The Purpose of this study is to analyze the investigation of consumer's consciousness for Han-Ok construction of community facilities in an apartment housing. The contents of this study were largely composed of two parts; First was about concept and type of 'New Han-Ok type' public building. Second was about consciousness for Han-Ok construction of community facilities in an apartment housing. The result to this study is as following: 1) the concept of 'New Han-Ok type' public building should not only be defined in terms of cultural property or Han-Ok experience facilities but daily life and practical community. 2) the consciousness for Han-Ok construction of community facilities in an apartment housing was recognized affirmatively more than 75.9%. 3) the strengths of 'New Han-Ok type' public building was as following: daycare centers & small libraries & management office-use of eco materials, senior centers-traditional maintenance, community center-ease of daylight and ventilation. 4) Weaknesses of 'New Han-Ok type' public building was as following: daycare centers-security problem, senior centers-inconvenience of space, community facilities-inconvenience of facilities, small libraries-lack of storage space, management office-inconvenience of moving line. The conscious research for 'New Han-Ok type' public building should succeed for vitalizing for Han-Ok.

This paper aims at analyzing the use REITs for improving housing welfare, especially focusing on affordable housing. To do this, firstly, current state and main problems of domestic housing welfare are analyzed, secondly, housing welfare system involving capital market and case study of affordable housing REITs in United State are examined. and thirdly, utilization schemes of REITs for improving affordable housing are analyzed. In the process of executing housing welfare, various systemic bases for attracting capital market are constructed. Under these systemic basis, affordable housing REITs such as Community Development Trust are operated. This scheme also can be applied in Korea. In the context, the structures of using management on commition REITs and the structure of using real estate fund are proposed.
Purpose of this study is to investigate influence on preference of cohousing (eg. intention to spread and intention to move in cohousing) according to sense of community, especially in housing life by married people residing in Seoul and its outskirts. Research method used for this study was a social survey. Respondents were 214 people by accidential sampling. The collected data were analyzed by SPSS 12.0 program using frequency, mean, average, T-test, one-way Anova, Duncan's Multiple Range test and Chi-square test. Findings of this study were as follows. Most respondents took part in interactive activities with colleagues from the same occupation. They Focused on the issues about health, leisure and hobby. The respondents mainly wanted to have interaction for changing recycling materials and education programs for children and juveniles. Degree of ideal relationships with neighbors, they think, were greeting and chatting as well as communication about issues on child-care, education for children, offense-prevention and safety. Although respondents were interested in community life and in interaction with their neighbors, they did not build up communal society due to lack of a sense of belonging in their living areas. While respondents showed positive response about preference of cohousing, there were difference between intention to spread of cohousing and intention to move in cohousing. As a result of this study, the stronger sense of community in housing life meant the more interests in thoughts to spread and to move in cohousing. Therefore, in order to increase sense of community in cohousing, the plan of various communication programs that enables frequent interaction among neighbors is needed. Also, in order to spread cohousing in Korea, promotion of cohousing community and cognitions about it are the most needed.
This study was conducted to derive useful predictive variations for the qualitative supply of homes to provide information to real estate venture businesses and other business owners in neighborhood amenities and significant basic information to housing suppliers and policy makers. For this purpose, a number of apartment dwellers in Seoul were surveyed to examine their housing satisfaction, difference in housing satisfaction according to variables, and any relevant correlations. In detail, 500 apartment dwellers in Seoul were surveyed from September 1, 2009 to September 20, 2009 to gather resources that were processed through SPSS 14.0 to find percentage of frequency, mean, standard deviations, t-test, ANOVA, and Duncan Multiple Ranger's Test. The following were the findings of this study: First, housing satisfaction of apartment dwellers in Seoul was above average with the highest satisfaction with neighborhood environment. Second, satisfaction with amenities was significantly affected by dweller-related variables. Gangnam dwellers were more satisfied with housing environment and community environment than Gangbuk dwellers. By age, people in 20s and 30s showed high satisfaction with housing environment. Satisfaction with community environment was high among 20s, 30s and 40s. Satisfaction with management conditions was high among 20s. Also, satisfaction was high when housing period was between 1 and 10 years. By size, dwellers in 40py or larger homes showed high satisfaction with housing environment and management conditions. Dwellers in 30py and 40py or larger homes were satisfied with community environment. By ownership, dwellers with ownership of their homes showed high satisfaction. Third, there was a significant difference in satisfaction with neighborhood and social environments according to dweller-related variables. By region, dwellers of Gangnam area showed high satisfaction with neighborhood environment. By age, people in 20s, 30s and 40s showed high satisfaction with neighborhood environment. Also, satisfaction with neighborhood environment was high when housing period was around 10 years. By size, dwellers in 30py and 40py or larger homes were satisfied with neighborhood and social environments. Fourth, there was a close correlation between satisfaction with housing environment and satisfaction with community environment, and between satisfaction with community environment and satisfaction with management conditions. Thus, most dwellers that were satisfied with one variable of housing environment showed high satisfaction with other variables.

