  • 건축물의 초고층화, 복합화, 비정형 및 생산성 증대, 지속가능성 등의 해소방안으로 BIM(Building Information Modeling)에 대한 관심도가 증가되었고, 국내에서도 BIM에 대한 관심이 높아져 건설관련업계에는 하루가 다르게 BIM 확산이 진행되고 있다. 따라서, BIM의 정의와 특징을 파악하고 국내와 해외의 사례를 검토하여 BIM의 성공적인 도입 방안에 대한 내용을 본 논문에서 분석하고자 하며, 아울러, 국내 BIM적용 사례를 비교분석 함으로써 국내 BIM적용의 문제점과 해결 방안을 모색하고자 한다.

  • Because of the development of advanced construction technology, the inner environments of building become more and more complicated, which may result in many problems. The administer may forget where they put up the certain picture, and search for it all over the building, or they underestimate the number of the visitors, and find the situation is out of control, while the pedestrian may get lost, and after making their efforts, they found they turned back to the origin point again. So it is very necessary to establish an indoor spatial database. On one hand, it is able to assist administrator to manage the property and human flow inside the building, on the other hand it could help the pedestrian find the way easily especially when they are not familiar with the building or there is an emergency. This paper focused on how to create the indoor spatial database including both static database and moving objects database. The static database is built on the basis of 3D building models, and the moving objects database gets information from many kinds of cameras and sensors installed in the building. And at the same time the paper discussed the practical use of indoor spatial database mainly in three aspects including consistency management, building restructure, and pedestrian navigation.

  • The proportion of old buildings over 30 years old increased from 29.0% in 2005 to 37.8% in 2019. These old buildings were created during the absence of building-related safety standards such as fire safety performance. In the process of use, illegal changes and extensions were made, making them more vulnerable to safety. In the 1st Basic Plan for Fire Safety Policy, among the 12-Key Tasks, one is to ensure the safety of residential living spaces. Fire safety investigations are being conducted to prevent large-scale disasters such as multi-use buildings, but no investigation has been conducted at the regional district level where small-scale old buildings are concentrated. Therefore, in order to derive fire risk factors in the old building district where old buildings are concentrated, the composition characteristics of the buildings were first analyzed.

오피스텔의 생활형 숙박업 용도변경 활성화를 위한 제도적 개선방안 연구 (Legal Institutional Improvement Measures for Revitalization of Change in Building use Officetel to Lifestyle Lodging Industry)

  • 본 연구는 오피스텔의 생활형 숙박업으로의 용도전환을 활성화하기 위해서 어떠한 제도적 개선방안이 필요한지 연구하였다. 연구방법으로는 첫째, 오피스텔의 생활형 숙박업 용도 전환 저해요소를 정립하였다. 둘째, AHP방식을 이용하여 향후 오피스텔을 생활형 숙박업으로 용도 전환하는 것을 활성화할 목적에서 제도적 혹은 운영적 측면에서 개선이 시급한 중요도를 분석하였다. 분석결과, 오피스텔의 생활형숙박업 용도변경 저해요인으로 4개 항목 13개의 세부지표가 도출되었다. AHP 결과, '기존 분양계약자 100% 동의 요건'이 1위, '용도지역지구 중 상업/준주거지역' 2위, '전문 위탁운영업체 부족' 3위, '상대정화구역' 4위, '복잡한 인허가 절차로 용도변경 지연' 5위, '위탁운영사 운영 리스크' 6위, '시설물 관리 부담' 7위, '관련 제도 홍보부족' 8위, '건축법 내 생활형 숙박시설 개념 미비' 9위, '주차장, 하수도, 소방시설 등 기본 건축 요건' 10위, '환기시설 설치' 11위, '객실별 욕실 또는 샤워실 설치' 12위, '취사시설 설치' 13위로 나타났다.

