집합주택단지 내 근린생활시설과 주동 복합건축물의 특성 (The Characteristics of the Apartment Buildings with Commercial Facilities in Urban Housing Blocks)

  • The objectives of this article are to grasp the characteristics of the apartment buildings with commercial facilities through various case studies and to present alternative measures in planning method to the issue of division of space function. To present the alternative planning method on apartment buildings with commercial facilities in urban housing blocks, 34 cases completed in 1990's were chosen in Seoul area. Substantial methods such as field research, close observation and interviews were carried out to analyze on these subjects. The analysis were focused on the sizes and features of apartment buildings and its relationships to other components. Other components can be roughly divided into four sectors which are environments, roads, arrangements of the main building and public facilities and commercial facilities inside the resident blocks.

  • The rebuilding method for old apartment housing blocks has merits of providing new buildings and larger private living spaces. However, it causes many serious urban problems, such as shortage of infrastructure capacity, traffic congestion, reduction of building life, and deterioration of open space quality. Nowadays, remodeling is accepted as a way of overcoming such negative effects of the rebuilding method. This study focuses on the various techniques of remodeling. The results of this research are as follows; First, old apartment blocks provide poor level of service in general, so they have problems of bad accessibility, deterioration of facilities, and degraded landscape. In many cases, there is a hindrance from walking freely and security problem due to illegal privatization of public spaces. Second, various remodeling techniques are required to meet residents' different needs. The residents of apartment housing value private space above public space, and show low level of willingness to pay cost for remodeling. Third, based on these findings, some remodeling techniques are suggested - integration of a space to another, expansion of spaces, connection of spaces, reuses of roofs and walls, relocation and renovation of paths between buildings, and so on.

아파트단지의 입지유형별 주동향에 따른 일조분석 (An Analysis of Sunshine According to the Blocks Direction by Location Type in Apartment Complex)

  • This study is aimed at analyzing on the sunshine according to the blocks direction by location type of apartment complex in Busan, to propose a planning on the decision of blocks direction and the improvement of architectural law in sunshine environment. The results of this study were as follows; On the basis of winter solstice in "□ block type", the average of ratio of shadow area in flat site is 51 % in apartment with a southern exposure, 39% in apartment with a south-eastern exposure. The average of ratio of shadow area in the descended site toward the north is 49% in apartment with a southern exposure, 34% in apartment with a south-eastern exposure. The average of ratio of shadow area in the descended site toward the south is 66% in apartment with a southern exposure, 53% in apartment with a south-eastern exposure.

아파트 단지의 녹지조성에 대한 주민의식과 가상평가법 적용에 관한 연구 (The Residents' Perception and the Application of Contingent Valuation Method for Green Areas in Apartment Housing Blocks)

  • This study is designed to derive a cost estimation method for the management of green areas in apartment housing blocks. For this purpose, quantity of green areas, their usages, management techniques were analyzed through a survey of residents. In this process, contingent valuation method(CVM) is utilized to evaluate the cost of green areas. The survey was conducted for about two weeks in June of 2002. The amount of willingness to pay(WTP) for green area management is calculated by the CVM program. The findings are as follows; First, the residents want more green areas in their apartment blocks, as well as in the surrounding urban areas, due to the shortage of green areas in their living environments. Second, the residents' opinion on green area is summarized as that of natural environment protectionist - it helps living environment to be more amenable and contributes the preservation of urban and global environments. This fact can be interpreted as the peoples profound recognition toward green areas. Third, the contingent valuation method(CVM) is suitable to evaluate WTP for management costs of green areas. Fourth, more than half of the residents(61.6%) agreed upon the costs of green area supply and management. calculated by the CVM. Estimated WTP is ₩ 1,900~2,400 per month per household.

  • In the large scale projects, it is difficult to manage every blocks because of the apartment housing project have repetitive shapes and structures. Therefore, it is necessary to divide construction site into work zones and blocks considering site plan, the number of units per each floor, arrangement of blocks, etc. In this study, 20 influencing factors on the grouping of work zones and formwork crew team formation are identified through case study and literature review. Factors are analyzed to determine the degree of influence through experts interviews. A systematic process of crew formation based on work zoning and the considerations by each steps are presented.

유형별 슈퍼블록이 가로활력에 미치는 영향 분석 - 서울시 강남구 역삼2동을 사례로 - (A Study on Street Vitality of Two Different Types of Superblocks - With a case of Yeoksam 2-dong, Seoul -)

  • This study tried to prove why a low-rise residential block is more vitalized than in a superblock consisted of an apartment housing complex. To do this, two adjacent superblocks in Yeoksam 2-dong were selected as a case study among superblocks of residential area in Gangnam, Seoul. It adopted the concept of 'complexity', 'Osmosis', 'Vitality' and 'Permeability' for evaluation indexes to measure street vitality. As a result, four indexes were clearly higher in low-density residential superblocks than apartment housing complex superblocks. First, the superblocks for apartment housing complexes showed a lower 'complexity' because large-scale parcels for an apartment housing complex reduces a possibility for various land uses. Second, smaller blocks improved "osmosis" compared to larger blocks, and the larger the block, the less likely it is that buildings and streets penetrate activity. Third, as the apartment complex block became larger, the number of accesses decreased. Thus, it did not provide vitality to the streets. Fourth, high permeability was shown in the low-density superblocks, while that of the superblock consisted of apartment housing complexes was very low because the entrance of the complexes entrance is closed to the public. The results of this study demonstrated that an apartment housing complex may hamper street vitality and deteriorate the quality of urban environments.

