공동주택 리모델링 제도변화에 따른 평면변화와 특성 (The plan change and characteristics according to the change of the regulations of apartment housing remodeling)

  • It was 15 years since the remodeling system was introduced in 2001 and the remodeling system was implemented due to the amendment of the housing law. From now on, the remodeling will be settled in the direction of important apartment houses, and planning will be the core plan of remodeling. Up to now, the remodeling system has changed according to the market situation, and the planning plan has also changed based on the laws and regulations. In this background, this study summarizes the changes of the regulations related to the remodeling plan and examines the characteristics of the plan according to the changes of the regulations. The remodeling plan can be divided into three periods according to the changes of the regulations, and the contents of the regulations and the characteristics of the plan have been clarified.

  • 리모델링 사업의 고유 리스크 요인들로 인해, 리모델링 사업의 실패가 빈번하게 발생하고 있는 실정이며 특히 공기지연이 거의 대부분의 리모델링 프로젝트에서 발생하고 있는 실정이다. 이러한 리모델링 프로젝트의 공기지연을 야기하는 리스크요인들이 모든 리모델링 프로젝트에 공통적으로 발생하는 것은 아니며, 해당 프로젝트의 다양한 특성에 따라 리스크 요인들의 발생가능성이 영향을 받게 된다. 이러한 맥락에서, 리모델링 프로젝트를 수행한 경험이 있는 29명의 현장관리자들을 대상으로 수행된 신뢰성 있는 설문조사 결과를 바탕으로, (1) 리모델링 프로젝트의 속성들이 리스크 요인의 발생에 얼마나 빈번하게 영향을 미치는지를 평가한 "프로젝트의 속성별 중요도"를 산정하였고, (2) 어떤 리스크 요인의 발생가능성이 가장 큰지를 평가한 "리모델링 사업의 공기지연 리스크 요인별 중요도" 그리고 (3) 이상의 두 가지를 혼합한, "각각의 리스크 요인의 발생에 영향을 미치는 프로젝트 속성별 영향도"를 분석하였다. 본 연구를 통하여, 리모델링을 고려하는 건축물의 다양한 특성들과 공기지연 리스크 발생가능성 사이의 관계를 다각적인 측면으로 분석하였고, 이를 통해, 리모델링을 계획하고 있는 발주자가 해당 프로젝트의 오피스의 특성에 따라 발생가능성이 높은 공기지연 리스크를 사전에 파악할 수 있을 것으로 기대된다.

  • The purpose of this study was to provide the fundamental data for the effective housing remodeling plan. Through the questionnaire survey, the actual conditions of remodeling in apartment housing were investigated. And as the result of statistic analysis, the relationships between characteristics of remodeling and building life-cycle, and family life-stage, were found out. The major findings of this study are as follows; 1) Most of apartment residents have remodeled the family living space and private living space. In detail, they performed remodeling frequently the change of finishing materials, facilities and equipments, and the change of the location of curtain wall & storage fixtures. 2) It might be predicted that the building life-cycle was influential variable to predict apartment residents' remodeling. Therefore, in planning the support service for the remodeling, the building life-cycle should be taken into consideration.

프랑스 고건축물의 보존 및 리모델링 방법에 관한 연구 - 비주거 및 공공건물 중심으로 - (Case Study on Remodeling Methods & Conservation of Ancient Buildings remodeled in France - Focusing on the examples of Non-Residential & Public Buildings -)

  • This study examined public building remodeling projects in France. Through investigating cases of ancient buildings remodeled in France, the study aimed to provide fundamental data and analysis for remodeling public buildings. Accordingly, seven cases were analyzed in terms of remodeling methods, architectural characteristics, methods of conservation, and restoration of ancient historical buildings, as well as a change of usage of an existing building. As a result, this study found the criteria of French ancient building remodeling. The remodeling methods of an existing building vary in their goals and strategies depending on how the old architectural elements are persevered, as well as how new elements are added to form their unique characteristics. Thus, the remodeling methods are classified into four types based on causes: restoration, extension, renovation and rebuilding. Such methods are used jointly rather than individually. The ancient building remodeling is the process of recreating new functions and new artistic values to preserve the cultural and artistic values of existing historic buildings.

  • The necessity of remodeling performance grading system is getting increased for the systematic management of existing housing stock, providing the resident's right to know and promoting the remodeling projects. A quantitative and objective evaluation method that has reflected the characteristics of remodeling must be developed because there is an aspect of having difficulty of assessment by an ordinary person as remodeling performance contains specialized details while the difficulty of applying the criteria of new buildings in terms of assessment items, criteria and methods. Accordingly, this study sets the goal as setting up the development objectives of performance grading system that has considered the remodeling characteristics. This study has analyzed the various assessment systems related to the domestic apartments as well as setting up the organization system of the remodeling performance grading system, perspectives of performance assessment and scope of assessment through literature, etc. It has also established the principles for setting up the assessment items of remodeling performance grade to present the directions for setting up assessment items and criteria.

