A Study on Multi-family Housing Site Layout Type of The Housing Site Development Area in Cheongiu City (청주시 택지개발지구 공동주택의 배치유형에 관한 연구)

  • The purpose of this study is to define the characteristics of multi-family housing layout in Cheongiu city. The layout were classified into three types: parallel, courtyard and mixed. Of 43 housing estates constructed in the 1980's, the parallel types consist of 34 housing estates, representing 79%, the mixed types 8 housing estates (17%) and the courtyard types 1 housing estate (2%). The dominant form of housing layout during that period was the parallel type, followed by the mixed type. Of the 47 housing estates of the 1997s, the parallel types are 20 (43%), the courtyard 17 housing estates (36%) and the mixed 10 housing estates (21%). Of all of the 90 housing estates, the parallel layout takes 60%, followed by the courtyard type and the mixed type of 20%, respectively. The survey results indicate that the parallel layout is the most dominant form of the multi-family housing built in the last two decades in Cheongju. However, from the middle of the 1990's, there has been a steady increase in courtyard layout and there have been various types of mixed layout. It is claimed that the adoption of various form of housing layout reflects occupants'demand of more outdoor space leer community needs.

Empirical Analyses of Physical Exclusiveness of Multi-family Housing Estates in Seoul and Its Socioeconomic Effects (아파트단지의 물리적 폐쇄성과 사회경제적 효과에 관한 실증분석)

  • This study empirically investigates the degree of physical exclusiveness of multi-family housing estates and its socioeconomic effects. By combining various physical elements devised to blockade and control the entrance to the estate as well as housing units, it constructs the index to quantify the degree of physical exclusiveness for the multi-family housing estates of more than 300 households in Seoul. The statistics reveal that the degree of physical exclusiveness has increased over time and therefore, as a representative example, two-thirds of the estates are now equipped with barricade at the entrance, which often symbolizes 'gated community'. The estimation result of hedonic price model show that physical exclusiveness has a significant positive effect on housing price. The household survey data for the case study estates also demonstrate that the residents in the estate of higher degree of physical exclusiveness put a higher housing value on socioeconomic 'prestige' as well as 'community', beyond physical 'security', and have closer neighborhood relationship with the residents inside the estate. However, there is no significant difference in neighborhood relationship with the outside residents depending upon the degree of physical exclusiveness.

  • Multi-family housings caused several problems related to physical form such as isolation of housing estate, inhumanity of the exterior space, and mismatch with the urban structure. To handle these problems, the purpose of this study is to analyse density elements which have a direct impact on physical forms, thereby understand the characteristics of physical form and also identify a meaning of inter-relationships between them. Therefore both formal constituents and density elements are reformed into respective analyzing indices. From the analysis, physical form and the spatial layout of buildings were more uniform in large-scale housing estates than in medium or small housing estates. However, small-scale housing estates showed various form and the spatial layout of buildings in order to increase the building density.

  • Although the large supply of multi-family housings played a very important role in forming the urban structure and allocation of functions, and also enhanced the whole level of housing environment, it caused several problems relating to physical form such as isolation of housing estate, inhumanity of the exterior space, and mismatch with the urban structure. To handle these problems, the purpose of this study is to analyse design elements which have a direct impact on physical forms, thereby understand the characteristics of planning. Therefore design elements are reformed into respective analyzing indices. This study analyzes design elements based on analysing indices. Thus, several important results were found from the Factor Analysis and after classifying housing estates into several types, the study found the characteristics of planning within each type of housing estates.

A Study on the Amenity of the Residential Environments reflected on the Residents : with a focus on the Environmental Quality of the Multi-Family Housing Estates (주민 의식에 나타난 주거환경의 쾌적성에 관한 연구 -공동주택단지의 주거환경의 질을 중심으로-)

  • The purpose of this study is to suggest an Amenity Meaning of the residential Environment reflected on the Residents. It focuses on the Environmental Quality through interviews and surveys of Multi-Family Housing Estates. The demand of Amenity as Environmental Quality of the Residential Environment will increase significantly in a short period of time. The Amenity Meaning fuses psychological and material elements, Also, these relate synthetic Environmental Qualities with Naturally Friendly Housing Estates. Thus, this paper may be used primarily by researchers, housing developers who may wish to incorporate the environmental quality of housing development.

  • As the provision of National Rental Housing has led the consciousness on rental housing changed, it becomes more necessary to improve the quality of rental housing. The purpose of this study is to analyze the inner space use of a unit and residents' consciousness on the results of surveying the residents in order to construct rental housing which provides comfort residental environment for the residents. Data was collected through questionnaire surveys(459 residents) from 5 estates including 3 estates of National Rental Housing and 2 estates of Public Rental Housing, which is $36m^{2}\;and\;45m^{2}$ of net area of a unit, for the actual use conditions and their requirements on the inner space of a unit. The results are as follows ; 1) The rental housing differentiated according to the needs from the residents' characteristics should be developed. 2) The main demand household for rental housing is established to that of 4 families including a 40s year-old couple and that of 3 or 4 families including a 30s year-old couple, and a double income family. But the type of household becomes more diverse than before. 3) It is necessary to plan the living room for the Multi-functional inner space emphasizing commom space 4) The various and efficient storage space and system for the residents' demands.

