IFC활용 BIM기반 공정/원가 통합관리 프레임워크 (A Framework Integrating Cost and Schedule based on BIM using IFC)

  • 건설프로젝트 관리 과정에는 수많은 정보가 존재한다. BIM(Building Information Modelling)은 정보전달의 매개체로써 공정 및 원가 정보를 관리하여 4D(3D+Time), 5D(4D+Cost) 시뮬레이션 등 다양한 이익을 얻을 것으로 예상되었다. 그러나 BIM 활용과정에 따른 정보의 연계 문제, BIM 객체기반 공정/원가 정보의 한계, BIM 소프트웨어 호환성 문제 등으로 인해 BIM을 활용한 공정 및 원가정보의 관리는 적극적으로 활용되지 못하고 있다. 이에 본 연구에서는 위의 문제점들을 개선하고자 IFC(Industry Foundation Classes)활용 BIM기반 공정/원가 통합관리 프레임워크를 제안하였다. 먼저, 정보 입력 문제와 정보 표현의 한계점을 개선하기 위해 공간을 최소단위로 공정 및 원가정보를 통합 관리하는 데이터베이스를 구축하고, 데이터 호환성 문제를 해결하기 위해 국제 표준 데이터 포맷인 IFC를 활용하여 앞서 구축한 데이터베이스의 정보와 BIM 소프트웨어를 연계하여 BIM을 기반으로 한 공정/원가 정보의 통합관리를 시도하였다. 이는 BIM기반 공정/원가 통합관리를 위한 정보 처리 프로세스의 기초를 제공하며, 정보 요구에 대한 정확한 이해를 도와 의사소통의 정확성을 향상시켜 BIM기반 공정/원가관리의 효율성을 높일 것으로 예상된다.

건설현장 철근작업 프로세스상의 적정 자재재고 관리 방안에 관한 연구 (Optimal Inventory Management for Rebar Fabrication Process in Construction Process)

  • 건설자재의 경우 물량 확보 차원과 소량 반입의 어려움, 공정 지연 등의 이유로 인하여 현장에 상당량의 재고를 보유하여 왔다. 특히 철근의 경우 변동요인이 많아 일반적으로 1개월 이상의 여유 재고를 보유하여 왔다. 하지만 이렇게 재고의 규모가 필요이상으로 과도할 경우 재고유지비용이 증가하게 되고 자재적치에 많은 공간이 소요되어 현장 내 이동에 불편을 겪을 수도 있으며 생산성이 저하 되어 낭비요인으로 작용하게 된다. 반면에 재고량이 부족할 경우에는 예상치 못했던 수요가 발생하거나 자재수급에 어려움이 생기는 경우 대응하기가 어려우며 자재부족에 따라 작업수행에 지연을 가져오게 되어 추가비용을 발생시킨다. 본 연구는 건설현장의 여러 가지 자재 중에서 구성 비율이 가장 높고 지속적인 수요에 의해 작업이 이루어지는 철근자재를 대상으로 재고관리 현황을 살펴보고 적정 재고관리 방안을 제시하였다. 먼저 일반적인 재고의 개념 및 재고관리 시스템에 대하여 살펴보고 철근 가공 ${\cdot}$ 조립과정의 적용성 여부를 판단하였다. 이후 자재의 리드타임 변이와 리드타임 동안의 자재의 수요율 변이를 고려하여 자재의 재주문 시점을 언제로 할 것인지를 결정하고 주문비용 및 재고유지비용, 자재 수요량을 고려하여 주문량을 얼마로 할 것인지를 결정하는 방법을 제시하였다.

  • 최근 건설업계에서는 공정과 비용을 통합, 관리 할 수 있는 전산 시스템 구축에 많은 비용과 노력을 투자하고 있는 실정이다. 하지만 현행 내역위주의 실행예산 체계에서는 선진 관리기법의 적용이 매우 어려운 상태로 단순 보고형의 공정관리만을 수행하고 있는 실정이다. 이를 개선하기 위해 그 동안 공정과 원가를 통합하기 위한 많은 연구가 수행되어 부분적으로 그 성과가 있었으나 대부분 내역중심의 실무한계를 극복하지 못하였다. 이와 더불어, 프로젝트산업의 전형인 건설공사의 고유의 특성에 의해 실적 정보의 축적 및 Feed back이 매우 어려워 과거 실적 자료의 활용 수준이 매우 떨어지고 있다. 그 결과, 공사 초기 관리기준 설정에 많은 시간과 노력이 소모되고 있으며, 생성된 정보의 체계적 관리가 이루어지고 있지 못하다. 따라서, 렬 연구는 건설실무에서 시도되어 왔던 공정과 원가의 통합관리 시스템에서 발생하였던 실무상의 문제를 보완한 통합공사관리시스템을 제안한다.

