  • The purpose of this study was to explore the attitudes about the management service charge in multi-family housing. Recently, increasing needs of urban families in residential housing management services were apparent in many studies, but the way that they charge for the management services was not dear. Research method was social survey with questionnaire from 484 residents and 84 housing managers of multi-family housing in Seoul and new town area. Research results showed that residents recognized the management services should be free of charge or imposed actual expenses, but managers recognized the management services as charged services. To provide efficient housing management services for residents in multi-family housing, human resources should be inputted. Therefore, this study suggested that the participation of residents in housing management service is recommendable as a way of lessen the economic burden of management service charge, but also to have an opportunity to interest in their community activities.

  • Green Standard for Energy and Environmental Design(G-SEED) has been used for environmental friendly building certification since 2002. The certification criteria initialed with multi-residential building and now it expands to 10 criteria for new and existing building types. The purpose of this study is to understand current recognition of G-SEED from the survey of multi-complex residences in newtown. From the general question, 75.2% of responders answered the period of living term between 1~3 years, 58.6% lived in $102.48{\sim}132.23m^2$ residential area and 65.2% owned their residences. The 43.2% of respondents recognized that their residences gained G-SEED certification by G-SEED emblem(31.6%). This is the significant meaning to understand public recognition of G-SEED and how to approach the strategy for raising the G-SEED recognition. The responders expected positive influence for economical value from G-SEED and also 75.3% of responders agreed with that G-SEED would be a decision make to buy and rent their residences. Second, residents responded that the consideration issue for green building is energy & prevention of environmental pollution(27.7%) which carries equal concern in G-SEED criteria category. The result of this survey verifies that the current level recognition of G-SEED of the responder's perspectives still is not well-known but it confirmed they have a positive expectation. Therefore, from this result, G-SEED needs to draw road map with detail plans for developing G-SEED with public participation.

It has been opposed by environmental NGOs, local governments and land owners. Therefore, government carried out a questionnaire survey to make plans for the better development of housing estates for national rental houses in DRZ. Second, it has to be designed using pro-environmental techniques. Third, the discussion between the interested groups was not enough. Fourth, residents were dissatisfied with the compensation package. The policies based on this research, are as follows: First, meetings for projects presentation and public hearings have to be held on a regular basis. • The purpose of this study was to examine theoretical underpinnings of housing adjustment as applied to residents of Korean folk housing. On random and voluntary base, 66 households of the Andong Haboe folk village were asked to participate in the present study for a self-administrated questionnaire survey as well as open-ended face-to-face interviews. Some valuable results were obtained as follows. In spite of the legal barrier to change in physical conditions of housing, first, a huge amount of adjustment actually took place in the rural folk village. Satisfying basic amenity or shelter needs turned out to be the basic role of adjustment. Second, the number of adjustment works previously done was not effective anyhow in predicting the level of housing satisfaction. Speare's (1974) satisfaction theory of housing adjustment was largely supported by the present study. Highly dissatisfied residents with their housing were more likely to expect adjustment works of their own. Additionally, age turned out to be the most powerful predictor of housing adjustment. Finally, housing satisfaction was positively correlated with community attachment (Kendall's $\tau$ =.35 ; p 〈 .001). Residents satisfied with their house were more likely to be proud of being a member of community. Overall, though, community attachment was not related anyhow to the willingness of housing adjustment.
