Effects of Store Density and Perceived Price Benefit of Sale on Perceived Crowding (점포 밀도와 세일의 가격혜택이 혼잡성 지각에 미치는 영향)

  • This study examined: 1) the effect of store density on perceived crowding 2) the difference of perceived price benefit of sale by store density 3) the effect of perceived price benefit and store density on perceived crowding and 4) the effect of perceived crowding and price benefit on shopping behaviors. Store density and perceived crowding were categorized into social and spatial dimensions. Data were collected with 6 (high, medium, and low social and spatial densities) * 2 (sale and no-sale) between-subjects experimental designs. A total of 395 responses were analyzed. The results revealed that social density affected social crowding, but spatial density had no effect on perceived crowding. Price benefit of sale was not different by store density. The sale itself did not affect perceived crowding. Under the social density situation, perceived price benefit reduced spatial crowding and social crowding showed a positive effect on purchase behavior while spatial crowding had a negative effect. However, the most important effect on purchase behavior was price benefit. The study implies that social density (not spatial density) is important for consumer behavior and retail strategies.

  • Given importation of After-Sale System, we may assume that it comes to be changed on housing industry Construction companies have applied installment sale to fund of building, but now they have to take it upon themselves to borrow from PF(Project Financing) on the banking system. The purpose of this study is to assume the change and influence in the construction fund after adopting After-Sale system and suggests the appropriate strategy in PF for providing fund. Construction Companies can produce their Profits by concentrating on reconstruction part especially in the metropolitan area. And They make their own brands and have their competitive power. In this housing market, if After-sale system comes publically, there will be big changes. Until now many companies have no difficulties in making funds to manage construction activity. But After-sale system gives difficulties to many companies. Therefore they have to prepare their own funds under their responsibilities from banks of Project financing.

The Sales Promotion Effect of Bargain Sale of Department Store -Focused on the Differences by Year and Merchandise Class, and on the Relationship with the Consumer Attitude Index- (백화점 세일 행사의 판매 촉진 효과에 관한 연구 -연도별, 복종별 차이 및 소비자 태도 지수와의 관련성을 중심으로-)

  • The purposes of this study are to verify the sales promotion effect of bargain sale of department store, and to investigate the relationship between the effect of bargain sale and the consumer attitude toward economics. For those purposes, secondary data was collected. The data was composed of monthly sales data of women's casual wear, men's suit, inner wear, infant's wear, and golf wear in a department store from 1996 to 2003. The data on consumer attitude toward economics was collected from 'Consumer Attitude Index' issued by SERI. The results are as follows. First, there were differences in the sales promotion effects of bargain sale by merchandise class and by year. Men's suit was the class that the effect was highest, and inner wear was the class the effect was lowest. In addition, the effects were simultaneously lowered by year. Second, sales promotion effect of bargain sale had relationship with consumer attitude index. The yearly transitions of the two data were almost similar. This means that as the consumer attitude becomes pessimistic, the motivation to consume also becomes lower, so that sales promotion effect of bargain sale also decreases. In addition, women's wear and men's suit showed the most similar transition patterns with the consumer attitude index.

  • The sale price of apartment buildings is a key factor in the success or failure of apartment projects, and the factors that affect the sale price of apartments vary widely, including location, environmental factors, and economic conditions. Existing methods of predicting the sale price do not reflect the nonlinear characteristics of apartment prices, which are determined by the complex impact factors of reality, because statistical analysis is conducted under the assumption of a linear model. To improve these problems, a new analysis technique is needed to predict apartment sales prices by complex nonlinear influencing factors. Using machine learning techniques that have recently attracted attention in the field of engineering, it is possible to predict the sale price reflecting the complexity of various factors. Therefore, this study aims to conduct a basic study for the development of a machine learning-based prediction model for apartment sale prices.

  • The purpose of this study is to propose the way of decreasing frequently-occurred complaint by offering proper sale information at subscription phase based-on post-occupancy satisfaction survey. For this purpose, questionnaire surveys of residents were conducted to analyze their cognition of apartment sale information at subscription phase. and deduce appropriate sale information. The results can be summarized as followings: 1) It provides well-managed apartment sale information as utilizing checklists which is based on important items that effects on apartment inhabitants' satisfaction in apartment sale marketing. 2) It establishes a specific management standard of proper items of apartment sale information. 3) It manages and provides apartment sale information by making checklists of apartment sale information which consumers needs in their actual necessities.