  • 최근에는 주 5일 근무제도, 공기단축형 입찰제도의 도입, 후분양제도의 도입 등의 제도적 변화로 건설공사의 성공적 수행에 중대한 영향을 미치는 공사기간에 대한 관심이 증대되고 있다. 또한 건설시장의 축소와 최저가 입찰제도하에서 건설수주 경쟁은 더욱 치열해짐에 따라 적정 공사기간의 산정과 예측은 매우 중요하다. 이러한 공사기간에 대한 중요성을 인지하고 공사기간을 비교 분석하거나 예측하고자 하는 연구들이 진행되었다. 국내에서 공사기간의 비교연구는 공동주택과 사무소 건축에 국한되었고 국외에서는 통계적 분석과 시뮬레이션을 통한 공사기간의 예측에 대한 연구가 많이 수행된 반면, 건물에 대한 수요의 변화로 발생된 주상복합건물과 오피스텔건물에 대한 공사기간의 실제 사례비교에 대한 연구는 거의 없다. 이에 본 연구는 국내 건설사들의 주상복합 및 오피스텔 건물의 실적공기와 가상사례를 활용하여 공사기간을 비교 분석한 후 공기 경쟁력 확보를 위한 공사단계 별 대응현황을 분석하는 것을 목적으로 한다.

비용구조분석에 의한 건축단계별 공사비용 절감방법 (The Cost Saving Method on Each Building Phase by Analyzing the Cost Structure)

  • Building costs means capital costs which include cost of land, costs of acquiring and preparing the site, construction costs, professional fees, furnishings, cost of financing the project. and cost of management required to run and maintenance the building for use. There are several phases that determine the building costs : design phase, construction phase, and operation & maintenance phase. So, the cost of work could be set against the examining the full range of complexities that a building program might contain. To solve this problem, it needs to compute building cost systematically. This is still in the development stage, awaiting the organization of rational cost data base. The method of cost saving by cost control could be constituted by detailed knowledge of building costs for all possible combinations of components and subsystems that can be assembled into integration model of cost factor on each phase of project development. The model of cost saving in each building phase is available for procedures of cost control of building systems.

새로운 패러다임으로서의 플로팅 건축에 대한 연구 (A Study on the Floating Building as a New Paradigm of Architecture)

  • According to climate change, deficiency of usable land, large water portion of the Earth surface, and improvement of income level, floating architecture is emerging as a strong & attractive alternative. The aim of this study is to suggest some related applying ways for new building projects around waterside. New paradigm of architecture can be described as a new model and/or system of architecture with new concept and Zeitgeist like sustainability and green building. Floating building is already a new paradigm of architecture comparing with the preconception of building only on the land and current building regulations. New paradigm features from the sample projects can be summarized as new concepts of building, application of various renewable energy resources(water, solar, wind), modular construction, use of local raw material, dual purpose usage, long term and relocatable usage, and special building materials for green building.

  • Current trend on sustainable tall building shows significant efforts on the integrated design approaches for the performative design to achieve efficient building for the energy, structural and materials. The design of tall buildings should take into consideration of environmental impact and economic benefits from sustainable approaches to ensure low energy consumption and CO2 emissions. Designing sustainable tall building require concerns and comprehensive understanding of sustainable building technology, sustainable rating system and supporting incentive policy. The research has been conducted on available rating system and the incentive policy for sustainable building design methodology through cases studies for this study. In the paper, author tried to emphasis the role of the incentive policy for the sustainable building and provides survey of the impact on rating, adaptable use of sustainable building technology on the current practice of tall building design.

  • This paper introduces histogramic in-motion mapping for real-time map building with the Eyebot in motion. A histogram grid used in HIMM is updated through three PSD sensors. HIMM makes it possible to make fast map-building and avoid obstacles in real-time. Fast map-building allows the robot to immediately use the mapped information in real-time obstacle-avoidance algorithms. HIMM has been tested on the Eyebot. The Eyebot sends PSD data to computer and computer builds a 3D-Map based on PSD data.

  • This paper presents a case-building algorithm which can control the design variables of which some variables are designated as the input (known) variables and the remainders are defined as the output (unknown) variables. The case-building algorithm can enhance the design ability by categorizing design case automatically. Common CAD programs for analysis and design of machine elements use a case-selection technique where a programmer set initially a few of design cases and users can only choose one of given cases. This paper also demonstrates the case-building algorithm by applying into CAD programs for power-screw design.
