  • This paper presents a study on risk analysis in terms of contractor's costs in construction phase in which Crystal ball (software of Decisioneering, UK) has been utilized as a main tool. To realize it, a questionnaire survey has been carried out to identify the dominant factors that strongly influence contractor costs in Vietnam. Based on results of questionnaire investigation, the survey identified three factors which were duration of each construction task, costs of reinforcing steel, and cement. Then a spreadsheet model was created in order to analyze risks. The study also indicates that the cost of reinforcing steel and cement are the cause of risks for contractors. According to the suggested model, contractors may foresee the probability of completion within the approved budget, and the possibility of earning in accordance with owner's payment conditions.

  • The specialty of Construction Manager's work is largely depends on the project progress stage and the type of management work. However, at present, career management system manages only the type and duration of the construction project, disregarding specialty and competence. However, in order to select a right construction manager for the client's needs or project characteristics, career management should be subdivided and managed according to the project progress stages or the types of management. In addition, this career management plan is essential for construction managers to receive appropriate wages for their careers and competences. Therefore, this study proposes a classification system for the integration of career, work, and competency to promote effective career management.

  • Most of studies on PC method aim at the structural analysis and development of PC members, and studies on the construction management aspect are insufficient. This study is a basic research in the construction management aspect regarding 'composite method using hollow-PC column' (HPC method), and is intended to develop assessment standards for the benefit·cost analysis of HPC method. Assessment standards for the benefit·cost analysis were composed of main-factors and sub-factors through interview with 4 experts. It was possible to classify main-factors into 4 major categories, i.e,. structural performance, construction performance, construction duration and construction cost. Sub-factors were composed of factors which were of high importance in assessing the two methods. And factors judged to be repeated or of little importance were excluded.

  • Concrete undergoing early frost damage in cold weather will experience significant loss of not only strength, but also of permeability and durability. Accordingly, concrete codes like ACI-306R prescribe a minimum compressive strength and duration of curing to prevent frost damage at an early age and secure the quality of concrete. Such minimum compressive strength and duration of curing are mostly defined based on the strength development of concrete. However, concrete subjected to frost damage at early age may not show a consistent relationship between its strength and durability. Especially, since durability of concrete is of utmost importance in nuclear power plant structures, this relationship should be imperatively clarified. Therefore, this study verifies the feasibility of the minimum compressive strength specified in the codes like ACI-306R by evaluating the strength development and the durability preventing the frost damage of early age concrete for nuclear power plant. The results indicate that the value of 5 MPa specified by the concrete standards like ACI-306R as the minimum compressive strength to prevent the early frost damage is reasonable in terms of the strength development, but seems to be inappropriate in the viewpoint of the resistance to chloride ion penetration and freeze-thaw. Consequently, it is recommended to propose a minimum compressive strength preventing early frost damage in terms of not only the strength development, but also in terms of the durability to secure the quality of concrete for nuclear power plants in cold climates.

  • Appropriate management of the finish works in construction project is one of most important activities that must be conducted considering the total duration of the project. Masonry work is a fundamental process that is performed in the preliminary steps of finish works. However, it has been investigated that the analysis of delay factors affecting masonry work has been neglected in the domestic construction site. Therefore, this study deducts delay factors affecting masonry work by literature review and survey on site engineers and labors. This study has been conducted as a preliminary step of developing a construction project interference management system which is expected to suggest objective information for the decision making in construction sites.

  • Recently, the Malaysian government had been developing new technologies to the construction industry and one of them is the Industrialised Building System (IBS). The government urged that IBS is 100% utilized in all construction projects. It is believed that the application of IBS helps in reducing construction duration and cost, solving the problems of overflow of foreign workers in the site and improving performance and appearance of a structure. However, there are some parties like the contractor who feel reluctant to utilize this system because there are risks. They worry that their trades will be affected as IBS construct a structure using components which are manufactured in a factory and assemble on site. Therefore, this research is to find out whether IBS benefits the country's economy by focusing on the business created by investing in IBS. A comprehensive supply chain for IBS will be developed to compare with the traditional construction supply chain as to determine businesses or trades created and eliminated. This paper is looking at the theoretical framework about business opportunities due to the Government policy on embarking IBS.

  • An economic analysis is one of the most dominant factors to determine the project feasibility of super tall building. In economic considerations, it is very important toadopt optimum structural floor systems because these are dependent on both the cost and the duration of construction. The economics affected by structural floor systems are more distinct athigher story. As the story increases, the construction cost of floor system. is accumulated linearly, while the cost of lateral resisting system is increased geometrically. The purpose of this study is to investigate the economical effects of super tall buildings through application of optimum structural floor systems. Three types of structural systems(RC beam-column frame, RC flat plate frame, and Steel frame) of super tall buildings having 50-stories are considered in this study and compared to RC flat plate slab with other systems. Analytical result shows that RC flat plate slab using lightweight concrete ismost effective in both the cost and the duration of construction.

  • It is essential for project managers to make schedule adjustment based on their professional experience, in terms of rescheduling action discussed in this paper. This paper discusses the topics of resource-constrained construction rescheduling by modifying the concepts of manufacturing rescheduling. Moreover, the influence factors of construction rescheduling problems are investigated and identified in this paper. According to initial schedule plan and present progress, a new rescheduling mechanism based on Constraint Programming (CP) techniques is developed to reschedule projects with the objective of minimizing total project cost or duration, under three rescheduling policies. Through case study, the behavior of three different rescheduling policies is analyzed and discussed in this paper.

  • A competitive construction project must address factors such as cost, performance, aesthetics, schedule and quality. The importance of these factors will vary from project to project and from market to market. Productivity is becoming an ever-more important factor in the acquisition of a project. As the technology or aesthetics of a product matures or stabilizes, and the competitive playing field levels, competition is increasingly based on time. Recently, the construction industry has been depressed due to difficult market circumstances. At this time in particular, construction companies are striving to rationalize their management, both in their planning offices and in the field. In this study, we present a method of calculating a reasonable duration for reinforced form work. We did this by first developing a question for field workers, then sampling form workers based the question. Second, we employed a work analysis method to analyze worker"s work-methods and Time. Then, using the result of this analysis, we measured the Productivity of form work. This measure can be used as basic data to determine the appropriate duration of form work.

  • Although there is an increase in demand for free-form buildings, there are several problems such as increased cost and duration and decreased constructability arising from difficult member production and installation. To solve these problems, a technology to produce free-form panels using CNC machine was developed. According to the technology, the information on free-form buildings designed is delivered to the CNC machine, a form is shaped using the delivered information and free-form concrete panels are produced using the form. The limited construction site, duration and project cost as well as interferences with other work types should be considered upon in-situ production of free-form concrete panels. Thus, the purpose of this study is to conduct a base study on in-situ production layout of free-form concrete panels by system dynamics. With this study, we will discover the causal relationship of influence factors on in-situ production of free-form concrete panels, and improved productivity is expected through the production layout.
