  • Korea owns vast amount of apartment houses no less than those of world prominent countries, but did not pay enough efforts to maintain existing apartment houses and develop policies to reuse them due to growth driven policy of housing supply like construction of new houses. Korea constructed tremendous amount of houses in short period through government led forced house supplying policy, and resulted in excess houses such that present house supply rate happened to be reaching 110%. However, recently there are growing demand of change in housing policy due to social environmental changes like low birth rate and aging of society etc and nationals' demand for improvement of residential quality. When such social changes are demanded and 80% of apartment houses in Korea are less than 20 years old, renovations and remodeling of apartment houses are anticipated to emerge as important matter. In particular, the apartment houses in Seoul and the 1st generation new cities like Bundang and Ilsan etc have passed considerable period of time after construction and require safety measure, it is quite impending to loan programs for the maintenance of existing apartment houses. The objective of this study is to compare and analyze the system of loan programs about apartment houses of Japan, and then to propose to accelerate loan programs about maintenance for apartment houses in korea.

  • The purpose of this study is to analyze the characteristics of outdoor thermal environment of flat-type apartment houses and tower-type apartment houses in summer by numerical simulation. After inputting a building condition at CAD, we calculated the surface temperature for two apartments by using the numerical simulation of a clear sky day in summer in Seoul. The results indicated that the variation in Heat Island Potential(HIP) of tow apartments were not only in the day but also in the night. According to form of apartment the flat-type apartment houses appeared $1.3^{\circ}C$ more highly tower-type apartment houses.

  • The basic premise of this study was that the elderly family would be one user type to live in apartment houses. This means that apartment houses should be designed by considering the elderly family as well as general young families. The purpose of this study was to carry out POE of apartment houses by the elderly resident and to suggest the design direction of apartment houses from the elderly's point of view. The subject was 150 elderly residents who lived in apartment houses in Jangyu new urban area, Kyungnam. The individual interview was done for this POE by six interviewers. They asked about how degree they were satisfied with 30 design elements of apartment houses. Those consisted of 8 elements related to outdoor environments, 16 ones to indoor environments, and 6 design evaluative elements for the elderly housing. The conclusions were as followings; 1) In general, the elderly subject was very satisfied with their apartment design. However, more considerations of the design evaluative elements for the elderly were needed in order to be apartment houses for the old generation. 2) Natural facilities such as small parks and walks, and local amenities should be arranged systematically to be used easily by the old residents. 3) The design solutions for reducing noise should be added. 4) The same quality of housing environment should be provided in all sizes of housing units.

  • This study aims to obtain new design factors in terms of constructing rural apartment houses fit for the actual farm life. To carry out this study, field studies and personal interviews have been made on the living mode and using realities in the unit spaces of the rural apartment houses. The houses surveyed are the rural apartments in Chungbuk Province which were built by the public program to improve old farm houses. The results are as follows. The living modes .in the unit spaces of the rural apartments are very similar to those of the urban apartment houses. But compared with the urban indoor-living modes, the rural life is keeping more of the traditional sitting way-of-living. Accordingly, it is quite necessary to consider the nature of farm life and the sitting way-of-living in designing the rural apartment houses.

  • This study examined and analyzed locational conditions of apartment houses in regional small cities to provide basic materials to set direction and index of view management of apartment house and thus the results of the study are as follows. 1. The number of story of apartment houses 'below five story' was 48% and area of apartment house was 'over 500m$^2$ and below 1000m$^2$' in 31% of the whole regions. 2. As a result of analyzing correlations with changes of floor of apartment house by construction year, apartment houses below 10 story were mainly built between 1991 and 1995 and high-storied apartment houses over 11 story were mainly built since 1995 and apartment houses over 21 story were built since 2000 and these high-storied apartment houses were main cause of hindering view of small cities. Accordingly, establishment of guideline of building high-storied apartment house which can be a primary obstacle of urban view and regulations of height are needed.

Apartment residents were discontent with noise outside the home, and they displayed positive adaptation behavior at a reduced noise level. 4. Attitudes arising from indoor noise in apartment houses and human noise, water supply and drainage noise, doorway opening and closing noise were found to be significant in sampled apartment groups. 5. The youngest child's age was a significant variable on the residents' attitudes and adaptation behavior of indoor noise in apartment houses. 6. Between the resident' attitudes and adaptation behavior involving indoor noise in apartment houses. 6. • Ventilation system is being recommended as an effective tool to improve indoor air quality (IAQ) in apartment houses. Recently, in Korea, apartment house suppliers must establish ventilation system in apartment houses in law. In this study, improvement of IAQ by establishing mechanical ventilation system at apartment house was investigated by mockup test. Seven apartment houses were arranged for the test and improvement of IAQ was examined under the various conditions of ventilation rates, ventilator type and duct works. The results of this study show that IAQ in the test houses which were established mechanical ventilation system was improved about from 30% to 40% compared with IAQ in the apartment house which was not established ventilation system. However, there were no apparent concentration differences between the cases of changing ventilation rates, ventilator types and ductworks.
