A Comparative Study between Korea and the United States on Executive and Supportive Programs for the Multifamily Housing Remodeling (공동주택 리모델링 시행 프로그램에 관한 한.미간 비교연구 - 미국 리모델링 관련 제도와 전문가 대상 면접조사 결과를 중심으로 -)

  • The study is based on a two-year research study titled 'A study on the Development of the Programs for Housing Policy to support Multi-family Housing Remodeling in Korea'. The primary purpose of this two-year study was to recommend governmental program initiatives for supporting multi-family housing remodeling activities in Korea. As a part of this research study, this article was written based on the results from the two surveys regarding multi-family housing remodeling in the United States and Korea, and a focus group with housing researchers affiliated to the Joint Center for Housing Studies. Major research findings are presented as follows: First, there have been various types of supportive programs for single- and multi-family housing remodeling in the United States. Those have focused on lower income families than middle income families. Compared with the programs in the United States, the apartment remodeling in Korea has been focusing on small population of the multi-family housing owners. Apartment remodeling in Korea needs supportive programs for rental housing remodeling and the housing remodeling for low-incomes. Second, there have been various types of remodeling activities made in multi-family housing properties in the United States. Size of remodeling project also varied. Their remodeling activities were based on the long-term repairing plans initiated by professional apartment management groups. For making our multi-family housing properties more sustainable, we also need to have the long-term repairing plans. Third, the apartment property remodeling has been regarded as a substitute of reconstruction of apartment properties. However, remodeling should be regarded as one of the most efficient ways to extend the life-cycle of apartment buildings. Thus, benefits and executive plans of apartment remodeling should be studied by a professional research center under our governmental responsibilities as done in the United States.

A Study on the Construction Management Method based on BIM for Civil Engineering Project (토목시설물에 대한 BIM기반 공사관리 기법 연구)

  • BIM(Building Information Modeling) technologies should be applied for the construction life cycle to maximize its efficiency, but the utilization for the construction phase has been significantly lower than that for the planning and design phase. Recently, some of BIM techniques such as 3D design review, 4D schedule management and so on are being introduced for efficient managing to the big national construction projects. In this study, the utilization plans of BIM are presented for the construction phase of civil engineering facilities. The methods of utilization of BIM are discussed for each type of construction, and the techniques applied to the Seoul Subway Lot No. 919 are analyzed for checking the applicability and usability. In particular, a web construction management system based on BIM can help field engineers, headquarters and contractors to use BIM more effectively, and it can be extended to maintenance phase for more efficiencies.

  • The communication of each others is lack between planing, design, construction and maintenance in domestic construction industry. This problem makes the omission of information and the loss of cost. So, the introduction of BIM can be the solution about that. BIM manages all information generated during all life-cycle of a structure and consequently maximizes the efficiency of utilizing information. This is done through 3D information model associated with a three-dimensional(3D) parametric CAD. This study proposes the seismic analysis process of steel box bridge for structural design of bridge construction project based on BIM. The additional process is needed for the purpose that structural data is inherent in the property information of 3D information model. This process has 3D modeling progress done by using the information decided in design phase. The design document of seismic analysis can be derived with the proposed process to steel box bridge.

  • Recent construction projects consist of large and complex facilities, which project management information system (PMIS) is used for managing construction cost and schedule. The ministry of land, transport and maritime affairs (MLTM) is using a continuous acquisition and life-cycle support (CALS) system for managing the public construction projects. This study attempts to survey some problems of the CALS system in practical application, and then suggests the new functions to improve practical application of the CALS system. All functions in each menu were analyzed in the practical application aspect. All projects ordered from MLTM should use the CALS system as a PMIS, but the practical application is limited in partial functions and special working group. And the utilization of system is focused on simple tasks and report process. One of main reason is that the system is using numerical data rather than graphical data. This study suggests new functions and a visualized management method that can improve the practical applicability using a 4D object in each current functions.

