공공임대주택 커뮤니티공간 실용화를 위한 제도개선과 그 효과 고찰 (A Study of Institutional Improvement and Its Effects about Practical Use of Community Space in Public Rental Housing Complex)

  • According to "The regulations regarding the residential construction standards", residents' common spaces are restricted by the standards on building facilities. In a typical apartment complex, residents' communal facilities are represented by a children's playground, a elderly social station, and a management office. However, these residents' communal facilities do not reflect residents' composition characteristics. Multidisciplinary research and experimentation to enable the community of housing complex are being actively conducted. In these situation, we observed institutional improvement about installing standard of community space, and analysed the tendency. The purpose of this study is to propose practical institutions to review the institutional improvement. We conducted a case study where was renovated the community space according to the new standard. As a results, the installing standard of the community space has changed in the direction to increase the autonomy of resident. These results raise the practical performance of the community space, and it has the effect of increasing the satisfaction of the residential environment. The results of this study suggest an alternative to the institutional aspects and planning aspects for community activation in housing complex.

  • Apartment, which have become the major housing style in Korea, have contributed to the development of housing culture as well as achieved a growth in volume. However, the demands and characteristics of residents have not been reflected in the apartment, because it has been developed only for a growth in volume. In this society, housing unit was the first consideration rather than common space. Therefore, a required resident-centered common space is the domestic housing market's necessity. Under this circumstance, this study investigated previous studies on interior design guidelines for common space were analyzed using Murtha and Lee's user benefit criteria which emphasizes humanity. In-depth content analysis was employed in this study. The result showed that four categories of the model were related toward more user-centered residential environment-behavioral facilitation, physiological maintenance, perceptual maintenance, and social facilitation.

아파트 거주자의 실 구성 요구에 관한 사례연구 (A Case Study of the Space Needs of Apartment Residents)

  • Since the late 20th century, construction companies have developed different brands of apartments while keeping the LOHAS, well-being, ubiquitous, and one-stop-living concepts in mind. From this point of view, this study intends to define the diverse space planning needs of apartment residents. The purpose of this study is to suggest optimum guidelines regarding the subject of space requirements and planning by conducting in-depth interviews of residents whose apartment floor size is between $66m^2$ (20 Pyong) and $165m^2$ (50 Pyong) and whose apartment is less than 5 years old. The major findings were as follows: (1) The shortage of storage space in different types of apartment housing units was found to be a chronic problem. Thus, closet sizes mustbe increased. (2) The size of the master bedroom needs to be decreased, whereas the size of the kitchen and dining room as well as the size of the second and/or third bedroom must be increased. More space is required in common areas occupied by the family and larger closets are needed. Less space is required for the master bedroom.

공동주택 주동출입구의 인터랙션 디자인 적용가능성 (Applicability of Interaction Design at Main Entrance in Apartment House)

  • Designing of the apartment house in present has been contributing to private unit reflected demands and characteristics of residents. However, common space hasn't been designed in various ways compared to unit. Though the main entrance is place to link inner space and out space, to make resident identity and to communicate with neighbors, It has been produced the same type. The space design in 21st century is focusing on contents of space with the development of techniques, and we need to find applicability of new design related to digital technology in apartment house. The purpose of this study is to find applicability of interaction design at main entrance in apartment house for improvement functions of entrance. The results of this study were as follows; The main entrance is possible more active place through the interaction design that would be satisfied with residents needs and functions.

마을길에 따른 공유공간과 경관형성에 관한 연구 (A Study on Common Spaces and Building Landscape with Sharing according to Village Lane Pattern)

  • The purpose of this study is to know how to make common space, find a type of it, and build a village landscape with it in countryside. There are five types of village including suburban according to typological locality in rural area. Each of them have remarkable common spaces that are combined with community identity and usage. They usually are located along with the street and lane of the village. Most of the villages I surveyed have common places for residents to rest, share, and meet together. Representatively, pavilion with symbolic tree we call Jeonja is very popular place to them, and village people also require public parking or pocket park in their modern life. I researched common places in ten communities in rural area so that I can suggest a way of community design through them. According to this research, there are three results. First, the common space of the village is placed to motivate emotional and attractive community design in the village. Second, the common space has an identity and landscape architectural relationship to build sustainable community. Third, countries' streets that I surveyed have four types, which are liner, tree, loop, and radiate patterns of lane. In line with those types, each one makes different and historical community landscape.

농촌노인의 복지향상을 위한 마을회관의 공간활용방안(2) - 마을회관 대안에 대한 노인의 평가 - (Efficient Usage Plan of Village Community Center for the Welfare of the Elderly in Rural Areas - Evaluation of the Alternatives of Village Community Center by Elderly Residents -)

  • The study was intended to suggest the design alternatives and guidelines of village community center as a common living space for the elderly in rural area. First, two design alternatives were derived from the previous research which examined the conditions and old persons' needs of village community center. Then, the design guidelines were proposed on the basis of the previous research and the elderly's evaluation for those two alternatives. The subjects were 85 old residents who were more than 60 years old and lived in rural area in Gyungnam. The interview was carried out using a questionnaire, models, and isometrics of two alternatives. The subjects evaluated positively both of two alternatives. The design guidelines of village community center were derived as follows: Both of two alternatives can be used as a model of village community center. The dining and living space in the center should be opened and large. Both of indoor and outdoor toilet should be arranged in village community center. Also, each toilet for man and woman should be separated.

