파리 집합주거 입면계획 경향에 관한 연구 - 2011년 파리 집합주거 공모전 당선작을 중심으로 - (A Study on the Elevation and Facade Design of the Multi-family Housing in Paris - A Survey of the Winning Projects in the Multi-family Housing Project Competition in Paris in 2011 -)

  • This study is aimed to investigate the characteristics of the elevations in the contemporary multi-family residential buildings in Paris. The survey was performed by studying 30 buildings which had won the multi-family residential project competitions, held in Paris in 2011. Since 30 buildings in the survey will be constructed in Paris in a couple of years, current trends of the elevations of the multi-family residential buildings can be extracted. Historically and also currently, in France, the multi-family housing has been studied to solve the various social problems; especially in Paris where the historical buildings and the modern and the contemporary buildings stand together in perfect harmony. The uniform elevations of the multi-family residential buildings in Korea, have been consist problems in the country. By studying the building elevations in Paris, the solutions to solve the current problems and to improve the situation, can be found. The study will be discussed in three different categories. First of all, the volume and the mass of building in the survey buildings, will be analyzed. Secondly, the openings in the facade, such as the windows and the balconies of the survey projects, will be analyzed. Finally, the materials and the colors of the facade will be discussed. By analyzing the elevations of the multi-family residential building projects, which had won the competitions, and are soon to be built in Paris, the various experiments and the attempts in building elevations, currently happening in Paris which is mostly known as a Haussmann style city, can be presumed, as well as the willingness of the city to reserve the historic buildings in the city.

일조와 조망, 자연환기성능을 고려한 공동주택 배치계획에 관한 연구 (A Study on the Planning of Multi-Family Residential Buildings considering Daylight, View and Natural Ventilation)

  • The study has conducted a research on the main shape of domestic multi-family residential buildings. The four arrangements were selected after the research and each of them was analyzed for daylight, view and natural ventilation according to the different pitch of buildings. Based on the results from the analysis, the optimum pitch of buildings for each of the arrangements are as follows. With looking at the outcomes from the analysis on changes in residential environment by the pitch of building buildings in the four arrangements, it was figured out that it would be the best if the distance is more than 1.0H for Case_1. For Case_2, it should be more than 0.9H and for Case_3, it has to be 1.0H or more. Last but not least, it seems to be superb if the distance is more than 0.9H for Case_4.

공동주택 주동 배치유형에 따른 주거환경성능 평가에 관한 연구 - 일조 및 조망환경성능 평가를 중심으로 - (A Study on the evaluation of the Residential Environment Efficiency by Arrangement of Multi-Family Residential Buildings - focused on the evaluation of daylight and view environment -)

  • To make a prediction for a change of residential environment caused by the building code in Seoul which includes loosening the distance between multi-residential buildings, proposals of the four main building arrangements by analyzing examples were selected and then, amount of daylight and view efficiency were analyzed and presented through computer simulation for the proposals. In the result of the analysis, there was a difference among the arrangements but, when the distance between buildings was applied 0.8H as the least, residential environment like daylight and view efficiency per unit significantly decreased in quality. Particularly, for the middle stories(6-15) and the high stories(16~24), when the distance between buildings decreased from the current measurement, 1.0H, to 0.8H, the analysis indicated that 28% of daylight and 7% of view efficiency were reduced. In the building arrangements, an order of the best residential environment was followed in this sequence; balanced arrangement of flat type as the best, combined arrangement between L-shape and tower types, balanced arrangement of tower type, combined arrangement between flat and Y-shape types, grid arrangement of flat type, and combined arrangement between Y-shape and tower types as the least.

지역성 구현을 위한 집합주택 원형 주거동의 표현 특성 연구 (A Study on the Circular Multi-Family Housing for Designing Local Identity)

  • This study was aimed at determining the characteristics of circular multi-family housing under the assumption that the shape of a residential building affects local identity. A total of six case studies were included in this study, three case studies on idle historical industrial facilities turned into residential buildings and another three on multi-family housing located in newly developed residential complexes. The study drew its conclusions as follows. First, the design of circular multi-family housing was intended to maximize security and defense from the outside in older times. This was later developed as the terrace house style with geometric urban squares designed under the urban planning of the Baroque period. This evolved high-density housing with a courtyard in the center offering a green open space, with the aim of restoring a sense of humanity. Second, the six case studies on circular multi-family housing were analyzed from the viewpoint of each factor of local identity, including historical and cultural, landscape, and community. Third, the historical and cultural elements of circular multi-family housing are found in some unused historical industrial facilities remodeled into residential buildings. They provide new capabilities and shapes desired by society at a given time, while maintaining familiar styles and elements of history, integrating a legacy of the past into the present. Fourth, circular multi-family housing with unique shapes and structures often become landmarks of a region with their distinctive appearance against a uniform urban environment and the monotonous scenery of residential complexes. They also show a high level of visual awareness with the distinctive shapes made possible when new elements are added to a historical exterior. Finally, circular multi-family housing with courtyards in the center prompt social contact between inhabitants, especially with dormitories and rental houses for the low-income bracket, which provide a small individual units with high use common space. Circular multi-family housing are planned in a manner similar to a small village or a city. They are designed to enhance sense of community, allocating various public amenities and provide cultural and commercial spaces on the ground floor and courtyard areas.

