A Study in the Selection Factors of Facility Management(FM) Enterprises Using AHP Analysis (AHP 분석을 활용한 Facility Management(FM) 기업의 선택 요인에 관한 연구)

  • Looking at recent safety accidents in buildings, most of them due to lack of FM expertise, and this is due to human resources. In each all industry areas, some companies are competitive, representational, and leading in the market through long-term expertise and research in their respective fields. In the field of FM industry, some companies offer core-competencies in internal and external innovative building management through competition with others. However, old custom and old management form still exist in the FM field. However, an old custom and old management system still exist in the FM field; it forces cost-cutting and caused by carelessness in technical development competitiveness and safety measures. The government control by safety inspection and facility inspection through legislation of building management, but the management is still weak as a side of in the facility management section due to inspect sth as a mere formality and submit a paper report. These facts exist different kind of usage of the building have a three-party encounter between a building owner, user, and FM enterprises. In this research identify survey, especially building owner (manager)'s choice perception priority for optional factors to choose FM enterprises. Based on this, FM enterprises will be forced to seek a new dimension for better building management. In this light, the purpose of the research is to shape changes in the FM market culture safely and providing better service in building management and understanding building owner's insight through this research's information.

A Study on the Reuse Plan of Architectural Heritage as a Townscape Resource - Focused on an old office building of Leaf tobacco Producer' cooperation, Jecheon - (도시경관 자원으로서 건축문화재의 활용 방안에 관한 연구 - 제천 엽연초생산조합 구사옥을 중심으로 -)

  • This study aims to find the optimum method to reuse as townscape resource and to preserve the architectural heritage. And, it wants to contribute the policy of the architectural heritage and townscape. This research is targeted at an old office building of Leaf tobacco Producer' cooperation, designated as a cultural assets in Jecheon. It investigated the design characteristics of an old office building of Leaf tobacco Producer' cooperation and the streetscape of Uibyeong-daero 12-gil. It was conducted using the research methods of the field survey, and it was to analyze and to compare the various existing data and a current status. The result are as followings. Firstly, we should be consider the policy of architectural heritage that a sense of place can be preserved. Secondly, we should be consider the linear method of the conservation and reuse in urban street that the architectural heritage is located at least. Thirdly, if it will be to maintain the facade of the building adjacent to the street using the design characteristics of an old office building of Leaf tobacco Producer' cooperation, Uibyeong-daero 12-gil will be made a unique street that will be represented the history of leaf tobacco produce. Lastly, it has been analyzed that the design characteristics of an old office building of Leaf tobacco Producer' cooperation are the arch of entrance, the arched window, the rectangular window, the entabature, the horizontal joint, the finish of cement mortar, a pitched roof, etc. And, the design guideline and the maintenance plan of Uibyeong-daero 12-gil have made.

  • The number of old buildings in Korea is increasing. According to a report from the Ministry of Land, Infrastructure and Transport, the proportion of old buildings increased from 29.0% in 2005 to 37.8% in 2009. However, the ratio of repairs to improve usability and improve the environment through problem improvement The proportion of old buildings was 72% in 2010, but decreased to 38% in 2020 and does not exceed 40%. The reason is that the difficulty of remodeling old buildings is more difficult than repairing new ones, and business estimates are difficult to predict. Accurately reflecting the current condition of a building in a repair project has a huge impact on time and budget. Accurate and detailed measurements are essential. Current repair methodologies require a lot of manpower, time and money to remodel an old building. Therefore, it is necessary to improve the remodeling methodology applied in the field. In this study proposed a Digital-Twin-based remodeling process that introduced various digital technologies such as 3D Scanning, BIM, Reverse Engineering, and Digital Fabrictation in consideration of the latest technologies used in recent construction projects. In addition, the process proposed in this study was applied to an actual small-scale building remodeling project and the results were analyzed. In addition, useful basic data were provided for the establishment of plans related to the repair process of buildings in the future.

The Analysis of Evaluation Items of Korea Green Building Certification Criteria in Office Building - Focusing on the Case Study of Office Building Certificated by GBCC from 2010 to 2012 - (국내 업무시설 부문의 친환경건축물 인증 평가항목 분석 - 2010년~2012년 국내 친환경 인증 업무시설의 사례 분석을 중심으로 -)

  • Korea Government have carried out various policies to save the Earth environment from global warming and environmental pollution. It has also executed the Green Building Certification Criteria(GBCC) in 2002. The GBCC of office building was executed in 2003 and was revised twice in 2010 and 2011. Concerns about green building construction were quite increasing to keep the building performances sustainable. The aims of this paper is to check the reliability of weighting factors and scoring difficulties in all assessment categories of GBCC and to suggest the amendment direction of the future assessment criteria for green building. For the study, the old and new version of GBCC were examined to present the revision direction of GBCC and the 10 cases certificated by the old and new version, respectively 5 were analysed to compare with the difficulties in obtaining the certification. According to the results of the study, the GBCC requires additional amendments about the assessment categories of the energy consumption monitoring and the building commissioning as required subjects in order to secure the building performances. In addition, the operation mamagement of the building need to be assessed more intensively.

