusion: Community health nurses should plan exercise programs that minimize the perceived barriers to exercise and enhance the perceived benefits of exercise. In addition, those exercise programs should be implemented in the consideration of several demographic characteristics of the clinents.

저소득층 재가노인의 기능상태와 요구되는 요양서비스 유형 분석 (Functional Status and Long-Term Care Services for the Community-Dwelling Low-Income Elderly)

  • Purpose: This study was conducted to explore the functional status and long-term care services for the community-dwelling low-income elderly. Method: A descriptive research design was used in this study. The functional status of the participants was obtained using Minimum Data Set-Home Care Version 2.0 and the long-term care services were identified via Michigan's choice. Total of 154 persons aged 65 years or older completed Korean Minimum Data Set-Home Care Version 2.0 on the community dwelling low-income elderly. Results: The average of Activities of Daily Living was 4.19, and the range was 0-55, while the average of Instrument of Activities of Daily Living was 4.85 and the range was 0-56. Among the subjects, 46.1% belonged to the Information and Referral group and 1.3% to the Nursing Home group. Severe daily pain was reported by 14.9%, and 76.6% of the participants had impaired vision. The Activities of Daily Living was difference according to living with, education, vision, and depression. The long-term care services differed according to gender, pain, vision, hearing, and depression. Conclusion: The support policy for the elderly needed to focus on impaired visual and depression to enhance the activities of daily living. Moreover, there is a need for the Information and Referral group to arrange and develop nursing intervention resources.

서울.경기지역 재가 노인의 활동능력과 낙상공포 (A Survey on Activities and Fear of Falling in the Home-dwelling Elderly in Seoul and Gyonggi-do)

  • Purpose: To investigate the abilities to act and fear of falling in home-dwelling elderly. Methods: This study interviewed 351 home-dwelling elders residing in Seoul and Gyonggi-do using a Survey of Activities and Fear of Falling in the Elderly. Results: Of the 351 subjects, 203(57.8%) had activity restrictions. The main three activities that the subjects could not perform were going out when it is slippy, reaching something overhead and walking crowded places outside. According to general characteristics, performable activities were significantly fewer in subjects perceiving that their health status was low that those perceiving that their health status was high. On a scale of 3 points for fear of falling, the average score of the subjects was 1.46. The highest score of fear of falling was 2.62 for the activity of going out when it is slippery, next 1.87 for the activity of reaching something overhead. There was a significant inverse relationship between subjects' abilities to act and fear of falling. Conclusions: The significant variables associated with fear of falling were gender(female), educational background, economic status (low-income), and experience of falls during the last one year. Thus further study is necessary, focused on the vulnerable population in order to prevent falls and to reduce fear of falling.

3대가족 동거주택을 위한 수직 2호 1주택 아파트 재구성 연구 (A Study on the Vertical Unification, Two to One Remodeling for Three Generation Dwelling of Apartment Housing)

  • A small apartment housings in Korea, which is built mass-product from 1980s, are dissatisfied, in spite of good condition, due to the growing living areas and changing lifestyle of the residents. Many of them confronted with slum areas and the kinds of housing stock accumulated much more in Korean contexts. For the existing small houses, it could be discuss an adaptation model to the increasing requirement standards of the house residents; wider living area, new facilities and a style of new residence. A social policy for elderly people who are handicap in physical and economical aspects, is home stay system rather than national support. But it is not easy to find the three generation family house in Korea context, specially apartment house. This paper deals with the vertical unification typology of two dwelling units to one, in order to supply three generation houses by remodel existing small apartment houses constructed by Korea National Housing Corporation. The use of convert houses into vertical expansion are expected to be a house of three generation family, it can also enhance privacy against conflictive activities in a house. And also the merging types of two dwelling units into one can be used as a device to get rid of the monotonous characteristics and gain diversity in the declining stock housing.

노인수면모델에 근거한 지역사회 노인의 수면에 관한 경로모형 (The Path Model based on Senescent Sleep Model for Sleep in Community-dwelling Older Adults)

  • Purpose: This study was conducted to test the model for sleep in community-dwelling older adults. The hypothetical model based on a senescent sleep model was constructed using the multiple influencing factors of sleep and associated adverse outcomes of changes in sleep in the older adults. Methods: Data were collected from 203 community-dwelling older adults living in Korea, and analyzed using IBM SPSS 21.0 and AMOS 21.0. Results: Increased age and multiple comorbidities were associated with decreased physical activities. Decreased physical activities were associated with smaller social networks, and smaller social networks were associated with higher level of loneliness. Multiple comorbidities, decreased physical activities, larger social networks, and higher level of loneliness were associated with maladaptive sleep hygiene. Decreased physical activities, higher level loneliness, and shorter actual sleep duration were associated with worse sleep quality. Smaller social networks and shorter actual sleep duration were associated with lower cognitive functions. Smaller social networks, higher loneliness, and worse sleep quality were associated with more severe depressive symptoms. Conclusion: These findings suggest that the sleep improvement interventions not only with physical perspectives but psychosocial ones for older adults may improve depressive symptoms as well as sleep quality.

주거에서 지자기장의 위해성에 관한 기초연구 (The Health Hazard of Geomagnetic Field in Dwellings)

  • People grow up and build up most of their character through living in dwelling space and have relax and refresh at home. Creating healthy dwelling space is being considered very important in architectural planning and design for providing comfortable living environment and improving quality of life. One of the properties of the earth is that the earth has a magnetic field associated with it- the Geomagnetic field. The geomagnetic field is produced by a combination of crustal rocks, external electric current systems that surround the earth that surround the earth and currents induced in the outer layers of the earth by magnetic field variations. Human beings have evolved with the background of magnetic field, they are accustomed to living in its presence. Geopathic stress occurs at geopathic zones where the geomagnetic field is disturbed. Geopathic zones exhibit magnetic charges. Geopathic zones are characterized by variations in geomagnetism, for the geomagnetic field is not uniform but exhibits many highly localized distortions, some random, some fairly regular. These occur in geological faults, caves and underground water channel. Many research papers and experiments of the western countries indicates that the geomagnetic field affects the people and living organism in dwellings. Therefore, it is necessary to investigate the geomagnetic field and people's response in living space. In this study the Health Hazard of geomagneic field in dwelling are studied through literature survey of related science field.

장수명 공동주택의 관리자 유지관리 지침(I) (The Maintenance Guideline of Long-Life Housing for the Manager(I))

  • The general housing causes various environmental problems on the squandering of the resources and the production of the construction wastes, as it was removed and rebuilt because of the short-life in 20-30 years after constructing. The short-life of the general housing makes the rebuilt-term short and takes a negative attitude in maintenance. In the other hand, the long-life housing is constantly dwelling house that considers the carbon reduction among the world issues, Support and Infill. The long-life housing promotes the durability of Support and maximize the variability of Infill through separation of Support & Infill. It's useful dwelling house in maintenance as well as various life-cycle and life style. As the maintenance guideline of dwelling house is used for long-life housing, there is not distinction considering who controls maintenance and there is not conception considering alteration, variability and convenience. Consequently, it is required to develop the proper maintenance guideline applied maintenance process for long-life housing. Therefore this study shows efficient maintenance guideline for manager in long-life housing.