건물의 $CO_2$ 배출 저감 건축기술요소 제안에 관한 연구(공동주택을 중심으로) (A Study on the Proposal of Building Technologies for Reducing $CO_2$ Emission of Buildings(Focused on the Multi-Family Residential Buildings))

  • First, the base model of multi-family residential buildings are selected, and then the $CO_2$ reduction building technologies that are applicable for multi-family residential buildings are induced by analyzing the examples and then an optimal plan for when the $CO_2$ reduction building technologies can be integrated and applied to the base model was formulated. In the results of converting the energy consumption and reduction amount from the building technologies into $CO_2$ emissions to analyze the distribution ratio compared to the entire $CO_2$ emissions; the heat recovery ventilator is 0.5%, the photovoltaic system is $1.9%{\sim}5.9%$, the solar hot water heating system is $6.3%{\sim}13.1%$ and the ge thermal heat-pump system is 39.0% when both heating and hot water heating are applied. An optimally integrated application method for the building technologies is in charge of heating and hot water heating through the geothermal source heat pump system and in charge of the electricity load through the photovoltaic system(45.2%).

Multi-family Residential Construction Management Practice in the U.S.

  • The Multi-family Residential is one of the most famous building types for a rental property in the US. Often times it includes multiple residential buildings and some amenity facilities, including a clubhouse or leasing office, swimming pool, dog park, and garages. Since the building type is built for rental purposes, the construction planning is phased and it makes the project complicated. Detailed planning and execution are important for successful construction management. This paper provides some management practices that are applied to one of the multi-family residential construction projects in Phoenix, AZ. The Front End Planning (FEP) process performed by both owner and contractor is the first key to a successful construction project. Specifically, the early review of phased turnover strategy, grading, fire/Americans with Disabilities Act (ADA) compliance, and Mechanical/ Electricity/Plumbing/Technology (MEPT) will provide absolute benefit to the project. Second, using a scheduling method to control short-term schedules and long-term can provide the ability to manage the issues with agility. Third, material delivery and procurement dominate the both project schedule and cost. With this COVID-19 circumstance, it is hard to expect the material, equipment, and labor forces to be delivered on time with the contracted price. Managing floats are more than important to managing construction productivity. Risk management should work to share the risks fairly. Lastly, turnover is directly linked with the profit of the project for both owner and contractor. The communication between the owner and contractor to re-schedule the proper turnover schedule is important for the phased construction project.

다기준 의사결정방법을 이용한 공동주택 내 환기장치 종류별 효과분석 (Analysis of Ventilation Impact in Multi-Family Residential Building Utilizing TOPSIS Method)

  • 건축물의 에너지소비를 줄이기 위해 건물의 기밀도가 지속적으로 향상되고 있으며, 이로 인해 건물 내부의 평균적인 상대습도가 높아지고 있다. 평균 상대습도가 높아짐에 따라 단열 취약부 및 습기발생 행위 시 결로가 발생하며, 습기제어를 위하여 기계 환기장치의 중요성이 향상되고 있다. 그러나, 기계환기장치는 추가적인 에너지 소비 및 소음 발생으로 재실자의 불쾌감을 유발하기 때문에, 서로 상충되는 기준에 대한 적절한 환기전략 선정이 필요하다. 본 연구에서는 공동주택 내 기계환기장치의 환기성능, 에너지 소비량, 소음도를 측정하여, 서로 상충하는 운영기준 중 우선순위에 있는 환기전략을 찾기위해 다기준 의사결정기법인 TOPSIS를 이용하였다. 또한, 재실자의 환기장치 운영기준 선호도에 따라 달라지는 적절 환기전략을 도출하였으며, 향후 AI 기술을 활용한 재실자 맞춤 환기전략 제시가 가능할 것으로 사료된다.

  • When environmental elements such as heat, light, air, and sound conditions were suited for the human life, it makes for the welfare and comfortableness of dwellers. This study about residential environmental stress based on environmental psychology very importance because dwellers' background characteristics have an impact on their residential environmental stress levels and it was related to dwellers' satisfaction and well-being. Research about stress connected with residential environment is very important. One's residential environment has direct effects not only on the physical environment but also on family values and expectations, actions, attitude etc. The purpose of this paper is to: 1) identify the general trends of residential environmental stress 2) analyze the differences in socio-demographic characteristics and how the physical characteristics of buildings affect stress. The samples in this study consisted of dwellers living in multi-family housing in Gwang-ju, South Korea. The city was divided into 5 districts and used quota sampling. 324 housewives were sampled from the households by self-administered questionnaires. The survey was conducted in December of the year 2006 after the questionnaire was revised based on the results of preliminary survey.

Therefore, dwellers in these environments try to reduce stress through various methods. The purpose of this paper is to: 1) identify the general trends of coping styles about residential environmental stress, 2) analyze the differences in socio-demographic characteristics and how the physical characteristics of buildings affect stress, find out how personal backgrounds affect stress levels and the ability to get rid of environmental-related stress. The subjects in this study consisted of people living in multi-family housing in Gwang-ju. The city is divided into 5 districts and used quota sampling. 324 housewives were surveyed from the households by self-administered questionnaires. The survey was conducted in December, 2006, after the questionnaire was revised based on the results of preliminary survey. After all the questionnaires were collected, the data was coded and analyzed using the SPSS 12.0 program.

This study confirmed that the manner in which those in multi-family housing coped with stress. Especially, we need a policy which seriously considers residents who are of low social-economic standing. As well as being exposed to residential environmental stress, they also have no means to deal with it. The age of a building had a strong impact on coping styles about residential environmental stress. We have to make special studies about the adaptive reuse of buildings for the reduction of residential environmental stress and to greatly improve coping styles. In conclusion, it emphasized the importance of education, information, and economic aid. Reasonable housing management would surely lead to a rise in residential satisfaction and the promotion of residential welfare.
