Policy Direction in Responses to Demand for Apartment Remodeling (공동주택 리모델링 수요에 대응한 정책 추진방안)

  • This study aims to seek a proper policy direction in response to the demand for apartment remodeling. As the research methods, we diagnosed the current status of the remodeling policy and analyzed the demand for apartment remodeling nationwide. According to the result of analysis, we suggested the fundamental direction and tasks for remodeling policies to be pursued at the government level. The results of the study are summarized as follows. First, the result of analysis showed that the demand for environmental improvement(performance improvement) remodeling project was much higher than other types of remodeling projects. The percentage of unit increased-type remodeling that can secure business feasibility is about 10% and only 30% when it comes to reducing project costs. The remaining 70-90% need to be promoted in environmental improvement remodeling projects which dependent on the residents' payment. Second, in order to prepare a policy action plan in response to the demand for apartment remodeling, it is necessary to set up clear policy goals and strategies for apartment remodeling in advance at the national level. Along with proactive goals and strategies, graded policy support should be accompanied per type of remodeling and business demand. We also suggest to simplify administrative procedures and support the R&D research to develop technologies. It would help to utilize the unit increased-type remodeling. On the other hand, for utilizing the environmental improvement remodeling which takes up a relatively high proportion, the policy should take care of as follows: offering housing performance information, rationalizing long term repair reserve, fostering small companies and experts. Finally, apartment management system should be advanced from the perspectives of managing old apartments and institutional foundations such as new construction and customized regulations for differentiated remodeling should be accompanied.

  • The purpose of this study is an analysis about space of housing cultural center with the marketing based on experience. By changing housing market, housing cultural center is a place to give an information, added value, image of housing. Consumers who experience a housing cultural center have an effect on purchase an apartment. The image of enterprise is important to select commodities to consumers. Today, company's brand image and concept include womanish, worthy and, sensual those. Under these views, housing cultural center should have continuous culture spaces that provide various experiential chance for consumers. The methods of this study are an analysis of brand image, analysis and application of experiential elements for housing cultural center. The results of this study have five parts. First, in Sense part, there are presented the sense of sight, smell and touch include material's color, finishing material, sound and etc. Second, in Feel part, consumers feel friendly and comfortable to brand through synesthesia. And they have a liberal mind about brand. Third, in Think part, consumers can experience a brand's image as a subject of event or space. Forth, in Act part, consumer is acted to scale of a space and aim of exhibition. Finally, in Relation part, consumers can have relation each other who visit Housing cultural center. And they can joint for interchange of information, culture enjoyment. In conclusion, this study has a great value of graft marketing view on the planning of Housing cultural center.

A Study on the Planning for PC Use Space in Residences;Focus on the Unit Plan of Apartments According to the Size (주거 내 PC 사용공간 계획에 관한 연구;평형대별 아파트 내부평면을 중심으로)

  • This study is aimed to provide a guide for PC use space in apartment. To achieve this, a design about PC use space which was considered adequate location, area, form was suggested. As methods of the study, survey research method and case study. The survey was taken by five hundred-eighty-nine people who used PCs in apartment from May 2005 to July 2005 in Je-Ju province for an analysis of data. The results of the survey were showed PC use space situation and furnitures layout patterns. The case was classified by unit plans of size, and it showed design example of PC use space. In case of the 20s pyeong(about 3.30 square meters) type, PC use space was located in dead-space in the residence with minimum scale, because of 20s pyeong types are smaller than the other types. In case of the 30s pyeong type, PC use space which was divided with a partition panel was located in the livingroom expanding the room space to the balcony. In case of the 40s pyeong type, PC use space was located in the room of sons or daughters which was arranged with other furniture. The adequate area of PC use space is 1.4$^{\sim}$2.2 square meters, and it should take into account furniture size and human active sphere. And PC use space of form should consider traffic line, personal space and privacy. Besides it is required of ergonomic design in chair, table in its scale. And it is necessary development of systematic furniture for PC use space.

A Study on Pattern Language of Cultural Urban Regeneration -Focused on Henan-Sung of China- (문화적 도시재생을 위한 패턴언어 개발연구 -중국 하남성(河南城)을 중심으로-)

  • China's urban regeneration, which has been focused on economic growth since the 1950's, has brought about the uniformity of cities. In order to improve on this, the urban regeneration policy has been transformed into a cultural city resource, which is promoting urban regeneration while utilizing the cultural characteristics of each region. However, the specific application methods are still lacking. In this study, I attempt to modify the apartment environment of the city, Hanan-sung, based on the pattern-language of Christopher Alexander, a space planning tool that can be used in urban regeneration. First, 23 patterns were chosen from the primary pattern-language. Next, I investigated the characteristics of the traditional housing culture of Hanan-sung through the literature review, surveyed the opinions of current apartment residents, and summarized the requirements. Finally, a new pattern-language was developed for the regeneration of the old apartments from the viewpoint of the culture, by modifying it according to the characteristics and requirements of housing culture of Hanan-sung which summarizes 23 pattern-languages.

