An Analysis of Constructability and Economic Efficiency for Pipe Work using Insert & Coupling Joint Method (일체형 삽입식 신속 연결구를 이용한 건축 배관 연결 공법의 시공성 및 경제성 분석)

  • The internal construction industry is not situation of cost reduction based on low wages anymore by the increase in wages as insufficient supply of stilled workers. Recently remodeling constructions that only need to change facilities as to stay the existing structures are on the increase. Now the method of piping facility used to remodeling construction needs stilled workers, large work space and a variety of tools. These complex construction process have a difficulty of high-quality and economical construction. In addition it have the hish incidence of warranty and a problem of cost increase as a commitment of manpower by warranty repair. In order to solve these problems it is necessary for appropriate new technology to the internal construction environment. Piping fittings by Insert & Coupling Joint is a method that unskilled workers can be easily constructed though one touch set up and it is convenient to maintain for repair work of piping facility. This technology show the effect of 3 percentages labor cost reduction as compared with piping fittings by press joint on apartment 500 households. Therefore this technology is supposed that attain a cost reduction though the technical and economical construction and a client satisfaction though the high-quality construction on the present construction market.

The Impacts of Time-Varying Accessibility of Facilities on Housing Price Change by the Modified Repeat Sales Model - The Case of Subway Line 9 in Seoul - (수정반복매매모형을 활용한 시설접근성의 변화가 주택가격 변화에 미치는 영향 분석 - 지하철 9호선을 중심으로 -)

  • The modified repeat-sales model is employed in this study in order to identify differentiating impacts of time-varying accessibility characteristics on housing price. The results demonstrate that accessibility measures have very differential impacts on housing price over time. The improvement of accessibility through newly built facilities and apartment complex has either increased or decreased housing price. For example, the new subway line 9 has positive impact on housing price nearby, therefore price gap between subway access area and the other parts has been increased. The impact of the wide area facilities such as shopping center and hospital are decreased because they can be used more easily by the new subway line before. However, the small service area facility such as elementary school doesn't lose their impact even though subway accessibility extremely increased. The results imply that new facilities in existing residential site can affect not only housing price but also the other facilities' impact of housing price.

  • In new sample design for Korea Housing Survey to research about housing policy, total strata are forty five because individual results of sixteen regions are estimated. The sample size is determined by sample errors of several variables which are the living area, family income, householder income, and living expenses. The sample size of each region is determined by relative standard error of existing result, and the strata sample size is to use the square root proportion allocation. Enumeration districts are sampled by the probability proportion to size systematic sampling in proportion to the enumeration district size, and the systemic sampling to use assortment characteristics. We considered a new apartment complex because of variation reflections which are rebuilder and redevelopment of houses. To get estimators of mean and variance, we used the design weighting, non-response adjusting, and post-stratification. In order to consider estimation efficiency, we calculate the design effect using estimators of variance.

  • Safety accidents, which are called industrial accidents in construction work, are often caused by unstable physical and personal conditions combined during preparation and execution of work. It is difficult to manage all the construction works, but especially in the field of apartment construction work, complex and many kinds of works are being carried out at the same time. In the current construction, safety regulations such as safety management guidelines are generally well maintained, but the execution of manpower resources that can fulfill them is limited, and it is difficult to reduce the accident rate and loss cost. Therefore, in this study, it is a reality that most of the types of construction work are under contruction by subcontracting contract, so they are limit by methods of manual maintenance and safety education. Currently, the subcontractor is also allowed to perform safety management through the composition of the safety management review body, but it is operated formally. So alternatives to this were studied. As a result, safety accidents occur in the subcontractor's worker due to vertical integration, which is characteristic of the construction industry, together to the contractor, the safety management system is based on a safety construction system in which a worker who has a certain qualification condition such as career experience of the work type, work understanding of the work type, and management experience of the work type among the subcontractor, when we manage based on mutual personality which is the personality of interpersonal relationship that can communicate with each other by work type, process and grouping, it is concluded that effective and practical safety management can be achieved to reduce the accident rate and loss cost.

Assessment of Optimum Reinforcement of Rebar for Joint of PHC Pile and Foundation Plate (고강도 콘크리트 말뚝과 기초판 접합부의 최적 철근보강량 산정)

  • Method of protruding steel bar embedded in PHC pile for connecting with foundation plate is an intermediate form of fixed and hinged connection and has often been used in architectural structures such as apartment complex. However, mechanical properties of this method have not been proved and its construction process is not simple. In this study, therefore, by analyzing previous research and by considering ratio of steel bar and concrete in PHC pile, which is minimum reinforcement of rebar, the newly optimized method of reinforcing joint of PHC pile and foundation plate is suggested with respect to PHC pile type (PHC 450, PHC 500, and PHC 600). To assess mechanical properties (ultimate tensile and shear strength) of joint of PHC pile and foundation plate, full scale experimental tests are performed. As a result, all cases are satisfied with required design criteria and can be practically applied. Our results indicate that reduction of rebar reinforcement compared to previous method would lead cost saving in PHC pile construction.

