건축물 리모델링의 활성화 및 안전관리방안에 관한 연구 (A Study on the Safety Management and Activation of Construction Remodeling)

  • The purposes of this research are to use the buildings efficiently and long, save energies, make the cozy and comfortable environment of residential and living spaces, rearrange the related acts for easy implementation of remodeling, and activate the government's support programs so as to make remodeling activated in a safe mode. The scope and methodology of this research include the review of existing literatures and data on remodeling, census on apartment residents, influence factors, and the development of methods for activation of building remodeling and strengthening of safety management, like activation measures, licensing and ordering regulation updates, etc regarding the remodeling. Safety inspection and in-depth inspection before and after remodeling should be regulated. The construction materials for remodeling should be light weighted and the construction methods which can minimize the impact and vibration during construction should be selected. The improvement of regulation on the remodeling contractor qualification and order method should be updated. If the remodeling is activated and safety management is reinforced by the suggested measures, solving of lack of house, prevention of abuse of resources, and improvement of residential environment could be accomplished rationally.

  • 개발의 시각이 보존으로 바뀌면서 리모델링의 개념이 도래하였다. 경험이 부족한 국내 리모델링사업에서 경제성 검토단계는 사업주체에게 있어서 정확한 분석이 필요한 분야라 할 수 있다. 이에 본 연구는 리모델링 사업수행 시 경제성검토 단계에서 리모델링 전과 후의 가치를 비교할 수 있는 방법들을 다양한 시각으로 고찰하여 건물의 실제가치를 평가할 수 있는 방안제시를 목적으로 수행하였다. 이를 위해 기존의 건축분야와 부동산분야의 경제성 평가기법들을 조사하고 그 문제점 및 장·단점을 분석하였다. 이를 바탕으로 건축분야에서 사용되고 있는 기존의 경제성 평가기법에 부동산분야의 감정평가기법을 응용한 혼합형 평가 기법을 구축하여 그 절차와 방법을 제시하고, 실제 사례에 적용하여 타당성을 검토하였다.

아파트 리모델링 전.후의 휘발성유기화합물 농도 변화 (The Concentration Ascension of Volatile Organic Compounds after Remodeling in Apartment Houses)

  • The purposes of this study were to make clear the present condition of the TVOC and HCHO concentration after remodeling in apartment houses and to analyze the relation of concentrated ascension and remodeling elements. The field measurements of TVOC and HCHO concentration were carried out in 4 subject apartment houses according to the Korea Test Method Standard for Indoor Air Quality. The results are as follows; the TVOC concentration after remodeling ranged from mean 0.35ppm to mean 5.08ppm and increased of 0.35$^{\sim}$5.08ppm. The concentration of 3 subjects exceeded the Indoor Air Quality Management standard for the newly-built apartment houses (0.7ppm). The HCHO concentration after remodeling ranged from mean 0.13ppm to mean 0.43ppm and increased of 0.06$^{\sim}$0.26ppm. The concentration of 2 subjects exceeded the Standard (0.16ppm). As results of analysis on the relation of concentrated ascension and remodeling elements, the amount and the types of finishing materials and adhesives affected concentrated ascension. Also, production method for installed or purchased furniture had certain effect on the TVOC and HCHO concentration ascension.

  • The purpose of this study was to grasp major elements and actual condition of apartment unit remodeling by in-depth interviews on residents and specialists. The interviews had been conducted to interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment unit. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally changing of lighting fixtures and finishing materials in the all spaces, integration of balcony into children's room, installation of furniture in kitchen and entrance, changing storage furnitures and equipments in bathroom. Artificial lighting method were selected generally whole lighting. Finishing materials were used ordinary (non environmentally-friendly) wallpaper and adhesion and tempered floor. There were unsatisfied factors after remodeling, these were dissatisfaction of design, construction defects, and stink of reflecting 'sick house'. Also they responded that they should be considering to use environmentally-friendly material at next remodeling.

그린리모델링 사업 활성화를 위한 발주방식 제안 (The Study on the Project Delivery System for Vitalizing the Green Remodeling)

  • 내 공공건축물은 총 17만 7천여 동으로 이중 15년 이상 경과하여 노후화가 진행 중인 건물이 전체 건물 수의 약 74% 달한다. 노후화된 건물로 인하여 에너지 손실이 심각한 실정이다. 노후화 건축물의 에너지 효율을 개선하여 에너지 소비량을 줄이기 위해서 정부 및 지자체에서 기존 건축물의 리모델링 수선 및 설비 교체를 통한 에너지 효율화 사업을 진행 중이다. 최근에 개정된 녹색건축물 조성지원법에서는 그린리모델링을 기존 공공건축물에 적용 활성화하고자 한다. 하지만 그린리모델링 사업에 대한 업무의 범위, 재원 마련 방안 및 발주 방식에 대한 기준이 뚜렷하지 않다. 따라서 본 연구를 통하여 그린리모델링을 활성화 할 수 있는 방안을 마련하고자 한다. 기존 건축생산 과정을 바탕으로 한 프로젝트 라이프사이클 과정에서 발생하는 업무를 기준으로 그린 리모델링 업무를 정의하였으며, 건축주 및 사업자가 재원을 마련 할 수 있는 방안 및 그린리모델링 업무 구분에 따른 발주 패키지를 도출하여 낙찰자 결정 방식 및 대가지급 방식 등을 제안하였다.

