The population concentration in Seoul has caused the chronic housing shortage. Accordingly the new towns in the Capital region were developed to alleviate overcrowding conditions in Seoul. The purpose of this study is to analyze changes of migration and commuting patterns according to new town development in the Capital region for the period of $1995{\sim}2005$. Further this study examines the changes of self-sufficiency level for new towns using jobs to housing ratio. During the last 10 years, the migration pattern in the Capital region has been pretty much followed the new town development. Such a migration pattern has influenced the commuting patterns, expanding the Seoul Metropolitan Area into northeastern par of the Capital region. The result reveals that self-sufficiency levels of new towns have become higher over the period of $1995{\sim}2005$, indicating that new towns are gradually strengthening their economic functions and have potential to become new business centers in the future. Therefore, the policy focusing on the increase of the job-housing balance ratio and self-sufficient level in new towns will be a desirable policy alternative to solve the transportation problems in the Capital region.
There are small box opening for inserting of electric lamp box in the slab of apartment. Around this box opening, we normally use the detailing of WWF or plastic ring strengthening to protect cracks induced by shrinkage. The shrinkage amount of slab box around was measured and analysed in order to consider validity of these strengthening methods and to find out economical alternative. Alternative of strengthening methods are normally used strengthening methods in construction companies, which are WWF strengthening, plastic ring strengthening and no strengthening methods. The shrinkage amount was measured using contact guage at the spot of tip attached around the box on slab of small area unit apartment which have small exclusive area below $59m^2$. Measured data shows that there are no big differences between all the 3 strengthening methods and Measure data range is $-264{\mu}{\varepsilon}{\sim}+216{\mu}{\varepsilon}$. Measured shrinkage is on trend slightly increase till 3~5weeks after removal of forms and then decrease. But amount of shrinkage are very low for all the slabs and there are no probabilities of concrete crack by shrinkage.
Community child center is the facility of the highest number of children in child welfare facilities. But plan for the physical environment is not considered importantly because of insufficient finance. However impact of the physical environment in growing children is very closely related in terms of the emotional as well as a functional perspective. Therefore, it is necessary to understand current physical environment and to seek to find alternative methods that can be resolved space matters. As a basic study for this, in the present study we compare and integrate the design principles of child care facility guidelines. And we set up a framework of analysis to derive the design principles that are required in the target area. It is possible to analyze the environmental characteristics of community child center located in Gwang-ju from this framework, to obtain the flowing results. First, draw items are formation of inner direction, provide of environmental supportability, flexibility of use, healthy space. It can be understood that the emotional aspects and physical aspects should be considered comprehensively. Second, as a result of the case analysis, planning elements consideration of the functional aspects appeared high fulfillment rate generally. Planning elements of low fill rate ascertain result from the process take advantage of the narrow space and it was possible to ascertain the study for flexible utilization of space is not. As a result, in order to improve the problems of the target space, increasing the functionality is necessary and also requires consideration of sensitivity of the user's face.
This study analyses characteristics of space to facilitate community centering on cases of collective houses in Japan and uses the results as basic data to activate collective houses as an alternative form of housing in our country. To identify the characteristics of space for active communities with collective living space, this study conducted a theoretical examination on collective houses and housing, derived territoriality, accessibility, comfort and safety as factors of community activation and analysed various cases, and the results are presented as follows: First, territoriality is a necessary condition for formation of community, and a confined and physical space. It indicates the proper size of a space and diverse spacial areas which meet the needs of residents with the proper size and amount of space (space which can accommodate diverse generations including women, the aged and the young, flexible space which changes according to the purposes and program, space which supports leisure and hobby activities, and space which can accommodate outsiders). Second, accessibility indicates an environment which supports residents' easy use of space. As the more accessible it is, the higher the frequency of its use, spatial factors (piloti, backyards, benches and tables) should be provided, community space should be arranged in a central or decentralized way and community living space should be made for each floor. As for exits, accessibility should be considered in every way; entrances connected with community spaces, open entrances and entrances accessible from outside or individual living spaces. Third, comfort satisfies the physical and mental needs of residents through separation of floors and flows between the community and individual spaces for privacy and formation of eco-friendly spaces including vegetable gardens, gardens and plant arrangements. Fourth, safety should be considered for a higher quality environment with psychological stability and comfort, for which the following are recommended: installation of hand-rails, removal of thresholds, spacial design for the socially weak, duplex and open type structures for community space, open stages and halls, as well as indoor and outdoor openness through the use of windows.
This study attempts to examine the location and district of elementary schools at Chongro-gu. For the convenience of the analysis, the data are analysed with the methods of GIS network model. For the purpose data was collected from Statistical Yearbook of Education in 1994 and Census of Housing and Population in 1990. Results may be summarized as follows. First of all, spatial pattern of elementary school at Chongro-gu shows outward diffusion because of problems, rising of land value, and out-migration of population in the area. Secondly, for the analysis of locational situation this paper uses the data such as population of 5-9 age, the number of housing, accessibility, and land value. The location of elementary school is ciassified into 4 types; the best area, better area, worse area, the worst area. The best area is Pyongchana-dong, Buam-dong, and Ewha-dong and the worst area is Chongro 1ga-dona, Chonaro 2ga-dong and Sechongno-dong. Thirdly, the alternative plans of school district are presented for the maximum equity and efficience, and security of school attendantes. The former emphasizes the minimization of commuting distance, the later emphasizes the minimization of the an comfortable facilities such as main streets in school district. Present school district which is based upon administrative dong should be changed to roadbased school district.
