웹 기반의 공동주택 장기수선계획 시스템 (A Web-based Long-Term Repair Planning System for Apartment House)

  • 공동주택은 준공 후 일정기간이 경과하면서 사용된 자재의 내구연한에 따라 노후화 현상이 나타난다. 구성자재의 내구연한에 의해 일부부위는 짧은 시간내에 수선을 하여야 하며 어떤 부위는 장시간이 경과한 후에 수선을 하기도 한다. 이와 같이 건물에 나타나는 다양한 노후화 현상에 대해 체계적일 유지관리를 하려면 준공후 경과년수에 따른 장기적인 계획수선을 필요로 한다. 장기수선계획작성에는 건물의 공종에 따른 수선시기를 예측하여 이를 기초로 작성해야 한다. 공동주택에서 장기수선계획이 계획에 지나지 않으며 실질적인 수선에 적용되지 못하는 주요인은 앞으로 수선이 예측되는 건물의 각 부위에 대한 수선시기를 예측하지 못하기 때문이다. 이에 본 연구는 전국에 산재한 공동주택을 장수명화하기 위해 장기수선계획을 활용하여 .해당단지의 부위별 재료의 특성을 반영한 수선주기 및 수선시기를 예측하고, 공동주택 관리자가 주기적 점검, 진단, 교체 등의 사항을 유지관리 캘린더에 의해 단지별로 자동관리할 수 있는 웹기반 유지관리 시스템을 제안하다.

한국형 아파트의 난방에너지 분석 1: 위치의 영향 (Analysis of Heating Energy in a Korean-Style Apartment Building 1: The Effect of Location)

  • This paper presents an analysis of heating energy for apartment houses in a Korean-style apartment building, paying special attention on the effect of their location. Six representative locations encompass three floors and two placements on each floor. Two different roof types are also considered. In order to incorporate actual tenant's refit, a five-zone model composed of one conditioned and four unconditioned spaces is developed. TRNSYS 15 is adopted to estimate heating energy. The predicted results show fairly good agreements with the available measured data, validating the present model. Heating energy needed for an apartment located at the uppermost and lowermost floors is far greater compared with the case of intermediate floors. In addition, an appreciable difference is found between apartment with and without side end wall. Insulation thickness of walls, floors and underground structure appears to be a dominant factor affecting heating energy, which leads to needs of revision of the related regulation. Ridged-roofs instead of flat-roofs are highly recommended in apartment buildings for effective energy saving. It is finally concluded that the location-dependent, severe imbalance in heating energy should be improved and/or reflected in the policy making process and design standards.

  • Recently, the regulation about HEE(horizontally installed emergency exit) established at upper 4story in apartment houses was introduced by revising enforcement degree of Building Act. HEE is a facility for egress to lower story through floor breach and ladder system so that it gives a useful evaquation way directly to an individual household in apartment when they failed to evacuate through the entrance door. HEE may offer an opportunity to optain two way egress path ways instead of evacuation space at balcony and through path way to adjacent household in building and that might be an big strengh. but it needs to guarantee for against the crime, getting detailed reviews for being security and supplementation of fire test methods.

한국형 아파트의 냉난방 에너지에 미치는 제 인자의 영향 (Effects of Various Factors on the Energy Consumption of Korean-Style Apartment Houses)

  • This work is aimed at estimating the effects of various factors on the energy consumption of Korean-style apartment houses using TRNSYS. The factors considered here include the nominal size of floor area, type of remodeling, azimuth, sidewall insulation, and window type. Based on some assumptions, an actual apartment house is simplified into a model that is used for thermal load calculations. The simplified model is validated by showing a good agreement with the actual one in the predicted result. Remodeling balconies into unconditioned buffer spaces yields a favorable thermal performance in comparison with the original type regardless of the nominal size. Incorporating balconies into a conditioned indoor space leads to sharp increases in thermal loads, which must be avoided in view of energy conservation as well as structural problem. A quantitative assessment on the azimuthal effect indicates that the heating energy can be saved up to 16% by taking the south or southeast direction. Reduction in the heating load with enhancing the sidewall insulation is gradual, so that a cost-effectiveness analysis may be needed when amending the regulations concerned. Glazing appears to significantly affect the heat transfer through window. A typical case illustrates that the heating load is decreased about 25% by simply adopting triple glazing instead of double glazing.