  • As a governmental plan for real estate revitalization, remodeling vertical extension has been permitted. Thus, the Ministry of Land, Infrastructure and Transport preannounced proclaiming the revised Housing Act and establishing the remodeling basic plan, and it is anticipated that the remodeling market will be revitalized in earnest after the enforcement of remodeling vertical extension(April 25th. 2014). As vertical extension is applicable up to 3 stories, the safety of building for remodeling is becoming important, so most remodeling construction works use various methods for structural reinforcement. In this process, the selection of structural reinforcement method has depended on structural engineer's experience and knowledge and there has been a limitation in selecting the optimum structural reinforcement method which considers remodeling project characteristics. Therefore, this study analyzed the factors to determine the kinds of structural reinforcement method in a remodeling project and suggested a process to select the best structural reinforcement method of remodeling construction.

프랑스와 한국의 리모델링 사례분석을 통한 아파트 계획과 주택정책 비교 연구 (A Study on the Housing Policies and Design Characteristics of Apartment Remodeling by Comparative Analysis between Korea and France Cases)

  • The purpose of this study was to find out the characteristics of housing policies and apartment designs by comparison of supplying and remodeling apartments between France and Korea. The literature review was used in Korea cases and the literature review, site investigation, and expert interviews were used in France cases. At first, by reviewing the related literatures about the apartment developments and regenerations in France and Korea, twelve remodeling cases were represented respectively in Ile de France and Seoul. As a result, in housing policy, the Korean housing market had a shortage of low-priced houses related to biased apartment developments by private sector dependence. Consequently, the living in Korea generally required the high price in low quality houses. But in France, the housing policies were very successful in housing quantity, quality, and expense. It is involved in balances between the public housing supply and the activation of a private housing market based on the government support policy. Nevertheless, in the success of the apartment as a house type, apartments in France means the social elimination because of the supply method problems and the management failures of HLM institutions. However, in Korea, the apartment implies the successful life of the middle class population because of the competitive evolutions during 40 years as a market housing. Secondly, In the characteristics of remodeling, the remodeling in Korea was for property value improvements. It mainly executed to expand the size of a house by expansion of living space. However the remodeling in France was for social mixes and connections with the surrounding area. It mostly performed by various design methods such as vertical merging houses, partial removal, reconstruction, and construction of a local community centers and mixed-use residential buildings. This study shows the simultaneously remodeling features of those two countries. These findings can be used in developing effective strategies for the public housing regenerations in Korea and other countries.

  • This research is to analyze the characteristics of housing remodeling behaviors within detached houses that located at three small cities in the central part of Korea. The characteristics indicate similar aspects of maintenance and improvement behaviors in the occurrence time and space, while space alteration shows different aspects. In the frequency of occurrences, maintenance behaviors occurring in the point of building maintenance and preservation is performed most actively, the next is improvement behaviors, and space alteration behaviors is the lowest frequency. Type of remodeling behaviors shows the characteristics that maintenance behaviors are active in served spaces(bed room space, family living space) while alteration and improvement behaviors occur more in servant spaces.(household working space, outdoor space and sanitary space)

  • Compared with other industries, the construction Industry has many parties(A/E/C) as well as many types of construction activities. Especially, as for the remodeling project, the owner group the remodeling union consists of various stakeholders union and requiring the additional activities of demolition except for the existing new building construction project. Like this, the remodeling project has its own characteristics different from a new building construction project. As for the remodeling project, the Owner's decision making for a remodeling alternative has to be preceded, and other parties are required to propose a remodeling alternative which satisfies the Owner's requirements. However, because of time constraints, many types of problems occur during the decision-making process. In consideration of this, in this research, the authors would like to suggest a decision-making support system to help the Owner's decision-making in the early stage of a remodeling project. For this paper purpose of a remodeling decision-making framework based on Building Information Modeling(BIM) was suggested to help with the Owner's decision-making for each remodeling item and the decision-making support system was evaluated through Case Study.

대학캠퍼스 시설의 리모델링 경향과 수법에 관한 조사 연구 (A Study on the Tendencies and Construction Methods of Campus Facilities Remodeling)

  • The aims of this study are proposal for architectural design guidelines and reviewing the remodeling tendencies in the campus facilities. To achieve these purposes, the architectural remodeling characteristics of 23 campus facilities have been investigated, and the technical construction methods were also analyzed for each one of these facilities. The results from this study are as follows : (1) The requests from the changes of academic plan and the degradation and obsolescence are highly occupied the causes of architectural remodeling in campus facilities. (2) In technical construction methods, the horizontal and vertical additions are effective in campus facilities remodeling. (3) According to the recent campus remodeling tendencies, the campus facility remodeling plan and schedule should be included in campus facility master plan.
