  • Recently, Seoul residential real estate market showed a big change, especially in 2007. The residential property price in Seoul had been mainly affected by 5 provideces: Kangnam-gu, Seocho-gu, Songpa-gu, Gangdong-gu and Yangchun-gu, but these providences started to show the decrease in price while the other providences ironically showed the opposite direction. Therefore, this project was derived from this phenomenon recognition and the necessity as the new market trend requires. The pre-research was carried out with the point of social-population academic view, but this project provides the analysis on the new market trend by simplifying the complex valuation indexes, originated from the pre-research. In result, the aspects of the change could be categorized into time-manner classification and territorial-manner classification, in cope with the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Based on the the moving-preferred area criteria, the territorial classification was categorized into 3 areas: 5 providences, which showed the initial decrease in real estate price (area 1), the other Kangnam area (area 2), and Kangbuk area (area 3). The result illustrated the reasonable change in the satisfaction degree on the residential environment and the selection tendency of the residential property. This project was able to reach the following conclusion : Firstly, the housing development planning should be devised by the residential environment, including the view and the natural environment, not by the area. Secondly, the housing development planning in the other Kangnam area (area 2) and Kangbuk area (area 3) should embrace the business function, not the housing development only. Last, the housing development planning in Kangbuk area (area 3) should be able to enhance education and culture function and be connected by various transportation system. This project analyzes the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. • The purpose of this study was to examine the effect of housing units assembled as complexes on residential satisfaction. Two analyses were performed to examine residential satisfaction of Multi-Family Housing Blocks (MFHB; complex) and Multi-Household Housing (MH; non-complex). The residents from both housing types were surveyed on nine categories of questions regarding residential satisfaction and one on overall satisfaction from their experiences. First, the t-test results between MFHB and MH suggest that MFHB has insufficient effect in terms of improvement over MH, as their satisfaction differences are either insignificant or uncontrollable. Second, the common factors affecting Overall Satisfaction of MFHB and MH are Maintenance and Residential Environments.

  • ^x Residential satisfaction by apartment housing type and by location was examined in Seoul Korea for a sample of 303 housewives disaggregated into four housing subgroups. These group differ in their personal characteristic by housing type and location. They showed significant differences in their levels of satisfaction and in their perception and evaluation of several community, neighborhood and housing unit attributes. A regression model of satisfaction for entire sample explain about 45% of the variation, but this conceals the compositional and the contextual differences between groups. Seperate regression for the four groups explain an average of 63% of the variation in residential satisfaction. Residents of high-rise and low-rise apartments both of center and periphery location differ significantly both from each other. Results show that certain dwelling, neighborhood and community context elicit dissatisfaction across the full sample. The objective contextual factor of housing type prove significant in most compositional subsamples, indicating that sources of residential satisfaction are not same in everywhere.

  • This study analyses the relationships between the residents'personality and the residential types, and between the sense of crowding and the residential types. For this purpose, this study surveys two hundred ninety three residents in their thirties and forties, residing in Seoul. We find that there are differences in the personality traits and also differences in the sense of crowding according to residential types such as high-rise/low-rise apartments, high-class private residence, multi-family houses. And these differences are due to the differences of inner and outer residential environment satisfaction. The lower a resident's inner environment satisfaction is, the higher is his/her sense of crowding. And low environment satisfaction and high sense of crowding appears to account for one's depression and anxiety. Conversely, the higher environment satisfaction is and the lower the sense of crowding is, the higher is his/her responsibility. Finally, this study tries to examine how each personality trait changes according to the habitancy duration. We find that residents having a 3-5 year habitancy record are more anxious and depressed than those who have been living more than 7 years in the same residence.

In the background of the study, the individuals' quality-of-life satisfaction determined not only by the individual but also by the various influencing environmental factors. This study targets 1,736 households, 3,239 persons in 464 areas in Seoul. The main research results are as follows. At the level one, there were influencing factors such as age(-), education level and income, and housing area per person, recipient of basic living(-), period(-) and RIR (at the level two). At the level three, west-south region(-) and social mix affect the complex of public housing. In consideration of living infrastructure, the closer to public transportation, public facilities, and medical facilities, the higher the satisfaction of public housing. The results of this analysis suggest that public support needs to focus on individual household members, but there is a need for ways to link it with the complex and the region.
