  • The real estate management includes not only the brokerage, property management, development, investment and consulting which are related to real estate handling, but also the human resources who deal with the real estate business. The level of management quality of Korean real estate business is rather poor. This paper deals with management innovation of real estate management using Six Sigma methodology The main focus of this Paper is to develop strategy Planning, and is to select critical success factors for each strategy to make an advanced management system for real estate business. This paper is a case study, and the target company for this innovation is ERA-Korea Company. Seven strategies are proposed, and for each strategy several critical success factors are suggested. Through this case study, the authors hope that a management quality model for real estate business is proposed, and an improved management method can be adopted in the other real estate companies.

  • In the real estate industry, the latest changes in the Fourth Industrial Revolution, such as big data analytics, machine learning, and VR (virtual reality), combine to bring about industry change. Proptech is a new term combining properties and technology. This study aims to derive and analyze from a comprehensive perspective the quality factors (systems, services, interfaces, information) for mobile real estate brokerage services that are well known and used in the domestic market. The surveys in this study were conducted online and offline and a total of 161 samples were used for statistical analysis. As a result, all hypotheses were approved to except system quality and service quality. The results show that the domestic proptech companies who are mostly focused on real estate brokerage services, peer-to-peer lending, advertising platforms and apartments need to grow in various fields of proptech business of other countries including Europe, USA and China.

  • For the property right's protection of the nation, the uncertainty's dissolution and the reliability's security of real estate trade are very important. With the life style's change, the market of real estate becomes diversification, and the level of the real estate trade becomes diversification. But compared with this, the trade system of the real estate has not broken away from the mode in the past yet. To cope with it actively, it needs to review the real estate trade form. Especially, it needs to investigate a plan that can advance the Agency Listing method. The Exclusive Agency Listing and the real estate Information Network System have been the usual system in some advanced countries like America, Japan. It is the system that establishes the real estate brokerage's trade order and encourages the execution for the real estate client's property right's protection and benefit offer. In our country, The Exclusive Agency Listing and the real estate Information Network System were created in the revised real estate brokerage law in 12, 1993. But because of varies of questions, it can not be settled down. So this paper will develop the characteristic factors of the Exclusive Agency Listing and the real estate Information Network System revitalization and examine the mutual relation depends on the factors. And these factors were studied through the proved analysis to the effecting made on the Agency function's consideration and real estate broker' trust and customer satisfaction. So depends on these, the existed value now will present the revitalization plan and political implication about the Exclusive Agency Listing and the real estate Information Network System.

The Hedonic Method in Evaluating Apartment Price: A Case of Ho Chi Minh City, Vietnam

  • The study examines factors affecting apartment prices in the real estate market of Ho Chi Minh City, Vietnam. The study uses primary data based on surveys of customers who have traded successfully, and collects transaction data from real estate trading companies that are the top investors in Ho Chi Minh City real estate market. The collected data include 384 observations in a total of 24 districts, detailing that each district surveyed on a minimum of four projects, each project carried out a survey on a minimum of four apartments. The survey collected 339 valid questionnaires for analysis and model testing. This study employs multivariate regression with the data of 339 observations. The research results reveal that five significant factors affect positively the price of apartments in Ho Chi Minh City - apartment area, toilet and bedroom, apartment floor, reference price, and apartment interior. Besides, there are three significant factors affecting negatively the price of apartments - next price trend, distance to city center, and potential building. From the results, the research proposes solutions in the pricing of apartments in the real estate market in Ho Chi Minh City - better information system, a real estate transaction index, and stricter management of small brokerage activities.

  • The purpose of the study is to propose the way to activate title insurance in Korea. Title insurance in Korea is at first stage in development cycle. Companies which handle title insurance mainly operate in the services related to real estate. Recently in Korea, Mortgage loan is introduced in market. Mortgage loans may give a new motive in title insurance market. In Korea, registration record in real estate does not prove real ownership and this point can make title insurance spread widely in property transaction. Title insurance offers financial protection against these and other covered title hazards. There are two basic kinds of title insurance: Lender or mortgagee protection, owner's coverage. For the prosperity of title insurance, We should decrease a financial fee, business cost and prepare a on-stop service in a real estate brokerage.