  • This study analyzed the physical characteristics and change characteristics of urban detached residential area. In the reality of South Korea in which the history of modern urbanization is not long, the densification that progressed together with sudden population growth without any consideration of city plans became to reveal many problems. Thereafter, apartment-centered large scaled development plans have been implemented until now as an alternative for the foregoing. As the residential environments of old downtown areas that were excluded from the development have been gradually deteriorated, large scaled re-development and reconstruction projects have been adopted as ways to solve the problems of the old downtown areas. On one hand, the development methods that damage the history of the detached housing areas have been resisted. With such a background, this study attempted the analysis of the change characteristics of the Kookmin Housing Complex in Suyu 1-dong, Seoul with a view to playing the role of evidentiary materials for the disappearing urban detached housing areas or those urban detached housing areas that may be revived. This author hopes and the results of this study will lead to careful development that presents measures to maintain and develop modern urban residential areas where the history of past residential areas and culture are disappearing due to full-scale redevelopment.

Suggestion improvement measures based on form work productivity analysis in apartment housing construction (공동주택 거푸집공사 작업량 분석에 따른 개선 방안에 대한 연구)

  • A competitive construction project must address factors such as cost, performance, aesthetics, schedule and quality. The importance of these factors will vary from project to project and from market to market. Productivity is becoming an ever-more important factor in the acquisition of a project. As the technology or aesthetics of a product matures or stabilizes, and the competitive playing field levels, competition is increasingly based on time. Recently, the construction industry has been depressed due to difficult market circumstances. At this time in particular, construction companies are striving to rationalize their management, both in their planning offices and in the field. In this study, we present a method of calculating a reasonable duration for reinforced form work. We did this by first developing a question for field workers, then sampling form workers based the question. Second, we employed a work analysis method to analyze worker"s work-methods and Time. Then, using the result of this analysis, we measured the Productivity of form work. This measure can be used as basic data to determine the appropriate duration of form work.

  • In Contemporary residential area, especially apartment commplex, crime affect the quality of life and sustainability of cities. So our interest is an all-time high in the role that planning processes and the design of the physical environment can play in reducing the opportunity for crime. The purpose of this study try to find the possibility of application of CPTED in Urban Apartment Complex. Recently, as increase of residencial density, diverse and new types of crime are increasing in urban apartment complex. It is the current of times which demand our serious consideration. This research focused on crime reduction through the physical environmental control methods. And the concepts and contents of CPTED are studied and the case studies of developed countries are surveyed. For groping in the practical application, researched into the case study of apartment blocks in medium sized city, Cheongju. Also Local crime prevention initiatives require partnership working, both between professionals and with local communities. The result of this study has implicated, increasing importance on daily safety issue in urban life and examining the possibility of applying crime prevention and reduction program and systems.

  • With the government plan to introduce a post-sale system to the Korean real estate market quickly becoming a reality, reformation of the supervision policy under the current pre-sale system is expected. The current supervision policy, designed to enhance the quality of houses and to prevent improper construction, was reinforced through the 'residential construction promotion act' and has been further revised as the 'residential law'. At this current time, the introduction of a post-sale system is expected to affect all aspects of residential construction, from the planning stages to overall conditions regarding the actual construction. Therefore, this research will illustrate several changes in the supervision policy that are expected to arise from the introduction of the post-sale system, focusing on areas of the policy that are presumed to be the most affected. The research will highlight problems under the current system, analyze any domestic supervision restrictions that have been regulated for post-sales that are currently effective, and suggestion methods of improvement in construction supervision system through SWOT analysis.

DEM Construction and Spatial Analysis of the Planned Construction Site for Establishment of Housing Construction Planning (주택건설 사업계획 수립을 위한 공사 예정지의 DEM 구축 및 공간분석)

  • In this study, data on the study site for apartment construction was acquired, and the quantity of construction waste was calculated using a drone and mobile 3D laser scanner. The accuracy of the drone was 0.034 to 0.064m in the horizontal and vertical directions, respectively, and the mobile 3D Laser Scanner showed an accuracy of 0.018 to 0.049m in the horizontal direction, respectively. These results suggest that it is possible to construct spatial information using a drone and mobile 3D laser scanner with a value within the allowable accuracy of 1:1,000 digital terrain. The volume of construction waste calculated using the mobile 3D laser scanner data was 70,797㎥. It was possible to calculate the volume on the side of the building or some facilities that appeared as shaded areas in the drone outcomes. In addition, modeling was performed for view analysis of the apartments scheduled to be constructed and the terrain-based modeling results of the surrounding buildings. In the future, data construction and accuracy evaluation using mobile 3D laser scanners will be conducted. In addition, additional research comparing existing methods and work processes will be carried out, and the efficiency of mobile 3D laser scanners in the field of spatial information construction can be presented.
