교육시설물의 수선교체비용에 대한 확률론적 분석 연구 (A Probabilistic Analysis on the Repair and Replacement Cost of Educational Facilities)

  • Educational facilities are more uncertain about maintenance costs due to their comprehensive and long life-cycle compared to commercial buildings. In addition, maintenance of the existing post management system can not maintain the original function of education facilities continuously and economically. In order to overcome this problem, it is necessary to analyze the repair and replacement cost for the uncertainty factor in maintenance. This study propose a model to determine repair and maintenance cost and cycle of educational facility based on probabilistic estimation concept. For the analysis, Monte Carlo simulation, a probabilistic analysis method, was applied based on the repair and maintenance history data of the educational facilities in Florida. The results of this study can be used as a guideline for quantitative facility management and facility management research.

  • This study presented the development of a user centered school facility fire safety evaluation model that would support fire safety evaluation, which is globally recognized as being important in terms of school safety, to be more efficiently implemented in the school field mainly by students. The study consisted of five steps. First, actual condition survey tools were developed based on the major fire safety evaluation items derived through literature review. Second, the characteristics of domestic school facilities in terms of fire safety were developed using the survey tools. Third, an evaluation model at a level utilizable by students was developed based on the foregoing characteristics. Fourth, the applicability of the model was verified through a trial application of the model to elementary school students. Finally, legal and institutional improvement plans and fire safety education materials were presented through a policy proposal.

Improving Maintenance Management Practices for Building Facility

  • The practiced conventional methods for maintenance management in Malaysian Polytechnic faced many issues due to poor service delivery, inadequate finance, poor maintenance plan and maintenance backlogs. The purpose of this study is to improve the conventional method practices which tend to be ineffective in Malaysian Polytechnic. The case studies were conducted with eight Polytechnics and are selected based on conventional method practices and its major problems. There are around 32 Polytechnics in Malaysia and almost are using conventional methods. The number is considered very big indicating that the use of modern Information and Communication Technology (ICT) is still very limited compared to other institutions of higher learning in Malaysia. The overall findings of this research indicated; poor service delivery, inadequate financial, poor maintenance planning and maintenance backlogs. There is also need to overcome less man power competencies of maintenance management practices which existed with all eight Polytechnics. The proposed system is intended to be used for maintenance management practices at Malaysian Polytechnics in order to provide high-quality of building facility with safe and healthy environments.

  • The objective of identifying the cause of inconsistency in determining priority of educational facility maintenance, any related factors were thoroughly identified and tested, to see if it has any effect on decision-making process in resource allocation for educational facilities. On the assumption that 'the more there are to be repaired/maintained and deferred, the higher the relevant cost will be, this will lead to a significant social loss. Accordingly, this study established a framework of determining resource allocation priority based on deferred maintenance and its related expenses. For doing so, it was required to determine relative ranking in terms of resource allocation within a pre-assigned school district, in consideration of the criticality of each deferred maintenance attribute/variable.

학교 내 안전체험교실의 시설모형 개발 연구 (A Study on the Development of Facility Model for Safety Training Class in School)

  • 본 연구는 교육부, 학교현장, 건축가, 기업 등 관련 기관의 정책수립, 운영계획수립, 시설건립 등 다양한 사업추진과 밀접한 관계가 있는 '안전체험교실 시설모형을 개발'하기 위하여 안전체험교실에 적용하기 위한 필수 교육프로그램을 도출하고 단위공간 조성과 이에 대한 구성요소 및 활용방안을 제시하는데 목적이 있다. 본 연구는 5단계로 내용을 구성하였다. 첫째, 안전교육 수행 및 시설계획 기본방향과 관련한 문헌을 분석하였으며, 둘째, 공간규모, 시설구성 등 공간조성 실태와 운영실태분석을 바탕으로 안전교육 체험교실 실태를 조사하였다. 이를 기반으로 기존 안전체험교실의 장 단점을 분석하고 델파이 조사 및 전문가 참여디자인을 통하여 5가지의 시설모형(안)을 개발하였다. 최종적으로 개발된 안전체험교실 시설모형(안)은 1) 교통안전(보행안전, 차량안전, 지하철안전) 2) 응급처치(응급구조, 신고요령) 3) 재난안전(화재 대피안전, 지진 생활안전) 4) 승강기안전(승강기안전, 에스컬레이터안전) 5) 약물 및 폭력안전(흡연 음주안전, 성폭력안전, 식품안전)에 대한 체험존과 각 영역의 세부 안전체험공간이다. 이러한 과정을 통해 개발된 안전체험교실 시설모형(안)은 학교현장의 수용 가능한 공간적 규모에 따라 각 모형을 조합 또는 분리하여 안전체험교실을 조성할 수 있을 것이다.

