A Study on the Estimation of Optimum Remodeling Period for Apartment Buildings using Total Cost (경년별 총비용을 고려한 공동주택의 리모델링 시기 추정에 관한 연구)

  • Although the life-spans of most apartment buildings are over fifty years, they are often demolished and retrofitted only after twenty years, in spite of its remaining life expectancy, resulting in economical waste. The purpose of this paper is to estimate optimum remodeling period of apartment buildings using total cost. In this study it is seen that total sum of running cost of life-span on the buildings is about 4.69 times of initial cost till the fifty years of the life expectancy. The optimum remodeling period of the apartment building is thirty years applying the discount rate of $4.17\%$ and the discount rate should be $6.122\%$ to obtain the forty years of the optimum remodeling period. From the sensitivity analysis based on the change of the discount rates, it is seen that if discount rate decreases the optimum remodeling period can be extended, or vice versa. As a result, a time of the demolished and remodeling can be expected and the basic data can also be established for lengthening life-span of the apartment buildings.

  • The goal of this study is to figure out the remodeling cycle at high-rise apartment housing and to analysis on quantity of $CO_2$ emission about remodeling cycle. The process of research is as follow; 1) Estimate the remodeling cycle through survey targeting residents at high-rise apartment building. 2) Simulate conditions on the high-rise apartment housing. 3) Calculate quantity of energy consumption and $CO_2$ emission 4) Derive elements that are on high level of environmental load evaluation. The main results of this study is as follow; 1) The cycle of finishing such as wallpaper is shorter than the cycle of building equipment such as elements in a toilet. 2) According to result of calculating $CO_2$ emission, fabric wallpaper and mortar are main factors that impact on the environment. The results is important to show reference points on quantitative measuring evaluation for the environmental-friendly extent.

  • Markets for the apartment remodeling projects will be a major portion of the construction industry in near future. However, only partial remodeling works in the apartment were done so far. This situation caused bad impact to expand the remodeling markets and less profits of the remodeling projects. In order to solve this problem, many other researches were done previously to Improve profits of the apartment remodeling projects. However, the results are too theoretical to implement them and Improve profits. In this research, profitability influence factors that are possible to improve effect of the remodeling works are selected and analyzed through several studies. Then, correlation analysis is performed between the improvement level in the remodeling projects and the numerical profitability based on actual cases. The result clearly shows that some improved remodeling items are strongly related to the profit. These results lead us to the strategy to follow for the purpose of increasing profits of the remodeling projects.

  • The percentage of apartment houses in residential buildings has increased every year, and it result in higher energy consumption of residential buildings. After the house law could be amended to legalize the remodeling of the balcony, buyers and contractors prefer to choose the balcony remodeling type when they choose a house for installment sale. Many construction companies design an apartment house considering balcony remodeling. So, this paper compares the balcony remodeling type with the basic type(prior to remodeling balcony) by using the building energy rating system tool. The balcony remodeling type consumes heating energies more than the basic type, and is unable to receive high rating. If the balcony is remodeled, it is required to improve the performance of wall and window and reduce the area of remodeling balcony.

  • Purpose: In order to improve the energy performance of existing buildings, so actively promoted green remodeling business. Also, improvement of the performance of envelope system of apartment housing is an absolute. The purpose of implementation of the data base and application plan of the envelope system for green remodeling of apartment housing. Method: For this study, It proposed a classification system of green remodeling envelope system constructed actual to select the applicable representative method and input material of apartment housing for green remodeling. In this study, divided into construction waste processing stage and production phase of the material for the boundary of the system, and implementation the classification system of the envelope system for applicable green remodeling. For this, established 6 environmental impact categories database. Result: As a result of various suggestions were available for case study research, alternative combinations of existing combinations than six kinds of environmental impact insulation system with superior input materials combining 96 kinds, window system, 12 kinds for determining the applicability of the established database. Depending on the account for a large proportion if compared to the detailed analysis of the environmental impact resulting from the production phase and disposal phase was analyzed that the operating management of the necessary input materials. Is considered that the economic performance and integrated energy performance required by the applicable public housing green remodeling evaluation techniques considered for future improvements insulation sheath.

  • Most old apartment housing have been replaced with new ones by means of the reconstruction. But with the change of the construction environment, remodeling is introduced as a new alternative for the replacement. Remodeling is expected to reduce national loss owing to the early reconstruction of old apartments resulted from economical and functional deterioration. But there still remains a lot of problems to be first solved for Remodeling. One of those is to figure out how to perform an economic feasibility analysis effectively. The researches of remodeling done under the rally stage are not sufficient in economic feasibility for apartment housing. Therefore, this paper suggests an effective method for the economic evaluation of remodeling projects focusing on a rental high-rise apartment.

  • This study aims to evaluate the feasibility of remodeling business by predicting the future price of apartment house after remodeling using Hedonic Price Model. The data concerning such 9 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, mechanical performance, interior from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by way of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.

  • In 2020, it was estimated that more than 2.4 million households in South Korea are over 30 years old. That is, more than 40% of all houses in Korea are old and that they require proper rehabilitation. The two options to improve poor living conditions are reconstruction and remodeling. Compared to reconstruction, remodeling has advantages in terms of the construction period, cost, and environmental impact. As such, the current Korean regulations are more favorable for remodeling than reconstruction. Typically, several candidate floor plans are presented in the early stages of an apartment remodeling project. Extracting information about bearing walls and other structural elements from the multiple plans to compare those plans quantitatively is one of the essential tasks during the early stage of a project. To cope with this task, an automated data extraction method for walls and slabs from before and after remodeling plans is developed. Through the developed program, load-bearing walls, non-bearing walls, slabs, and weight changes after remodeling can be analyzed and visualized in a fast and automated manner.

  • The importance of the life cycle cost analysis(LCCA) for apartment housing remodeling projects has been fully recognized over the last decade. Accordingly theoretical models, guidelines, and supporting software systems were developed for the life cycle cost analysis of apartment housing remodeling systems. However, the level of consensus on LCCA results is still low due to the lack of reliable data on remodeling activities for safety diagnosis. in order to predict the reliability based LCCA of the given case, suggested the remodeling strategies level after reviewing other related materials. Apply the real information of the economic index. And based on such analytical measures, remodeling and operation cost and LCC in remodeling strategies level have been predicted; suggests the basic information about remodeling interventions level for the apartment housing. The LCC analysis models and the fuzzy logic based safety assessment presented in this study can greatly contribute to the value-oriented design alternative selection, estimation of the economic analysis, and the allocation of budget for apartm.
