그린리모델링 실증 시범사업을 통한 프로세스의 전 과정에 대한 검토 (Verification of the Entire Process Model through Green Remodeling Pilot Project)

  • The purpose of this study is to review all phases of the pilot project through the implementation of the Green Remodeling process. The Green Remodeling process was developed to facilitate anyone's ease of use. The Green Remodeling process consists of five phases : project, plan, design, construction, operation and maintenance. Each stage simulation was performed and the energy saving was predicted. Architects can easily obtain energy information of a building. In this study, we propose a green remodeling proposal plan through pilot project. Ultimately, the spread of green remodeling will greatly contribute to achieving the goal of reducing greenhouse gas emissions.

  • Recently, remodeling has been a major field of the building construction that comes up for the alternatives of the reconstruction and the economical construction method. In the almost cases, the engineering capacity for the repair/rehabilitation of the remodeling should satisfy also the owner's various needs (eg, the minimum construction time, etc.) and the safety of the building. Also, the engineering and construction technique for remodeling should be applied to the contrary point of view of the general construction method. But, the many problem actually has arose from the wrongly applied construction method that is caused with the insufficient researches and development. Therefore, this study would suggest the necessities and the directions of developing the elementary engineering technique and the method that satisfy the owner's various needs for the remodeling and repair/rehabilitation of the multi-owned building as multiplex shop, with the successful construction cases.

  • Building Information Modeling (BIM) design has been mandatory in Korea since 2016, and it has been gradually expanding in the industry, with a slow attempt to apply it in remodeling constructions. This is because Korea is facing a situation where many buildings are over 30 years old and require remodeling or reconstruction. The remodeling industry is also a growing market, as it saves construction time and cost compared to reconstruction. BIM is an ideal technology element for a competitive remodeling construction, as remodeling constructions face a complicated construction process from the start, including demolition, maintenance, and reinforcement to save the change process. However, there are still limitations in applying BIM to remodeling constructions, due to considerations of the existing building and the complicated requests of the inhabitants. BIM still has technical and environmental limitations for general use. In this study, I analyzed BIM application cases from existing studies and suggest what improvement points should be strengthened.

  • As a governmental plan for real estate revitalization, remodeling vertical extension has been permitted. Thus, the Ministry of Land, Infrastructure and Transport preannounced proclaiming the revised Housing Act and establishing the remodeling basic plan, and it is anticipated that the remodeling market will be revitalized in earnest after the enforcement of remodeling vertical extension(April 25th. 2014). As vertical extension is applicable up to 3 stories, the safety of building for remodeling is becoming important, so most remodeling construction works use various methods for structural reinforcement. In this process, the selection of structural reinforcement method has depended on structural engineer's experience and knowledge and there has been a limitation in selecting the optimum structural reinforcement method which considers remodeling project characteristics. Therefore, this study analyzed the factors to determine the kinds of structural reinforcement method in a remodeling project and suggested a process to select the best structural reinforcement method of remodeling construction.

  • This study examined public building remodeling projects in France. Through investigating cases of ancient buildings remodeled in France, the study aimed to provide fundamental data and analysis for remodeling public buildings. Accordingly, seven cases were analyzed in terms of remodeling methods, architectural characteristics, methods of conservation, and restoration of ancient historical buildings, as well as a change of usage of an existing building. As a result, this study found the criteria of French ancient building remodeling. The remodeling methods of an existing building vary in their goals and strategies depending on how the old architectural elements are persevered, as well as how new elements are added to form their unique characteristics. Thus, the remodeling methods are classified into four types based on causes: restoration, extension, renovation and rebuilding. Such methods are used jointly rather than individually. The ancient building remodeling is the process of recreating new functions and new artistic values to preserve the cultural and artistic values of existing historic buildings.

  • "Environmentally Sound and Sustainable Development (ESSD)" is a key word in recent years. The construction industry, have put a great influence on ergonomic and sustainable environment. Recently, "green building certifications", such as Indoor Air Quality (IAQ) and eco-friendly material regulation have been established. With this regard, new construction and aged-housing remodeling projects are required to meet these certification criteria. Multi-housing residents have great concern on eco-product, since many cases are reported that Sick Building Syndrome is caused by toxic substance from building materials. Aged-housing remodeling project is very unique in that building residents are selected prior to design phase. Therefore, the analysis of resident's need for building materials in aged-housing remodeling is relatively easy compared to new building construction. As such, it is very important to analyze their preferences for eco-friendly materials prior to project execution. The purpose of this study is to find the needs of residents and priority of their needs. Based on their needs and priority, this paper provides a new strategy in using environment-friendly materials and maximizing their satisfaction level when aged housing remodeling is constructed. In addition, this paper provide new criteria in selecting new developed environmental materials in remodeling projects for the purpose of improving the safety and health level in construction industry.

  • 오피스 건축물의 리모델링 사업에서, 신축과는 다른 리모델링 사업의 다양한 리스크로 인해 공기가 지연되는 사례가 빈번하게 보고되고 있다. 이에 본 연구에서는 리모델링 프로젝트의 리스크 요인들과 리모델링 공사의 작업별 공기지연 발생가능성의 관계를 분석하고자 수행되었다. 리모델링 사업의 경험이 있는 29명의 전문가 면담결과의 과학적 통계적 분석을 통해, 리모델링 사업의 리스크 요인과 그로 인한 작업별 공기지연 가능성을 크게 3가지 측면에서 분석하였다. 즉, (i) 리모델링 공사의 작업별 공기지연 가능성, (ii) 리모델링 공사의 리스크 요인별 중요도, (iii) 리모델링 공사의 공기지연에 영향을 미치는 리스크 요인 등 세가지 분석결과를 제시하였다.

  • The purpose of this study was to provide the fundamental data for the effective housing remodeling plan. Through the questionnaire survey, the actual conditions of remodeling in apartment housing were investigated. And as the result of statistic analysis, the relationships between characteristics of remodeling and building life-cycle, and family life-stage, were found out. The major findings of this study are as follows; 1) Most of apartment residents have remodeled the family living space and private living space. In detail, they performed remodeling frequently the change of finishing materials, facilities and equipments, and the change of the location of curtain wall & storage fixtures. 2) It might be predicted that the building life-cycle was influential variable to predict apartment residents' remodeling. Therefore, in planning the support service for the remodeling, the building life-cycle should be taken into consideration.

And it has become necessary to consider Environmental performance in Building remodeling. Consideration of converting buildings into Environment-Friendly Remodeling of Office Buildings makes more and more increased in our construction compatibility. This Study is intended to increase the designer' recognition of Environmental Performance Improvement in the feasibility analysis and schematic design of Office Building Remodeling and to provide Planning Data and Guidance. In this context, this study is focused on the "planning Guidance for Environmental Friendly Remodeling". Through this study, the flow of Environmental Design and Construction is elevated reaching the level in developed country.