  • There exist a number of approaches which can evaluate ventilation and indoor air quality. The measurement and analysis of indoor carbon dioxide concentrations can be useful for evaluating indoor air quality and ventilation. This paper describes a numerical analysis of carbon dioxide concentrations for evaluating indoor air quality and ventilation and the factors the need to be considered in their use. The conditions of this numerical analysis are tow types of positions and inlet velocities of ventilation system in a two-dimensional model of an apartment house. The simulation results could be used as a base data for further analysis for ventilation design of other industrial processes producing a proper ventilation system for a healthier and more comfortable environment in a building.

  • From the beginning of a new millennium, the digital broadcasting services had been adopted to cable, satellite and radio broadcasting services as well as the terrestrial TV broadcasting services. The government established the installation standard of digital receiving equipment in 2007, which is needed for taking the new digital broadcasting services without additional facilities in an apartment house. In this paper, I will show the installation standard of digital receiving equipment in an apartment house and give a detailed explanation for the main criteria of it.

  • Energy analysis for the hot water heating control system of apartment house complex is accomplished by computer simulation. Mathematical model of a boiler, pipe network and a unit-house is developed. The effects of heating control methods on the heating performance and energy consumption of the system are investigated. The heating control methods considered in this study are a continuous heating control, and on-off heating control and an intermittent heating control methods. For each control method, the effects of an outdoor temperature, indoor temperature sensing position and the capacities of the boilers and circulating pumps on the heating performance and energy consumption are obtained and "the best" control method is recommended.commended.

  • Planning/planning stage Construction cost prediction is very important. In particular, flexible thinking is required to predict the construction cost by reflecting rapid market changes and current conditions. Therefore, in this study, we tried to consider the process for calculating the construction cost of an apartment house in a more accurate planning/planning stage. First, cases were collected based on the classification system by construction type. Second, the construction cost was predicted using the case-based reasoning technique. Third, the composition ratio by construction type of the most similar case was applied to the derived construction cost. Finally, the construction cost was predicted based on practical corrections reflecting the market and field conditions.

  • 본 연구에서는 아파트 개발 사업의 타당성 분석을 위한 시스템다이내믹스 모델을 개발하고 사례연구를 수행하고자 하였다. 연구에서는 기존의 아파트개발 사업 사례와 연구 프로젝트 자료들을 근거로 현금흐름 구성요소들을 도출하였고, 시스템사고 방법과 시스템다이내믹스 모델을 사용하여 이들 요소의 상호 영향관계를 찾고자 노력하였다. 연구에서는 모델을 정의하고 분석하기 위해 Vensim이라는 시스이내믹스 소프트웨어를 사용하였다. 이렇게 도출된 모델을 검증하기 위해 사례 연구를 진행하였으며, 사례연구 결과 연구에서 개발한 모델이 실제 프로젝트에 적용이 가능할 것으로 판단되었다. 연구에서 도출된 모델은 아파트 개발사업자들이 프로젝트의 초기단계에 프로젝트 파이낸싱과 관련한 의사결정에 도움이 될 수 있을 것으로 판단된다.

가상모델하우스의 유형에 따른 사용자 평가에 관한 연구 (A Study on the User's Evaluation for the Visual Types of Virtual Model House)

  • In Korea, the construction company has provided houses through apartment sales system. Residents have obtained a variety of information about their future house by visiting a sample house called "the model house" before they purchase home. Advanced technology such as web-based VOD or Virtual Model in recent years has gradually replaced those built environment. In 2009, the Ministry of Land, Transport and Maritime Affairs announced the restraint to the construction of sample houses. Instead, they highly recommended a Virtual Model House as an alternative solution. This study aimed to propose how to design the user-oriented virtual model house through the experiment and survey research. The 3D virtual model house of 85m$^2$ apartment was built and presented by two types (Type A: Bird's Eye View, Type B: Walk through View) on the web page. The subjects evaluated presence, spatial perception and cognition, and usability of each type after exploring them. The results are as follows. (1) The subjects' evaluation of presence showed Type B has more negative effects than Type A such as feeling dizzy or tired even if their values were not so high. (2) The subjects perceived and cognized both types of virtual model house more realistic for the expression of volume of space, the size of opening, and the arrangement of furniture than that of wall finishes and materials. (3) The usability of Type A was significantly higher than that of Type B.
