Differences in Retirement Preparation and Asset Type in the Elderly Life of Employees in Their Forties and Fifties (40-50대 직장인의 노후준비와 자산보유 유형)

  • This study investigates the differences in retirement preparation and asset type in the elderly life of employees in their forties and fifties. Retirement preparation showed a score of 3.30, and the emotional preparation dimension of retirement preparations showed a slightly higher score. The retention of guarantee assets(insurance and, national pension) scored higher than other types of assets. There was a high correlation between economic preparation and the type of asset retention. According to the hierarchical regression analysis, economic preparation, monthly income, home ownership, and the education level had significant effects on assets retention, and the explanatory power of these independent variables was 39.7%.

  • This study aims at establishing the decision-making support system for the highway assets, long-term performance presumption and evaluation of asset value, which are appropriate for Korea, and proposing the methods of the optimal engineering method and the timing decision for the preventive maintenance through the project evaluation, the optimization method and life-cycle analysis related to the highways. In order to supplement the current problem of the near-sighted budget management system, which chooses the maintenance place of the highway, depending on the level of the budget with fixed amount, the long-term required budget prediction system and the economy principle were introduced, so that the pavement agency can predict the level of the required budget, and it was aimed to develop the pavement asset evaluation system to maintain the performance of the highway with the minimum of the cost. In the use of the highway pavement asset evaluation system, to maintain the appropriate level of the pavement evaluation index, when the budget was efficiently established in the reference of the required maintenance budget for the chosen section of the highway in the year concerned, it was possible to analyze the most rational pavement maintenance budget. With this result, it is estimated to prevent the unnecessary waste of budget in advance, and through the development of the decision-making system for the long-term performance presumption and the asset value estimation of the pavement, it is expected to able to analyze the previous evaluation of the project related to the highway and the feasibility of introduction.

  • The function failure of present major facilities is likely to lead to failure of related systems and/or whole facilities, increasing the necessity for protection of infrastructures, main structures, and major industrial facilities. In addition, safe and efficient management for urban infrastructure (waterworks and sewerage facilities, electricity, telecommunications, roads, etc) installed in the basement or on large cities grounds at various public areas is required. Recently in response to this demand, efforts for vitalizing asset management are being made such as enacting related laws and developing asset management system in the U.S., Australia, Europe and other advanced countries with the concept for a new maintenance. In our county, identifying maintenance system problems such as aging and rapid increasing of existing infrastructures and decision-making about updating maintenance is required for systematic and organizational maintenance. In this study, by comparing and observing the LOS(Level of Service) of each countries' waterworks and risk-based LOS, we suggest the direction of future urban water infrastructure management systems for more effective management.

An Approach to Developing Domain Architecture Based on Variability Analysis in Software Product Line (소프트웨어 프로덕트 라인에서 가변성 분석을 통한 도메인 아키텍처 개발 방법)

  • When the decision to initiate a software product line has been taken, the first step is the domain analysis describing the variability in the requirements, the second important step is the definition of a domain architecture that captures the overall structure of a series of closely related products. A domain architecture can be a core asset in product line by describing the commonalities and variabilities of the products contained in the software product line. The variabilities, which are identified at each phase of the core assets development, are diverse in the level of abstraction. Therefore, it is important to clearly define, systematically identify, and explicitly represent variability at the architectural level. However, it is difficult to identify and represent the variability which should be considered at the architecture level, because these may be appeared in architecture elements and in architecture configuration. In this paper, we suggest a method of developing domain architecture as a core asset in product line where commonality and variability are explicitly considered. First of all, we will describe a domain architecture metamodel that can explicitly define commonality and variability concepts by extending the Object Management Group's ($OMG^{TM}$ Reusable Asset Specification eRAS) model. Using the domain architecture metamodel, architecture elements are defined and the variations that can be identified at the architecture level are classified into two types in according th abstract level. Additionally, we describe a domain architecture where commonality and variability are explicitly considered on basis of this metamodel.

Basic Study on Bridge Asset Management Framework and LOS for Efficient Downtown Bridge Maintenance (효율적인 도심지 교량관리를 위한 교량자산관리 체계 및 서비스수준(LOS) 개발을 위한 기초연구)

  • Bridges, which constitute one of the key facilities in a social infrastructure, are easily accessed and used by users, so that keeping their performance above a certain level is essential. According to various cases in the U.S., Japan and Europe with a long construction history, it is expected that the maintenance cost of bridges in Korea will increase continuously in the future, so a rational decision making system based on engineering factors is necessary to optimize the performance of and maintain them by allocating the limited budget efficiently. This study is a preliminary basic study for the purpose of developing a common asset management system for managing all of the bridges and maintaining the level of service provided by them. The scope of this preliminary study is limited to bridges in urban areas. The bridge asset management system for bridges in urban areas, their level of service (LOS) and performance measure (PM) were developed by carrying out a workshop consisting of both experts and stakeholders. The analysis on the weights of the value and performance measure for each performance indicator was carried out by using the multi-attribute utility theory and the AHP method. In order to confirm the application of the weight of the performance measure and value of the performance indicator, six bridges in an example city were selected, LOS analysis was applied and its results were reviewed.

