공동주택 평형별 단위 평면 구성의 특성에 관한 연구 - 1999년 이후 분양되어 2001년 이후 입주하는 아파트를 중심으로 - (A Study on the Characteristics of Unit Plan Composition according to Sizes in Public Housing - Focusing on the Residential Apartments built after 1999 and occupied from 2001 -)

  • The residential apartments have become a choice of a popular housing space since the first establishment of Mapo apartment in 1962. Therefore, the residential market experienced a bloom where residential apartments were sold as they were built simultaneously. However, this phenomenon was turned around and unsold lots appeared after the period of IMF and as the construction companies put out more various apartments by differing the characters and the strategies in building apartments. As a result, the leadership of residential market moved from the suppliers to consumers, in consequence, the wants of the consumers became more demanding. The consumer can freely control the number of rooms with a variable wall system or a bigger sized apartment with two entrances to the living room as well as having a bathroom with a master bedroom in a small-sized apartment. Many conceptual trials like this were taken to improve the residential environment and to give a change to the unit plan of the public housing. From these changes, one can observe a general trend that is taking place in current residential housing. Consequently, this study is on the type classification of unit plans in public housing built after 1999 and dwelled from 2001. The objectives of this study are to confirm the characteristics of the unit plans applied in recent public housing and provide basic materials that can be incorporated to residential space plan from now and hereafter.

루마니아 도시에서의 장소애착, 거주성 평가, 만족도 간에 상관성 연구 (Evaluating the Relationship between Place Attachment, Residential Evaluations and Satisfaction in a Medium-sized Romanian City)

  • The present research aimed at researching the relationships among place attachment, residential evaluations and satisfaction in a medium-sized post-communist Romanian city. Studies on post-communist cities are scarce and this research tried to fill that gap. This research is part of a government project that intended to significantly reform three medium-sized cities in the Western part of Romania and transform the urban space. Since the three of them are relatively small-sized and close spatially, the project intends to undertake massive reforms of the communications and services of the three cities. In this article, we report findings on the city of Hunedoara. A representative random sample was selected, and a total of 384 people were interviewed, with an overall reliability of the sample of 95%. The instruments used to gather the data were the Neighbourhood Perceived Environmental Quality Scale and a composite measure of place attachment was also included. The structure of each scale was checked using exploratory factor analysis. We tested alternative causal models using structural equations modelling. Our model showed a good fit to the data and explains satisfaction in the city adequately. Results show that satisfaction is directly predicted by the general evaluation of the city and by residential privacy. Residential noise and place attachment influence satisfaction indirectly. The results are discussed and some policy recommendations are formulated.

소가구 증가에 대응한 공동주택지 지구단위계획 개선방안 (A Study on the Improvement of District Unit Plan in Apartment Housing with the Increase of 1~2 person Households)

  • 우리 사회의 인구성장이 둔화되고 가구형태도 1~2인의 소가구가 53.3%로 과반을 넘고 있어 향후 이를 주거단지에서 어떻게 계획으로 수용하여 적절한 주거공간을 만들어갈지가 중요해지고 있다. 따라서 본 논문에서는 소가구화 증가 추이에 대해 기존의 지구단위계획이 적절히 대응하고 있는지를 고찰하고, 소가구화에 대응한 향후 지구단위계획의 요소별 개선방안과 적용성 제고방안을 제시하고자 하였다. 이를 위해 최근 6개 주거단지를 대상으로 소가구와 관련한 지구단위계획의 지침과 내용을 분석하고 문헌고찰 및 전문가 자문 등을 통해 문제점과 개선방안을 도출하였다. 연구결과, 1인 가구 증가에 대응하여 다양한 주거유형의 지구단위계획상 반영이 필요한 사항들을 제안하고, 소형공동주택, 쉐어하우스, 독신자전용주거 등 1인 가구 주택특성에 맞는 가구 획지, 건축물 배치, 건축물 형태 및 외관 등과 관련한 계획요소도 제시하였다. 또한 무인택배시설, 게스트하우스 등 부대복리시설의 도입, 유치원 등 수요가 낮은 부대복리시설의 재검토 등 1인 가구 거주특성을 고려해야 함을 제안하였다. 제안된 계획요소와 방안들은 향후 공동주택의 지구단위계획수립지침과 운영기준 등을 작성하는 데 활용될 수 있을 것이다.

기능주의 관점에서의 이토 토요의 공간 및 건축 사례 분석 - 소규모 주거 공간 사례를 중심으로 - (Analysis on Space and Architecture Examples of Toyo Ito from the Viewpoint of Functionalism - Focusing on Small-Sized Residental Spaces -)

  • 루이스 설리번은 "형태는 기능을 따른다"라고 주장했다. 기능이라는 것은 사용자가 제품이나 공간을 사용함에 있어서 가장 원초적으로 필요한 요소 중에 하나이며, 공간 및 건축 분야에서의 "기능"은 그것의 형태를 결정하는 가장 중요한 요소의 의미를 가지고 있다. 이렇게 "기능주의"의 관점에서 기능주의가 추구하는 중요한 요소들이 어떻게 그것의 형태와 관계를 갖는 지를 확인하기 위해서 토요 이토의 작품을 선정하였다. 1970년 초반에서 현재까지 진행된 그의 작품 중에서 공간 및 건축의 구조, 재질 및 공간의 형식을 쉽게 파악할 수 있도록 소규모의 주거 공간 프로젝트를 선정하여 분석하였다. 공간 및 건축의 구조와 표피를 재질의 특성으로 분류하고 공간의 개방성의 강도에 따른 분류를 진행하였다. 결과적으로 기능을 추구하는 공간 및 건축은 기능이라는 요소를 부각하기 위해서 전체적인 장식을 배제하고 그 기능의 효율성을 최대한으로 추구할 수 있는 방법을 사용하였다. 이토 토요의 소규모 주거 공간에서 발견되는 특징은 형태의 정형화 및 단순화, 공간의 개방성, 각 요소의 다목적성 활용성으로 정의할 수 있다.