Hydration Analysis of Fine Particle and Old Mortar Attached on the Surface of Recycled Aggregate

  • When recycled aggregate with old mortar and particles is used in concrete mixing, such aggregates can affect hydration reaction by promoting or inhibiting it. In this study, the possibility of hydration reaction on old mortar and particle was analyzed. Hydration reaction was carried out in old mortar that is finely crushed by an impact machine in the production of recycled aggregates, and it was found that this did have an impact on the strength development of concrete. Unlike in old cement, the hydration reaction did not progress in the particles, and it had high amounts of silica powder and calcium carbonate. In conclusion, the old mortar can have the influence of improving compressive strength, but the particles can delay the setting time of recycled aggregate concrete.

  • Purpose: This study is to investigate the effects of facade insulation and window remodeling of an existing old middle school building on the reduction of energy consumption. Method: To analyze energy performance of building, using DesignBuilder v3.4, building energy simulation tool based EnergyPlus engine. Energy consumption and problem of target building was analyzed based on data and survey. Based on building energy simulations it analyzed the variation of energy demand for the building according to U-value of wall, glazing properties and external shading devices. Result: When insulation of building was reinforced, cooling and heating load was decreased. Glazing properties that minimize cooling and heating energy consumption were analyzed. In conclusion, it is important to choose SHGC and U-value of window fit in characteristic of target building. Setting external blind for cooling load decreases 5%.

A Study on the Analysis of Environmental Hazards when Dismantling Non-Structure of Old Residential Buildings (노후 주거용 건축물 비구조체 해체 시 환경유해인자 분석)

  • The number of old buildings older than 30 years in Korea continues to increase from 29.9% in 2005 to 38.8% in 2020. Considering the growing urban regeneration projects, urban maintenance projects, the suppression of urban expansion, and the lack of idle land in the city, the dismantling of old buildings is expected to increase further in the future. As major accidents at building dismantling sites continue to occur, related agencies are also strengthening safety management of building dismantling works. While physical safety management such as collapse and fall is strengthened, there is a relative lack of interest in the health of workers at dismantling sites due to environmental hazards. Since relevant laws stipulate that construction waste should be separated and discharged, old buildings need to be considered for environmental hazards such as fine dust, floating bacteria, and floating molds when dismantling. In this study, we intend to find important safety management elements in the management of building dismantling sites, measure environmental factors harmful to dismantling workers, and present basic data for the management of dismantling sites in the future. "Safety management" was the highest priority, followed by "dust," "vibration," "noise," "bacteria," and "smell." The perception of the importance of "physical damage prevention" with workers working on dismantling and managers managing the site came out similar, but the perception of "work efficiency" and "health disorder prevention" through environmental hazard management showed different priorities. In the process of dismantling, floating bacteria and floating mold were collected, cultured, and measured the concentration in the indoor air. The measurement was measured by dividing it into pre-dismantling and during dismantling.

For the study, the old and current version of GBCC were examined and the 5 cases certificated by the old version were analyzed and reassessed by current version to compare with the differences of the two in obtaining the green building certification. According to the results of the study, the GBCC requires additional amendments about the assessment categories of the energy consumption monitoring and building commissioning as required subjects in order to secure the stable performances of building. In addition, the categories of building management need to be assessed more intensively and the certification criteria for existing building should be enacted as soon as possible.

  • The purpose of this study was to analyzes the transition process and architectural characteristics of Naju's old railway station building from 1913 to 2002. It considers measures for the conservation and reuse. It analyzes investigation record of the condition of Naju's station from 1948 to 1993 and standard building design at Japanese colonial period. It analyzes as well, transition of building through the comparison of the results of an investigation in 1993 and those of the present conditions. In addition, it analyzes interviews with the city officials and residents in city.

Web-based Information Management for Korean Traditional Building Materials

  • Traditional methods and materials used for Korean buildings need to be well organized and managed so that they can be utilized in modernization of old buildings. Supporting web-based management of information of Korean traditional building materials helps spread the related knowledge. This paper identifies the characteristics of traditional building materials data, and develops an information structure to represent the related information effectively. It also describes design decisions on web-based user interfaces to support flexible browsing and retrieval of the managed data. As the traditional building data are described by old domain-specific technical terms, utility of the developed service might be limited to those who are familiar with the terms. As an approach to tackle this problem, the proposed system supports user tagging by allowing users to classify the stored information using their own terms, and also to retrieve data using the user-supplied tags.