  • The purpose of this study is to provide a way to develop the information quality of mobile real estate service and improve the false property through search filter service. I compared the cases of typical mobile real estate apps that are currently in use and analyzed the usage and service status by adopting 13 search filters that are the first priority when searching for real estate information. As a result, it has been shown that the provision of high quality search filter service is required to improve the information quality in order to provide users with quick and reliable information organically at any time and anywhere according to the definition of mobile real estate service. As a result, it is more prejudiced than the countermeasures against false fraudulent products, and it is satisfied with the needs of the users and provides the improved search filter service, so that it can be trusted with the definition of mobile real estate brokerage service, Providing quality services can be said to prevent the victims of fraudulent products.

The Effects of Entrepreneurship of Real Estate Broker's on Performance: Moderating Effect of Entrepreneurship Education (소규모 부동산중개업 경영인의 창업가 특성이 경영성과에 미치는 영향: 창업교육의 조절효과를 중심으로)

  • This study analyzed the effect of entrepreneurship of real estate broker's on subjective performance, and confirmed if a entrepreneurship education between them has moderating effects. The research results of the analysis are as follows. First, needs for achievement and risk taking of real estate brokerage were significant with subjective performance, which is the dependent variable, and it was shown as the positive (+) direction. This means entrepreneur factors of high needs for achievement or submitting to risk preference have a significant effect in subjective performance. Second, moderating effect of a business school was only shown in needs for achievement. As a result of analysis after classifying it into two groups according to completion status of a entrepreneurship education, it was shown the group that took a entrepreneurship education has higher beta(${\beta}$) than the group that did not take a entrepreneurship education. In other words, real estate brokerage who took a entrepreneurship education shows increase in needs for achievement, which is the entrepreneur factor. This signifies a business school has a positive effect in subjective performance. Third, as a result of t-test for completion status of a entrepreneurship education and financial performance, it was shown the group that took a entrepreneurship education showed higher average of sales and net income than the group that did not take a entrepreneurship education. The net income, in particular, showed about the double difference.

  • As China has achieved continuous high growth, innovative housing system and rapid growth of housing finance for thirty years since its reforming and opening, Chinese real estate industry has developed rapidly, investment in real estate has increased remarkably and price of real estate has increased continuously. In particular, as China joined WTO in 2001, overseas companies have expanded investment in Chinese real estate market with chances of potential profit. Recently, management of foreign capital real estate companies has expanded from housing to office buildings and luxury shops. Besides, management has expanded from real estate development to various tasks such as management, brokerage service, lease management and financial investment. In order to measure relationship between FDI in Chinese real estate and Chinese housing price, this document utilizes not only various data such as housing price, FDI to real estate, domestic loan of real estate, interest rate and exchange rate in 35 major cities across China but also previous researches to set an empirical analysis model and analyze effects of foreigners' direct investment in Chinese real estate on Chinese housing price.

  • In this study, market orientation affects the real estate transaction and about the various parameters examined, the real estate transactions, market orientation and intensity of competition in the market upheaval and the impact was seen on the results can be summarized as follows. First, market orientation and about the relationship between real estate transactions were examined. Each variable of customer satisfaction information generation, information dissemination, information was used for the reaction. Among them, the dissemination of information, information about the reaction produces a lot better the customer satisfaction was the result. In other words, the dissemination of information and availability of information to real estate transactions, the more you can improve customer satisfaction.   • This study analyzes and suggests improvement direction for the problems of housing related market laws and policies that cause sudden changes according to the application criteria. These laws and policies include income deduction from housing subscription, monthly rent loan for housing stability, high price house, penalty points from poor quality construction, and real estate brokerage commission. Each has one or more specific values that decide application criteria causing noticeable different results. Benefit or loss can be decided when an application range is changed by a small difference of the application value near to the boundary. This study suggest to use equations instead of a certain values to remove those sudden changes and to make them steadily increasing slopes which can be lines or curves. The concept can be applied to other laws and policies that have significantly different results between criteria.
