The purpose of this paper is to propose reasonable improvements of demand estimation methods of commercial site through the case study. Thus, we investigated the problems and limitation of demand estimation methods and process applied to primary and secondary new towns in Korea. And we suggested the way to reduce error of demand estimation and to raise its objectivity. The result of case analysis is as follows; firstly, it was insufficient to consider location, hierarchy and change of land use like mixed-use development in commercial site. Secondly, improper comparable group or operated relevant index data in the same light were selected the aggregated unit requirement method such as comparative analogy method and planning guidelines. Thirdly, there were many cases that demand estimation value was amended arbitrarily, and it tends to occur a serious reliability problem. Therefore, to improve these problems and to make better use of demand estimation hereafter are required the sublation of arbitrary commercial sphere's settings, the making of comparative group considered development conditions, and putting forward objective revision basis.
Based on a total of 272 vegetation data collected by the ZM school phytosociological study method, the composition and structural characteristics of the forest vegetation in the Sogwang-ri forest genetic resource reservoir located in Uljin-gun, Gyeongsangbuk-do were compared using the table comparison method and the TWINSPAN method, And their ecological characteristics were analyzed. The types of forest vegetation were classified into 7 types, and it was divided into two major groups, 'Slope and Ridge type', which characterized by Quercus mongolica, Pinus densiflora for. erecta, Lespedeza bicolor etc. and 'valley and concave slope', which characterized by Cornus controversa, Fraxinus mandshurica, Morus bombycis, Hydrangea serrata for. acuminata etc. The hierarchy of the vegetation unit was 2 community groups, 4 communities, and 6 subcommunities. The structural characteristics such as the total percent cover, species importance value, species diversity of the constituent species per unit area($/100m^2$) of each type of forest vegetation were also identified. In order to understand the spatial distribution of forest vegetation, 1/5,000 large-scale physiognomic vegetation map was created by the uppermost dominant species. The composition and structural characteristics of Geumgang pine(P. densiflora for. erecta) forest, which is a core community of protected area by natural and anthropogenic influences, appear as a subtype of Quercus mongolica forest, which is a potential natural vegetation, Appropriate maintenance measures seemed urgently needed.

The "Historic city Preservative law" was legislated for the preservation of cultural properties and enacting regulations of managing the environment around them in 2004. This law was revised to "Historic city Preservative and Development law" in 2012, and specified the criteria for permissible behaviors in the preservative district. Therefore, this paper focused on the ancient capital Gyeongju and developed a comprehensive system for evaluating the value of the ancient historic district based on Analytic Hierarchy Process (AHP). Through the evaluation of the ancient historic districts, which are the pilot project districts in the "Gyeongju Ancient Capital Preservation Plan", some preferential projects were objectively proposed. As a result, according to the evaluation among 10 ancient historic districts in Gyeongju, Daereungwon got a score of 78.34, which is the highest among 7 special preservation districts. On the other side, the Gyo-dong area got a score of 76.14, the highest among 3 historic and cultural environmental districts. Finally, for the preservation and development of Gyeongju, some efficient preservation and development plans were objectively proposed for the pilot project districts in the "Gyeongju Ancient Capital Preservation Plan".
This research aims to introduce the theoretical basis of the studies of tourism resources, by review the research trends of tourism resources in the geography field. The geographical approaches to tourism resouces can be subdicided into 3 categories according to the subject. First, the classification of tourism resource types and the approach on the spatial distribution may be enumerated. This subject has been the object of the most interest and discussion to the geographers for tourism up to now. And from the viewpoint of contents, it has been developed by classifying the types of tourism resoures, which is based on the establishment of the range and standard of tourism resources and the spatial classification of types based on the distribution feature of the area. Second, the approach about cognition, preference and interpretation on the tourism resources as the background to induce tourism phenomenon and decide the tourism destination. Judging from the fact that most of this subject is starting from the behavioural study and that the right understanding and interpretation of tourism resource is the important factor to decide the preference degree of tourists, we have to have much interest about the field of tourism geoaraphy. Third, the development of tourism resources which is showing the active study recently and its influence and effect attendant upon it may be enumerated. Today, as the economic value of tourism is become important internationally, tourism resources are recognized as the important factor to induce the industrialization of tourism. And in the series of analytical studies related to it the interest has been transferred from the economic benefit analysis attendant upon tourism development including tourism resource and to the cultural, educational, environmental and psychological influence, etc. As the result of composite examination, for the geographical studies about tourism resources, the spatial scale and the contents are being subdivided and specialized. And in the side of subject and method of study, it is developing into the positive study based on the concrete data and the measuring and analytical frame.

According to globalization of world economy by extension of production, sales and distribution all around the world and international transportation system changed into a transport system that puts great importance on speediness and value-added services, international transport system is changing into a Multimodal Transport Routing centered system that systematically connects marine, air and rail transports. Due to such changes production, sales and distribution must be provided in time and Multimodal Transport Routing, which can provide multi-dimensional logistics services to customers of global network, is needed but information connection for international transport and connection system between transport modes are insufficient and can not be activated. Especially in Korea, selection standard of 3rd party logistics companies and transport companies is presented, but logistics exclusive companies, which plan and execute the transportation, can't present a systematic evaluation standard for international Multimodal Transport Routing, selection. Thus, this research surveys important previous studies about Multimodal Transport Routing, selection, derives an evaluation standard for Multimodal Transport Routing, selection through interview with company officials, and presents a theoretical basis for Multimodal Transport Routing, selection through systematic analysis of Multimodal Transport Routing, selection using Analytical Hierarchy Process (AHP).
The purpose of this study is to propose a methodology for operating variable speed limit (VSL) strategies in freeway work zones. A notable feature in this study is to incorporate a multi-criteria decision making process into deriving better VSL strategies. Decision criteria in this study include operational efficiency, safety, and environmental impacts. Travel speed, acceleration noise, and CO2 were used as performance measures for evaluating VSL strategies. A multi-criteria value function was developed through an analytical hierarchical process (AHP) for representing expert's knowledge. Then, a variety of VSL operations scenarios were investigated utilizing a microscopic traffic simulation suite, VISSIM. The proposed methodology would be useful in supporting more efficient, safer, and more environment-friendly traffic operations and control in freeway work zones.