  • This study aims to establish the concept about a new approaching method dor remodeling in the planning step. also, this study sets up the way how to approach in a dimensional way by classifying the conceptual composition of the target housing as a method. The dimensional definition is as below. The one dimensional approach: the spot. the two dimensional approach: the line, the three dimensional approach: the apatial mass, the four dimensional approach: space + time, the n dimensional (multi-dimensional) approach: the space + time + emotion. The research findings are as follows : For the purpose of remodeling, the old housing should be viewed in the three dimensional shape and space. It is defined as multi-dimensional module method to design the shape and space of the target housing in a multi-dimensional point, considering the three dimensional space composition, the emotion of the user, the housing itself. and the time of the user.

An Analysis of Femoral Bone Remodeling Using Topology Optimization Method

  • Topology optimization method has a great advantage and capability over a conventional shape optimization technique because it optimizes a topology as well as a shape and size of structure. The purpose of the present study, using topology optimization method with an objective function of minimum compliance as a mechanism of bone remodeling, is to examine which shape factors of femur is strongly related with the curvature of femoral shaft. As is expected, the optimized curvature increased definitely with neck angle among the shape factors and showed a similar trend with the measured curvature to neck angle. Therefore, the topology optimization method can be successfully applied in the analysis of bone remodeling phenomenon in the subsequent studies.

  • 리모델링 프로젝트는 기존 자원의 활용이라는 제한조건 안에서 수행되므로 기존 건축물의 구성요소들의 상관관계가 리모델링의 대상과 범위의 선정에 제한조건, 영향요인으로 작용하게 된다. 이러한 리모델링 프로젝트의 특성을 고려하여, 본 연구에서는 리모델링 사업수행시 설계단계에서 건축물 공간을 구성하는 부위의 구성요소간의 상관관계 분석을 통해 시공단계에서 발생하는 다양한 문제로 인한 공기지연, 공사비 증가 등의 문제 발생을 최소화하기 위한 방법으로, 리모델링 설계단계에서 건축시스템의 상관관계를 효율적으로 분석하기 위한 리모델링 건축시스템 상관관계 도식화 모델 및 부위별 적정 대안선정 방법을 제안하였다.

성격 유형과 주거평가 및 리모델링 선호특성에 관한 연구( I ) (A Study on Residential Evaluation & Remodeling Preference Characteristics with the Personality Type( I ))

  • The purpose of this study is to analyze the relationship between the personality type and the residential evaluation & remodeling preference. The subjects of this investigation were collected through questionnaire from two hundred and twelve adult residents who live in Seoul, Korea. The collected cases are analyzed by using statistics software spss-win. The personality is classified eight types; E(extraversion), I(introversion), S(sensing), N(intuition), T(thinking), F(feeling), J(judging) and P(perceiving) in MBTI (Myers Briggs Type Indicator). By using the rotated component matrix of varimax method, the satisfaction of the actual residential conditions is classified into seven grouping factors. The preference of interior image is classified into thirteen factors. The important living patterns - activity, interest, and opinion - are classified into ten factors. And the important needs of residential remodeling are classified into twelve factors. By using the one way anova method, between these forty two grouping factors and personality type MBTI, there are analyzed several significances that will be useful in residential design and remodeling design & planning

공동주택 리모델링 성능등급 개발방향 설정 (Development Strategies for Existing Apartment Housing Remodeling Performance Grading Indication System)

  • The necessity of remodeling performance grading system is getting increased for the systematic management of existing housing stock, providing the resident's right to know and promoting the remodeling projects. A quantitative and objective evaluation method that has reflected the characteristics of remodeling must be developed because there is an aspect of having difficulty of assessment by an ordinary person as remodeling performance contains specialized details while the difficulty of applying the criteria of new buildings in terms of assessment items, criteria and methods. Accordingly, this study sets the goal as setting up the development objectives of performance grading system that has considered the remodeling characteristics. This study has analyzed the various assessment systems related to the domestic apartments as well as setting up the organization system of the remodeling performance grading system, perspectives of performance assessment and scope of assessment through literature, etc. It has also established the principles for setting up the assessment items of remodeling performance grade to present the directions for setting up assessment items and criteria.