주동형태 변화에 따른 아파트 단지내 기류분석 및 단위주호의 환기성능에 관한 연구 (A Study on the Air Flow Characteristics in an Apartment Complex and Ventilation Performance of an Individual Unit for Improving IAQ)

  • The recent trends of high-density and high-rise in apartment housing have caused the problems of decrease in ventilation rates and increase of indoor pollutant contaminants. SHS(Sick House Syndrome) has now become a major issue and threats the health of residents. To solve these indoor air problems, increase in ventilation rate is considered as one of the most efficient approach. Thus, the recent housing development is pursuing improvement in the site design and the layout of apartment building blocks to promote natural ventilation is now investigated as one of the fundamental solutions. This study was focused on the air flow characteristics of outdoor environment in an apartment complex to keep the pollutants out of the site. Age of air and pressure difference have been used as indices of the outdoor air quality. Four different types of apartment building layouts have been analyzed by CFD simulation. This study again selected a real apartment housing complex as a case study model. By analyzing the pressure differences between the front and rear of an apartment building block, the ventilation performance in each individual unit was evaluated, and its impact on ventilation performance is investigated by analyzing the stagnant air around the apartment building blocks. During this process, existing patterns of apartment housing layout have been evaluated, and the most appropriate site layout has been chosen to analyze the outdoor airflow patterns. Based on the analysis of airflow patterns of site layout, the possibilities of improving ventilation performance of an individual apartment housing is proposed.

주거지내 초등학교의 활용을 위한 계획 방향 (Planning and Design Guidelines for the Utilization of Elementary Schools in Urban Housing Blocks)

  • The intent of this study is to investigate the current situations and planning implications of elementary schools in urban housing blocks, and to propose the planning and design guidelines for them. The premise of this research is that an elementary school should function as a communal facility, shared by its community, so called open-school. 32 schools in three new towns were selected as sample cases and they were closely surveyed in terms of their site planning issues in residential blocks, and three sample open-elementary schools were analyzed in a comparative manner for finding their roles and functional fulfillment as a communal facility in the neighborhoods. Based on the findings, several planning principles and design techniques or devices are suggested for the utilization of elementary schools by local residents, mainly making issues of location, relationship to other facilities and open spaces in residential blocks, access, apartment layout, school building and outdoor spaces, and open program.

공동주택관리지원센터의 역할과 장단기 발전방안 연구 (Roles of Housing Management Support Center and Short-and Long-Term Development Plan)

  • This study was carried out to offer direction to the Housing Management Support Center in terms of its key features and specific operational tasks. The research involved the property management office (n=35) and Resident Representatives of the apartment blocks (n=52). Advisory Services conducted a consumer survey, as well as a survey of expert interviews (n=15). Survey results were as follows: (1) the Managing Director and secretary residents were satisfied with the Diagnosis and Advisory services; (2) the administrative support services need to address housing issues, including a long-term repair plan and advice on using long-term repair reserves and "conflict resolution associated with public housing management"; and (3) there was a greater need for a "basic, common-sense Housing Management Information Base to provide services to the Resident Representatives of the apartment blocks". Based on the survey results, the main roles of the Housing Management Support Center are to act as a House of Commons Administrator to handle complaints with counseling, diagnosis and advice; to support the Resident Committees; to provide professional training, research, and investigation; to support community revitalization; to manage the business of guidance and inspection; to coordinate conflicts and disputes; to build a comprehensive source of information; and to build networks.

공간 차별화 계획을 위한 공동주택 단위주호의 평면계획 특성 분석 (Current Features of Apartment House Unit Plans towards Spatial Differentiation)

  • This study aims to analyze the current status and characteristics of apartment house unit plans towards spatial differentiation. The 172 house units from 32 housing complexes were selected for this analysis. In this study, factors of residential space plan especially in an apartment house are categorized into general characteristics on floor plan and factors for spatial floor plan. The Primary findings are as follows: (1) General characteristics on floor plan are analyzed based on space organization, area and number of bays. Among apartment houses over 40 pyeong, it seems that differentiation is well applied with various space plans available. (2) A result of an analysis on the factors for spatial floor plan shows that planning a living room with two-open-sides seems to be more common in the tower-shaped apartment blocks which are now on the increase. Moreover, many of them are adopting movable partitions to reflect resident's various demands on space plan. Among all, the extra kitchen in the balcony is planned high portion of 80.4%. And diningroom is positioned on the front side of the residential space along with a livingroom(19.2%). More frequently, dining area tends to face the living room(30.2%) according to the result. Besides dress rooms begin to be placed in each of the bedroom, once planned in one bedroom only while 18.6% of the apartment houses are placing new storages in the entrance to solve lack of storage space due to balcony extension.