The Japanese housing market has implemented management and operation systems of community service ahead of the Korean market. This paper examines case studies of Japanese community services by reviewing related studies, studying homepages, and conducting in-depth interviews with management staff. The goal of this study is to find marketing strategies and the proper management practices in preparation for the upcoming low-fertility and aging society. The results of this study are as follows: 1) After Japan's bubble economy burst in 1985, so called that incorporated various community facilities with life services were introduced to the Japanese housing market in order to cope with the diversifying family types and lifestyles. This new trend was also due in part to customers' increasing demands for convenient urban condominiums. 2) In Japan, many developers and construction companies have run the management of community service programs and created new business models in collaboration with other affiliated companies. However, many of these programs have been found even more successful and reliable when the facility management companies collaborate with local service providers instead of relying solely on affiliated companies. 3) The early stage of life services began with "front-desk services", but these have evolved into more upgraded "concierge services" that can provide residents with tailored services and conveniences. Furthermore, some of the service providers have encouraged resident participation in the process of designing and implementing their community services. 4) In Korea, most construction companies and developers are still oriented toward providing hardware such as spaces and facilities in developing their community services. Therefore, companies with high market reputations must seek alternative ways to maintain and enhance their brand values by implementing new approaches in collaboration with both affiliated companies and local service providers. This can be done by finding new notions of managing and operating community services through research and development.
The current global economy is changing from a proprietary commercial economy to a shared economy of value sharing. In modern society, single-person households have become common type of households. The reason for the increase in single-person households is due to the rising age of first marriage, the increasing number of elderly people, which is a result of the extension of the average life expectancy, fewer marriages, more divorces, goose fathers, the separation between dwellings for work, etc. Especially a significant amount of single-person households is occupied by young people, which is common in large cities. Along with the increase in the number of single-person households, the youth has created a new demand for housing demand for single-person households. The purpose of this study is to identify which factors influence the preference of a share house as an alternative to a single-person household by making an empirical analysis. As a result of the analysis, the accessibility of a share house, the characteristics of the building and the facilities all had a significant effect on the preference.

Resident and user participation has been emerging as a hot topic and has been predicted to be popular and general in urban planning and regeneration, specially in housing regeneration in future. Also the number of the resident who are willing to participate in planning and regeneration process is expected to increase drastically as democratic and diverse society get matured. To enable a wide range of residents in planning process within a very limited time, effective and efficient communication tools need to be prepared. The purpose of study is to develop a set of tools for facilitating residents to participate actively in the process of exploring, consulting and decision making process in the street and regeneration. A realistic and feasible testbed site was decided. Developed tools were first, educational contents to empower resident capability to select a better design, second, three dimensional scaled model of existing site, third, floorplan and elevation of design alternative, forth, computer simulation images of both 3D & sketch-up for comparing wall heights and their effect. fifth, Two workshops among professionals and one workshop with residents were carried. Through the workshop, guidelines of developing communication tool for facilitating resident participation was developed. Its usage was summarized in both in further analog and digital tool.

Purpose: In this paper, based on the design drawings of Naju Agricultural Technology Learning Center by focusing on features of New-Hanok applied technology in the design and construction process of New-Hanok Type Public buildings by looking at the characteristics of the whole building is planned to be presented in the future development direction and value of public architecture applied to public buildings. Method: we first review the Phase 1 study results of technology development and application technology to look at the type and characteristics of the technologies applied in Naju Hanok Experience Agriculture Learning Center. As construction designs through the consultation suggestions reflect changes were seven times. By analyzing the changes in the basic design and conduct design in the process were organized for the new technologies applied and whether the application of existing technology hanok. Result: (1) Complements the shortcomings of technology and R & D to offer an alternative to the reinforcement was omitted modify the construction method or irrational process. (2) Implementation of a technique aiming to apply new-hanok workability and economic efficiency is based on a combination of the modern construction techniques and materials. (3) The use of modern materials to the extent that can assist in the purpose and function of the building are to be accommodated. (4) There is sufficient historical study and design plan for establishing identity is necessary in order to reflect the history and tradition of new-hanok public buildings.
It was undeniable that rapid development of scientific technology gave us not only convenience and efficiency but troubles for existence of human due to destruction of ecosystem. Especially, rapid and massive expansion of the city deteriorated those phenomenons. Constructing Ecovillage was important and could be an alternative dwelling model in that it was sustainable so that we could cope with the troubles. But now, meaning and purpose of it was being hazy while thoughtless Ecovillage and notions of it were diffused. This study began to derive planning and evaluation index of Ecovillage on the basis of reference studies and suggestion for the notion and purpose of Ecovillage. This study began to suggest more clear notion of Ecovillage with reference study and derive planning and evaluation index of Ecovillage on the basis of the prior study. After Interviewing research and Field study, the derived index was applied to Ansolgi village and an evaluation for the application was made to suggest a direction and ways to develop and activate Ecovillage. The result of evaluation with the indices showed that Ansolgi village had those declined to visible and easy to make planning factors. Therefore, to activate and sustain Ecovillage in KOREA, even, simultaneous and well linked planning and evaluation indices should be developed. At this moment, since ten years have passed from the beginning of Ecovillage in KOREA, a study reflecting dwellers' evaluation is needed. And it is the most important the dwellers' cognition for the problems and will to resolve them and continuous interest and investment of government and others who are interested in sustainable development.
