A Study on Floor Type of Sloped Sub-urban Housing (경사지 전원주택의 평면유형에 관한 연구)

  • This is on-going project planned from June to August, 2003 for the development of sub-urban housing of 108 buildings on 30,000 pyung lot located in Dochuk-myun, Kwangju-si, Kyunggi-do. The Site is consist of 10 different building sizes ranging from 45pyung to 65pyung on 180 to 220pyung lot. Buyers can customize their types and functions based on given sizes. Most sub-urban housing until now was based on typical planning and had no regard for its characteristics of diverse location. To solve these problems, I designed each types according to its locational characteristics and gave each lot flexible shape to have identities. To take advantage of its undulation, I put playground and sports facilities like swimming pool and tennis court at the approach. Central square to the center and park and observatory to the top

A Study on the Application and the Forming Factors of the Outdoor-Space of the Mixed-Use Dwellings -Focused on Si-Ji Housing Development District in Daegu- (복합주택의 외부공간 형성요인과 활용방안에 관한 연구 -대구광역시 시지택지개발지구를 대상으로-)

  • It seems that outdoor-space has been properly neither planned nor used in the Mixed-Use Dwellings. The purpose of this research is to analyze the present condition and problems of outdoor-space utilization in the Mixed-Use Dwellings to find the application and the correlativity between outdoor-space types and forming factors. The results are as follows; 1) Entire samples of outdoor-space are classified into 6 groups by the road and site jointing type and the building layout type. 2) There are 5 prime factors forming and utilizing outdoor-space, which are the hierarchy of the road, the way of parking area utilization, the types of business in the commercial part, combining type of two uses which are residential and commercial, and the type of access to each part of them. 3) Amongst the factors, the way of parking area utilization, combining type, and the type of access are greatly related to the type of outdoor-space in the Mixed-Use Dwellings.

Housing Need and Demand Assessment: Focused on Public Housing Development Projects (공공주택 사업지구의 수요평가모델 구축 연구)

  • This study proposes a new housing need and demand assessment model centering on small-scale housing development projects and happy house development projects that reflected the recent changes in rental and small sized apartment centered public housing policies and development paradigms. The housing need and demand assessment model of public housing development projects consists of quantitative evaluation factors such as potential need indicator and demand pressure indicator and qualitative evaluation factors such as local condition indicator. The potential need indicators of small sized housing development projects are calculated by subtracting the stock of already-supplied constructed rental and purchased rental housings from the potential quantity of need drawn from the small regions such as -eup, -myeon, and -dong. In the potential need indicators of happy house development projects, the potential need is calculated from those who are expected to receive a happy house in the unit of -si, -gun, and -gu. In small-sized housing development projects, demand pressure indictors are the number and the proportion of those who opened a subscription deposit, the number of those who received basic livelihood security and the number of those who were patriots and veterans. The demand pressure indicators of the happy house development projects are stock ratio of small-sized houses, rate of rise in housing rent price, level of housing rent price, and rate of monthly rent house.

  • Technical improvement and the growth of the Internet environment make the market segmental of the manufacturing industry. These social trends have had an effect on the housing market, and the housing market changed from the supplier-oriented to the consumer-oriented. In recent years the occupants' needs for the apartment is diversified and complicated. But the existing mass housing supply method has many problems. It couldn't satisfy the dwellers' various needs and couldn't reflect overall expected life span either. In order to realize the sustainable building & environment, the research for the open housing system is actively performed. Finally the custom-built apartment which imported the concept of the open housing is constructed. But after running the custom-built apartment, several problems are revealed. Therefore the purpose of this study is to analyze the problems and then suggest the improving methods for a custom-built apartment.

  • In the domestic housing market, uncompleted lot-solid apartments and unoccupied residences are increasing in the medium-large scale area whose rents and transactions have been unstable, as going through the financial crisis and economical recession. Demands for small-scale housings are steadily increasing by practical consumer group who don't need large places, which are often not needed for the current people who are spending most of their time outside of their houses. Therefore, this study proposes the useful methods for spatial planning for small-scale houses for multiple households, including variable form, levels form, multi-level form, and smart-sizing. For efficient spatial planning for that purpose, here, small-scale housings are not limited to places for families with 1-2 members, but considered as one of broader approaches to graft various households and families. In addition, we examined the existed trends of researches about spatial utility of small-scale places, and did the research about the status of small-scale housing developments, and then proposed the direction for future small-scale housings by analyzing the advanced examples.