Mapping Poverty Distribution of Urban Area using VIIRS Nighttime Light Satellite Imageries in D.I Yogyakarta, Indonesia

  • Purpose: This study aims to map the spatial distribution of poverty using nighttime light satellite images as a proxy indicator of economic activities and infrastructure distribution in D.I Yogyakarta, Indonesia. Research design, data, and methodology: This study uses official poverty statistics (National Socio-economic Survey (SUSENAS) and Poverty Database 2015) to compare satellite imagery's ability to identify poor urban areas in D.I Yogyakarta. National Socioeconomic Survey (SUSENAS), as poverty statistics at the macro level, uses expenditure to determine the poor in a region. Poverty Database 2015 (BDT 2015), as poverty statistics at the micro-level, uses asset ownership to determine the poor population in an area. Pearson correlation is used to identify the correlation among variables and construct a Support Vector Regression (SVR) model to estimate the poverty level at a granular level of 1 km x 1 km. Results: It is found that macro poverty level and moderate annual nighttime light intensity have a Pearson correlation of 74 percent. It is more significant than micro poverty, with the Pearson correlation being 49 percent in 2015. The SVR prediction model can achieve the root mean squared error (RMSE) of up to 8.48 percent on SUSENAS 2020 poverty data.Conclusion: Nighttime light satellite imagery data has potential benefits as alternative data to support regional poverty mapping, especially in urban areas. Using satellite imagery data is better at predicting regional poverty based on expenditure than asset ownership at the micro-level. Light intensity at night can better describe the use of electricity consumption for economic activities at night, which is captured in spending on electricity financing compared to asset ownership.

Analysis of profitability and its affecting factors in restaurant franchise firms (외식 프랜차이즈 기업의 수익성과 영향 요인 분석)

  • The purposes of this study were to analyze the profitability of audited restaurant franchise firms and to investigate the financial variables affecting profitability. This study decomposed profit variation into the three main factors comprising the Du Pont Identity (operating efficiency, asset use efficiency and financial leverage). The operating efficiency of restaurant franchise firms was on the rise until 2004, but dropped dramatically in 2005. Especially, the profit margin dropped from 13.46% in 2004 to 6.54% in 2005. The asset use efficiency has been decreasing since 2003. The total asset turnover ratio, which can be indicative of over-investment, dropped from 1.55 in 2003 to 1.50 in 2005. The financial leverage remained stable after 2002. There were major differences in debt accumulation among the firms, and the current level of debt was thought to be higher in the restaurant industry than in other industries. Based on the results of a multiple regression analysis, we concluded that the factors affecting ROE were the debt-equity ratio, total asset turnover and the size of the firm. The debt-equity ratio and total asset turnover had a significantly positive effect on ROE, while the firm size had a significantly negative effect on ROE. However, the current ratio and sales growth rate were not significant. The finding that firm size and profitability were negatively related implied that restaurant franchise firms should pursue qualitative growth rather than quantitative growth. There was no major difference in profitability between domestic brands and foreign brands. However, the domestic brand was more efficient in terms of asset usage than the foreign brand.

  • Recent studies on development of level of service (LoS) for separated sewer pipe have simply shown high-level of LoS from the perspective of users and financial/social/economical factors, which results in poor connectivity to real maintenance work. The objective of this study is to develope the evaluation indicators of level of service in the manner of function by analyzing the separated sewer pipes with FAST, function analysis systems technique, used in value engineering. The evaluation indicators suggested in this study include all the functions of separated sewer pipes and show an advantage of focused function maintenance. Moreover, developed indicators help to manage archival history and to perform asset management effectively.

The Middle-Old Aged Empty Nest Households' Debts Holding and Financial Status: Considering the Level of Income and Assets (중고령자 빈둥우리가계의 부채보유여부와 가계 재무상태: 소득과 자산 수준을 고려하여)

  • This research was conducted for the analysis the middle-old aged empty nest households' debt holdings and their financial status(emergency fund index, liquidity index, debt burden index) considering the level of income and assets. In order to accomplish this study, we made use of the KReIS third beta-version data. The results of the analysis were as follows. First, in all income asset groups there were more non-debts holding houses compared to debt holding houses. Moreover in debts holding houses, compared to other groups high income high assets groups were more. Second, the households that possessed more assets, had more debts. Third, the financial status of the households holding debts were more vulnerable compared to households that had no debts. Moreover, all income asset groups' emergency fund index were low. Households having no debts possessed low real assets and so the liquidity index was higher in holding debts households. In holding debts households, debt burden index was high. And especially these houses suffered from high debt burden when their income and asset were low.

Development of Framework for Asset Management of Public Building (공공건축물의 자산관리 프레임워크 개발)

  • The budget for public buildings is expected to increase to their maintenance, and the systematic maintenance and sufficient budget are recognized as the important factors for building maintenance. In Korea, buildings are not systematically maintained due to the lack of manpower, expertise and basis of maintenance budget estimates. Compared with Australia where the facility maintenance is optimized through asset management, Korea has only passive maintenance systems that focus on regulations. The introduction of the systematic asset management is required to ensure the advanced building maintenance in Korea. In this study, the asset management processes for social infrastructure facilities in and out of Korea were analyzed, and the asset management framework for public buildings were established. The asset management procedure consisted of ordinary asset management procedure, selective asset value assessment. The framework in this study was developed focusing on the asset management task for public buildings and presented the detailed contents of each step. The application of this framework to the actual work will enable the systematic management of building's value and performance, and the efficient appropriation of the maintenance budget.