  • This study examined the dual mediating effects of drinking motivation and drinking level between alcohol advertising, alcohol sale promotion marketing exposures, and alcohol-related harms. The survey has been conducted on 2,000 adult men and women aged 20 to 70 years, recruited by an online survey. As a result, it is found that alcohol advertising, alcohol sale promotion marketing exposures, drinking motivation, drinking level, alcohol-related harms appeared more in men than in women. In addition, alcohol advertising, alcohol sale promotion marketing exposures have positive effects on alcohol-related harms. Also, drinking motivation and drinking level partially mediate the effects of alcohol advertising, alcohol sale promotions marketing exposure, and alcohol-related harms. In order to prevent alcohol-related harms, a social environment that causes alcohol-related harms should be tightened regulations about alcohol advertising, alcohol sale promotion marketing exposures. Based on these results, this study discusses that needs the intervention not only personal perception but also social environment and regulations about alcohol advertising, alcohol sale promotion marketing.

Analysis the Appropriate Schedule for the Installment Payment Amount and Establishment of the Post sale System and Policy in the Apartment Construction (공동주택 건설사업에서 후분양의 제도 및 정책 수립을 위한 분담금 납부 적정시기 분석)

  • Since the 2016 "Housing Act Partial Amendment" and the "2018 Housing Comprehensive Amendment Plan", interest in the pre sale system and post sale system of apartment houses has been on the rise. In order to compare the advantages and disadvantages of the pre sale system and the post sale system of apartment houses, and to establish the basis for the institutional policy of the post sale system, a questionnaire survey method was used for tenants of the apartment house from the public side, and issues of time and cost. The time series analysis method is intended to suggest an appropriate time for payment of contributions. Accordingly, through a review of existing theories and literature, the post sale system of public and private institutions was organized, and through a questionnaire survey, the path to securing pre sale money, product information of the model house, and the degree of awareness of the effect of the post sale system were investigated. For the post sale fund support and payment method, it is necessary to increase the commercial line for existing financiers from the user's point of view, and it is necessary to operate in consideration of the economic power of the pre sale market by region. Both 60% post sale and 80% post sale have a price range of up to KRW 10 million, and the total interest rate is 5.0%, and the annual interest rate is about 2.8% for 60% post sale, and about 2.1% for 80% post sale, which is lower than the current 3.1%. I need an interest rate. The research is a perception survey targeting a total of 5,213 households in a sample of after sale apartments in public institutions. As the actual values are analyzed using a time series on the effects of market supply and demand and market prices, there is a limit to applying them to prospective residents of private apartments. In addition, to respond to first time tenants, a questionnaire survey was conducted on five complexes that have moved in within the last five years.

The Analysis of Pine Stumpage Prices Based on Timber Sale Characteristics of the Southern United States

  • The stumpage price changes were calculated and analyzed from the data collected by Timber Mart-South from 1998 to 2007. We analyzed the relationship between pine sawtimber stumpage prices and timber sale characteristics using hedonic pricing method. Quadratic transformation was employed for sale size and contract length. Stumpage prices increased with sale size, contract length, bid sales, and the number of bidders. The presence of above average or excellent grade, market conditions, and logging conditions also are positively related to stumpage prices.

  • The Internet has been developed interactive media for electronic commerce. This progress is affected by the growth and adoption of virtual community technology, real time dialogue, and video conference etc. Recently, 'blogs' are rapidly diffusing to personal media on the internet. In this paper, we first review the previous research relevant to 'blogs', and then analyze the business models for blog systems presented by previous researchers. We develop a yard-sale shopping mall on the basis of analysis, design, and implementation of blog application for e-commerce, using Mcrosoft ASP.Net. This article describes the yard-sale shopping mall on a blog, presents an example of its abilities, and describes planned future research.

  • The contract for the International Sale of Goods is a contract of sale of goods between parties of business in different countries beyond tariff line. In principle, the formation of contracts for the international sale of goods is conventional made through offer and acceptance. Though this principle outwatdly looks simple, They turn out complicated problems as to what is offer or acceptance, especially as to the exact time that contracts go into effect. For that reason, the parties who conclude an international Sales contracts effectively are must understand perfectly in the legal commercial aspects offer or acceptance that become basic elements in the formation contracts for the International Sale of Goods. So, In the thesis I tried to explain principles on the Effective Formation in Contract for the International Sale of Goods based on Revision UCC.
