Analysis of Consulting Reports on Defect Disputes in Apartment Building

  • The main processes involved in a defect dispute are consulting, reviewing, and finally judging as an arbiter. This process of defect consulting produces a defect consulting report, but business practices and standards of judgment will differ among consultants, and have many problems. This study reviews the structure of a defect consulting report and considers the structure's problem, which is that it is not standardized. To achieve this, data of sixteen defect consulting report were collected involving defect lawsuit cases before or after 2010. The structure and index of the defect consulting reports were then reviewed, and the results are as follows. As for a structure based on fourteen index, there are suitable that judge a outline, a cost estimate data and a consulting work item by a consulting standard. Furthermore, analysis by each common parts and private parts is considered as appropriate about consulting items and estimate by standard. However, consulting item in construction progress and responsibility period for security that related on a cause and a responsibility of defect need to complement. Meanwhile, the first thing of issues are connected a defect consulting is urgent a standardization for a defect type.

  • A defect dispute surrounding an apartment building is in constant trouble, a defect consulting is necessary that objective and impartial for solving a defect. The defect dispute about a defect lawsuit is conducted in the order that filling of lawsuit, consulting order, defect inspecting, estimating a repairing cost, writing a consulting report, submitting a consulting report, and decision by court. Of these, a step of defect inspecting is extensively investigated an occurred defect that each defect index and type from each part and place. At this time, it is collected of many data and created many information. For this, it need to organize and manage. The study is a modeling of field investigation work process that second phase of defect inspecting step. A literature study is defined a work until level 2. This study is defined the work until level 3 to 4. In addition, the modeling can do for using a job name, a place to job, a job to do, and a person concerned about defect consulting case. The modeling is expected a contribution of improving a defect consulting process and systematizing a judgment standard.

  • There is urgent for defect consulting work to standardize the investigated method, repaired and reinforced method, and estimated cost about defect in increasing a defect lawsuit of apartment building. For the purpose of developing the standard process of defect consulting work, the review that a used process in law and institution should take precedence. There is not prepared the national standard for defect consulting but is dependent on an experience and a practice of consultants. This study analyzes defect consulting case, defines main steps for developing the standard process, and draws phased work factors. As systemizing this, it is expected to apply to basic structure for developing the standard process of defect consulting work for the next.

  • There has been a defect dispute of apartment building in Korea. The defect dispute is complicated by main issues and details of dispute. It is yet to be solved. Meanwhile, a judge does not a inspection and analysis, but, related field expert who contracted professional engineer does. As a result, defect consulting report that an important judgment is used in a defect dispute. Therefore, this study does research on structure of defect consulting report. A defect consulting report has same items, irrespective of a defect consultant as a result that check 7 indexes about 10 cases. It has different structure's details depending on each defect consultants. And, it inserts new detail or deletes existing detail, does not show clear distinction.

  • 공동주택의 하자감정과 관련된 다양한 문제점에 대한 개선을 하기 위하여, 본 연구에서는 선행연구와 관련기준 등을 분석하여 하자감정서의 분석체계를 마련하였다. 이를 활용하여 하자감정서 24건을 분석하였고 형식 요소와 질적 요소를 검토한 결과, 형식 요소의 경우 구성을 다소 변경하는 수준으로 손쉬운 대안을 제안하였다. 질적 요소를 분석한 결과, 감정인에 대한 평가제도와 참여기술자에 대한 전문교육제도의 마련을 통해 하자감정의 내실화를 강화할 수 있을 것으로 기대된다.

  • Recently, with the development of technologies for the fourth industrial revolution, convergence and complex technology are being applied to aircraft, electronic home appliances and mobile devices, and the number of parts used is increasing. Increasing the number of parts and the application of convergence technologies such as HW (hardware) and SW (software) are increasing the No Defect Found (NDF) phenomenon in which the defect is not reproduced or the cause of the defect cannot be identified in the subsequent investigation systems after the discovery of the defect in the product. The NDF phenomenon is a major problem when dealing with complex technical systems, and its consequences may be manifested in decreased safety and dependability and increased life cycle costs. Until now, NDF-related prior studies have been mainly focused on the NDF cost estimation, the cause and impact analysis of NDF in qualitative terms. And there have been no specific methodologies or examples of a working-level perspective to reduce NDF. The purpose of this study is to present a practical methodology for reducing NDF phenomena through data mining methods using quantitative data accumulated in the enterprise. In this study, we performed a cluster analysis using market defects and design-related variables of mobile devices. And then, by analyzing the characteristics of groups with high NDF ratios, we presented improvement directions in terms of design and after service policies. This is significant in solving NDF problems from a practical perspective in the company.

