  • The purpose of the study was to identify the potential buyers' consciousness of single-family housing to provide useful data to help future single-family housing supplies in Ulsan. The study selected residents in Ulsan, who were over twenty and had an interest in living in a single-family housing. A survey was conducted from September 11, 2008 to September 25, 2008. The sample consisted of 364 persons who are currently live in Ulsan metropolitan area. The results are as following. About two thirds of the sample had the desire to live in a single-family housing. Moving into a single-family housing had financial preparation as the greatest issue. When moving into a single-family housing, the convenience of the residential district was the greatest consideration, whether or not it is a green environment, pollution level, etc. The potential buyers valued environment-friendly features and also had a very strong desire to own their own house. Many of them wanted to design and build their own single-family housing within a budget of 100-200 million KRW. In terms of the location, there was a higher preference for the riverside or lakeside rural areas outside the city. In terms of size, the preference was less than $330m^2$, which includes $99-132m^2$ for residential. When considering a single-family housing the direction was the most important feature, along with eco-friendly and safer materials and equipments. When building the single-family housing the potential buyers considered the community spaces first with a preference for having three bedrooms and two bathrooms. For the exterior, they wanted a unique shape of roof and there were high preferences for brown and beige colors. In terms of housing complexes, the potential buyers preferred individual unit types over complexes. If they preferred housing complexes, they wanted the cluster form complex with about 10-30 units. The complex also required a park-like setting with a guard system, which shows that convenience and safety were the most important features. In terms of complex management, they considered environmental management as the most important feature. The potential buyers were willing to pay belw 200,000 KRW, which showed their desire to minimize financial burdens.

  • This study aims to identify variables (dependent and independent variables) by plane type and area, focusing on the R.C structure planes which were applied to the National Rental Housing Complexes during the 1970-80s; and to investigate differences in residential space compositions depending on the interrelationship between the variables. The results of this study can be summarized as follows: First, an independent variable which had the most influence on the residential space composition was found to be stairs. As dependent variables, bedroom, livingroom, and kitchen showed difference in spatial arrangements. Second, in the case of the front entry type, one-sided arrangements were the most common for the 3L+D.K composition, because livingroom was arranged near the stairs, Disadvantages were: (1) the spatial division of each room was not efficient; and (2) the use of room space was low due to long access to each room. Third, in the case of the rear entry type, no problem was found in arranging bedrooms on the front side. By arranging livingroom as a common space area, the distance of approachability to each room was found to be short and the use of space was excellent. However, disadvantages were: (1) stability was lacking; and (2) privacy was low. Fourth, depending on the location of the stairs, an interaction between bedrooms and the connectivity between livingroom and kitchen were found. Accordingly, there were differences in the size and arrangement of space by plane type.

  • Odor problem of livestock operation is important issue in a local community. I quantified the property price impact of 199 livestock operations for 3,355 housing sales in the U.S (Colorado). Spatial hedonic model was adopted to deal with spatial autocorrelation in housing market. Small beef and dairy operations, which are the traditional agricultural sector, seem to create a positive rural lifestyle amenity effect. However, the impact of livestock operation on rural residential sales turns to negative if the operation is over a certain size and species. Large hog and sheep operation seems to bring fatal economic loss from the local community perspective if it close to residential area. Livestock odor is one of the negative externality, the results provide the potential social cost of the livestock sector in the region. Policy makers may incorporate this social cost in the regional planning to minimize the social and maximize the development effect. Therefore, local officials and private individuals should carefully consider the location and characteristics of new residential properties and livestock operations alike.

This study is based on a questionnaire on the exterior environment targeting residents living in the area of Nohyunng in Jeju city, Jeju-do. The results are as follows. First, residents are satisfied with the exterior environment as a whole; however, the longer-term residents' level of satisfaction is found to be relatively low while dissatisfaction is high. Additionally, there is a difference in satisfaction and dissatisfaction levels between the residents in their own housing and those in rental housing. The residents living in rental housing were found to have a relatively low level of satisfaction and high dissatisfaction. Second, in the case where the living room window faces roads, low satisfaction and high dissatisfaction levels with the visual environment were found, where the living room is on the first or second floor. Third, satisfaction and dissatisfaction with the exterior environment have a close correlation to the impression or nature elements of 26 questions but they show low correlation in size, height, color, design, traffic, artifact elements. Finally, as a result of extracting the factors influencing satisfaction and dissatisfaction with the visual environment, four factors were extracted including "Impression & Nature factor", "Building factor", "Design factor", and "Traffic volume & Artifacts factor". "Impression & Nature factors" is the most influencing factor with satisfaction and dissatisfaction and "Traffic volume & Artifacts factor" was found to have an effect on satisfaction, but not as clearly on dissatisfaction.

There are three results of this study as follows: First, the scenery of the village surveyed has a remarkable views of locality and hierarchy of layers between field and mountain, which is very identified as a typical image of Korean rural topology. Second, the public buildings and single homes and outside wall of houses were personally designed or reformed as a various types like a flat slab style and different architectural structure, because they followed only to keep the architectural code rather than to make a harmony with other traditional style buildings. • This paper builds a system of indicators representing rural regional development level. Indicators were classified into two groups, that is, living environment indicator group and regional vitality indicator group. Living environment indicator group consists of four indicators including housing, road, water supply, and sewage system, while regional vitality indicator group consists of five indicators including regional economy, public finance, and demography. Real data of the year 2002 and 2006 were used to do the basic statistical analysis and estimate the suitable statistical distributions for each indicator. Data were applied for the three city/county type, general city, urban-rural combined city, and county. General cities have the strongest urbanization tendency among the three types, while counties have the weakest tendency. General cities turned out to be superior in housing condition, road density, water supply system and sewage system. Indicators of employment and local finance showed the highest levels in counties. The results of this analysis are expected to provide local governments with the appropriate reference for their rural regional development policy.