  • Remodeling of apartment houses has been increasing recently and residents have chosen to extend the balcony along with the legalization of balcony extension in apartment houses. Balcony extension provides residents more space, however, it has been investigated that balcony extension increases construction cost, heating and cooling cost and decreases sound insulation performance. Therefore, this study focuses on developing a decision making index for residents in remodeling required apartment houses. The suggested methodology involves surveying actual residents, survey analysis by AHP and decision model development using logistic regression analysis.

Whole Life Performance Bid Evaluation in the Korean Public Sector

  • Over the last several years, Korea has increasingly adopted design-build for public construction projects. There is a much greater awareness of the need to change to a system based on 'Value for Money', which is high on the government's agenda. A whole life performance bid evaluation model is proposed to aid decision makers in the selection of a design-builder. This is based on the integration of a framework using an analytic hierarchy process, as the bid awarding system is being changed from one based on the lowest price to one based on best value over the life-cycle. Key criteria such as whole life cost, service life planning and design quality are important through the key stages of the evaluation process. The model uses a systematic and holistic approach, which enables the public sector client to make better decisions in design-builder selection, which will deliver whole life benefits based on long-term cost-effectiveness.

  • New and Renewable eco-friendly energy technique can be to enable rational use of resources, as well as securing economic efficiency. Therefore, most of the public facilities must apply eco-friendly energy systems. In this study was applied the solar light energy system to the construction projects. As a result, the proposed system was implemented various effect such as the power cost savings in public facilities. In addition to, the proposed system was improved functional aspects such as improving space utilization.

  • Haul routes for earthmoving operation need to be carefully selected because the decision on the haul routes could make a significant difference in the project's cost and time. This paper proposes a decision support system for improving productivity of earthmoving operation that helps construction managers choose the best haul routes of trucks based on time slots. Also, a methodology for optimal selection of haul routes considering traffic conditions and topographic conditions of the routes is explained. Raster data model is used to find an available shortest path based on cost weighted distance. A system was developed on a geographic information system environment for efficient database management and easy manipulation of graphical data. A real-world case study was conducted to verify the applicability of the proposed system.

  • Radio Frequency Identification (RFID) has been applied to the construction industry for improving the efficiency of material and process management. Most RFID-related studies have focused on building or plant construction. The application of RFID has been limited in pipeline construction projects where materials are stored and stacked across a large construction site. This paper investigates practical issues in pipeline construction, improves the read rates of RFID tags, and tests their utility by putting them into practice. This paper demonstrates the benefits that may be expected with the use of improved RFID tags and the development of an automated pipeline construction management system. As a result, pipeline construction management time decreased by 28 hours per month compared to the conventional method. Cost decreased by about 26%.

  • The need for off-site construction has increased in the construction industry in Korea in recent years due to the enforcement of the 52-hour workweek, the increasing age of workers on construction sites, the deepening dependence on overseas workers, and the stagnation of productivity in the construction industry. Thus, studies on OSC started in April 2020. In addition, as a national policy study advocating the modular construction method, which is one of the OSC methods, was completed in the first half of 2019. 70 housing units in two complexes that satisfied the Housing Act requirements have been supplied to citizens. However, although modular construction methods have been recognized as a dramatic construction method that achieves shortened construction schedules and solves the issues of cost reduction and the shortage of technical workers on sites by combining the advantages of the manufacturing industry and applying the economies of scale, realistically it has issues due to the rising cost of steel and a low pre-fabrication ratio. Moreover, the construction time of core parts, such as those built by pouring concrete, has become a factor that hinders the shortening of construction times. Thus, this study aims to propose a precast concrete(PC) modular construction system, which fuses three-dimensional infill as an interior finish material and a three-surface PC module that can acts as a structure for a construction method that is economical and can shorten construction time.

토목공사 안전관리비 적정요율 산정 (Appropriate Rate for Estimating Safety Management Cost in Civil Work)

  • Standard safety management cost system was established in 1988 as a decree Number of 88-13, first time. And then, it has been revised fourteen times, up to now. A lot of practical investigations have been made for the revision but many problems at sites are continued to be put out so that it should be revised. This study is to find out hazard level of each work kinds through questionnaire and interview and investigate analyze the status which standard safety management costs have been used. Also, this study is to show reasonable rates of standard safety management costs in construction industry and to set up countermeasures against those problem after reviewing its status in korea with in Japan and Europe. Budget and actually performed amount of safety management costs in this study are investigated. costs for temporary work which is clarified in Japan is collected in order to compare domestic cost rate with Japanese one related to the total project amount. This study is to investigate eleven project kinds of domestic system, first, and to investigate eleven items of apartment bldg, office, civil work such as bridge, tunnel, dam, plant etc, secondly. Additionally, three items of gymnasium, railway, particular steel tower are investigated in this study. Also this study is to investigate and analyze performed costs of presently processing worker finished work so that it shows a new reasonable rate against standard safety management costs in construction industry, in order to make basical data and material to be systemized.