  • This study intends to make a counterproposal for re-building existing high-rise/high-dense buildings and for planlessly re-constructing multi-dwellings. Also, it proposes the plan instruction fur reconstruction by small collective housings through annexing parcels in the residence Inner area. This study can be summarized as below: (1) Remained site generated by site boundaries can be utilized by annexing two or more parcels. (2) Vacant lots between buildings can be utilized as building space or common space by small-sized annexation. (3) Bad effect of residential environment caused by simultaneous development of total blocks can be minimized. (4) Formation of site size and plane, which are advantageous to reconstruction, is available. (5) Accessibility to neighboring roads can increase. (6) Residents' participation in development can increase in economical and planning aspect. In order to utilize these planning instruction, residents' participation and improved public ownership system for parcel annexation are required.

중규모 도시 거주자의 주거선택요소 중요도 (A Study on the Priority of Residential Choice Element by Middle-size City Residents)

  • This study has analyzed the environmental characteristics of Cheong-Ju city and the priority of residential choice elements by residents. The results of analysis are as follows. 1) The rate of housing supply in Cheong-ju city is low at 80.2%, concentrated on small sized apartments. Furthermore educational and traffic facilities are much insufficient. 2) While residential choice in Chong-ju is heavily characterised by educational surroundings, it is less affected by both economy such as housing prices, the value of investments and accessibility to public transportations, distance to working places. 3) It is affected by residents' general characters like the sell age, life cycle, education level, properties, home ownership, number of room and type of house they want.

도심주거지의 주상복합주택 계획지침에 관한 연구 - 익산시 구도심을 사례로 - (A Study on Planning Guideline of Complex Housing in the Residence Inner Area - Case Study of Inner Area in Iksan City -)

  • This study analyzes the problems, which the residential inner area has, and proposes systematic and gradual progressing improvement plan for the residential environment in the inner area. Also, planning instruction is proposed through the case study of parcel·jointed complex housing. This study can be concluded as below: (1) Improvement plans sub-divided into promoting districts and inducing districts of the residential inner area are proposed. (2) Necessity for construction of streets is proposed in order to compensate existing problems in sites. (3) Necessity of complex housings is proposed fur roadsides of household unit or small-sized annexation of parcel. (4) Collecting design examples and existing literatures, the planning guideline for jointed parcel complex housing is proposed based on the established relation with a whole surface of streets, formation and distribution of purposes and increased role of exterior space.

  • The object of this study is to offer a basic reference for improving students' housing into a desirable living environments at small-sized local city. To do so, this study is to analyze residential choice elements and interior environment satisfaction of students around Samcheok national university at user's point. Trough the field survey and questionnaire about students' housing, the student's residential environment is almost composed of one room type of multifamily housing. But students' housing of this type is insufficient to the housing level which they demand. To obtain the real features as theirs housing, the development of the plan type to reflect the their actual demand is necessary. The results of this study can be applied to the actual design of hiring students' housing.

소형주택 주거만족 요인 연구 -인구통계변인에 따른 고객특성그룹 중심으로- (A Study on the Effect of Customer Satisfaction Factors of Small Sized Housing, by Demographic Customer Group)

  • 본 연구는 소형주택의 주거만족요인을 인구통계특성 그룹별로 세분화하여 연구하였다. 연구그룹은 전체 그룹과 그리고 남녀 성별로(2그룹), 연령대별로(3그룹), 기혼과 미혼이라는 혼인별로(2그룹)하여 총 8개 그룹으로 세분화하였고 주거만족요인은 사회적특성, 경제적특성, 접근성, 외부쾌적성, 물리적특성, 생활편리성 등으로 분류하여 분석하였다. 연구결과는 소형주택의 경제적특성 요인이 대부분의 그룹에서 주거만족에 가장 큰 영향력을 미치는 요인으로 나타났다. 다음으로는 생활편리성이 유의하게 영향을 미쳤다. 그러나 물리적 특성은 전체그룹에서 낮은 영향력을 보이거나 유의하지 않았다. 기타 주거만족요인들은 각각의 그룹별로 주거만족에 미치는 영향이 다르게 나타났다.

일본 거주단위형 케어하우스 공용공간의 거주자 공간이용 특성에 관한 연구 (A Study on the Characteristics of Residents' Spatial Use of Common Space in Care House with Residential Units in Japan)

  • The purpose of this research is to suggest design direction about common space of small sized residential units for elderly housing in order to construct desirable residential environment. This research examines spatial composition and the residents' behaviors in three different types of residential units at intervals of five minutes from 9:00 a.m. to 19:00 p.m.; and analyzes the characteristics of spatial use. The following is the result. The using rate of common space is influenced by the atmosphere of residential units more than healthy condition of the elderly; furthermore, the frequency of usage is also increasing highly as mush as forming the lively atmosphere. In order to form the animated residential environment, it is necessary to provide to various activities, such as cooking, eating, watching TV, leisure, hobby, rest, etc; and the space must plan encouraging relationship with other people. Moreover, it is required to consider to each of personal characteristics ingeniously, and manage to programs extending their durability in common space of elderly housing.
