  • Apartment Building remodeling market is now growing centering around non housing building. Unlike non housing building remodeling business, understanding of remodeling demanders accustomed to profit of reconstruction, deficiency of experience performing remodeling project and construction, shortage of will performing remodeling policy and detailed action method are difficulties in performing apartment building remodeling business. Understanding change of remodeling demanders, strong economic incentive by government, construction management paradigm shift from new construction into building life cycle, application of construction method using existing building condition before remodeling and remodeling related industry infrastructure are required to improve this remodeling business circumstances.

  • Recently, building remodeling has been of more importance than ever, and it has become necessary to consider the economic efficiency in building remodeling. This study is intended to investigate the various aspects of remodeling and their comparative importance, based on the responses by building owners and remodeling constructors, and eventually the development of evaluation method of economic efficiency in building remodeling. The survey of office building constructors and building owners shows that. the need of remodeling is commonly stressed but their concerns differ. The proposed evaluation method may be useful to resolve the difference of economic concerns between demand and supply parts of remodeling, and give practical and reasonable guidelines to them.

  • In greeting the 21st century, the Importance of Building Remodeling has increased more than ever. And it has become necessary to consider Economic efficiency in Building Remodeling. This Study is intended to investigate needing of Remodeling sections for the Building Owner and Remodeling Constructor. And it has become necessary to consider Economic Efficiency in Building Remodeling for Needer and Supplier. In this context, this study is focused on the "Evaluation element of Economic Efficiency in Building Remodeling". The Survey of office Building Constructor and Building owner shows that importance of Remodeling. Through this study, the flow of construction information is elevated reaching the level in advanced nation.

  • Ministry of Land, Infrastructure and Transport(MOLIT) has increased reduction rate from 18.1% to 32.7% in Building sector compared to BAU of the national greenhouse gas emission according to the 2030 Greenhouse Gas Reduction Road map Amendment. For this purpose, MOLIT has been activating the green remodeling projects for existing buildings. Considering that 15 year old buildings after completion are 74% (5.25 million buildings) among about 7 million existing building stocks in Korea, reduction of building energy consumption by green remodeling is urgently needed, However, it is a major difficulty of activation for green remodeling projects because there are few case studies on Before and After building energy consumption of actual green remodeling projects. Considering that building energy performance and value increase after green remodeling through previous researches, additional studies of the energy consumption assessment on actual green remodeling projects are essential. Therefore, this study aims to propose results on Before and After building energy consumption of actual green remodeling projects.

  • The building remodeling is providing a lot of solutions - structural, aesthetic, environmental, and energy performance improvement - in improving buildings performance and environment. The remodelings influences on our society are resource conservation, environmental conservation, expansion of construction market, and creation of new employment. The three principal remodeler groups involved in this building remodeling are general construction contractors, interior architecture contractors, and ESCO (Energy Service Company). Having a representative character, this study classifies remodeling methods into five types: structural remodeling, spatial remodeling, exterior remodeling, environment-friendly remodeling, and ecological remodeling.

  • 국내 리모델링 시장은 초창기로서 비주택 부문을 중심으로 성장하고 있으며, 일반건축물의 리모델링 사업을 수행하는데 무리가 없으나 공동주택 리모델링 사업을 추진해 가는데는 재건축의 수익성에 익숙한 주민의식, 업계의 사업수행 경험 및 노하우 부족, 정책실행의지 및 구체적 실행방안 부족 등이 어려움이 되고 있다. 리모델링 사업환경을 개선하기 위해서는 리모델링 수요자측의 인식전환, 정부의 강력한 경제적 인센티브 제도 제공, 신축위주의 파라다임에서 건물의 라이프사이클을 괴려한 건설경영 파라다임으로의 전환, 기존건물의 상황을 충분히 활용하는 공사방안 도출 및 활용, 리모델링 관련 산업 인프라 구축이 필요하다.

  • The purpose of this study was to study on the estimation of green remodeling energy reduction tool in building construction. Green Remodeling Decision System that can predict the energy reduction effect in green remodeling is developed as a tool for simple remodeling of green remodeling considering users' convenience, so that it can quickly and comprehensively determine power peak load reduction factor technology. A preliminary simulation result of a short preliminary remodeling evaluation is DB. It will be developed as a tool that can be easily accessed by users such as web and apps.

  • In this study based on BIM(Building Information Modeling) apply for performing efficient remodeling project and utilized. And this study will examine a real project where a BIM based process was used in the remodeling of an single-family homes. In the remodeling design phase of the planning process was conducted for the BIM process modeling, BIM in the remodeling stage while performing the required range and level of the remodeling process were studied. Based on this, communication between client and remodeling designer, participants more expect that smooth and speeds up in remodeling. For client decision support, troubleshooting of remodeling of the design process to be effective in the BIM have been identified. The BIM model and deliverables data used for the remodeling design process of building remodeling is the most effective way, due to the increased efficiency gained in many areas.

건축물 리모델링 사례 분석을 통한 경제성 평가에 관한 연구 (A Study on the Economic Assessment Through Case Study of Remodeling)

  • This research is aiming to specify the requirement of the investment such as intial cost, running cost earning rate to make effective investment considering the purpose of remodeling and economical value of store building enough to meet the initial purpose of remodeling. The review of earning for economical evaluation was performed by the on-site auditing on the structure and function of the building and applying the assessment simulation program, which is to find the possible business model to identify the requirement of building owner through case study. After the research, the following results are obtained. First, it is important that many aspects should be carefully analysis and the best method should be selected as characteristics of remodeling can be defer each other in their implementations. Second, though the remodeling of exist building to promote the functions has been applied, no suitable assessment tool has bee developed for deciding the level of remodeling in the view of economical efficiency so far. Third, the economical benefit was evaluated by analysing annual earning rate which is applied by investment items and recovery period for the investment. More specific date base should be established to apply the suggested economic acessments in business enough ti forecast the future circumstances. More researches should be promoted on the area continuously as well as the integrated economic evaluation of remodeling on existing building.

  • Lately construction industry tends to prefer remodeling of existing buildings rather than new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. And also, remodeling of building costs less and creates less wastes compared to reconstruction and so it is more profitable in financial and environmental view. However remodeling is process of creating new environment with existing building. Therefor remodeling must follow the procedure realizing problem and fix the problem based on through investigation on existing building and users requirement must be faithfully reflected. Specially in case of apartment houses, since vagueness on ownership and management authority on common parts exists. Hereupon, in this study we are to present the procedure of analyzing apartment house remodeling method through user requirement by approaching to several considerable factors in user request side.