Residents' Participation and Common Activities in an Intentional Community: The Case of the Mindlre Community

  • A new movement in forming community villages for better living standards is becoming popular. In order to sustain a proper community, it is essential to design proper community programs and facilities, which can encourage the proactive participation of residents. In this study, detailed aspects of the Mindlre (Dandelion) community (including formation process and management of the village) are investigated. The Mindlre community is a successful community village in Korea concerned with residents' participation and community activities. The community is located in Sancheong, Gyungsangnamdo province in Korea. The study methods are references, field trips, and interviews with residents. Six areas were surveyed and investigated: the physical environment of the Mindlre community and eco-friendly elements, respondents' background and the motivation to join, residents composition, residents' participation in the formation process of the community, self-management systems and common activities, and residents's life satisfaction. The mindlre Community was founded on Christian religions faith. The primary idea of this village was building a new hope for rural areas without discrimination. The size of the village was expanded with housing for teachers and students who were linked with the Mindlre School (substitution school). When the community was founded, existing shapes of the village were preserved. The village was physically renovated based on the original environment, in addition nature friendly materials and methods were used. The residents were proactively involved in the community through regular meetings, self-regulation, and community worship. Although the survey results should that most residents were highly satisfied with living standards, there seemed to be no clear division between community facilities and private houses. A systematic and detailed space planning technique was required. In addition, various community facilities are required due to the expansion of the community.

Preferences for High-rise Mixed Use Buildings (HMUBs) for Living Space in Later Life Among Urban Residents

  • The purpose of this research was to find out the preferences in HMUBs for living space in respondents' later life. For this purpose, this research was conducted by social survey research using a questionnaire for those who lived in an urban area around Seoul. The data was collected from November to December, 2005. The results of this research were as follows. Firstly, respondents agreed with living in high rise mixed use buildings in their later life because of convenience. Willingness to move into HMUBs was positive. Concerning preferred physical features, residents preferred living in either lower floors or higher floors because of safety or fine views. Regarding the usage of common space and facilities, they wanted to use them with other generations and preferred 2 bedroom type unit located in a suburban area. Secondly, the preference for living in a HMUB in later life was higher in women respondents than in men. Thirdly, the preference for living in a HMUB in later life was higher in upper floors than lower floors according to property and asset value. As a conclusion, the development of HMUB housing for older people has a bright prospect for urban residents in Korea.

주민참여에 의한 농촌지역 친수공간 유지관리활동 사례분석 - 일본 농촌지역을 사례로 - (A Case Study on the Maintenance Activities of the Naturally Favorable Water Space Through the Participation of Residents - A case of Japanese rural areas -)

  • The purpose of this study is to verify the result of the previous studies and to clarify the types and activation factors of maintenance activities of the naturally favorable water space through the participation of residents in rural areas, through a further survey of the area proposed as a program in the existing study review and previous study related to the participation of residents. The survey was conducted through the survey of 1,242 households and 1,335 persons intended for Japanese rural areas. The study result is summarized as follows. The types of the maintenance activities in the areas intended for the survey have been classified into 'rural type' and 'combination type' through the analysis results by the references like the comparison analysis, job percentage and main utilization purpose of facilities for each type of maintenance and operation activities. In case of the 'rural type' area, residents were doing maintenance activities centered on the group activities rather than personal maintenance activities. Also, the activities of maintenance & operation group members were more active than non-members, and the water-friendly utilization to the facilities was not directly affecting the maintenance activities of residents. In case of the 'combinational type' area, there was no common characteristic according to each area, and the participation percentage in the maintenance activities was low compared with the 'rural type' area. According to the analysis result based on the participation degree of personal maintenance activities, the repair of facilities as a naturally favorable water space, implementation of projects reflecting the opinions of residents, educational programs conducted in order to motivate the participation of residents, etc. have been analyzed as the factors affecting the activation of maintenance activities of residents. Through the above results, for continuous maintenance activities to be made with residents as a main body in the future, it is necessary to support maintenance groups on an administrative level and procure experts for the production and operation of programs that can increase the participation percentage of residents.

공동주택 커뮤니티활성화를 위한 사회적 환경 구축 (Establishment of the Social Environment to Active Communities in Apartment Housing)

  • The purpose of this study is to suggest a social environment to active communities in apartment housing, on the basis of the residents' different social environments of two apartment complexes having their own respective community spaces. A questionnaire was responded by 434 housewives residing in the two apartment complexes which have their own respective space usage and programs in the community spaces larger than is legally specified. The questionnaire comprised items such as neighborhood consciousness, social intercourse, needs of community program diversity. The frequency analysis, the t-test, ANOVA, chi-square analysis were used for the comparison of characteristics of the two apartment complexes. The results of the social environment are as follows. The neighborhood consciousness, social intercourse of residents, and their attitude for participation in the common activities differed according to the residents' socio-demographic characteristics (age, education, number of family, average household income), complex distinctions (presence of clubs, community spaces, and community programs), and the attitude of constructors to foster it. Residents' participation rate and their participation intention showed positive correlation.