  • Purpose: Grafting new hanok-style application technology on child daycare facility among public buildings can be an alternative that provides infant facility, which is placed at the center of social attention and interest, with pleasant nursing environment. Besides, it is expected to have a great impact on infants' and young children's emotion by helping them recognize traditional culture at early stage and furthermore can be used for villagers to experience differentiated traditional culture. Method: To investigate the recent construction of HeungCheon/SuRak/GeumGwa's Hanok child daycare facility recognizing for architectural planning characteristics in common tendency Hanok that presents a physical improvement plan for preparing the continued competitiveness. Also attention to the creative expression of the traditional spaces about the natural environment are implemented in Nurseries and we propose the possibilities that can be realized in the future Hanok child daycare facility. Result: The combination of modern materials and modern construction technology of New-hanok method with improved ability has improved the shortcomings of traditional architecture and increase the ease and safety of traditional architecture succeed the suggest direction of improvement modern society. Therefore, Hanok child daycare facility is preparing adequate capability to solve regional polarization and social care issues.

  • Although there are many old school buildings that is more than 40 years in Korea, it is difficult to rebuild all of them due to limitations in budget management. Therefore, objective feasibility evaluation criteria are necessary to determine which school buildings should be rebuilt preferentially among the numerous old school buildings. One of the rebuilding feasibility evaluation items, economic evaluation generally requires documents such as construction statements and facility drawings. However, because most buildings older than 40 years do not have these documents, an economic analysis model that requires only basic building information should be developed. In this study, the economic analysis model that can be used for evaluating the rebuilding feasibility only with the number of years, total floor area, and structural information of school buildings was established. This model can contribute to the objective feasibility evaluation of old school buildings because it can evaluate numerous buildings on the same criteria based on basic building information.

학교시설 건설공사의 작업분류체계 구축 및 단위작업별 선후행 관계 분석 (Development of Work Breakdown Structure and Analysis of Precedence Relations by Activity in School Facilities Construction Work)

  • The work breakdown structure and the precedence relations by work activity are very important because they are the basic data for estimating the construction duration in the construction work. However, there is no standard to accurately estimate the construction duration since the size of the school facilities construction is smaller than the general construction work. Therefore, some schools are unable to open in March or September and the delay of the construction duration can cause damage to the students. To solve this problem, this study developed a work breakdown structure of school facilities construction work and analyzed the precedence relations by work activities. The work breakdown structure of the school facilities construction is composed of three steps. The operations corresponding to level 1 and level 2 are as follows. (1) 2 preparatory work categories; preparation period and temporary construction. (2) 17 architectural work categories; temporary construction, foundation & pile work, reinforced concrete work, steel roof work, brick work, plaster work, tile work, stone work, waterproof construction, wood work, interior construction, floor work, metal work, roof work, windows construction, glazing work and paint construction. (3) 7 mechanic and fire work categories; outside trunk line work, plumbing work, air-conditioning equipment work, machine room work, city gas plumbing work, sanitation facilities and inspection & test working. (4) 4 civil work categories; wastewater work, drainage work, pavement work and other work. (5) 1 landscaping work categories; planting work. The work breakdown structure was derived from interviews with experts based on the milestones and detailed statements of existing school facilities. The analysis of precedence relations by school facilities work activity utilized PDM(Precedence Diagramming Method)which does not need a dummy and the relations were applied using FS(Finish to Start), FF(Finish to Finish), SS(Start to Start), SF(Start to Finish). The analysis of this study shows that if one work activity is delayed, the entire construction duration may be delayed because the majority of the works are FS relations. Therefore, it is necessary to use the Lag at the appropriate time to estimate the standard construction duration of the school facility construction. Lag is a term used only in the PDM method and it is used to define the relationship between the predecessor and the successor in creating the network milestone. And it means the delay time applied to the two work activities. The results of this study can reasonably estimate the standard construction duration of school facilities and it will contribute to the quality of the school facilities construction.