A Case Study of the Housing for Low Income Elderly in Melbourne, Australia (호주 멜버른 지역의 저소득층 노인주거 사례 연구)

  • Housing is a central place fur elderly and it can be influenced to the quality of life for them. Most low income elderly has much problems on their housing. It needs to be developed for more various ones which considered in the way of their economic and physical conditions. This case study was aimed to supply (or a basic data for developing a housing for tow income elderly through the analysis of elderly housing of Melbourne in Australia. This study evaluated two types of government housing and five types of community housing available to elderly People on low income allowing them to live independently. Results of the research were as follows. 1) High rise apartment living was differentiated from other housing types. Such accommodation had drawbacks, for example it made the elderly difficult to get along with neighbours. 2) Community housing had more various types of housing than government housing and was aimed at encouraging community interaction between residents. Some community housing residents joined the management of the housing committee. As a result, it made the elderly very confident and promoted a good relationship between them and young generations. 3) The strength of community housing was that the elderly could choose the place to live within the community which was familiar to them. 4) The managers in broth government housing and community housing had many roles as adviser and mediator for residents as well as managing the complex. 5) A policy of housing for low income elderly is changing now from management by government appointees to one governed by the community 6) Most elderly prefer to live close to facilities such as medical and shopping centers and convenient transportation and wished to remain in their familiar community as long as possible.

Features and Issues of an Urban Community by Analysing Residents' Awareness and Attitude (주민의 인식과 태도로 본 도시 공동체의 현황과 과제 - 대구 동구 안심지역을 사례로 -)

  • Urban communities have been recently highlighted as an alternative idea in the field of urban regeneration, social economy and so on. Urban communities should not be understood as an ideal, but the way urban communities work in reality also should be analysed. This paper aims to find out what urban communities really mean and who are involved in urban communities. The paper explores the features and issues of unban communities by surveying residents in Ansim area, Dong-gu, Daegu city. The paper analyses the relation between participation and community features: residents' socio-economic features, residence features, social relationship with their neighbours and the sense of community. The survey outcome shows that middle income, higher educated residents living in apartment complex are relatively more involved in community activities. Moreover, those who have more relationship with their neighbours have participated in community activities more than those who do not have any. As a consequence, this paper carefully states that the urban community is middle class-oriented and such feature could cause other residents' limited opportunities to access information about their own community and lead to social exclusion. This paper suggests that urban community groups need 'soft solidarity' between social classes.

  • The Purpose of this study is to propose policy directions for residential level improvement of residents in Public Rental Housing. In this study, the contents coverage was limited to the policy proposal on the efficient management of public rental housing by reviewing papers, understanding present situations of supply and management of Public Rental Housing and investigating residential conditions. First, the residential satisfaction of physical factors were different from by the type of public rental housing. The satisfaction of physical factors was highest in the kookmin rental housing, permanent and 50 years rental housing were lower than kookmin rental housing. Second, resident's satisfactions of social factor such as neighborhood relationship and the image of apartment complex were differed by each housing types. However, there was no difference in satisfaction of community participation by each housing types.

  • Regarding the developmental plans for the coastal areas and marine architectures, this study deal with the overall planning of apartment complexes in waterfront areas, focusing upon the analysis of their comfort and convenience factors from the perspective of the potential residence. It also analysis the intra-complex comfort and satisfaction conditions in terms of their floor-by-floor, directional. and location factors. The results of the study are as follows: 1) The order of respondents' preference on directional factor has been found to be: South > Southeast > Southwest > East > others. 2) 67% of the people surveyed on scenery responded that outward view is considered more significant than the directional factor. 3) A comprehensive analysis of floor zone-specific view preference shared that there were only minor differences among quay wall, arc, and river-seashore types. The impact of the characteristics of the marine environments turned out to be a greater point of consideration; showing that the other of floor-preference is: high-level > ultra-high level > middle level > low level.

Design and Implementation of Parking Information Support System for Inner Parking Lot Based on Microprocessor (마이크로프로세서 기반의 실내 주차정보 제공 시스템 설계 및 구현)

  • Apartment complex, buildings, markets and department stores have inner parking lots which can accept many cars but drivers waste lots of times to find the empty parking spaces in crowding parking lots. In this paper, we proposed the inner parking information support system based on microprocessor which can decrease roaming times to find vacant parking spot in confusing parking lots through notice monitor and provide SMS to make it easy to find parked place. Proposed system consist with RFID system for detecting access of cars, microprocessor system for processing data of checking existence of cars on parking spots and communicating with server, and server system which processes information of cars' in and out, guides empty parking spots and parked location to drivers. Suggested system is realized by handmade model parking lot size of 8 cars, and we confirmed practicality by providing information using parking notice monitor and single message service.
