  • The object of this study is to offer a basic reference for improving students' housing into a desirable living environments at small-sized local city. To do so, this study is to analyze residential choice elements and interior environment satisfaction of students around Samcheok national university at user's point. Trough the field survey and questionnaire about students' housing, the student's residential environment is almost composed of one room type of multifamily housing. But students' housing of this type is insufficient to the housing level which they demand. To obtain the real features as theirs housing, the development of the plan type to reflect the their actual demand is necessary. The results of this study can be applied to the actual design of hiring students' housing.

Sources of Residential Satisfaction of the Apartment Households in Seoul : A Contextual Analysis (서울 아파트 가구의 주거만족도의 원천에 관한 연구 -중심지와 외곽지 고충과 저층단지의 비교를 중심으로-)

  • ^x Residential satisfaction by apartment housing type and by location was examined in Seoul Korea for a sample of 303 housewives disaggregated into four housing subgroups. These group differ in their personal characteristic by housing type and location. They showed significant differences in their levels of satisfaction and in their perception and evaluation of several community, neighborhood and housing unit attributes. A regression model of satisfaction for entire sample explain about 45% of the variation, but this conceals the compositional and the contextual differences between groups. Seperate regression for the four groups explain an average of 63% of the variation in residential satisfaction. Residents of high-rise and low-rise apartments both of center and periphery location differ significantly both from each other. Results show that certain dwelling, neighborhood and community context elicit dissatisfaction across the full sample. The objective contextual factor of housing type prove significant in most compositional subsamples, indicating that sources of residential satisfaction are not same in everywhere.

Quality of Life Affected by Residential Mobility in Urban Households (도시가구의 주거이동 유형이 가정생활의 질에 미치는 영향)

  • The resulting rapid urbanization in the several decades caused increasing residential mobility. The purpose of this study is to analyse systematically the effects of residential mobility on the family quality of life and the factors that cause residential mobility. For this purpose, 976 housewives were sampled from the households in Seoul. The data were analysed by such statistical methods as multiple regression, crosstabulation, ANOVA test and path analysis. The main results obtained are as follows; 1) A significant proportion of the urban households are experienced frequent residential mobility. 2) Among the factors that affect residential mobility, the most important factors are family income, tenure type, and residential satisfaction. 3) Residential satisfaction is an important intervening variable in residential mobility. 4) It has been observed that family quality of life was affected by residential mobility patterns. Analysis has revealed that quality of life de eloped remarkably by changing for residential location, especially in education environment for their children.

  • The main entrance is even disappeared nowadays when the component type is changed, because it loses the actual function. On the other hand, the type of main entrance is changed variously depended on the materials for house and method of construction. Eleven points in the Chungyang-Gun where the environment of rural villages is well maintained was choosed researched to make data. These data of visual component elements were analysed by using the SPSS 12.0 Windows. Cluster Analysis and Factor Analysis was performed to analyze the different types of main entrance in the rural villages. From the above research, we could conclude below results. Research result, The whole quality of the farming village gate with fine feeling and constant temperature characteristic order appeared with the fact that preference quality is highest, in afterwords was analyzed. Priority of Residential Choice and Housing Satisfaction among Studio-type Multi-family Housing Dwellers in the City of Gwangju (원룸형 다가구주택 거주자의 주거선택 중요도와 주거만족도 - 광주광역시를 중심으로 -)

  • The purpose of this study is to gather baseline data on perceived priority of residential choice and housing satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 196 studio-type multi-family housing dwellers in the City of Gwangju from 2009 Apri 5th to 29th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, t-test, one-way ANOVA, correlation analysis. The main findings obtained are as follows: Firstly, in relation to perceived priority of residential choice, dwellers identified seven factors as important. Secondly, in terms of housing satisfaction about a unit room, the respondents identified five factors as important. This study confirmed that there existed passive correlation between priority of residential choice and housing satisfaction among residents in studio-type multi-family housings in Gwangju. It is very necessary to project a studio-type multi-family housing close to transportation for easy access, avoiding commercial districts. Delicate interior and design will attract more female residents as well as fully-equipped parking lots for people who drive to their workplace. According to research on a degree of housing satisfaction, all respondents expressed dissatisfaction with "noise". Therefore, in dealing with construction plans of studio apartment units, from now on, sound proofing facilities are required to reduce the acoustic invasion of privacy, especially, for units with more than two people. In order to satisfy all the demand of residents in studio apartment units, we have to pursue systematic and succeeding research about a studio-type multi-family housing well-fitted for the actual circumstances of local area and suitable for longer stay. To sum up, more research and development will be required for high-class studio-type multiplex housing for sale in dealing with households with financial stability such as two-paycheck couples, so-called DINK, or a professional single person, in the future.

The Perception of Residential Problems and Satisfaction of Korean Elderly in Urban Area (노인이 인지하는 주거문제와 주거만족도에 관한연구)

  • The purpose of this study was to analyze contributing factors to the perception of elderly's residential problems and satisfaction. The sample in this study consisted of 556 elderly husband and wives over 55 years old living in Seoul Daejeon Jeonju and Daegu. Statistics employed for the analysis were frequencies means one-way anova and umltiple regression analysis. The results could be summarized as follows. Deficiency of privacy was the worst status and then noise and air-pollution and the level of facilties in residential space. And the perception of residential problems could be affected by age health the type of family the number of family the ownership of house the type of house location and the economic status The significant variable positively related to the residential satisfaction were the healthy conditon of eldely ownership of house living in multihousing the perception of privacy and high level of facilities in the house.