Resident's Requirement and Facilities Planning on the Shared Facilities and Space in the Multi-family Housing (아파트 단지내에서 생활시설과 공간에 대한 주민요구고아 설치계획연구)

  • In this study, the shared facilities and space in the multi-family housing which residents could maintain contacts with their neighbors were investigated and analyzed. It could find the shared facilities and space so that residents could maintain to contact with their neighbors after surveying the dwellers requirements. Also it could specify the importance of the neighborhood common spaces and the conditions for the planning of the shared facilities. Analyzing residents requirement of set-up location, this study lead to the following suggestions concerning the facilities design: In the first neighborhood-circle, it require to be related the household affairs of housewives on the adjacent space to a dwelling-unit. In the second neighborhood-circle, it require especially the facilities for children play, study, reading, hobby etc. These facilities need establish each 4-5 floor in high-rise building estates. The roof & underground floors has been recognized in important & essential place for living facilities. Therefore, it is needed to improve to get ready to receive the various facilities.

  • The residents, living in multi-family housing, prefer to have healthy and natural outdoor environmental for better human and environment quality. Thus, providing the high qulity of amenity has become a popular word in site planning and housing developments field. However, the scope and definition of amenity have not yet clearly identified and it becomes and issue in planning and development field. The purpose of this study isto examine and to evaluate the amenity and its implicationi for site planning so that analysis methods such as to interview and survey with residents were carried out. The results of this study are summarized below; The amenity of residential environment means total environmental quality to the residents in a broad sense. Abundent green environment would be very important factor to increase the amenity of residential environment so that the expansion of green field would improve the quality of multifamily housing. The expansion of green environment and biotope was the most important factor to increase the symbiosis system between residents and outdoor environment. And the amenity should be conformed to the certain standand of environmental quality and the high quality of amenity would be increased significantly in the future for residental developments. Thus, it should be accomplished by preparing practical methods in means of discriminative strategy products planning principle.

Experimental Evaluation and Resident's Assessment of Zero Food Waste System in Multi-family Housing Estates (공동주택단지의 음식물쓰레기 제로하우스 시스템 실용화를 위한 현장 시험운영 및 거주자 평가)

  • This research conducts both experimental evaluation and resident's assessment of zero food waste system (ZFWS) in multifamily housing estates in order to explore the feasibility of ZFWS embedded in fermentation and extinction technology utilizing wood chips turned into fertilizer. Having been established in a multifamily housing estate, ZEFWS was proved to be functional and effective. During the 3-month experimental period, the weight between infused food waste and its reactor was reduced significantly enough, and the chemical analysis showed that the concentration of organic compounds went from 87.9% to 75.8%, $H_2O$ decreased from 69.7% to 45.5%, NaCl rose from 0.2% to 0.5%, pH increased from 4.6 to 7.8, and ATP escalated from 505.3 nmol/L to 723.5 nmol/L. Also, the chemical analysis of the output in the experimentation indicated adequacy of the organic fertilizer. In the self-administered questionnaire survey for residents participating in the field project, almost all the respondents viewed that ZFWS can compete with conventional food waste disposal methods and an idealistic way to upcycling food waste into fertilizer.

The Development of Planning Model for a Sustainable Housing Estate (지속가능한 주거단지 계획모형 개발)

  • There have been endeavors for sustainable development all over the world after the Rio World Summit and the idea of sustainable development has become common paradigm. Now, Korea has come to a situation where we need to apply the concept of sustainable development inevitably. Especially housing estate development must be preliminary change for sustainable development. Therefore, the objectives of this study were to establish sustainable planning element system of housing estate, and to propose a sustainable planning model compatible with the Korean situation. The scope of this study focused on typical multi-family housing estates in Korea and the environmental sustainable planning model. The model was developed from the evaluation of the important level and extra costs of planning elements for sustainable development of housing estate. The important level of planning principles and elements was analyzed by conducting a survey to experts. As the results of this study, four planning section ('land use and transport', 'pollution and waste', 'energy', and 'natural resource') and twelve planning items were identified. Twenty-one planning principles and fifty-five planning elements were found. Synthetically, the sustainable planning element system is composed of four planning sections, twelve planning items, twenty-one planning principles, and fifty-five planning elements. Based on survey to experts, $\ulcorner$The short-term strategic model$\lrcorner$ was developed for the social implosion of sustainable development, which is composed of ten basic elements, eighteen necessary elements, twelve optional elements, and seven arbitrary elements. $\ulcorner$The long-term future model$\lrcorner$was developed for application to from 10 to 15 years later. It is composed of fifteen basic elements, thirty-three necessary elements, and seven optional elements. The planning model proposed by this study can be used as a prototype for the development of a sustainable housing estate and can provide a practical tool for developers and planners who are not familiar with the concept of sustainable development.