Various studies have analyzed urban decline at a universal level using the general characteristics of declining cities. However, urban decline at the city level should be considered because this decay occurs based on the unique attributes of a particular city. In addition, since this phenomenon occurs and spreads in microspaces, studies should consider smaller spatial units continuously. This study aims to develop an urban decline measurement model that considers regional characteristics to analyze the urban decline of Ulsan Metropolitan City over time and space. The index value of Ulsan, compared to the national average, is calculated and reflected in the weight to reflect regional characteristics in the model. In addition, after analyzing urban decline by administrative dong units, we also performed analysis by counting district units using spatial hierarchical structure to demonstrate evaluation on smaller unit spaces. As a result of analyzing urban decline patterns by associating the index calculated using the model with the social phenomenon of Ulsan Metropolitan City, urban decline formed clusters and spread to adjacent regions over time. In addition, results confirmed that external factors such as new towns and urban regeneration projects affect urban decline. By illustrating the degree of urban decline proposed measurement model used in this study, it is possible to present the priority of areas required for urban regeneration projects. Results are also helpful to test the effectiveness of completed or presently-implemented urban regeneration projects.

In this paper, we proposed a methodology to effectively determine the selection and prioritization of new business and innovation projects using AI technology. AI technology is a technology that can upgrade the business of companies in various industries and increase the added value of the entire industry. However, there are various constraints and difficulties in the decision-making process of selecting and implementing AI projects in the enterprise. In this paper, we propose a new methodology for prioritizing AI projects using Morphology, AHP, and TOPSIS. The proposed methodology helps prioritize AI projects by simultaneously considering the technical feasibility of AI technology and real-world user requirements. In this study, we applied the proposal methodology to a real enterprise that wanted to prioritize multiple AI projects in the HR field and evaluated the results. The results confirm the practical applicability of the methodology and suggest ways to use it to help companies make decisions about AI projects. The significance of the methodology proposed in this study is that it is a framework for prioritizing multiple AI projects considered by a company in the most reasonable way by considering both business and technical factors at the same time.

Impact investment involves investing in companies that pursue both social value and financial returns. It focuses on addressing various social problems through innovative solutions while generating profits. The domestic impact investment ecosystem has experienced significant growth with the support of the government and public institutions. In 2021, it witnessed a 3.5-fold increase over three years, reaching a total of 700 billion won in operating assets. In order to foster qualitative growth alongside this quantitative expansion, it is crucial to conduct research specifically on impact investment, which sets it apart from conventional venture investment. This study aims to empirically analyze the unique factors that influence impact investment decisions. Firstly, the factors affecting investment decisions were identified through a literature analysis. Then, a consultation and Delphi survey involving 11 representatives and evaluators from impact investment companies was conducted to determine the major investment determinants. Subsequently, an AHP (Analytic Hierarchy Process) survey was carried out with 10 impact investment evaluators to ascertain the relative importance of these factors. The analysis revealed the following order of importance for the top factors: market>entrepreneur(team)>product/service>finance. Furthermore, the importance of specific factors was identified in the following order: market competition and entry barriers>new market creation>market growth and potential expansion>team expertise and capabilities. Unlike previous studies that primarily focus on general startup investment factors, this research demonstrates that impact investment places greater emphasis on market-related factors and considers the sustainability and profitability of the business model to be more important than the social impact of social ventures.
Recently, the importance of HR analytics for data-based decision-making in establishing and operating an effective human resource management system for companies is increasing. In addition, there is growing interest in the effect of employees' perceptions of organizational justice on positive organizational behavior. Therefore, in this study, among the various factors affecting teamwork behavior, we analyzed the impact on teamwork behavior such as perception of organizational justice and organizational culture. Organizational justice has a significant impact on the formation of members' attitudes, but its meaning may vary depending on the organizational context. In this study, we divided organizational justice into four types (procedural, distributive, interpersonal, and informational fairness) and confirmed their impact on teamwork behavior. In addition, organizational culture was divided into hierarchy culture and innovation culture, and how to regulate these relationships was examined. To analyze these relationships, individual-level data collected from 657 people at domestic companies were used for analysis. According to the analysis results, in a hierarchical culture, procedural justice and information justice had a positive influence on teamwork behavior through the mediating process of job satisfaction, and in an innovative culture, interpersonal justice and information justice had a positive influence on teamwork behavior through job satisfaction. It was confirmed to have a (+) effect. These research results provide implications for people management by indicating that, although organizational justice is important to members and organizations, it may be perceived differently and have different meanings depending on the organizational context. Through the use of the information presented in this study, we will provide value that can effectively and efficiently implement a company's human resource management system.
