  • This study explored measures to reduce noise applicable to Gimhae international airport centering on densely packed housing areas. Especially, as for measures to relieve noise damage on the densely packed housing areas in Gimhae-si, the noise reduction effect is expected to be doubled if the west runway (36L/18R) is used as the preferred runway for the 36 direction takeoff, as well as if the flight bypasses the densely packed housing areas by means of sophisticated navigation using the area navigation (RNAV) procedure based on performance-based navigation (PBN). Takeoff toward the south connects the flight path to the South Sea which has comparatively low noise impact, relieving noise damage on the densely packed housing areas (apartment complexes in Naeoe-dong of Gimhae-si, etc.) near the northern end of the runway. The operation of the runway displaced threshold is currently being implemented on the west runway (36L/18R) of Gimhae international airport. It has been found that swing landing in spring and summer when the wind blows from the south has a noise reduction effect on the noise sensitive areas at the side and end of the west runway (Gangdong-dong and Jukdong-dong of Gangseo-gu and Buram-dong of Gimhae-si, etc.).

It is divided the borders of detached housing areas into three types, educational facility, parks and green spaces, and apartment complex, and then analyzed the characteristics of each location after a field study. It is summarized as follows. First, there were stationery and flour-based meal stores in adjacent borders near educational facilities, suitable for students' interest and motion patterns, and it is required to consider about frequent children's action in the street. Second, there are many facilities for park users and residents, such as educational institutes and restaurants in adjacent to borders near parks. In borders neighboring buffer green belt areas, warehouses and vacant sites were mainly distributed. And the revitalization of streets was lower than others, because a road was used as a parking space. • Because local cities are different from large cities, they need to reflect their own characteristics of housing market. Thus in order to obtain useful implications for the establishing sound housing market in Jinju City, this paper investigated the characteristics of spatial distribution and determinant factors that affect apartment price in Jinju City. GIS representation of the apartments showed that most of old and small apartments were built in 'land readjustment project' areas executed in 1970s. On the contrary, new and large scale apartment complexes were built quite recently and distributed in the western and southern parts of the city. Next, in order to examine the factors which affect apartment price, this paper subtracted firstly several variables from the related studies. However in order to avoid multi-colinearity, variables were summarized by means of factor analysis. Then, setting apartment price as a dependant variable, 12 hedonic price models were established with 33 independent variables. As results, building age, floor area, accessibility to university and hospital, accessibility to arterial road, and stair-type building were turned out to be significant. These results will be used in making the supply and allocation plan of urban facilities and housing. Finally as conclusions this paper emphasized the need of periodic analysis of local housing market and establishing detailed housing information systems.

  • Apartment is settled down as a main housing type and massive supply has been conducted since 1990's. The government has focused on the housing supply to improve the housing number and cut its price. On the contrary, the management of the housing has been neglected to get an early deterioration. Since 1995's, various ways have been made to improve and maintain the building function and performance. Among these, the long-term repair plan has played a main role to manage the housing condition and plan the repair schedule for preparing the massive cost of repair such as a roof proof, elevator change. The long-tern repair plan provides the repair time and repair rate according to various construction types. Most of the management agent apply the repair standard into the field area. But the repair time could not reflect the present condition and bring into the wrong maintenance. Therefore, the repair time for the long-term maintenance plan would be revised and reflected from the material and technology development. |n this study, it aimed at improvement for the repair time in various construction types which are provided in the long-term repair plan. For this, the 22 management agents are surveyed directly. This study shows that the repair time of the painting are correspondent to the repair time of the long-term plan irregardless of the painting materials. Most of other areas would correspondently similar to the long-term plan. This study could not include the building location, material and other haracteristics. Therefore, the further study would be needed to reflect the building and materials attributes to get the detailed repair time.

  • This study analyzed the physical characteristics and change characteristics of urban detached residential area. In the reality of South Korea in which the history of modern urbanization is not long, the densification that progressed together with sudden population growth without any consideration of city plans became to reveal many problems. Thereafter, apartment-centered large scaled development plans have been implemented until now as an alternative for the foregoing. As the residential environments of old downtown areas that were excluded from the development have been gradually deteriorated, large scaled re-development and reconstruction projects have been adopted as ways to solve the problems of the old downtown areas. On one hand, the development methods that damage the history of the detached housing areas have been resisted. With such a background, this study attempted the analysis of the change characteristics of the Kookmin Housing Complex in Suyu 1-dong, Seoul with a view to playing the role of evidentiary materials for the disappearing urban detached housing areas or those urban detached housing areas that may be revived. This author hopes and the results of this study will lead to careful development that presents measures to maintain and develop modern urban residential areas where the history of past residential areas and culture are disappearing due to full-scale redevelopment.