Residential Quarter Organization and Housing Spatial Form of Fishing Village in Jeonjang-po, Imja-do Island (임자도 전장포마을의 공간구조와 주거형태에 관한 연구)

  • This paper aims to clarify the residential quarter organization and housing spatial form of fishing village in Jeonjang-po, Imja-do Island. The results are as follows. First, the place of residence in Jeonjang-po was located in the place having the south and the north seaside, and the road system was presented by form to connect the north and south. Second, the alley of these north and south direction has a dynamic scenery, but the alley of east-west courses has a horizontal scenery. Third, it is a characteristic that there is very more plottage than the building area of the residential quarters. The reason that plottage has a big is because inner court in the residential quarters are used as places such as the fishery works and the vegetable gardens. Finally, the fishing village house in Jeonjang-po is 4-bay type building is typical type when seeing from the front, and is to have entrance hall at the front of building.

  • In the late of 1990s, a super-high-rise residential started with the concept corresponding to a natural view, as the habitants' desire for spaciousness worked on an initiative factor. The appearance of the new style of residential form was encouraged and habitants' items desired were increased by the security of spaciousness for view. The purpose of this study is to understand spatial trans orientation through the plan type focusing the recent case study of super-high-rise and to interpretate spatial changes of residential space following it. For the case study, 20 apartments(or apartment complex) were selected from more than 25 storied super-high -rise located in Seoul and the metropolitan area. On the other hand, the objective facts about super-high-rise were cited in the results of the established studies and the selected cases were extracted from a catalogue and internet

A Study on the Modern Transformation on Public Residential Houses through the Changes of Plan Types (평면유형 변화로 본 공영단독주택의 근대적 변용)

  • This study was conducted on the premise that plan types of the public residential houses proposed after the 1945 implicatively showed the developing process of the modern housing. The formal characteristics created through the developing process were analyzed in Micro-Historically. Moreover, by providing a new viewpoint on the changes of the residential houses that occurred around 1945, we tried to provide the fundamental research background for the research on the developing processes of the future housing cultures. The research pursued mainly on the major spaces that became the modern change indices of housing plan changes from the traditional housings in 1940s to the modern housings such as the master bedrooms(An-Bang), kitchen, the main floored-space(Maru), and the secondary bedroom (Kune-Bang). The major experimental subjects are the 87 public residential plan types designed and supplied by the Korea Housing Cooperation in between 1945 and 1970. The study synthesized the developing process of the public residential houses from the traditional residential houses in 1940s through modern situation and intrusion of foreign housing cultures. Following results were derived from the study: First, various and experimental housing plan types had been proposed as public residential houses since 1945. Among them, the plan having the main floored-space(Maru) were the representative type of public residential houses and various series of houses were constructed based on this type. Second, the main floored-space(Maru) type had continued building connection order of the R-M-R that were used in the traditional houses. On the other hand, with decomposition of connecting ring between the main floored-space(Maru) and the kitchen, rationalization of women circulations and introduction of family-centered spaces had been resolved the demands of modern society. It had greate effect on settlement of the current double-row Maru plan type. Third, in Korea most of plan types for the public residential houses were proposed in between 1945 and 1965. Forth, the location of kitchen and relation between Maru and the master bedroom were arranged visually on the corner and center of the rear row with the micro change characteristics of the public residential houses. In this process, the front row was similar with traditional residential houses but the rear row was differentiated and developed with expansion of Maru and Ondol rooms, increase of closet spaces, and introduction of kitchen that divided spaces for sleeping and eating.

A Study on Residential Furniture Layout Preference Characteristics with the Personal Types (거주자의 성격유형별 가구배치의 선호특성에 관한 연구)

  • With the development of cognitive science and environmental psychology, there have been growing researches and discussions on the relationship between the residential design preferences and personality types. MBTI personality types have been earning popular credibility. MBTI means Myers-Briggs Type Indicator. It is based on Carl Jung's theory of psychological type. This study is based on Myers-Briggs theory to explain residential furnishing preference and explores the relationship between the four bi-polar personality types-Extroversion/Introversion, Sensing/Intuition, Thinking/Perceiving and residential furnishing preference. These tests were conducted to two hundred and twelve adult residents who live in Seoul, Korea. These tests were analyzed several significances by Chi-Square with SPSS for windows software. (E) Extroverted residents prefer layouts for interaction with guests. (I) Introverted residents prefer centripetal layout around the bed. (S) Sensing residents prefer practical and functional layouts. (N) Intuitive residents prefer personal and conceiving layouts. (T) Thinking residents prefer for attribute of space. (F) Feeling residents for familiar conversation. (J) Judging residents prefer systematic and complete layouts. (P) Perceiving residents prefer adaptable and flexible layouts. In conclusion, personality types can have a determining role in preference of residential furnishing layouts. This study suggests that residential designers should take into account clients' personality types prefer effective designing and should provide a variety of alternatives reflecting clients' preferences. This will promote clients' pleasantness and satisfaction in dwelling at home.