모바일 디바이스의 원인불명고장에 관한 비용 추정 (Mobile Device NDF(No Defect Found) Cost Estimation)

  • NDF (No Defect Found) is a phenomenon in which defects have been found in the manufacturing, operation and use of a product or facility, but phenomenon of defects is not reproduced in the subsequent investigation system or the cause of the defects cannot be identified. Recently, with the development of the fourth industrial revolution, convergence of hardware and software technologies in various fields is spreading to products such as aircraft, home appliances, and mobile devices, and the number of parts is increasing due to functional convergence. The application of such convergence technologies and the increase in the number of parts are major factors that lead to an increase in NDF phenomena. NDF phenomena have a significant negative impact on cost, reliability, and reliability for both manufacturers, service providers and operators. On the other hand, due to the nature of NDF phenomena such as difficult and intermittent cause identification and ambiguity in judgment, it is common to underestimate the cost of NDF or fail to take appropriate countermeasures in corporate management. Therefore, in this paper, we propose a methodology for estimating NDF costs by the PAF model which is a quality cost analysis model and ABC (Activity Based Costing) technique. The methodology of this study suggests a detailed procedure and the concept to accurately estimate the NDF costs, using ABC analysis, accounting system information, and IT system data. In addition case studies have validated the methodology. We think this could be a valid methodology to refer to when estimating the cost of other parts. And, it is meaningful to provide important judgment information in the decision-making process based on quality management and ultimately reduce NDF costs by visualizing them separately by major variable factors.

  • PL has been developed centering around England and America. Recently many countries are introducing PL system changing the world a single economic bloc based on the rapid development of Technology and Economy. This paper is studied with related literatures and theses, organizational consulting cases within the framework of the firm as the central operating bodies of PL system. In the past, Some papers about System Integration which was operated as a same Certificate System and enacted in a single organization, was studied and presented. But most of papers was a theoretical study related model and conception. In this situation Government supports PSMS of a single system at government expense to 100­200 companies for improving organizational confrontation ability of PL this year. This paper proposed a design and effect of Integration system model based on the analysis of ISO 9001:2000, KS, PSMS and ISO 14001. The integrated system has the following three distinctions. Firstly, KS is a national establishment, national leading certification and forcing standard. Secondly, ISO 9001:2000 and ISO 14001 are an international organization's establishment, non­official certification and optional standard. Finally, PSMS isn't a national law and forcing matter. And it isn't the concept of certification but the operational system by itself. Also if a lawsuit by defect is happened, it is very dangerous. This paper, which is integrated by four management systems and has many consulting cases, is the first in this department and is different from others. Also If people has the basic knowledge about management system, they can directly connect it to the organizational system according to this paper's guidance. It is very good result in this study because the law of PL is executed now.

상생형 스마트공장 도입기업과 미도입기업의 성과분석에 관한 연구 (A Study on Performance Analysis of Companies Adopting and Not Adopting Win-win Smart Factories)

  • A Smart factories are systems that enable quick response to customer demands, reduce defect rates, and maximize productivity. They have evolved from manual labor-intensive processes to automation and now to cyber-physical systems with the help of information and communication technology. However, many small and medium-sized enterprises (SMEs) are still unable to implement even the initial stages of smart factories due to various environmental and economic constraints. Additionally, there is a lack of awareness and understanding of the concept of smart factories. To address this issue, the Cooperation-based Smart Factory Construction Support Project was launched. This project is a differentiated support project that provides customized programs based on the size and level of the company. Research has been conducted to analyze the impact of this project on participating and non-participating companies. The study aims to determine the effectiveness of the support policy and suggest efficient measures for improvement. Furthermore, the research aims to provide direction for future support projects to enhance the manufacturing competitiveness of SMEs. Ultimately, the goal is to improve the overall manufacturing industry and drive innovation.

소상공인의 일터학습과 서비스품질간의 관계에 관한 연구: 직무만족의 매개효과 (A Study on the Relationship between Workplace Learning and Service Quality of Small-Enterprise: Mediating Effect of Job Satisfaction)

  • 본 연구는 기업연구에 유의한 영향을 미쳤던 일터학습에 관한 선행 연구사례를 배경으로 연구하게 되었다. 열약한 소상공인에게 일터학습의 참여기회를 간직하게 함으로써 문제점 해결과 보완 능력을 향상시키고 실천적 성장의 기회를 강화하기 위함이며, 교육, 정책 제도적 창치를 제안하기 위함이다. 따라서 소상공인의 일터학습, 직무만족, 서비스품질 간의 관계규명을 위해 선행연구를 배경으로 연구가설을 설정하였고 실증분석을 실시하였다. 203건의 설문 결과를 SPSS 18.0 프로그램으로 분석하였다. 분석결과 첫째. 일터학습은 직무만족에 부분적 정(+)의 영향을 미쳤다. 둘째. 일터학습은 서비스품질에 부분적 정(+)의 영향을 미쳤다. 셋째. 일터학습과 서비스품질 간의 관계에서 직무만족이 완전 매개 역할을 나타냈다. 이를 통해 일터학습의 하위요인 형식적 학습은 소상공인의 열약한 환경에 따라 외부교육 및 자체교육 그리고 체계화, 구조화 등 교육환경의 부제로 직무만족과 서비스품질에 영향을 미치지 못하는 것으로 연구되었다. 따라서 경영, 경제, 사회적 시각으로 소상공인의 열약한 환경을 그대로 드러내고 있음을 확인할 수 있었으며, 이러한 문제점 보완을 위해 정부기관 또는 지자체에 소상공인의 성장과 발전의 기회를 강화하기위한 교육, 정책, 제도적 장치를 제안할 수 있을 것이다. 이와 같은 연구결과가 유의하게 나왔음에도 불구하고 한계점은 있을 수 있다. 따라서 향후 다양한 표본으로 다양한 분야에서 추가 연구가 이루어 져야 할 것이며, 더 나아가 향상된 서비스품질 및 경영성과를 향상시킬 수 있는 학문적 실무적 관계에서도 연구가 이루어져야 할 것이다.
