A Comparative Analysis of TOD Planning Elements of Major Urban Railway Station Areas in Seoul (환승역세권 평가를 통한 TOD 계획 요소의 비교분석)

  • Transit Oriented Development(TOD) has been the dominant paradigm for urban development. The traditional approach to the development of urban rail station areas demonstrates apparent weaknesses when it comes to compact and mixed-use types of development for these stations. Thus, the objective of this study is to derive evaluation indicators with which to assess urban rail station areas using TOD planning elements. A focus group interview was conducted to explore TOD planning elements. In order to examine the level of TOD to be achieved, an AHP technique was utilized to analyze the importance of several variables. Z-scores and Re-scores were applied to derive the values for the stations. The Variables related to the land use type, mixed use, floor area, and public transit were found to be the major contributing factors to the achievement of TOD in urban rail station areas. The results of this study show that the level of TOD achievement varies according to the major land use, density, accessibility, and mixed-use planning elements.

The Effect of Neighborhood Environmental Perception on Park Use for Health Improvement - The Case of Suseong-gu in Daegu City - (거주지 주변 환경에 대한 인식이 건강증진 목적의 공원이용에 미치는 영향 - 대구광역시 수성구를 대상으로 -)

  • The purpose of this study is to analyze the effect of neighborhood environmental perception on park use for health. The study area is focused on neighborhood parks in Suseong-gu, Daegu city. The analysis results are based on questionnaires of 303 respondents. According to the results, park use for health improvement was significantly associated with the perceptions of accessibility to a marketplace, availability of public transit, accessibility to the park, enough sidewalks, number of crosswalks, and athletic population. The probability of park use increased by 2.326 times as the satisfaction of accessibility to the park increased. Also, greater athletic population, fewer crosswalks, and more sidewalks lead to increase of park use by 1.701, 1.617, and 1.642 times, respectively. Therefore, it is important to increase the available neighborhood parks around residences and to develop exercise programs that people can use continuously in order to vitalize park use for health improvement. Also, it is necessary to improve the convenience of walking such as development of pedestrian streets or malls between residences and parks.

Analysis on Determinants of Residential Location Choice for the Intra-Urban Migrants in the Seoul Metropolitan Area (수도권 주거 이동 가구의 주거입지 선택 요인 분석)

  • This study aims to analyze the determinants of residential location choice for the inter-urban migrants in the Seoul metropolitan area. In doing so, we have built a discrete choice model, using household sample data from the 2010 Korea Population and Housing Census. We classified households, which made a intra-urban movement during the last five years, into four groups: 1) movers from Seoul (central city) to Gyunggi-Incheon (suburban), 2) movers from Gyunggi-Incheon to Seoul, 3) Intra-Seoul movers, and 4) intra-Gyunggi-Incheon movers. The analysis findings can be summarized as follows. First, significant differences in the determinants of residential location choice were found among different types of movers. Second, movers from Gyunggi- Incheon to Seoul were likely to choose small housings with fewer rooms, indicating that their housing choices were forced rather than voluntary due to high housing prices in Seoul. Third, all types of movers have a high preference for the neighborhood with a good accessibility by public transit including subway. Lastly, neighborhood amenity was also an important attracting factors for the intra-urban migrants in Seoul.

Geographically Weighted Regression on the Characteristics of Land Use and Spatial Patterns of Floating Population in Seoul City (서울시 유동인구 분포의 공간 패턴과 토지이용 특성에 관한 지리가중 회귀분석)

  • The key objective of this research is to review the effectiveness of spatial regression to identify the influencing factors of spatial distribution patterns of floating population. To this end, global and local spatial autocorrelation test were performed using seoul floating population survey(2014) data. The result of Moran's I and Getis-Ord $Gi^*$ as used in the analysis derived spatial heterogeneity and spatial similarities of floating population patterns in a statistically significant range. Accordingly, Geographically Weighted Regression was applied to identify the relationship between land use attributes and population floating. Urbanization area, green tract of land of micro land cover data were aggregated in to $400m{\times}400m$ grid boundary of Seoul. Additionally public transportation variables such as intersection density transit accessibility, road density and pedestrian passage density were adopted as transit environmental factors. As a result, the GWR model derived more improved results than Ordinary Least Square(OLS) regression model. Furthermore, the spatial variation of applied local effect of independent variables for the floating population distributions.
