The policy issues for the apartment remodeling projects (공동주택 리모델링 정책의 현황과 개선방향)

  • Building remodeling concept includes maintenance & repair and renovation. We have long-term repair plan and special repair fund system for the apartment maintenance & repair, but they do not operate well. And laws and ordinances are being revised in relation with renovation. However, more policy improvement and assistance are needed in order to activate the apartment remodeling project. Especially preferential loan and tax reduction policy and deregulation of building provisions are the main tasks for the apartment remodeling.

  • In a construction project in which cooperation among project members gets its importance, trust among construction site members should be foundation to enhance team spirit and achievement. This study analyzes the trust network among staff by using social network analysis (SNA) theory for organizations in apartment complex construction sites in Korea. The analysis illustrates higher level of trust for those positioning in the higher positions in hierarchy and having greater experiences. It might be attributable to own features of construction works where skills are acquired by site experience.

  • Since entering the 21st century, the construction industry has developed faster and faster, and more and more technologies have been applied in the construction industry. BIM technology (Building Information Modeling) was born in this environment. The application of BIM technology can greatly improve the efficiency of cost management and help achieve the goal of cost management. But through BIM to realize project cost management, there is still no good solution. In order to solve this problem, this paper puts forward the concept of WBS structure applied to construction projects by studying the BoQ (Bill of Quantities) list based on BIM, and proposes the numbering method of the structure. The WBS (Work Breakdown Structure) structure proposed in this paper divides more than 5000 cost objects into 133 projects according to the type of work and project schedule. This structure helps to realize the application of BIM in project cost management. Although this article has studied more than 5000 data of three projects, it does not think that it can cover all cost objects in the existing construction industry. The purpose of this article is to propose a solution for cost and Process Control using BIM-based BoQ data.

Identifying the Effects of Repeated Tasks in an Apartment Construction Project Using Machine Learning Algorithm (기계적 학습의 알고리즘을 이용하여 아파트 공사에서 반복 공정의 효과 비교에 관한 연구)

  • Learning effect is an observation that the more times a task is performed, the less time is required to produce the same amount of outcomes. The construction industry heavily relies on repeated tasks where the learning effect is an important measure to be used. However, most construction durations are calculated and applied in real projects without considering the learning effects in each of the repeated activities. This paper applied the learning effect to the repeated activities in a small sized apartment construction project. The result showed that there was about 10 percent of difference in duration (one approach of the total duration with learning effects in 41 days while the other without learning effect in 36.5 days). To make the comparison between the two approaches, a large number of BIM based computer simulations were generated and useful patterns were recognized using machine learning algorithm named Decision Tree (See5). Machine learning is a data-driven approach for pattern recognition based on observational evidence.

  • The domestic construction industry in the last 30 to 40 years has accumulated a large stock of buildings that are quickly and there physical age is quickly becoming apparent. Contemporary changes in architecture are fueling changes driven by the increased demand for these new services and facilities. The cost of energy and raw materials are on the rise, and dealing with the waist generated from the creation of new buildings is an emerging problem in the industry today. Thus, building remodeling has emerged as an alternative do to its increased efficiency regarding material usage. The participation of users in the development stages of a remodeling project is essential to its effective implementation in projects. The BIM model used for the design process of building remodeling is the most effective way, due to the increased efficiency gained in many areas. This study will examine a pilot project where a BIM based process was used in the remodeling of an apartment.

  • The main purpose of this study is to analyze the importance of the construction work of apartment buildings. The construction work operation was divided into five major tasks, which include: Schedule Control (P'1 - P5) Construction Management (C'1 - C'5), Environmental Management (E'1 - E'3), and Quality Management. Finally, this study derived major construction execution tasks through correlation between construction work and the original index and t-test.

  • When constructing buildings, planning, design, construction, using & maintenance as building life cycle. Due to industrialization in 1960s and development of new town from the late 1980s to the early 1990s, Korean housing supply rate reaches almost 100%. After construction companies confronted limit of new building construction, they recognized remodeling as a part of construction, and organized remodeling team or FM team to improve sustainable industrial area. However, since companies in Korea are lack of experience and research activities for remodeling, it makes obstacle to improvement of remodeling business. So the objective of this study is to help carry out remodeling business by suggesting the counterplan through investigation of a risk of apartment remodeling business.

  • Currently most of underground structures in domestic apartment projects are being designed for parking lot and essential parking area is growing due to the increase in car-holding number per household. Moreover, most underground parking lots of today are combined with basement, therefore a pleasant environment in underground space is strongly needed for the dwellers' use. However, there always occur high percentage of humidity and surface condensation in underground parking lot because of the nature of underground structure and they are having a bad influence on the comfort and health of dwellers. Therfore, this study is planned to compare and examine the porformance and properties of currently used construction methods to prevent condensation and finally present the most suitable method.

Neural Network Model for Construction Cost Prediction of Apartment Projects in Vietnam

  • Accurate construction cost estimation in the initial stage of building project plays a key role for project success and for mitigation of disputes. Total construction cost(TCC) estimation of apartment projects in Vietnam has become more important because those projects increasingly rise in quantity with the urbanization and population growth. This paper presents the application of artificial neural networks(ANNs) in estimating TCC of apartment projects. Ninety-one questionnaires were collected to identify input variables. Fourteen data sets of completed apartment projects were obtained and processed for training and generalizing the neural network(NN). MATLAB software was used to train the NN. A program was constructed using Visual C++ in order to apply the neural network to realistic projects. The results suggest that this model is reasonable in predicting TCCs for apartment projects and reinforce the reliability of using neural networks to cost models. Although the proposed model is not validated in a rigorous way, the ANN-based model may be useful for both practitioners and researchers. It facilitates systematic predictions in early phases of construction projects. Practitioners are more proactive in estimating construction costs and making consistent decisions in initial phases of apartment projects. Researchers should benefit from exploring insights into its implementation in the real world. The findings are useful not only to researchers and practitioners in the Vietnam Construction Industry(VCI) but also to participants in other developing countries in South East Asia. Since Korea has emerged as the first largest foreign investor in Vietnam, the results of this study may be also useful to participants in Korea.

Suggestion improvement measures based on form work productivity analysis in apartment housing construction (공동주택 거푸집공사 작업량 분석에 따른 개선 방안에 대한 연구)

  • A competitive construction project must address factors such as cost, performance, aesthetics, schedule and quality. The importance of these factors will vary from project to project and from market to market. Productivity is becoming an ever-more important factor in the acquisition of a project. As the technology or aesthetics of a product matures or stabilizes, and the competitive playing field levels, competition is increasingly based on time. Recently, the construction industry has been depressed due to difficult market circumstances. At this time in particular, construction companies are striving to rationalize their management, both in their planning offices and in the field. In this study, we present a method of calculating a reasonable duration for reinforced form work. We did this by first developing a question for field workers, then sampling form workers based the question. Second, we employed a work analysis method to analyze worker"s work-methods and Time. Then, using the result of this analysis, we measured the Productivity of form work. This measure can be used as basic data to determine the appropriate duration of form work.