Analysis for the Economic efficiency of District Heating and Gas Engine Co-generation System comparing with Central Heating System (중앙난방방식을 지역난방.소형열병합난방방식으로 전환시의 경제성 비교 분석)

  • This study was conducted to calculate the LCC of a apartment complex with a type of heating system, district heating and cogeneration system. For the purpose of analyzing LCC according to size of apartment complex, 500, 1,500 and 4,000 houses of model apartment selected. This research performs design of heating system and the life cycle cost analysis including an initial cost, energy cost, maintenance and operation cost, replacement cost and renovation cost during the project period(15years). According to the calculated results, 1) Initial cost of cogeneration system with 500, 1500 and 4000 houses is higher than district heating system each of 20%, 13%, 12%. 2) In case of cogeneration system, the payback period by electric generation is 5.21, 4.92 and 4.47 years and saving cost was calculated 29 billion won, 94 billion won and 262 billion won after payback period. 3) Cogeneration system LCC was 1.12, 1.07 and 1.06 times larger than district system with the size of apartment complex. According to the case of this study district heating system is more efficient than cogeneration system in terms of the reduction of LCC. 4) Gas Engine Co-generation System is more efficient than other systems because it can collect progressive part from electric charge progressive stage system. However, the efficiency is decreasing because of raising of fuel bills(LNG) and lowering of power rate for house use. Especially the engine is foreign-made so the cost of maintenance and repair is high and the technical expert is short. 5) District heating is also affected by fuel bills so we should improve energy efficiency through recovering of waste heat(incineration heat, etc.). Also, we should supply district cooling on the pattern of heat using of let the temperature high in winter and low in summer.

  • This study was conducted to determine the LCC of apartment complexes with district heating and a cogeneration system.   • Construction industries have increasingly utilized Building information Modeling (BIM) technologies. Interoperability - the capability for BIM data to run from one computer application to another in the life cycle of a project has become one of the principal research areas. Enhancing interoperability inevitably requires information structures that are standardized throughout the construction industries. As a candidate of the data exchange standard, Industry Foundation Classes (IFC) has been developed and several researches recently performed to measure its richness of digital data exchange. But doubts have been brought up whether IFC meets a sufficient level of interoperability since the research result revealed a number of cases of information misrepresentation and loss. This research presents the lessons learned from the interoperability tests of three widely used 3D design applications including Graphisoft's Archicad, Autodesk's Revit, and Bentley's Bentley Architecture. One building's architectural and structural design data were modeled with the three tools and exchanged through IFC respectively for interoperability test.

  • According to revision of Construction Technology Management Act (2005), the government ordering construction which cost is more than 10billion won should investigate the value engineering(VE) of a construction. In this sense, the government actively promote plans in 2008 after identifying the examining standards of the investigation on the VE(2007). It is substantial issue to introduce Pre-Qualification(PQ) in oder to restrain unlicensed VE consulting companies or VE consultants. This system will contribute to the quality and the settlement of the value engineering in our country. The reason why the Korea VE Society founded in 2006 is one of the afore-mentioned reasons. Therefore, we try to establish the value engineering of Build-Transfer-Lease Scheme by providing the practical application of construction value engineering and definite procedures through the example of Andong Culture and Art Center's research in one of the various construction fields.

  • Standardization to information attribute of construction material is continuous demanded through the life cycle of a construction project, and the productivity elevation is derived of contribution effect in construction market. This study surveyed the means of acquisition and attribute of information to a staff in purchase, which are effected on the revitalization of information circulation to the construction material Proposed the standardization to information attribute of construction material that is based on improvement and application to the information attribute. And information attribute is classified with construction process through analysis on test list of quality certification. This study also suggested representative attribute of quality information, for the elevation of safety and quality in construction industry. Therefore, logicality of common information is based by analysis of mathematical statistics, systemicity of quality information is applied by MasterFormat(2004)

  • The disabled and elderly people have a wide variety of functional impairments. By disability and elderly user group definition identification of users needs and specification of emergency support system were studied. Existing technologies including location navigation and information exchange devise and communication systems were analyzed to design proper integrated system for emergency situations. There are two types of services considered in the project: assisted living services(ALS) including health and emergency needs and assisted mobility services(AMS) with transportation needs. To develop emergency support system, functional identification and requirements was studied through the analysis of existing emergency system and organization. The 4-step emergency management scheme was developed to preactive emergency service which include emergency detection identification, response and follow-up steps.