  • 본 연구는 중소도시에서 산재되어 있는 상수도 관망관리를 위하여 GIS의 적용시 개선되어져야 할 중요한 문제점을 파악하여 그 방안을 도출하기 위한 것으로 제천시의 관망도를 중심으로 분석 정리하였다. 이를 위하여 현재의 상수도 업무를 중심으로 관련분야와의 연계방안과 그 모형을 도출하였으며, 기 설치되어 운영하고 있는 상수도 시설물 관리시스템과의 비교를 통하여 문제점을 찾아 그 개선 방안을 제시하였다. 그 연구결과로 GIS에 의한 상수도관망관리시스템 구축에서는 관망시설정보, 누수방지시설정보, 조건에 따른 관망해석의 정보뿐만 아니라 수치지형정보, 도면전산화정보, 관련 수용가별 정보 등과의 연계를 통한 개발적용이 이루어질 때에 더욱 많은 효과를 기대할 수 있었다.

미세먼지 발생 레미콘시설에서의 대기확산모델 CALPUFF와 AERMOD 비교 분석 (Comparative Analysis of the CALPUFF and AERMOD Atmospheric Dispersion Models for Ready-Mixed Concrete Manufacturing Facilities Generating Particulate Matter)

  • Objectives: Using atmospheric dispersion representative models (AERMOD and CALPUFF), the emissions characteristics of each model were compared and analyzed in ready-mixed concrete manufacturing facilities that generate a large amount of particulate matter (PM-10, PM-2.5). Methods: The target facilities were the ready-mixed concrete manufacturing facilities (Siheung RMC, Goyang RMC, Ganggin RMC) and modeling for each facility was performed by dividing it into construction and operation times. The predicted points for each target facility were selected as 8-12ea (Siheung RMC 10, Goyang RMC 8, and Gangjin RMC 12ea) based on an area within a two-kilometer radius of each project district. The terrain input data was SRTM-3 (January-December 2019). The meteorological input data was divided into surface weather and upper layer weather data, and weather data near the same facility as the target facility was used. The predicted results were presented as a 24-hour average concentration and an annual average concentration. Results: First, overall, CALPUFF showed a tendency to predict higher concentrations than AERMOD. Second, there was almost no difference in the concentration between the two models in non-complex terrain such as in mountainous areas, but in complex terrain, CALPUFF predicted higher concentrations than AERMOD. This is believed to be because CALPUFF better reflected topographic characteristics. Third, both CALPUFF and AERMOD predicted lower concentrations during operation (85.2-99.7%) than during construction, and annual average concentrations (76.4-99.9%) lower than those at 24 hours. Fourth, in the ready-mixed concrete manufacturing facility, PM-10 concentration (about 40 ㎍/m3) was predicted to be higher than PM-2.5 (about 24 ㎍/m3). Conclusions: In complex terrain such as mountainous areas, CALPUFF predicted higher concentrations than AERMOD, which is thought to be because CALPUFF better reflected topographic characteristics. In the future, it is recommended that CALPUFF be used in complex terrain and AERMOD be used in other areas to save modeling time. In a ready-mixed concrete facility, PM-10, which has a relatively large particle size, is generated more than PM-2.5 due to the raw materials used and manufacturing characteristics.