The aims of this study was to identify the needs of a generation-integrated housing complex by respondents with different generations and propose the plans for this type of low-rise housing complex. Respondents were needed a housing unit with 31-40 pyung, three rooms, and two baths. Also, they wanted to live a housing complex with size of 50-100 housing units, providing community services such as green zone and rivulet, community programs and spaces, and residents gathering public spaces. The proposed plans showed three types of standard housing unit plans and three modified housing unit plans to accommodate the changing life cycle of the family.

As a new way of stabilizing the housing for the urban poor, the Korean government proposed 'Dagagu' Housing Purchase and Pubic Rental Program (DPPRP) and implemented a pilot program in 2004. The purpose of this study is to fine out whether DPPRP can be an alternative measure to solve the housing problems facing the urban poor. Physical aspects and community conditions of 'Dagagu' housing purchased by the government will be evaluated. The changes in the tenants' perception of the quality of housing after moving in the current dwellings will be studied. 46 households were temporarily selected, who moved in the purchased public rental housing in 5 districts (DPPRP pilot area). And among them, 32 households were designated as the final subjects, which could do the interview. The surveyors made door-to-door visits to tenant's houses and conducted in-depth interview by using a questionnaire The effects of 'Dagagu' Housing Purchase and Public Rental Program can be summarized according to housing environment aspects and economic aspects as follows: After moving in the public rental housing, the respondents saw improvements in overall housing environment and were satisfied with the current housing. According to a survey on the rental fee before and after moving in public rental housing, the rental fee of the latter has greatly declined. Given that the quality of previous housing is inferior to the current housing, the lessened rental burden is very meaningful.
The purpose of this study is to suggest the design guide-lines for the community center through the analysis of users' satisfaction on the community facilities and programs. This study was approached by using theoretical investigation, a field survey and a questionnaire survey. The field survey was analyzed the current situations by conducting a housing managers' interview and viewing a blueprint of the community center. The questionnaire survey was tested by examining five different apartment complexes of over 500 households in Gwang-ju, which were all built between 2005 and 2007, 268 users were interviewed for the questionnaire survey. After all the questionnaires were collected, the data was coded and analyzed using the SPSS 12.0 program. Statistics used from data analysis were frequencies, means, standard deviations, one-way ANOVA, t-test, and correlation analysis. To conclusion, the satisfaction and usage of community facilities and programs shows higher for the indoor exercise/sports; such as, yoga, golf, and health programs than others. There is no strong correlation between the location and layout of community facility in apartment complex. However, this study could be a reference data when planning a new community center where plans to have community facilities and programs to satisfy its future users.
Housing consumers prefer high-rise mixed-use apartments because of one-stop living style, and high quality of life. This study investigated the residents community with the residents who lived in the apartments and the future residents who will live in the apartments to investigate the usage of the public spaces and the influence of the space to form housing culture of residents family community. All data were taken from the response of two hundred forty three questionnaire to be gathered during 20th of June through 24th of August in 2003. Data were analyzed with percentages, means, t-test, and variance analysis using SPSS/PC+. Residents in four high-rise mixed-use apartments feels that the public space in the apartments were mainly provided by their convenience of the construction companies not for the residents. Physical conditions of public space in high-rise mixed-use apartments should be environmentally friendly housing space in which nature and human can be coexisted. It also should be high-tech system housing with which SOHO can be operated. And different custom-made spaces which the residents' needs can be satisfying should be provided. The public space should be recommended to be multi-purposed room because the space will be differentiated with the circumstances of the area, the residents' age differences, and the variety of the family's life style. Moreover, the various programs should be supplied to run the public space efficiently.

The purpose of this study is to provide the information of street planning for revitalization oft the community in urban detached housing area. This study was accomplished by observations and actual survey, and suggested several street planning methods; exclusion of the passing through car and control of the resident's car by one-way passage, protection of the parking area to inside individual lot by the ‘Break down Fence’ campaign in Daegu, and provide the common space for social contact and community According to this program, the public street space cant be changed into the semi-private space and the semi-public space as common territory.

By changing housing market, housing cultural center furnishes information, value added, image of housing. For publicity their unique house, construction companies provide not only concrete and substantial material but also sensible and capacity service through the community space of housing cultural center. The consumer's experience of housing cultural center have an effect on purchase power apartment. The image of enterprise is important to select commodities to consumers. Though main clients are women, housing cultural center has not space concept and aim to concern for them. According to begin women a group of consumers, they have purchasing power in family.