A Critical Assessment of the Economical Value of Road on Housing Prices Using Contingent Valuation Method - focus on the road construction plan of 47th of Suwon si - (조건부가치추정법을 이용한 도로의 경제가치 추정에 관한 실증적 연구 - 수원시 47번 도로건설계획을 중심으로)

  • The Purpose of this study was to assess the willingness to pay(WTP) for the new road construction plan(slip road of urban highway which was advertising extensively to reduce the time to the core of metropolitan area) on housing prices using contingent valuation method(CVM). And this study was an empirical study which was based on the consciousness of residents whose apartment was within the Suwon Si's new plan of 47th road construction zone. In this study, it was revealed that the resident's WTP for the plan of new road construction which was built on the neighborhood of apartment was within the 10 percent of housing prices that was similar to the standard declared price of MLTM(Ministry of Land, Transport and Maritime Affairs). And also revealed that the difference of sale prices of real estate company was 24 percent. The statistical assessment results show that both the resident's characteristic variables such as gender, incomes, size of apartment and the accessability variables such as distance to parks, schools, department stores, living facilities were positive effects on the prices of apartments significantly. Finally, the house has depreciated than that of MLTM and WTO since torpedoed the road construction plan. These results imply that, we have to take capital appreciation of the property into account due to road construction since the accessibility was very significantly positive internal effects on the apartment housing prices.

A Study on the Use of Parking Lots and Improvement Methods of Land Supply in Public Development Zones (공공개발지구 내 주차장용지의 이용실태와 토지공급방법 개선방안 연구)

  • Parking lot within housing site contains public interest of relieving parking space shortage problem and subject to public restriction. If auctioned off at higher price by excessive competition in general competitive bid for land bidders, the development of parking lot will be made against its original purpose supply. The core issue is that a bid price is quite often to be blown out of proportion by 150%~ 250% due to extreme competition and, could face serious problem if a winning bidder runs sale business. If it is rental business, although about 30% of the total floor space of the whole building to be used as neighborhood facilities, too high winning bid price cause to lose transparency. In case of sale at aggregate buildings, most business operators would sell 30% of the neighborhood facilities, spare the parking lot and manages thereof separately. According to Aggregate Buildings Act, neighborhood facilities are allowed for individual registration and ownership of parking lot by business operator or designated person by business operator. In this case, the parking lot becomes 70% of the total floor space of the whole building and 70% of the land share which makes the mortgage very valuable and easier for business operator to get financial loan. There used to be many cases such as owners of neighborhood facilities (aggregate buildings partial owners) who run parking lot to repay their loan running parking lot to repay loan, but found that very tough and reached auction and relatively disadvantaged. For parking lot within housing site, it is recommend to exclude the public factors that land has and take into account of public restriction in area (housing site). Business opportunity for operators and protection of property rights for buyers in aggregate buildings, land supply method is recommended to replace from highest bid method into draw or private contract. In terms of price, supply at estimated price (construction price) and restriction on usage (Co-ownership of parking lot) proposals are submitted.

  • New towns and large multi-family housing complexes are being built in the capital region of Korea, with the goal of creating safe and pedestrian-friendly cities. Traffic accidents in such residential complexes, however, is on the rise, creating social problems. While there have been many previous studies on problems with pedestrian environment; there is a dearth of studies that take design-based approach to ensure safety in pedestrian environment within residential complexes. Therefore, this study aims to prevent traffic accidents by properly planning pedestrian environment within multi-family housing complexes, in addition to emphasizing theories related to planning safer pedestrian environment in general. This study found the following design directions required to improve the design theory of pedestrian safety in multi-family housing complexes: (1) Linking traffic facilities and residential complex spaces in Korea; (2) Considering implementation of United Kingdom road systems; (3) Establishing appropriate objectives for each residential complex based on case study. In response to these findings, the study selected the A84BL complex in Hwaseong Dongtan 2 Complex located in Dongtan-myeon, Hwaseong-si in Gyeonggi Province, Korea. Items that can be implemented, as well as spatial design directions, were discussed with a focus on private vehicles, pedestrians, and service vehicles.

A Study on the Present Condition of the Custom-built Apartment (국내 맞춤형 아파트 적용 현황에 관한 연구)

  • As the consumer's consumption standard has raised, occupants' needs for the apartment is diversified and complicated. But the existing mass housing supply method has many problems and it couldn't satisfy the dwellers' various needs and overall expected life span. In order to correspond those needs, construction firms have introduced several method, such as plus option, minus option, on-time option, change up service and so on. The custom-built apartment is more supplementary and it can reflect the consumer's needs to the apartment directly. But after running the custom-built apartment, several problems is revealed. So. in this study, I defined the general idea of the custom-built apartment and then collect the case of the custom-built apartment.
