The Evaluation of the Proposal for Condominium Housing Remodeling in National Housing Scale($85m^2$) (국민주택 규모의 공동주택 리모델링 계획안의 평가)

  • This study illustrates a prototype proposal and its evaluation for the development of floor plans in the condominium housing remodeling. For this I evaluated the survey of the residents of the 'K' town in Joonge-dong, Nowon-gu, Seoul, against the proposal which was developed based on the resident's pre-survey. The result includes that the residents' preference for community actions such as the removal of fences which are reviewed as negative, whereas the introduction of a fitness center and community facilities in the library are reviewed as positive. The residents preferred the open space by the piloti structure, although which is the wall column structure, where they anticipated a rest area, sports facilities, and bicycle drop-off spots. The sidewall proposal in the main building and the full use of the roof floor were underestimated in terms of design concept. The research also illustrated the residents' desired space planning options, those tending to use of space 'B type', personalization 'C type' and spatial size 'A type'. Residents responded positively to the introduction of the 'Alpha' space in which two households share one space that could be used for multiple purposes such as a rest area, an environment-friendly garden, and hobby room, etc, and also there is another possibility it plays an important role to the sociality in community.

  • The purpose of this thesis is to derive the demand expediting measures of the garden-housing site suitable to the Pusan metropolitan region through understanding the characteristics of the preference based on the investigation of the demand. From the empirical study of the thesis, we developed the following demand expediting strategies of the garden-housing site. First, the development concept should be focused on the market demand and community building. Second, the garden-housing site has to be developed near the existing urban areas and the site must have the convenient facilities and infrastructures. Third, community building concept should be applied in the site design.

  • This study started with the aim of creating a parenting environment for raising children as a solution to the problem of low fertility. Communal housing is a type of housing where professional childcare environment and lives of family with children can be achieved in community space. It is an environment that supports the development of the child and life of family. However, there is no guidance system for planning such an environment. Therefore, this study aims to develop a pattern language for communal housing of families with children. The research method comes in two steps. First, the documents that provided pattern language and design guidelines about the environment of child and families with children were analyzed. Second, experts specialized in child education, women and family, environmental design were interviewed. As a result of analysis of characteristics of derived pattern language, convenience, safe feeling, comfortability in residential unit, movement, safe feeling, convenience in intermediate space convenience, safe feeling, control in community space were high. The pattern language of this study grafted the items that have proven to be important over a long period of time and the environmental design concepts for families with children in the community space. So it enabled differentiation from existing pattern language or design guidelines.

An Exploratory Study on Role of Community in Supply System of Housing Welfare Service (주거복지 전달체계에서 커뮤니티의 역할에 대한 탐색적 연구)

  • The paradigm of the housing policy has been transformed from housing supply to housing welfare, from the policy of housing quantity expansion to the policy of customized housing welfare. The Housing Act was newly enacted to realize the new paradigm of the housing policy. The Act establishes the role of the Housing Welfare Centers in the housing welfare delivery system, but they have some difficulties in doing their role because of limited amount of centers and their manpower. The desirable and efficient model of housing welfare delivery system, therefore, is that the demand of housing welfare is discovered on local base, and that demanders can be provided housing welfare service connected to local governments or neighborhood housing welfare centers. To do so local communities should be established and activated, and the needs of housing welfare service also be discovered. This study is a exploratory one on communities' role in housing welfare delivery system in spite of some limitations based on existing theories and studies, and is significant as a new trial.

A Study on Development of the Job Components and Competency Indicators for Apartment Community Specialist (아파트 커뮤니티전문가의 직무와 역량 지표 개발 연구)

  • The purpose of this study is to develop components of task and competency indicators for apartment community specialist who supports for community activations. The research process consists of three parts. Firstly, the direction of developing competency indicator set up by literature review related community, job components, and competency indicators. Second, analysing of job and competency indicators were developed and revised through focus group interview (FGI), and questionnaire survey on 6 experts in community area. Third, questionnaire survey from 20 community specialists in seoul was performed in order to analyze the importance of the competency components. As a result of this research, selected competency indicators were settled as followed : the competency indicators for apartment community specialist consisted of 3 competency clusters, 14 competency factors, 48 competency indicators. Community specialist recognized attitude and personal trait as the most important competency clusters, and understanding of community, interpersonal relations and communication skill, and vocational ethics and social responsibility as important factors in the competency indicators. The results of this study will used as tool for evaluating the job and competency of apartment community specialist, establishing professional identity of apartment community specialist, and providing an importance knowledge base for developing educational curriculum for them.

Adaptive Reuse for Elderly Housing and Residents' Satisfaction (노인주거를 위한 건물의 재사용과 거주자의 만족도)

  • The adaptive reuse of older buildings to housing for the elderly persons is a relatively new but growing phenomenon in the Western Societies. With regard to many tangible and intangible benefits, adaptive reuse can be a way to help older persons who choose "aging-in-place" in the "long-term" community. The exploratory case study indentifies changes in the stisfaction level of residents after relocation to an adaptive reuse elderly apartment in a rural community in the U.S. Data were collected using personal interviews with 17 pre-occupancy and 16 post-occupancy respondents. Findings described characteristics of respondents and dwelling, neighborhood, and overall satisfaction level changes. This exploratory study, one of few studies about adaptive reuse for housing for the elderly, suggests implications for futher studies.

Sources of Residential Satisfaction of the Apartment Households in Seoul : A Contextual Analysis (서울 아파트 가구의 주거만족도의 원천에 관한 연구 -중심지와 외곽지 고충과 저층단지의 비교를 중심으로-)

  • ^x Residential satisfaction by apartment housing type and by location was examined in Seoul Korea for a sample of 303 housewives disaggregated into four housing subgroups. These group differ in their personal characteristic by housing type and location. They showed significant differences in their levels of satisfaction and in their perception and evaluation of several community, neighborhood and housing unit attributes. A regression model of satisfaction for entire sample explain about 45% of the variation, but this conceals the compositional and the contextual differences between groups. Seperate regression for the four groups explain an average of 63% of the variation in residential satisfaction. Residents of high-rise and low-rise apartments both of center and periphery location differ significantly both from each other. Results show that certain dwelling, neighborhood and community context elicit dissatisfaction across the full sample. The objective contextual factor of housing type prove significant in most compositional subsamples, indicating that sources of residential satisfaction are not same in everywhere.

  • The new paradigm of urban regeneration, would promote the comprehensive communal view. Therefore, the community role has become an important and necessary for regeneration of communities. It is necessary for urban regeneration which should be matched with the regional characteristics, to develop an evaluation framework that can objectively and accurately diagnose the status of community; so it can be an integrated prescription. A new alternative, asset-based approach may be an alternative to build the community based on opportunities and strengths, which focuses on community inside and things that community have. In this study, a community asset is defined as the tangible and intangible components in the community. A community asset evaluation system is developed through the content analysis related to previous studies of several researchers who investigated the asset-based approaches. Community assets are classified into seven types: human, social, cultural, natural, physical, economic, and political property. Each type is classified into components and establish as a framework with 3 levels in order to set the indicators which can be measured concretely.
